Pulled credit without permission
Went on site to look at prequalifications to start the conversation of whether or not we wanted to buy a second house. Site says it's a soft pull, great. Agent called next day and said the soft pull only showed one score. I immediately said, and repeated myself 3 times on the recorded lines, "I do not want my credit pulled, you are not pulling my credit, I haven't found a house, this is research, DO NOT PULL MY CREDIT". After phone call was over, 5 minutes later, all the services and agencies started sending alerts that I had hard inquiries made by Rocket/Quicken loans. BEWARE!
Desired outcome: Remove the inquiries as they are not valid

Refinancing
I started a refinance on my primary home December 20th 2020 it is April 19th, 2021 they just closed it. After the most grueling unorganized 4 months I have ever been through. Let me start by stating I have been an active Realtor for over 30 years and have never heard of the blunders that happened during my ordeal. I had to provide documents the same documents on 3 different occasions because they didn't pass them along. They closed the file never told us and re opened with a different title company 1/2 way thru it. The first month they kept pulling someone else I sorted it out they confirmed they had everything correct. Well lets just nicely say they did not. 3 weeks ago they did it again. They our rate now jumped because it took them so long to do our loan. Oh and they would not give any sort of credit for all this screw ups. Again I know better I just was giving the benefit of the doubt. I can not wait to sell or refinance so QUICKEN does not get anymore money from us. I could really get into some terrible customer service and mention names but I will not. Oh the kicker... they actually funded this one week ago but held it back from recordeing until this morning. So they made 1 week of interest off me for what? More money out of this already withering pocket. How absolutely wrong that is! The most it should take is 2 days to fund then record. Not 7 days.
Desired outcome: A credit for the interest paid for the week you funded and finally recorded this morning. 4-19-21
Refinance
I started refinancing my home loan with my son, Dec 29 and we are still not closed! When we bought the house he was in the Military in Japan and we closed with Wells Fargo in one month. No money out, lower term and lower rate, and we owe less than 100k. He is once again stationed in Japan, and its been a nightmare. They are NOT Military friendly which is a shame.
I would not recommend them this entire experience has been a nightmare with the right hand not knowing what the left hand is doing. The Title Company Amrock making up their own rules. NIGHTMARE! Never again.
Unethical customer service
I applied for a mortgage loan with Quicken Loans in February, 2021. My first contact was with Yahya Muhammad. I submitted bank statements, w2's, award letter from Social Security, Pension letter from AT&T etc. After pulling my credit, Yahya said that everything looked good but my debt to ratio was too high for an FHA loan. I advised him that I have a job and I'm still on the payroll but would be returning after I receive my COVID vaccinations. He stated that as soon as I start back that he would add the income and I would be "good". I also advised him that I was starting an online job as a web designer for an auto company. He said that then all he would need would be the offer letter and he could get me approved. I accepted the position and the employer sent the new hire letter. I called Yahya so that we could proceed. He said that Alexander would be calling me. I received the call from Alexander who went over my loan. I was told how much I would need down, my closing cost, insurance, monthly payments etc. He also told me that he would be reaching out to a realtor to work with me and it would be free if I worked with one of their realtors. One week passed and I had not heard from anyone. I called Alexander and he said that due to my "job gap" that they would not be able to finance. REALLY--we're going to talk about a job gap in the middle of COVID. I advised him that job or no job--I have solid income. I pay $1360 a month for an apartment and have never been late. I reached out to Yahya again to find out why they were "playing games" with me. He then advised me that he would be having someone call me and get me "taken care of". Two days later, I received a call from Chris. He said that he was sorry about the mix up but he is calling to get me financed. They had possession of my credit report form DAY ONE. Midways the conversation, Chris started asking me about a collection item that is on my credit that I had already explained to Yahya that it is in dispute because I don't owe it. He said that it wasn't a problem. Now--Chris tells me "we won't be able to finance you until that's paid off" when previously--Yahya told me that I didn't need to pay off anything. I feel that I was treated very poorly and unfair. I feel that it was a form of discrimination and very poor customer service.
Now Yahya says that he is going to a new position but he advised me to reapply in 6 months after I've been with this new company. I have been with Hand and Stone Massage almost 2 years--I just had to take a leave due to COVID but will be returning in a few weeks because I have had both vaccines.
I even received my loan documents from Alexander to sign. I do not know what in the world is going on.
Refund appraisal
My wife applied for a loan with Quicken in 2016 and underwriters found a foreclosure from 2014, that listed her as a defendant. The property was listed and dismissed in 2009 in a bankruptcy. To refinance, took 2 months (5 months total) too long to complete. Cost me $1, 000+ in mortgage payments. Initial paperwork was wrong so Notary made second trip for signatures. Hurricane insurance was not transferred thus not paid from escrow account (cancelled). When calling, took 6+ minutes to get connected with a person — very, very frustrating!

Mortgage refinance
I am a pastor of a small church that works a full time job as well as receiving a housing allowance (tax free income) for my service to the church. I recently applied to refinance my current mortgage through a mortgage broker through your company. Your company representative assured the mortgage broker that based upon my income from both the church and other employment, assets and credit score (795) that I would have no problem getting approval, yet after submitting all the paperwork necessary your company refused to include the housing allowance (tax free income) as income even after I provided over a years worth of documents showing I receive the housing allowance (tax free income) from the church/bank statements showing that it gets deposited into my banking account as cash (check)/ church financial reports showing the church gives it to me as income and giving you employment verification. This process took almost 2 weeks from beginning to end and after supplying more then what was asked I was turned down by your company because you refused to include the housing allowance (tax free income) as income. I have owned 3 homes and I have refinanced those homes several times and I have never had anyone not include my housing allowance (tax free income) as income! I suggest that your organization become better educated on how this works for clergy. A housing allowance is a portion of a clergy's salary that they themselves (me) determines is exempt from personal income taxes-just because its called a housing allowance doesn't mean its not income. I am completely dissatisfied with your mortgage approval standards/knowledge and as a result I will be recommending my fellow clergy associates and my congregation to use other lenders who have a better understanding of their clients needs and income position.

Sad Sad Sad Buyer please read before even deciding to use Rocket, Quicken or what ever they want to call themselves. So I start a refinance on my house and was concern on some of the things I was hearing. One question I asked was this to Jeff M I will give all the names I worked with just let me know. I said I heard that quicken starts the process then when you are almost there they start to change things are just drop you application. I was told no they would never do this and to look at all the positive feedback. I said did you read the negative feedback and Jeff says yes but all issues were addressed. Guess what they did. I have received no call no emails nothing at all on my account it said you have no to do items we will let you know if we need anything from you. So I had an appraisal all paperwork in everything nothing from quicken loan nothing let me say this again nothing. Then last night I get this email. " Hi Kenneth,
Even though things didn't work out, you can still view your appraisal on Rocket Mortgage®. Please note that your account for your loan ending in 00000 will close in 90 days, so you'll need to download your appraisal if you want to save it.

So nothing no explanation nothing so I started calling and emailing so this Jeff M calls me after no contact the whole time he calls says sorry not your fault it should of never got dropped. So did I say he said not my fault yes I did. Then this we will need to start another application process that will include everything you just did and the mortgage rate is based onto todays time. So not my fault was told this by more then Jeff and now the customer has to pay for the mistake they said they made. So do not I say do not did I say do not believe when they say how important the customer is and how they go out of their way to make sure all is taken care of. Did I say that they told be that it was not their fault and that I did not document them saying that. O yes they say they were on a recorded line also how much they lost the recording saying it was not my fault.
So I say even though they promise all this great stuff, They promise to take care of you, They say that the negative feedback is untrue I am tilling you by experience that all the negative feedback is true. Its almost like they are doing bait and switch and trying to make it ok.
Please do research before I thought I was in good hands but come to find out that I did not have what Quicken says they stand for holding me up.
I called quicken loan in March for a home loan 1st time buyer.
. I knew what all my fincials were. I already knew my scores which were low 600.
I just wanted general information on obtaining a loan. I told them I would be ready in Octoberr
as I wanted to pay down my credit cards to at least 30% which is the recommended.
They had me talk to a dept that helps people w their credit scores. again I told them
I didn't need a consolidation loan as I was going to take the next few months and
pay down my credit cards and saving for my 3% down. I specifically told them I did not
want my credit run. I already knew my score. They went ahead and ran my credit 4 separate times without my permission or consent. Because of that my score took a slight hit. I called 4 times asking them to remove the inquiries. I was told they would after they investigated. I then called 3 times and was told they are investigating. So far they are not removed. Bait and switch tactics from va to fha
I applied for a refinance mortgage from Quicken to use my remaining VA eligibility. I paid $500 for an appraisal. It came back fine. I was going from a 4.5% loan to a lower VA loan. All paperwork was accepted and pre-approved. Then Quicken originator said I did not have enough eligibility left on VA and switched me to a higher interest FHA loan with another $500 appraisal fee. Turned out I ended up paying for higher closing costs, as I am 10% service disabled, with FHA loan, mortgage insurance, 5.5% interest rate, as I trusted this underwriter. Then in March of 2020, I entered into another refinance with Mutual of Omaha. They GAVE me a VA loan at 4.25%. I am requesting Quicken Loans gives me back my money from their VA appraisal, mortgage insurance, and higher interest paid fro time with them. Quicken loan # [protected]
Home loan
Went to purchase a home in alabama as a retirement home, filled out and application on line to get an approval letter. Got it right away. Then all went bad - we got an accepted offer and my wife provided all documentation requested within 5 days of application. And was told we could close on june 30th. Then started a long list of teams, and teams emails upon emails, spam, spam, and more spam... They continue to say nothing needed. Then wasted so much time asking for additional documentation they already had they did not get the required paperwork to hud within the 5 days before closing. They all knew this in advance. Then they wanted to blame realtor, hud and anyone but them. Costing me, my wife, my son and his family money and vacation time. And ruining my entire summer vacation. When calling multiple folks to complain I might as well be speaking to a rock. Run from these folks. Too many options. I believe there are other banks ready to loan. These folks will stress you into a stroke. Run, run, run.
Refinance a mortgage
A salesman called me after I did some research about refinancing my home from quicken loans. He was so pleasant (displayed a real front) he immediately took down my loan information and said there would be a processing fee. He did not say what the fee was for. I asked and he said just processing. Like a fool I gave him my credit card number and was charged the 500 dollars. My credit rating is over 800 and my property is worth 200, 000. Well they sent an appraiser who was there for a solid six minutes. She only took a few pictures, one of a shed in the yard, but never of the new bathroom we put in for 22 thousand dollars or the kitchen for 26 thousand dollars. I received a letter that the property was only worth 173, 000 based on some run down properties in the neighborhood. Then I found out that this company, quicken loans scams people out of the 500 dollars and thats how they made their money, not by granting mortgages. They won't return my 500 dollars or listed anyof the expenses that came from the 500 deposit. They did not grant the mortgage because of a low appraisal. While speaking with an amanda from quicken loans I asked her what was the criteria for getting a mortgage and what was the amount of a mortgage they would give. I figured the amount I was asking for was too little. But amanda told me "oh no, we grant mortgages as little as 50, 000 dollars. The appraisal I found cost only 350 and the credit reports were 60.00 what happened to the rest of the money? They never had intentions of granting a mortgage just taking the 500.00. Stay away from quicken loans. I will be contacting the attorney general's office of ny and the bbb to make sure this company doesn't scam anyone else.
Mortgage refinance bait and switch
I responded to a Quicken ad, to get a "free" estimate of a refinance. Instead I got inundated with sales calls from various mortgage related vendors. Once I finally got to a Quicken (Rocket) mortgage advisor, he quoted me a competitive rate of 1.75%, which very late in the process turned out to be 3.5%, after I was committed to refinance my old Quicken mortgage with them. At no time was I treated like an existing customer.
The closing costs had numerous charges and over charges, such as no credit for existing Title Insurance.
My mortgage advisor was not helpful.
Real estate loan
Loan process and documents were repeatedly delayed, multiple request for the same documents and personnel same lack experience and knowledge. Once they get your $500 application fee their attentive support and help disappears. This process was a never ending rat hole with the request for more and more documentation and responses from different Quicken employees.

I have a mortgage with Quicken loans and wanted to refinance just to get a lower interest rate and to lower my monthly payment. I don't want to take any extra money out. I am never late on my payments, my income is good, my credit is excellent, and I fully qualified. We had an appointment to sign closing documents on Friday, May 22, 2020 at 11:00 am and they never showed up. When I called they made an appointment for 3:00 pm and again they never showed up. Today, May 27, 2020 we had another appointment set up for 10:00 am and again they never showed up. They don't even call to let us know that they are not coming. They just don't show up. We keep taking days off of work and they keep making us reschedule. Then they don't show up again.
Quicken and loans scam
Quick and loans refered to now as quicken and liars told me my loan was ok to go to settlment and then two days before we were to close they withdrew and had excuse that I had bought a jeep and therefore it lowerd my credit score. No sure why as I never missed a payment.They knew about my buying a jeep at the begining of the loan process. They took $500 dollars deposit from me and have not returned it. They have been liaring right from the beginning. I suggest noone ever get a loan from them ever. They are dishornest and a bunch of liars.
Pass the word as I am that they are a bunch of scammers and rip you off as well as wate your time thinking you are getting a loan to buy a house only to run away two days before closing with lame reasons made up.

I have heard about the low interest rates and I decided to reach out to Quicken Loans based on their 5 star rating!
Not sure who rated them but it must be their own employees.
I spoke with a banker and she gave me all false promises. I proceeded to ask for the charges and she said it was $2300 cost to refinance.
She, then asked me for my $500 deposit. I was happy with a 3.7 % since I currently have 4.4%.
Let me tell you what a scam this company is.
Not only was I robbed of my $500, but my closing cost was 15, 000 and my mortgage went back to a 30 year term. I looked at it. Then, I looked at it again and I was in complete disbelief.
I tried reaching out to the banker I had worked with via email and she never replied.
Someone else reached out to me from the company and was very rude.
I later received an email to rate him and I gave him 1/5 stars.
Let me tell you. This man had the nerves to call me back and ask me " why did I rate him so poorly"
My entire experience with them was a huge joke and not to mention I've lost $500.
Stay far away from them!

Quicken is trying to fleece illegally for a home owners policy that lapsed for a short time and they are trying to charge $569 for the less than two months that the homeowner policy was not active when that was in the past and it is three times as much as what the policy would have cost which is not even needed.
