Morgan Properties Renting a apartment

Hello. My name is Lakeshia Hinton, and I have been going through the worst rental experience, I’ve had in my life. I applied in December, with a move in date of 12/25/2022. The process was facetious, inappropriate, and not taken serious. So I was told that a 3rd party does a credit rating, to see if the consumer is approved. I was denied for income, yet I made more than enough. So I contacted the office, after numerous tries, and finally spoke with someone. I was told the reactivated with my complete income attached, and I would hear something back soon. I also was told that I could possibly pay double security deposit, since I was being denied for charge offs. I logged into the portal every other day, to get an update, which changed weekly. My 2nd quote said move in date of 1/20/2023, then it changed to 1/31/2022. I called the office and I was told there was a discrepancy on their end, and shatatay would give me a call…which never happened. Then lo and behold, I’m denied again. Never received a call from Village Square Apartments. Received that information from logging into the portal. So now I’m in a space where I will be homeless, because I thought this was a definite. Put all my eggs in one basket, waiting for move in day. How humane is this! The housing market is brutal. I will be bringing a claim because this violates several FHOE laws. Again the apartments complex was Village Square Apartments in Anne Arundel County. I have the voice recordings and all correspondence.

Morgan Properties No water!!!

I currently live in cedar towers in Windsor Mill, Maryland, which is one of Morgan properties Estates I’ve only been here for two years and honestly can say that the raising rent was uncalled for seeing as though we don’t have new things we use the bridge for six months and it has been down since I moved in so we’re forced to hit several speed bumps and take alternative routes that have potholes for months on end we can’t have parking unless we pay for that as well and the elevators and the water stay on and off more than they stay on. It is currently 9 January and we don’t have water at our apartment because of some reservations that they’ve been doing with a contractor who did not provide an estimate of when we will have water again so that could be days or weeks how are we supposed to know? Also how are we supposed to do our daily tasks and yet we get charged a utility bill with $40-$60 in water charges make that makes sense I live in a studio and have struggled these last four weeks and cannot wait to move out at the end of the month. They put notices on your doors and mailboxes to pay your rent. Even if you only have $.10 on the account that you might have missed and yet they can’t even have working water in the building at all times and if they’re gonna turn the water off, at least give us at least several days notice. No they tell us the moment it happens, thinking that’s supposed to make things better. This place gets 1/10 stars due to the fact that we are being over charged for old stuff.

Desired outcome: Lower fees to live here or Fix the old stuff that you guys are charging new prices for

Morgan Properties Inhabitable living

The leasing staff at West point apartments is completely rude and money hungry. The first week of November I told them about a roach issue placed a work order and they marked it as completed then a month later I'm seeing roaches in my kitchen I notify them of that and they claim they had an exterminator come out but when I asked for proof I haven’t received anything then every day I'm seeing roaches and they expect someone to pay an early termination fee for an inhabitable place on top of that when I put my own traps and pesticides down because they weren’t doing anything just marking every work order I put in when I was laying traps I found that they had hid traps all in my apartment without informing these traps where their way before I complained of an issue which lets me know they are well aware even tho they act like they aren’t. Then as I'm looking more I found a mouse trap and mouse dropping on top of my kitchen counters

Desired outcome: I want my money back for my time here and I want to get out of my lease without paying a termination fee

Morgan Properties Refund of Rental application

I had applied for rental at Windsor Lakes (7499 Woodward Ave, Woodridge, IL 60517) in early Sept 2022. They deducted $150 on 8th Sept 2022 as application fee, however since I had got another apartment, I cancelled on the same day. Since then till today I have been following up with the property to refund the $150 since 5 months now, however even though they promise to look into, I am yet to receive the refund. Last time it was Dennis who spoke with me.

Morgan Properties Noisey Neighbor

I have complained about the neighbor above me numerous times. I get no response from the office. I have been able to talk to them a few times and all i get told is that she can do what she wants. This girl has no respect for her neighbor. She sounds like she is coming thru the ceiling sometimes. She sounds like she is running from one side to the other. This all starts early in the morning and sometimes last til 12 or 1 in the morning. Alll that noise is not necessary. I understand this is a apt and there will be noises but until she came there wasnt a problem. Her dog has peed on my balcony a few times and nothing was done about it. I shouldnt have to deal with this being a resident here. I stayed here because of my neighbors and the quiet building but now i have the neighbor from hell and nobody will do anything about it. If you need to talk to me feel free to contact me. Thank you.

Morgan Properties Breach of contract. I accepted the offer to renew my lease: no lease was provided.

This email was sent to the new property manager: Amelia (last name not provided). I have lived in Diamond Ridge for several years. It WAS a sterling community. Currently, however, constant Manager and staff turn over has created extreme professional lapses. To wit the following:

Greetings.

I pray your day is peace and power.

Ms. Amelia, the thirty three minute hold today, 21 December 2022, was extremely unprofessional. The telephone hangup, today, literally as I was articulating phrases related to describing my actions associated with agreeing to a lease renewal, was extremely unprofessional.

Enclosed and attached is the document that I activated via the rent.cafe portal to agree to a lease renewal: 1 November 2022. There was no lease provided the entire month(s) of November and December. I accepted the offer of Diamond Ridge to renew. A new lease was never provided.

I activated the renewal, there should be no "month to month status" and adjacent rates for month to month leasing. I accepted the Diamond Ridge offer to renew the lease, as the enclosed and attached document clearly shows.

Morgan Properties Dispute charges after moving

I recently moved out of a Morgan Properties' rental property. This month, I received a bill of unfair charges that I would like to dispute. I would like the telephone number of the Morgan Properties collection department. Can anyone help me with this, please? The billing letter is giving me less than five days to dispute and pay the charges. Thank you.

Morgan Properties Charged for Unused Internet Amenity

I've been a customer for over four years. Most of my friends and family have been with Morgan Properties (Orchard Meadows) for quite some time. My experience with the company had been positive until a few months ago when the contract included the internet. To summarize, we are forced to pay for internet service regardless of our financial situation. In my case, I had signed a two-year contract with a third party for Comcast internet. I expressed this at the time of renewal, but I was told I would still be charged for Verizon internet.

This is sad and unfair.

Morgan Properties Wildlife disturbances

Property; Seagrass apartments, San Pablo rd. Jacksonville Fl.

Residents feeding wildlife (geese).

On a daily basis, residents continue feeding geese. This results in damage to landscape and more importantly, interrupted sleep as geese flock at 6-7 am and begin “honking” and creating disturbances. As an airline pilot, my rest is important. This disturbance has been continuous for the 6 mos that I have lived here. I would leave tomorrow if I could.

Desired outcome: I would like a release from my lease or action taken to eliminate the feeding of wildlife on the property.

Morgan Properties I'm complaining about overcharging and other issues

Dear Morgan Properties company,

I am writing this email to inform you of my disappointment with the way management team handles customers. I was charged a duplicate application fee that was paid at time of application which I brought up to the manager to have it removed. Instead of investigating and addressing my concern, I received a 5 day pay or quit letter. after I spoke to the manger I told her that in the resident app showing that I paid. She told me that there was glitch in the system. Its not acceptable after 4 month moved to add 350 to my payments and It is not acceptable to threaten legal action when the charge is not accurate. Please make sure that the charge is removed from my account.

Being that I was a previous resident within the same management for 9 months, I should not have even been charged an application fee to begin with. I have also submitted multiple service requests to have the hub changed as it is damaged (it has been damaged since I moved in) and have not had it completed. I am paying monthly rent and it is the apartment's responsibility to make sure that all equipment is in working order at time of moving in, and I complained multiple time about the noise that's its coming from the neighbor that they living in 441 apt 5.

I would appreciate this matter to be taken care of and a written response for my record.

I look forward to hearing from you.

Morgan Properties Bed bugs at move in unresolved

I moved into the village at Laurel Ridge 3 weeks ago and within the first 2 nights my breakers kept tripping and I had to reset many times. The fuse box was hot so I called maintenance and the maintenance guy was mad because he had to come in the evening and when he came he accused me of lying because the 5 minutes that he came the lights were on, finally it happened all night and next day I called again and they found that the box needed changed but this was after several calls and being accused of lying. NOT a great impression.

Within a few more days I noticed bug bites on me and my babies and I thought maybe something was spreading or happening at daycare, I had no idea that I was looking at bedbugs! I called the office and their exterminator came in and told me instantly that they were here for some time and I took pictures of the corner of the walls where the painter painted AROUND them and even tried to wipe off but it left a smear. When reported to the office they accused me of brining them but I have never had these in my life and the exterminator said there is no way these are new. Once I filed this complaint they switched the story and said exterminator agreed that is was a new case which is was not. My 1 year old daughter is so bitten up that daycare was taking pictures of her! As I was sitting here right now I felt something on my neck and when I went to scratch it a bug fell off me. I feel defeated in this and the woman in the office not only refuse to help me but they brush me off and do not care and they also got caught in a lie because my mother called the office because she is concerned and they told her that someone from the office did a walk through at move in but they didn't realize that my mother was with me and she knew that wasn't true, when she explained this she was also dismissed . The money I pay to live here is ridiculous enough for the condition of this extremely outdated home but I am able to move past that but to be forced to live with bugs that munch on you and your babies seems too awful to deal with. I begged them to send someone but it's been days and I have 2 more days to wait for an exterminator. I missed work and have tons of laundry to do which I have to pay for and bruises all over our body and I called Morgan properties and no general manager even bothered or cared to respond! They refuse to credit me, move me or even get us a hotel. The renters insurance will not cover it and we are stuck. I had to hire my own exterminator to present evidence that the bugs were here for some time and possible attorney fees if this issue isn't resolved and what is worse is that I have to live here knowing they will likely hate me for all of it but as a mother I am given little choices if nobody will help. Worse experience I ever went through in renting and I expected SO much better from Morgan Properties.

Desired outcome: I would like someone to care instead of accusing me and dismissing me. a resolution until the issue is fixed. I had to take off the time up at night afraid to sleep because bugs are crawling on my family and biting them etc..

Morgan Properties Leasing agent refused to show me apartments 5 times. I attempted by appointment. It was not on her calendar on her computer.

I have a video tape of what she did yesterday.

She hid in bathrooom 30 minutes talking on personal call. I could hear her taking as I stood outside the locked door,

I drove off and called again and she answered the phone saying she was in bathroom.

I told her I will come back then.

When I came in she refused to show me a 1 bedroom with den/study.

I do not know what her problem is but she keeps making excuses that there were not ready to show before &

After Thanksgiving day!

You have many empty apartments on site and I know why?

You have someone that is not willing to work!

Please email me a Time the property manager will be onsite this week.

Morgan Properties AC

The maintenance manager was on vacation when I put in a work order for my ac so all his assistant did was lower it from 76 to 73. Typically when I leave the house in the early morning I set the thermostat to 76 because nobody will be home all day and the ac does not need to run. When I get home at 6pm I turn it down to 73, then when I go to bed I set it to 71. For two weeks now the thermostat won't go below 74. My entire ac on the inside and outside was just replaced because it was so bad, so this should not be an issue but it is.

Desired outcome: Please actually fix the thermostat or whatever is wrong with the ac.

Morgan Properties Lease termination due to disability

I leased an apt. over at Worthington Apts & townhomes. I am 5 months pregnant and lost my fiancé to a tragic motorcycle accident, I had to leave my job and move back home in another state to get additional medical attention and family support. Due to a tragic loss and disability I decided to terminate my lease and turned in the apt. on 10/22. After multiple communication to the property manager at the time we agreed I could do the Early lease buyout program. After several emails back and forth and her advising me, she had a new tenant lined up for my apt with a move in date of 11/15, the property manager quit her job without completing my final paperwork and now the current property manager is giving me a hard time. They will not accommodate the agreement I made with the previous manager and are forcing me to pay rent until they are able to lease the apt. Having to deal with severe depression and this pressing matter is taking a toll on me and the baby. I am hoping Morgan properties can do further follow up with this specific location and take interest in this matter and shed some light on my situation given the circumstances and grant me the Early lease buyout agreement option.

Desired outcome: Would like the property management at Worthington apts & townhomes to agree upon the Early release buyout agreement option that was originally given to me by the former employee Faithe Cross, 2 month's rent buy out of the lease.

Morgan Properties Disrespectful, loud music, dog pees on balcony,

I am emailing you because i have called and left messages numerous times at the office and talked to both girls about this resident. They have told me numerous times basically the girl above me can do what she wants. Every since this girl has moved in has been hell. she plays loud music now, her dog pees on my balcony and she play with her dog and runs around her apt and plays ball with him. I have been to the office enough so i am now reaching out to you guys. I been here for this is going on 3years and all of us in the building are cool. None of us bother each other, neither play loud music and we all say hey to each other and respect each other. The lady who lived about me was awesome. she was a bigger lady, very nice, we talked and she never made the nosie that girl has upstairs and this new girl is a very small thin girl. You cant tell me that that girl upstairs isnt doing this on purpose. If i knew the lady who use to live above me was leaving i would have too. I feel like the girls in the office dont care about this issue. This [censored] is crazy. I dont bother others, dont play loud music and when i get home i want peace and quite. I like al my neighbors and thats why i stayed her because this was a quite and friendly building of residents. I wont be staying after this year. Morgan Properties Resident with 5 cars hogs parking spaces, causes

Resident at Apt D207 Marchwood Apts, Exton, PA, 19341 parks 5 cars on the property, with limited parking space at the Cadwalader Circle, this makes it really difficult for other tenants to park their cars.

Out of these 5 parking spaces, 3 of them are reserved by the tenant. The lease agreement has an option to list down only 2 cars per household. So, isn't this a clear violation of the lease agreement to reserve 3 slots per household. I understand the company makes money per month with the reserved slots, however this should not be done at the expense of other tenants.

The tenant at D207 blocks the 2 unreserved slots with their unused cars so that other tenants cannot park their cars on these slots. I and other tenants have filed multiple complaints with the Leasing Office over the last 2 years, but nothing seems to work.

It is completely wrong, unethical and inconsiderate that we tenants have to park their cars far away and then walk in the cold winter/snow with kids in hands while the tenant at D207 have no consideration for other tenants or the rules.

I wonder that if a neighbor plays loud music or causes a nuisance to others, it is completely normal to call 911 and report their behavior, however after repeated complaints to Leasing Office about this unruly behavior why nothing seems to happen.

Desired outcome: Have the tenant at D207 only reserve 2 slots and have them move their additional cars to the parking lot near the tennis court.

Morgan Properties Disability discrimination - Gwynnbrook Townhomes 5136 Oaklawn Road 2nd complaint

I am writing this email on behalf of my son Andre Jones who have applied twice to your Gwynnbrook Townhomes property. On October 17, 2022, Andre applied online for a unit with the hope of using his Housing Choice Voucher. He was then told that he would need to apply at least 3 weeks before the 1st of the month because it takes Housing that long to return the paperwork to Gwynnbrook to start the inspecting. He was also advised that folks applying with

a HCV can only move in on the 1st of the month. However, Syndey Bates submitted the (RFTA) Request for Tenancy Approval paperwork to Housing on the 26th of October and informed Andre that Housing would have to inspect the property by the 31st of October for approval to move in on November 1st, or he would have to apply again. Andre never received a response or update on if he was approved or advised of any steps after. I also try to get assistance as a tenant of Gwynnbrook on this matter from Tanesha Foster-Assistant Property Manager to be met with such dismissive customer service.

On November 18, 2022, Andre applied again to the same unit 4838 Carmine

after renewing and receiving an extension on his voucher from housing an inquired-on November 19, for an update on if anything else needed to be done or should he bring in other documents to be told this time by Syndey Bates-Senior Leasing Profession that he would have to apply this time on the 1st of the month with his Housing Choice Voucher and that there were no units available at this property for this Housing Program. Syndey Bates also states to Andre that this was explained to him the 1st time he applied and that is false. It appears that every time Andre applies, he is given different information from Syndey Bates and the website does not present this information when applying. Housing states that the information Andre has been given from the leasing office is false. I also called Diamond Ridge and Gwynn Oaks Landing to be met with much professional assistance from Donna and Ashley for information on the process for an applicant applying with an HCV and the information/process received was totally different. I would like someone to please assist with this matter. Thank you.

Morgan Properties Heating system "hvac"

I've been without heat for what seems like a week. My HVAC system keeps breaking down, and maintenance can't seem to get to the bottom of the issue. After dialing the emergency number, I didn't get a response until the end of the following day. I'm looking for legal counsel. I'm spending night after nights in the cold without heat. I'm currently heating my place up with the oven on a high temperature. I know it is not safe at night, to sleep with the oven on high, however it is the only way to heat the place up. I'm trying to avoid getting sick by not sleeping in the cold. I've submitted this request like 5 times.

Desired outcome: I'm hoping they can repair the HVAC and not put a bandage on the problem.

Morgan Properties Stolen rental money / illegal expenses / hospitalization

11/13/21 I received $12,000 from NJDCA for rental help because I legally needed it. The money was stolen/ embezzled. When I started to ask questions retaliation started with monthly eviction notices. I have lupus, they know this. The stress landed me in the hospital and had to get two blood transfusions. They illegally put someone on my lease to make it seem like I could afford to live there. They’ve changed ledgers to make it seem as if nothing happened. They’ve done a ton of illegal things. I had mold in my apartment and wouldn’t fix it. Made me pay two security deposits in one year and never told me where the money was kept. Illegal late fees, illegal charges.

Desired outcome: Justice. I want them to give back all of the other stolen money. I want the evictions to be expunged. I want to take them to courtINEEDHELP. They’re ruining my credit and my defamation of character. IHaveAllEvidence!

This has been an issue with multiples of their properties and they retaliate and make threats to try and keep you quiet. Can you please keep this thread updated, so we will know the outcome and who you had to contact to get it resolved?
