Garbage, beer cans, etc
The yard, garbages and areas are absolutly a disgrace. like a college campus. the beer cans right in front of doorways, garbage around dumpsters... always. dog poop, cigarette butts.
so many residents are complaining, some say they do and nothing gets done and some are afraid to say anything.
we know it's not possible to have no mess. but there is garbage everywhere you look. as you even walk in the apartment building
Desired outcome: was never this filthy. would like it kept up better, at least a little. it has not been this bad for the past 3 years. in the past 2-3 months. it is unacceptable.

Rental unit
Roaches mold holes water damaged to much to write and I only been here 2 days what they advertise is not what u get management sucks they don't answer phones I was told I would recieve a dish washer next week and maintenence would come clean the same maintenance that didn't do anything before I moved I have been sick the whole 2 days I been there and they don't care they own worker explained to us that the staff where being racist

Maintenance
On a Sunday morning before sunrise, they decided to run the salt spreader. Why is the salt spreader being run before sunrise on a Sunday morning when most people don’t need to get up for work? Being that I was awake before sunrise on a Sunday, I got up and started doing laundry, dishes and cleaning. This isn’t the first time I’ve complained about their maintenance schedules. I’ve also asked about ductwork cleaning because the dust levels are unacceptable. I was told the tenant has to pay for that level of maintenance. Why pay rent when you have to pay for ductwork maintenance and when maintenance salts on a Sunday morning before sunrise. The new furnace is so loud that you constantly have to adjust the tv volume when the heat kicks on. They went on the cheap when buying new furnaces so they could save money to build a putting green that nobody uses? Meanwhile, for the past couple years, there’s an orange safety cone on an area where the concrete is deteriorating on the walkway of the upper deck, which leaks water onto the deck below. Is this why the rent has increased? Because management doesn’t live here and only works here, they don't care about these issues.
Desired outcome: New management staff. I’m sure they wouldn’t find these issues acceptable at their own homes. Because they don’t live here and only work here, they don’t care.
On March 18th, I overheard one of the maintenance janitor type workers explaining that I was white trash because he was in my apartment when I wasn’t home & saw clothes hanging from various places. I only half dry certain clothes in the dryer & let them hang dry the rest of the way. This is the type of people who work here. They walk through your apartment when your not home. Untrustworthy staff. Guess I’ll have to install cameras to see when sneaky staff enter the place I pay rent on when I’m not home. Now who’s the white trash?! I hope they enter unannounced when I am home.
All week haven’t been able to sleep in my bedroom because of Mold on my bedroom vent- HVAC closet saturated from a leak that would have been caught back on 8/6 had someone come to look as requested. Toilet is constantly running- have to keep the bathroom door closed. It’s been 24 hours since reporting and sending pictures and emails to the rental offices.
Payment Portal Error.

Apt 209. The Morgan Apt. I pay my rent on time every month and for some reason my payment along with other residents were not accepted. I was charged a late fee along with a NSF fee. I explained to the manager I’ve never been late and was told nothing can be done about this issue. I feel it’s unacceptable for me to have to pay a fee that was not caused by me. I feel it was a error on your behalf not mine. This incident happened 3-2-2021. Which is the day I payed my rent. Was returned to me on the 3rd and I was charged fees. I was told by the Manager Betsy she would look into it and call me back. I’ve yet to receive a phone call about the issue. I’m sure something can be done but I’ve been told it’s out of her hands. Can you please get back to me at your earliest convenience to get this issue resolved as soon as possible.

I am 67 year olsdand have lived in Glenbrook Manor in Rochester quite happily for 6 years. A few tenants got loud occasionally-annoying but it comes with being in a cheap apt. Then a large group of people moved in downstairs, and immediately cranked up the bass on their music. Maybe just getting settled in, I thought. It has been continuous for almost two years, causing my apt. to rattle and vibrate, every room, all night and most of the day. The music isn't extremely loud, so the police can't do anything. The hallway isn't vibrating. The office manager contacted them once. Now she acts like hey not my problem. I'm afraid I'm going to have a heart attack because of them. It takes time to find another place, especially with a disability. Can anyone help?

Look I get it, rent should not be late. I also should have stepped up and spoken with the company regarding the matter. I can admit when I am wrong and gladly will. I got off a 14.5 hour (14 hours work,.5 hour for court) night shift this morning 02/15 and went straight to bed at 10am, I wake up at 1pm to a message from the finance manger here I guess saying that if I don’t pay she is going to file paperwork in court. I get it. It needs to be paid. But I’m 23 work, and 3 jobs to afford to live on my own. Stuff happens and for no warning just boom court paperwork I think that is a little wrong. I bit my tongue about living conditions when I moved it. A cleaner was sent and for the most part it was resolved a week after my move in date. But come on I get it’s a business but at least pretend you care about the people who live at your property.
Desired outcome: A phone call would be nice, or a way out of the lease without effecting my credit at this point.

Overall Service
I live in Northampton Apartments in Largo Maryland. The staff, in particular, Jamar, is very rude, condescending and unprofessional.
The maintenance men pick up the trash in the area maybe this is why it takes longer for them to do actual maintenance work. Really, why don't Morgan Properties just hire ground keepers.
They don't vet their applications very well or at least check to make sure they are following their lease. The complex is full of Pitbull and Rottweiler dogs. Which are not even allowed in apartments in Maryland.

Pest infestation / inhabitable living conditions
I have left 10 voicemails with the corporate office with no response. I have sent emails and voicemails to the management office where i pay rent (The Townhomes at Diamond Ridge) with no response. This issue has been going on for over a month now! I have an infestation of mice, water damage to my kitchen cabinets, and extremely noisy neighbors. All im asking is to be relieved of my lease with a zero balance so that i can find a more suitable home for me and my small child. The pest issue has gone unresolved. I have submitted photos with my maintenance requests. They have sent pest control out and that hasnt worked. The maintenance staff claims to have completed work in my home but when i go behind them to check, nothing has been done. I have spoken with the assistant property manager and the maintenance supervisor only for them to come into my home to do a seek and seal after i asked for it to be done months ago. The seek and seal was done but they expect me to be ok with moving back into my home. ABSOLUTELY NOT! Who in their right mind, would want to return to a pest infestation? Also, the kitchen cabinets have atleast 5 inches of water damage which the property failed to address prior to me moving in as well as the pest infestation prior to me moving in. I guess they figured noone would find out. Well i found out. Moved out my appliances and discovered all of this. It is deplorable! Me and my small son have had to live in my car, stay with different family members and now we have exhausted our places to stay. I want out of my lease ASAP with a zero balance as none of this was my fault. I have filed complaints with the county health department as well. I am now seeking legal representation.

Property manager illiana carcomo HARRASING

Unfortunately within the past year the current property manager has made it her sole mission to bully harrassed and made it personal.
Due to the pandemic my job went out of business, as a loyal tenant i take great pride in that . Once i found out about the program president trump put into place to prevent tenants from being evicted and thrown on the streets. I applied for the rental assistance and was approved due to me being a black disabled woman i fit all the criteria"s. Unfortunately the property manager illiana carcomo has made this her only mission in life to harass me at every turn .
I recently received rental assistance and the property manager is fully aware of how the program works, several other tenants have also used the program but i am the only maybe because i'm black that she has harrassed. The rental assistance will contact landlord to get the amount that tenant owes to be paid in full. But this woman purposely with held a balance she claims as $239 that she change the amount to $282 and has file eviction on me. To sue me with attorney fee's of $500 additional, she sends emails to me at 9pm at night what's so horrible about this is that she did it after the rental assistance paid the bill she purposely waited with held that amount to issue eviction notice. She has threatened my person on numerous occasions. On november 2021 i notified rental assistance in return they contacted property manager to ask for total amount due to prevent a loyal tenant of 11 years. On december 1st 2021 illiana was contacted that the check was being expedited and they did. Rental assistance had been made aware of all the harrasment so the manager and supervisor immediately expedited the check but on december 1st 2021 before illiana had filied eviction with courts in a email she threatening to change the locks on the door i have saved all emails. Through one of several emails she reveals a question to rental assistance person will rental assistance also be paying for attorneys fee's she had already planned on doing this. Mind you this was done after knowing check would be issued, on december 1st. The check was issued on december 3rd but on december 8th court paper filed and she had it placed in front of the door on a sunday december 11 2021. This woman has a personal vendetta against me for no reason perhaps it's because i'm a black disabled woman. But i would appreciate it if you would investigate her actions and motives behind this. The whole purpose of the program is to prevent tenants from being harrassed as she has done this to me since may of 2021. If illiana felt there were an outstanding amount due this is the rental assistance mission. To pay any outstanding amount in full but purposely withheld that amount to issue a eviction notice. This has affected my already very trouble health i've had to be told by my doctor my heart will stop if my blood pressure continues to get any higher. Instead of this woman making sure that morgan properties tenants are safe and secure with lights on each building or make sure that every tenant that has a large dog stop leaving the dog poop every where unable to walk without stepping in it. Or tenants purposely not putting the trash in the dumpster instead dropping it in front of it. There's no maintenance personnel at somerset illiana keeps all at tuscany your other property in boca raton fl.

Hi, you should file a complaint with the CGPB regarding this Co not following their required laws and protections afforded to you. Also, you need to contact the ADA and get them to give you legal help. This Co thinks they are above all.laws and that is due to the AREA VP that is in charge of hiring these people and allowing them to do these deplorable things to people. Morgan Properties has been sued several times due to numerous violations commited against people w Disabilities and other protections afforded to them. The courts un SC view Morgan Properties as the Bullies they are. They do not appreciate them taking the courts time when rhe residents has an approved payment coming from the Rental Assistance companies. Yet Morgan's AREA VP Thinks he is above the laws everywhere and allows his employees to continue his abusive ways as they chose. Please do yourself and all the other past. Current snd Future victims of Morgam Properties a big service and file al of this w the ADA and the threats the employee gave you in writing is against.,State Local and Federal Landlord Tenant laws. You need to turn the tables and sue them! Best of luck. I do hope you get justice and more so PEACE when you sue them and make them accountable for their deplorable actions!

It has been a living nightmare with this company, I moved out when My lease was up in October and now the company is trying to charge me alot of random fees and none of it is adding up. On top of not being able to verbally speak to someone I'm being scammed. I will be reporting this company to BBB If I continue to deal with the nonsense I've been dealing with!

Return of security deposit and charges
I lived in Pavillion court apartment in novi Mi, I've moved out the community on September 28, 2021 and I've have not yet received my security deposit back I've contact management several times and no response and now they are trying to charge me for carpet that I've put a work order in when I first moved into the complex but the office manager said she has tons of work orders due to the management company didn't have any onsite maintenance that's cause work orders to pile up this is the most unprofessional rental company I've ever dealt with

I have lived in my apartment for 24 years. we were recently bought by Morgan properties. They do not EVER answer the phone. (possibly watching caller ID) to avoid tenant communication. they never call or contact you when you have a small problem, or now a large problem that one of their employees created. You are FORBIDEN to enter the main office. the new property manager is Rude . A rental office should be social and understanding to tenants needs no IGNORE them deliberately.
my dishwasher is as old as me living there. it swelled from 24yrs of heat and the latch was very tight I could not open or close the door with out really pushing the latch.

well a new maintenance worker entered my apartment with out permission. I find out he was ONLY to measure the space for a new one
He entered the apartment left a sopping wet dirty rag on my good white dish towel I found screws on my kitchen floor and in my dishwasher. Well he did something to the latch destroying and killing the dishwasher completely
i wrote an email stating Please do no enter my apartment unless I am notified ( so I can put my cat in a safe room, or make the work area safe and clear for the workers) hahahahaha another week or so later im at work only to come home to a destroyed kitchen. he brought up a new dishwasher. damaged my personal 125.00 rug in my living room pulled out ALL my things under the sink literally threw half back under the sink and left half on my counter REALLY?

Immediate Health Concern/Smoke Complaint
I have an immediate health concern and smoke complaint about my neighbor at 5 Henley Court. They are smoking cigarettes inside the apartment and the cigarette smoke is coming into my bathrooms and apartment and is VERY strong and causing me and my daughter to cough and live uncomfortably at this point.
What can be done to stop them from spreading smoke into my apartment? I would like to be notified when the neighbor has been notified to correct this as well.

Discrimination/Failure to attend to tenants concerns in an appropriate way
I called early this week about the broken door to the fence and she said she would open a maintenance request for me. Never mentioned anything about having the fence removed entirely.
The service request was closed and no work was done, so I called to follow up and spoke with the property manager. She also told me that she would look into it and have someone come out to take a look. She also mentioned nothing about having the fence removed entirely.
The second service request was closed and I called today, the woman was extremely rude, told me that they wouldn't be fixing the door to the fence, she knows what shes talking about because she's lived (or worked) here for 3 years (not relevant to me at all) and that the door was already removed from the property (it was not).
I then emailed the property maanger thinking that as property manager may actually care about the tenants concerns and safety. I told you that I would not have chosen to live in this apartment had that fence not been there, since I am a single mom of two toddlers and two small dogs and we are too close to the parking lot and the street. It was after voicing my concerns about my family's safety that you then told me the fence would be removed entirely and were not willing to negotiate and come to a solution that would work for all parties. To be more specific, I asked to be moved to an apartment further away from traffic and cars. Your response was that the property's "policies" are more important than the tenants happiness and safety and that my only options were to wait 3 more months to move somewhere I feel safe OR that I could just move out and pay you guys thousands of dollars.
To make matters worse, the fence on our side was removed IMMEDIATELY after our conversation and the fence on the other side of the building (where a wealthy family of 4 lives) remains, brand new, intact and with a lock.
Unethical Behaviour
In 2021 Charleston Place would only offer me a 6 moth lease after two years of 12 month terms. They would not disclose why.
On 4/20/21 (over ninety days out from my current lease termination) I then alerted them that I could not sign a digital lease and requested they send me a copy to sign. They declined and told me they would "submit a ticket" to resolve the access issue. I was told this again via phone after nothing was fixed. I specified my notice of termination timeline. Unable to sign a lease which they were well aware of and after multiple calls (many unanswered) and emails for help I had to look for a new place to live. When I turned in my keys I was given verbal confirmation that I owed nothing further. They then sent me an invoice for failing to give full notice of lease termination.
Desired outcome: Cancellation of the bill sent to collections.
Removal of patio furniture
You cannot give residents 3 day notice to remove the patio furniture and plants and threaten to throw away people's personal items that have been here for years. There is no space in my apartment for these items and if they are thrown out I will file a police report. If your workers will throw away people's items they can at least just work around/move them or give the resident a space to temporarily move their items for the day.
The short notice is absurd but it is also an absurd request.
Desired outcome: Have workers work around items or provide temporary (1 day) space to store outdoor items
Maybe you could ask a friend or neighbor to store the patio furniture, for you, during renovations.
It's a bad idea to ignore the warning that it could be thrown out as garbage if you don't store it as per the letter's instruction. It's not worth the risk to leave it outside, in my opinion.
Customer service and unfair housing
I'm a customer that was interested in renting one of the townhomes at Park at Lake Magdalene in Tampa Florida, I applied this past Friday for this apartment that will be available on September 18th, filed the application paid the application fees, and on Saturday went to see one of the leasing agent at the complex told her that I filled out the application on Friday her response was :"you have 48 hrs to submit everything or I have to deny it", and we don't work on Sunday so by monday 12 pm everything needs to be submitted, I did, this morning after having a terrible night due to the 2nd dose of the vaccine and running a fever I was by 10am at the complex just when they opened. I gave her all my paystubs my co applicant that is my daughter paystubs, my daughter had a letter from her manager signed saying how much she makes monthly beside all her paystubs, I submitted mine from June to part of august because my payroll isn't updated yet, went to the bank rushing cuz she was like by 12pm I have to denied this if u don't bring me everything, so went to the bank basked them for august statement ir transaction history so they couldn't give it to me cuz august statement will be available by august 31st, so I looked day by day on my bank account and make pictures of all my direct deposits because I get paid daily, so I told her I have the income I make like 3500$ a month and my daughter makes 2500$, im gonna send I this pictures and u can submitted to the company all they want to see is that u have an income, she said no I have to submit everything in PDF, and I can't send that, so I said can you call the corporate ask them to give me more time? No she said this is a fair housing, I had to laugh, what is fair? U know what fair housing means to. me? No discrimination, help ur customers, give a great customer services so u don't loose a customer instead u can gain a resident, or at least someone that can say well I couldn't rent but the leasing agent she did everything she could to help she did an excellent job and she was fair, so I lost my application fee that I paid 120$ because a leasing agent doesn't have the ethic and the willingness to help, the approval doesn't depend on her depends on the corporate and if she is the leasing manager assistant she has on her hands the chance to talk to call to try. I'm very disappointed! Her name is ivette Scott and jalene and I think none of them are there to help but just to charge people without taking a minute a sit and explain everything before people pay, I think it's not fair housing at all,

Return of deposit after moving.
Hi there, my name is Garfield De Silva I moved from Stonebridge Apartments PA which is owned by Morgan Properties 6/15/21. I was informed by them that my deposit will be returned to me in 30 days time after I moved out. As of today 8/18 I have not received my deposit. I have called them at least 5 times, they keep giving me the run around saying the firstly they mailed the check and it was returned to them. A woman from their head office called me and told me that about one month ago. I gave her again my new address. I called them again 3 weeks ago another employee said to me they mailed a new check, I still have not received it.
I called last week again another lady told me the same thing. She told me she would look into it and get back to me. She even took my cell number, she has not gotten back to me.
I am now looking into getting a lawyer.
Can you assist me.

Just moved in on august 9 th and the air condition does not work, they provided a small ac window unit which covers 150 sq do for a 1000 sq ft apartment I have a medical condition with is severe asthma
Furthermore they do not answer the phone and my only way to communicate with them is through email
They are the worst to deal with can't wait till this lease is over

Mail room
I live at Stonesthrow Apts in Greenville SC, which is owned by Morgan Properties. I have asked the managers to please clear out the mail room bc I almost got knocked over by latge box! There are too many packages and a lot of times my packages are left or moved to other shelves, but the managers have done nothing! This evening a large box fell off the shelf and hot me in the face! Im going to send this message also to the BBB. This is ridiculous!

Hard walking upstairs neighbor/Transferring apartments
I currently reside in a unit in Briarwood Place Apartments in Laurel, Maryland. I have been dealing with an issue with my upstairs neighbor where he tends to stomp around 1 - 4 AM. I have reached out to the leasing office regarding this issue and also have sent a video of a proof of the incident to the property manager. The property manager directed me to write a letter of complaint so she would have it on file and to give her a few days to resolve the issue. After 18 days of waiting for a resolution, the property manager also concluded that my upstairs manager is a hard walker. I have already asked if I could be moved into another unit or break my lease, but the property manager informed me that it would take 6 months before I could move into another unit on the property and I should get used to my upstairs neighbor walking hard in the early hours of the morning. I asked if this goes against any of the state laws of "Quiet Enjoyment" Laws and she informed me that the county of Prince George does not follow the rules made by the state. At this point, my neighbor is targetting me and is continuing to stomp in the early hours of the morning
Desired outcome: Transfer to another unit/ break lease
The representative didn’t resolve my issue. She told me to do what I initially stated I did in my initial post. Completely unhelpful
