Patrick Knapp, working through and under the direction of Keller Williams Luxury International should have his licensed revoked. Patrick Knapp (www.PatrickKnapp.com) marketing material is blatantly false, Patrick Knapp knowledge of the Real estate market is pathetic, Patrick Knapp does not even know how to pull a comp report from Sandicore or how to provide a marketing report. Patrick Knapp REFUSED to take pictures of the listing, I had to provide them, and REFUSED to do a virtual tour. Patrick Knapp doesn't do open houses or broker caravans. Patrick Knapp license was revoked for 4 years in the past. Avoid Patrick Knapp at all costs. Patrick Knapp will lie and deceive you in order to get a listing - Any request you make for information you will not get a response. As the seller if you no longer wish to sell your home Patrick Knapp will refuse to remove the MLS Listing and threaten to sue his own clients for "his" commission for work he did not do. These are the guys that give this business a bad name. Avoid Keller Williams and avoid Patrick Knapp. LIC [protected] - Look at Patrick Knapp pathetic email. This is exactly what happened with us. Only Keller Williams and their broker in La Jolla is complicit. We even got the same email. It is laughable that this is the way he does business. We wasted a year with this joke of a realtor. Never showed the house to his office Coldwell Banker, Newport Beach (at the time), never asked anyone to come look at the house. Kept asking me to show my own house without any representation. Didn't respond to questions, comments, requests. We had to do some work on the house and asked him to take it off the market, he refused, finally after a week of asking, we told him to just cancel the listing. He thought we were going around him. He sent the same email as above and excluded a realtor and an entire office. I agree with everything you said, everything and more. He even left the CB office in NPB and went to KW in La Jolla with our listing in hand. Never told us, never asked us, we found out ourselves. CB cancelled the listing in May so we are free to do as we please, Both offices are complicit and responsible for this farce. What a joke.

Patrick Knapp colludes with people like Brandon Blum in a practice called "flopping" with fake marketing material patrick knapp intentionally sabotages the sale and makes sure there are virtually no showings and any serious buyers are ignored. after some time or a possible short sale one of patrick knapp friends for example Brandon Blum makes a low ball offer. Knappy gets the commission and the splits the profits from flipping the home

Patrick Knapp is a crook. Arrest him please!

We are unfortunately in a situation involving Mr. Knapp, and we would like to get as much background as we can on this guy. As an attorney, I am going to investigate further. sean@barryestates.com

This guy is a F@#&ing nightmare! I inherited my mother's condo and my daughter and her husband were added to the deed not by choice so now there's 3 joint owners our contract with the previous agent had just expired and I didn't want to relist but they did so they came across this creep and signed a listing contract but still waiting for me to sign but I refused. I didn't want to sell because of personal differences at that time so patrick starts emailing me the listing contract through DocuSign but I didn't sign and I changed the locks because he already had the keys and listed my condo without all of our signatures by the 3rd day he said he had an offer but couldn't show the condo because the keys didn't work come to find out this was our previous agents client that he had worked with and tried reaching out to him the last day of his contract then the listing was removed and the next day relisted by Patrick so her agent contacted Patrick not realizing it was a different agent and Patrick jumped on it I found out because he sent everyone an offer to buy but still needed my signature once I saw the name I called my agent and asked him if he remembers this client and he did and her agent reached out the last day and since I told him I wasn't going to relist the property he respected my decision but he told me he had a serious buyer that came back to place an offer but things were so crazy with my daughter I said that I needed to sort that out first and would contact him later once everything was settled. So I told my daughter that this was our other agents client that patrick was trying to steal and that I was not going to sign the listing with Patrick so my daughter called him and told him that I was not going to sign and that we were not going to use him and asked why he took it upon himself to do a MLS listing and move forward prior to everyone signing he got mad not sure what he said to them but started sending us all DocuSign contracts asking me to sign the listing stating that they had already signed and then he sent us the offer which was expired saying that they has accepted the offer and just need me to sign to open escrow and telling them that I had already accepted the offer and for them to sign! He is now straight up lying trying to get signatures not knowing condo is already in escrow with our original agent this was his client he earned it and I had already signed an agreement for him to represent me as my agent. It's been about 10 days and patrick has been emailing me non-stop 3 times a day and also harassing my daughter and her husband by calling and emailing, I did a background on him and Coldwell doesn't have him as an agent ,Realty source inc. doesn't have him as an agent and all of the [censored] he has written about himself online with all of these platforms and real estate firms are all false, not a single review from anyone in his 35 years of selling houses ? and the picture of him from 35 years ago says it all! Imagine the fear some woman would have thinking they were meeting the guy in the pic and then he walks up I would freak out thinking I was being catfished! He is a very aggressive and volatile threatening to sue us sending fraudulent documents to get our signatures when he doesn't even have a contract with any of us. I need my keys back and garage opener and he needs to remove the MLS listing ASAP! I don't know what I can do legally but he has created so much stress in my life right now it needs to stop and his license revoked or suspended for unethical conduct and fraud! how did your situation turn out?
