Unethical behavior, false/incorrect charges, and no response from property manager.
I have been going back and forth with my apartments for several months now. My lease was up at the end of March and I've been through 4 managers trying to get my lease renewed. I was told that due to the property being bought out, I would still be able to renew and I specifically asked to not be placed on month to month while they were getting their stuff together and was promised that I would not be. Well, I was and now I'm stuck owing $2000.00+, due to their error. And no one has called me back from Morgan Properties, I've submitted several requests on their website. I'm basically being held responsible for something that I had absolutely no control over. I even have voicemails from the previous office manager saying that it's showing incorrectly on their portal, but she will make sure to have the additional fees removed once I received my lease. I'm now being told, that I was informed incorrectly! I don't have an extra $2000.00 just laying around to pay for something that I shouldn't have to.
Desired outcome: Some type of fair resolution
Good Afternoon Kim,
I did receive your email and responded to it 2 days ago, but I still haven't had any one reach out to me.
Thank you,

I reached out to you via email and I still haven’t received a response.

We are living in an unsanitary place since last year. We have been complaining about roaches since October 2020. (You can see that on our maintenance request history). The exterminator already told us that they are not living in our unit, and that he does not know what to do anymore. We have sent multiple emails to the building's management and never got...

You are NOT an Example of that. ALL FACTS! If you have to target a young man who is intelligent or use your position of powerless property management CLICKS to deframe someone character then You need Therapy & your lack of professionlism needs to be re-directed to YOURSELF being TOXIC. Dont reply again. The Truth will be heard Block that! YOU CANT BLOCK GODS BLESSINGS... You are a pathetic Rep of Morgan Properties & after being here I never seen such a disgrace... Aggressive, loud, and disrespectful rental manager!
I'm complaining about the rental manager, Beverly, at Verandas on the green apartments in Aiken, SC. My 16 Year old daughter was taking her sisters which is 8 and 9 years old, to the pool here. They were yelled at, with a lot of hand movements and arms flailing. She complained to my 16 Year old that there had to be an adult with my 8 and 9 year old. That is understandable, but she was aggressive and loud about it. My daughter came home so upset and crying about it. I'm not okay with the management here. My kids should not be yelled at for being kids. She always yells at the kids around the apartment complex. Thank you and I will be in touch.
Desired outcome: For the manager Beverly to stop yelling and making the kids upset for being kids.

The property @ Village of Brierfield is trying to charge me $200 for a Living room blind. I offered to pay for the blind, but an office staff member said not to worry about it, it's a part of the wear and tear. I Thank God that I had a witness on the other end of the phone whenever I asked about replacing the Blind😊.
Also when I tried to add My son's names to my lease, a Staff member said that the Applications didn't go through, but yet their names are on the last statement 😏😏. Is this PRICE GOUGING 🤷🏾♀️🤷🏾♀️🤦🏽♀️!
They are sneaks !

Torrente - Pittsburgh, PA
Very sneaky company. Do no trust them!
In my June rent, without notice added and extra pet security deposit. I have lived here prior to their ownership. Then they added back rent for anther pet who also was here prior to their ownership, plus a late charge because I have not payed Junes rent. I have tried to speak to the manager and all I got was crossed arms with attitude, that she was not going to help me. My 2020 lease with them said nothing about these back charges or deposits. I got her managers number and have phoned and emailed him, again non responsive.

I currently reside at Lakeview Terrace in eatontown. I have been experiencing inhabitable living conditions not just now but for the duration of my lease. I had to evacuate my home back in September 2020 because I had squirrels eat thru the bottom of my cabinet in the kitchen back in September. Now in January I had to evacuate my home because of the same thing happening. I've spoken with the property managers and they stated the maintenance men were capable of fixing this issue and didnt need to call a professional to come out back in September. The squirrels came thru the same exact hole that I was told was permanently repaired previously. I have photos and videos to support my complaint as well as more details.

I've only been living at Chartleytowne for 2 weeks. I saw the first mouse running around the second night I moved in. I thought it was a shadow but no I saw a mouse running behind my TV. I put in a ticket for it. Then, my family saw two mice at one time. One was roaming around my front door and the other one was in my sons room. The Orkin man came two weeks later and claim he put a bomb in my kitchen. The problem is that the mice is everywhere. This is my 3rd Morgan property home and I've never experienced mice this badly in my life. It's disgusting. My kids are creeped out. I'm tired of putting in a ticket every week. They do not do anything. It sucks that when I move out of here I'm throwing away all my furniture. I see bugs everywhere as well! I'm taking a shower and see two bugs crawling up the walls in my bathroom. They are on my counter in the kitchen. I clean everything with bleach and I am far from dirty. I'm just disgusted with where I live. I hate it here. I hate that I have to work from home and there is extra Uninvited guests in my apartment. These mice do not care and it gives me really bad anxiety.
Contact
To whom it may concern:
Please help me contact corporate headquarters Morgan properties in Pennsylvania. It seems that Morgan properties is understaffed and in over its head. There should be a corporate number where you can call and contact corporate. Other companies and agencies are available by phone and a live person can be reached. There are so many companies that have a corporate headquarters that you can call or email and yet Corporate Morgan Properties is not among the very large list of companies that have an ability to have a live person to contact. What Corporation or business can call themselves a practicing company if you can't ever speak to a live person? I don't know who to go to other than this forum or the BBB and I don't think that is a fair way to try to open a dialogue with a live person. This seems an unfair way to contact someone. It seems cold and it also seems as if I'm being rude and that is not true. Can I please have some nice assistance please?

1. Lease renewal, 2. Fear of safety, 3. Fear of retaliation
I have not received a response and I am scared to call the office again. Is there anyone else kind and friendly that can help me with an email I originally sent on Tuesday, June 2, 2020 9:10 PM to: Lighthouse at Twin Lakes, [protected]@morgan-properties.com (this email was spelled out for me by a leasing office employee. Then I called the office and someone with a very stern tone that made me afraid and nervous and she spelled out the email of [protected]@morganproperties.com which does not have a hyphen. I resent my email to that address on Monday, June 29, 2020 11:58 AM. I would like to have an open discussion, but there is no one that is nice enough or cares enough to talk in a friendly manner (perhaps they have no time and are under Morgan Property pressures and demands?). I wish things did not have to be like this but now I am scared for my ability to have a roof over my head. I have provided a copy of the body of the email below, which I have just noticed needs to say "Re: Request to not raise rent due to area findings for rental spaces". Email is copied/ pasted as follows:

Re: Request to Reduce Monthly Rent Payment
To the Lighthouse Leasing Team:
I am writing regarding the renewal of my lease of the 452 Sq. Ft. efficiency apartment located in building [address left out for privacy - not sure if this will be posted publicly as others on the site] Beltsville, MD 20705.
I moved into my unit on January 10, 2014 and my lease ends on July 31, 2020. It came to my attention that from last year to date median rent prices for efficiency apartments with square footages ranging from 452 - 600 decreased by approximately 3.3%, which is on average $32 per month, not counting the low-range apartments surveyed.
I love my apartment and have become good friends with other tenants. However, it would be unreasonable to continue paying the quoted raised monthly rent of $1028 for 452 Sq. Ft. when that's higher than your own online offer for the same size apartment (as shown below via copy/ paste from online):

As you can see there are two different lower prices online ($985 and $1005) and neither is what I was quoted ($1028). For the above-mentioned reasons, I am asking that you not increase my rent to the quoted $1028 per month for 12 months but instead, at the very least, leave my rent at the current monthly rent rate of $996.
I would like the rent to remain at the current rate of $996 per month which is a pinch higher than the comparable apartments (as shown below via copy/ paste from online):

Morgan Properties' Lighthouse at Twinlakes has almost all of the same amenities as other apartment complexes, both old and new, with the exception of: an outside bicycle rack (please note: other lesser apartment complexes, even lower income housing complexes, have outside bicycle rack options), community barbecue and picnic areas. Even though the pandemic has closed down the gym amenities here, it is smaller and tighter than most, with failing AC wall units, which will be a public space sanitation issue after this pandemic, which may lead to no gym amenities at all. And while these are all great, one thing missing that is not an amenity: curb cuts in sidewalks as mandated by legislation which requires that curb cuts be present on all sidewalks [Americans with Disabilities Act of 1990]. All other apartment complexes have curb cuts and ramps at the end of their sidewalks. As a survivor of a hit and run and the survivor of a drunk driver hit, I discovered this missing piece. It was extra challenging when I first tried to return home on a knee scooter and then no easier a year later when I returned home after the 2nd incident. However, it's something I choose to ignore.
From what I know, finding new prospective tenants, screening them, and doing background checks can be quite expensive. Additionally, I believe renting out my unit at its current price would require substantial investments in its renovation, whereas I have maintained and upheld clean all-white walls, cabinets, and pristine carpet. I have always been a responsible and trustworthy tenant. I have always paid my rent on time and kept my unit and surrounding areas clean, including public clean up in my building's hallway, stairwell, and around my building's dumpsters as well.
To help you avoid these expenses for the next two years, if you agree to leave my rent as is, I am more than willing to sign an extended lease and forego renovations. I am willing to volunteer my time to join your clean-up crews to clean or disinfect public areas on premises Monday through Friday and/ or Saturday and Sunday.
Finally, if you have any other ideas on how we can make this work, please let me know. You have always been a good landlord company, with welcoming and respectful staff members. I love my apartment, and ideally, would like to continue renting it.
I am happy to continue this conversation via phone, email, Zoom, or Teams, or even at a Social Distance Outdoor Meeting.
Sincerely,
[name left out for privacy - not sure if this will be posted publicly as others on the site]
Assistant property manager
Hello there, am trying to find the appropriate contact for Morgan Property Headquarters.
I was a resident of Hope Properties of Devon, now Morgan during my entire college years and I was just to take an apt back there until buying my own home, it felt home. I was met with the most hostility, discrimination like by Christina Griffin. No matter how nice I was with her, it made no difference and that is even recorded in emails, not to say how she spoke to me when I walked in there. After putting the deposit for an apt I was to move in on 11th of March, then 19th because the resident asked for more time, then 22, then was asked for 29th, she kept pushing my move in date by email, calls, ultimately contacting me by call stating that 'the current resident circumstances have changed and we want to offer you a different unit' When I said no she pretty much hang up on me. I did not understand what is this behavior until I walked into the Whole Foods pub area that evening, where I know all people working at that bar and the local regular people also coming in there and with many of which I have developed a good relation over the years, and few of them, including a friend who happened to be around also told me that they don't want me to get hurt but that Rob Horowitz who is now the assistant property manager at Devon office spoke very damaging about me. He provided details not only of my previous residence but also personal details. When one of the girls mentioned my name as I was sitting outside of the pub checking something for office on my laptop, that am waiting for that apartment and she offered me to stay with her until I get the way Rob, in front of many others got into the conversation and starting pointing to me saying 'dont' talk to her, run away, don't help her, she is a very bad person, she was a resident and she is like this, she is like that, that everyone should stay away from me, that I terminated the lease earlier and shared my personal details as income and others with everyone else there. A few close to me who were around and heard the conversation thought that was weird. Yes, I terminated the contract after many years of living there, when the previous management did not resolve some issues and was left with no choice but I paid everything. However, this is not acceptable that a property manager shares in public details to this level with the public. There were about 20 people that night in there who heard him talking about me like this. I could not go there since, it hurts. Privacy is very important to me and I feel very hurt that someone goes and damages someone's image like this, in public. During the previous management, I know everyone would avoid this person, Rob because it all depended on how his mood was on that specific day, if he would talk to you good or be rude so everyone around avoided him, seeing him as weird but I have never commented when saw him at whole foods earlier. That was in the office and Whole Foods is a public place. In my eyes and others I have shared this with, this behavior is unacceptable. What happens in the office should stay in the office and noone from that office, should not discuss a resident's personal details in a public place. This is a violation of someone's privacy.

$300 charge for made up property damage
When we left the apartment and handed over our keys, we asked to be apart of the walk through since we knew nothing was wrong with the place and we were told we are not allowed to walk the apartment during final review. And then later we look at our portal after some time and found that we are being charge me $300 for a stain in the carpet that we are unaware was there. With no proof or evidence of this we are certain this is discrimination of our family. The number is just astronomically high for whatever it is they are claiming and we believe they are attacking us. Please held remediate this as I was to call with HUD or RPA to file a formal discrimination complaint as this is punitive and not appropriate at all. Moreover, we have called and no one will speak with us or politely talk about this, we escalated to manager to talk further and they said we will call you later and no response since.

leasing office al manager professionalism
To whom it may concern, I have been recently receiving calls from the new leasing office employee, Tierra Porter, and every single time I have to speak to her, she is rude and unprofessional. The first time she called me, she didn't even introduce herself, and began asking where the rent money is. When I asked who she was and why she was calling, only...

Read full review of Morgan Propertiesmice infestation
I have literally been in this apartment for 2 months. I have had issues with my refrigerator that has caused me to waste food. Within 7 days of living here my shihpoo caught a mouse. I was told by 3 people that works within the leasing office that this can be seasonal, but my question is if you are aware of this why aren't you taking preventative actions. Maintenance has been here twice as well as an exterminator but they all claimed it was no evidence of mice. I have pictures. That's also what I was told by corporate. Now a couple of line up I stated to have a pet, why would I leave poisonous waste laying around that can harm him, I asked They did put Brillo pad down after the 3rd visit but that was after I had already place peppermint oiled cotton balls in what I found to be holes ; as well as sticky catch master pads. (Something I was told the exterminator would do but they added nothing addition outside of what I purchased) In addition there are either rat or some other rodent waste behind my W/D that was there before I moved in. They filled holes behind the W/D but left the waste. That's not really doing a thing because you can hear the mice in the walls. Sealing holes with Brillo pad they can chew through. I only sighted the mouse twice and I've already caught 2 in 2 months. They wanted to place me in another unit and that was more then fine because it's in the lease as such if I find the apartment uninhabitable. I counter with asking for my rent to be lowered from the whole experience because I am paying full listing price. My reasoning Is they wanted to put me in a building that didn't have much occupancy but with no reassurance that I won't experience this same problem there once people moving in. I expressed my gratitude more then several times. They felt as thought by upholding a section in their lease they were Accommodating me due to the fact the replacement apartment was listed for a difference of $75. For the simple fact that it was mouse dropping in my bed I don't feel comfortable continuing to stay on this property nor giving them $1060 monthly for rent. My property Manager was more then helpful even maintenance, but they lady I spoke to from there corporate office was just nasty. Express to me several times I that I didn't have evidence of mouse droppings in my unit nor has her staff saw any signs. Luckily iPhones time and date stamp all pictures.
