Waypoint Homes Rental

Waypoint Homes and their clients are bigots that refuse to rent to a U.S. citizen with a foreign born wife who is in the process of obtaining a permanent resident visa. This process takes between 6-9 months and does not mean that the person is "illegal". As a 19 year Federal employee and former GS-14 of DHS, I can assure you that Waypoint does not understand that a visitor visa does not grant the person permission to receive a social security number or U.S. driver's license. It is possible to be in the country legally during processing for a resident visa. Despite myself, and our daughter being U.S. citizens, Waypoint and Rafael Rivera refuse to rent to us. They gladly took our application fee though.

My family and i have also been taken for a ride by waypoint homes so badly infact that i am gathering information from other victims to give to my attorney in order to file a class action lawsuit against them if it were up to me the ceo fred tuomi will have nothing left. Waypoint Homes Unethical behavior

If this site would allow ZERO stars I would be able to adequately rate Waypoint Homes. I moved out two months ago from my rental unit after complying with move out checklist I returned the home clean and in good order. I was instructed to leave my garage door opener on the kitchen counter of which I was charged for $40.00. After providing emailed photo's of my move out to include date stamped picture of garage door opener I have yet to receive my money back. The claim imposed on my security deposit also included a charge of $380.00 for insufficient notice (60 days required); I provided 50 day notice due to Military Change of Station Orders. Under Federal and Florida State Law I am only required 30 day notice. After notifying local office (Riverview, FL), national office (Arizona) and Waypoint Homes attorney I have to receive a status on my rebuttal to imposed claim. My rights a military service member are being violated and Waypoint Homes only official answer to my claim is that the partial security deposit provided has been mailed to me and that I should go thru my attorney for an official answer. My "attorney" Military Lawyer on base can only advise me and not represent me in a civil trial; has attempted to acquire a status for the past month with also the same answer "awaiting response from waypoint homes". I intend to submit a formal complaint to the U.S. Inspector General to block waypoint homes from working with Active Duty Service Members since their Federal Rights under SCRA will be at risk they deal with this company.

Waypoint Homes Worst company to rent from don't rent from this people

Im renting from them I leave in FL I moved in paying $1649 now my rent went up to $1899 this is terrible I'm forced to sign the lease or if not I have to move way before the least is up . I told them I can't afford to pay a pool fee my husband is a pool tech we will take care of it they said Nope is mandatory . If I don't renew my lease by sept 2016 I will be charge $2300 month to month . I swear to god I wish I had the money to go rent else where but I just don't have $$$$ for first month and last this people have no mercy on you what so ever I regret moving into this home please people if you are in need of renting don't rent from this thiefs.

Waypoint Homes Non-existent maintenance and threatened eviction for an invalid fee not included on the lease.

I've lived in a Waypoint house for two years and they are awful in every single way a landlord can be awful. Let's start at the beginning. They bought the house at auction and according to our neighbor it had been empty for six years. They have this policy when you move in, the "Tune Up" which basically means you move into the house and find all of the stuff that's broken for them. Okay so we do that, the hot water heater doesn't work, some electrical outlets that don't work, closet doors that don't open, there's a leak over the oven and on the back porch, the outside lights don't work, there's a dead tree in the front yard where there's a 15 foot, 10 inch diameter branch literally hanging from vines from the tree in the front yard. Not connected to the tree AT ALL...hanging vertically, plainly obvious for them to see. Plus a bunch of other stuff broken.

We submit all these issues. They come out eventually and fix the hot water heater and attempt to fix the roof (it still leaks). The other stuff they never fix. We contacted them repeatedly, especially about the tree branch because if it fell on someone it would maim or kill them. Sometimes they say we'll have a contractor contact you, sometimes they don't reply at all and they don't return phone calls. A contractor never contacts us. After a while we just gave up and lived with the problems.

So a year passes and it's time to renew our lease. Now believe me if it was at all possible to leave we would have, but we can't. So they send us the new rates. It's a 5% increase from the previous year which surprised me because their rates are already 25% above the market rate for our neighborhood. But whatever, so we get the new lease and it lists all these different fees so I call the lease lady, Judith Ordonez, at the local office and she tells me that those fees are not due, they are from our original lease and the monthly rent will be a TOTAL of $XXXX and pet rent is included in that amount and all the other fees don't apply. I exchange several emails with her about this to make sure what we will have to pay. I am assured by her in writing that the total monthly rent will be $XXXX. So we sign the lease.

Six weeks later we get a letter saying that we owe them additional pet rent every month. I call Judith Ordonez again and plus we exchange emails about this because the $XXXX amount is written on our lease as the total and pet rent is written as $0 and we were also told this by her in writing. And now they're saying we owe more. While on the phone Judith Ordonez tells me to tell Waypoint we no longer have pets... ummm, no I'm not going to lie and risk eviction. I asked her about 10 times on the phone and in email to have the manager Christy Holloway to contact me so we can get this sorted out. I called the office asking to speak to the manager several times and she was never available and never returned my calls. I wrote several emails to the manager Christy Holloway. I never got one response from her.

Okay now back to maintenance issues... 18 months after we moved in a huge branch fell off of the same dead tree that has had the giant branch hanging vertically from vines. The branch took up my entire front lawn, I couldn't even cut my grass. We call the maintenance number and they tell us they'll have a contractor come look at it... I've heard that before. I had to call their maintenance number for two months until they finally came out and cut the tree down. So 20 months after we first reported the tree, they finally dealt with it.

Now back to the lease... today we receive a threat to evict us if we don't pay the additional pet rent amount that's accrued. I'm calling a lawyer. It clearly says on my lease the pet rent is $0 and the total due is $XXXX. It's not my fault if they screwed up their own lease. I could go on and on but I'm tired of writing. Do not rent from them if you value your life. limb, property, money, and sanity.

We moved into our home and had the same issues with the rent increases, pet fees and property damage. I had a shower that was literally falling apart...like tiles falling off the wall while you bathed. It took them almost one full year to correct the bathroom. They just never liked the estimates the contractors were giving them to fix the problem so they kept ignoring the issue. They have been a nightmare to rent from. Once, we received a knock at the door at 9pm at night. It was a processor serving an eviction notice for being 3 days late on rent, but we weren't late and our rent had already cleared the bank as it is auto-paid. Turns out they had a glitch in their system and like a whole slew of us were served eviction notices. That's why rent goes up...any idea how much it costs to have a notice served? Multiply that a couple hundred times. Sheesh. Their system glitched again once at the beginning of our contract and while I had set up auto-pay to include the amount my "rep" had told me to put in, an amount that was supposed to include pet fees, it did not. So of course, we get a late fee for not paying the pet portion of our rent. Went to pay the pet portion online and can't do it because if you're late they lock you out of the system and only your rep can release. And good luck getting them on the phone! Awful landlords.

Do not ever rent from Waypoint Homes. They do not care about their renters. I have lived at my address for more than a year. They raised the rent $150 but did I so now way I'm not going to pay it, no I even signed a new lease. I called and asked if they could please install an air conditioner unit of some sorts in the house. The house is very hot and with the temperature outside in the triple digits it makes the house even hotter. I was told that the house is rented as is. My son has nose bleeds because the house is so hot. But do they care. NO. This is a bunch of BS. I have paid my rent every month. I have not been late not once. But they can not even provide an air conditioner for the house. I told them that I didn't even need anything grand just a simple swamp cooler. Good Luck if you rent from Waypoint homes, they are SLUM LANDLORDS.

Waypoint Homes Unprofessional

I found a home after searching for a home forever, they called me and wanted me to apply/pay for app fee's before seeing the house stating a house for this price will not last long. I decided to go ahead and apply for which i was approved. At first they wanted me to be available asap but i wasnt able to move until 10th of the month. I signed the lease, a week later they asked me if i could move in 15th and that tenants were being evicted. I was assured i would be able to move for sure on the 15th. I then recieved another request for this to be pushed to the 24th due to upgrades/maintance issues. By this time i had already arranged for moving, days off work etc. My fiance's co worker happen to live next door and stated no had even made an attempt to move. I confronted the realtor who was keeping in contact regarding this, she did not respond via email or text so i then called and she had stated she was waiting a reply from the boss then stated some "squatters" were in there.
When i first got approved i was notified the owner was wanting to raise the rent by 300, which i was already approved for the listed amount. these ### lied and lied to push me to back out so they could re-list for higher rent. Did i mention i pregnant, my current lease ends in 20 days and now im stuck looking for another house... I hope this company gets the karma they deserve and soon!

I was due to move in on the 9th. Aaron the realtor advised to meet him at the home with the security deposit and first months rent, and then I would do a walk through and be provided with the keys. Prior to move in I had to secure renters insurance as well and had all utilities transferred. The cable company was also due to come out the very same day. When I arrived at the home, I entered before Aaron arrived and found that the home had not passed inspection due to something with the water heater and the gas line. Once Aaron arrived he tried to advise me to still move despite a RED TAG from the city of mesquite that clearly stated that NOBODY was to occupy the premises because it had FAILED! Not only had it failed, the maintenance crew that they utilize failed as well. They made shabby repairs through out the home and left trash in the garage, and of course Aaron suggested that I just needed to pick that up and place it in the trash. He was VERY RUDE, and argumentative offering no apology initially. He continued to go back and forth with my parents who was concerned about the digging that had been performed on a gas line and the house not passing the inspection. To make a long story short, I had arrived ready to move. My entire home had been packed into a U-Haul, notice given at my other place, renters insurance in place, and at the end of it all I had absolutely no place to go! Aaron got on the phone and called his boss, that at the time offered no recourse. Aaron also stated to us that he would call him but he could almost promise me that nothing would be done, that even though the repairs were not up to par, it was up to par for the area that I was moving in to? He told me that they would get in contact with the city and give me a call in 3 days but in the meantime, I guess I was suppose to keep my home packed into a U-Haul and me and my children find somebody or somewhere to stay. It took me 2 weeks to hear from them. I actually took it upon myself to call his boss one weekend, and he offered was to give a discount on NEXT months rent if I moved in? They left me with no place to stay, storage fees, U-Haul fees, deposit fees, renters insurance for a home that I didn't occupy. I was out of money all for nothing because they dropped the ball and failed to inspect the house prior to my move in and make sure that the house passed inspection. VERY Rude and unprofessional. Never would accept responsibility for what they did. I will NEVER recommend them or use them. I have NEVER dealt with a company like this. BEWARE!

Waypoint Homes Overall lousy customer service, poor response, only responds when it benefits them...

The same weekend I moved into the house I am currently renting from Waypoint Homes, I had a major water leak in my bathroom. I called immediately and put in a maintenance work request. No one even acknowledged me until early the next week. The water ran into my closet; soaked several moving boxes. They finally got this issued resolved. I sent an email to my "property manager" asking if I could be compensated for my dry cleaning bill from clothing that got soaked because of leak. No one ever acknowledged my email. A few months later, I put in a work request to have florescent light in bedroom closet changed. I specifically asked if I would be charged; Again I got not response after being told by the maintenance phone person that someone would call me back on the charge issue.. Again no response from anyone. Almost two months later I get a bill, a major blow off when I asked about the "no response" to my issues and then was told that my rent would not be accepted until bill is paid. I am so disgusted with Waypoint homes; it is the absolute worst company that I have ever rented from and I hope anyone considering using this company thinks long and hard before moving forward. Waypoint Homes sucks... Unprofessional and could care less about its renters. Once you're in don't even think about getting assistance without a bunch of run-around and getting totally "HOSED"
in the end.

I have never written a review before. This is the worst experience I've ever had renting. I moved here because I left a bad relationship and moved out the house I was living in with my ex. I needed time to get myself prepared before I found my own home and thought this would be a good idea. I was WRONG!!! I pay my rent every month on time and UTILITY bill...

Waypoint Homes Slumlords

This has been the worst rental experience we have ever had. First, they made the approval process nearly impossible. After that was finally figured out, the home was not ready as promised at move-in. We let all of that go and decided to give them a chance. Mind you as you read this, that we are paying over $2000 per month in rent...
We put in a work order in june, for them to trim some large oak trees that are endangering the home. Branches are falling all over the yard, and there are giant branches hanging directly over the screened in pool. The first person they sent to look at the trees, said that it was too big of a job for him and that an arborist was needed. He stated that the trees were a danger because they were being killed by spanish moss and vines. He took some pictures, and we waited... Over 2 months! Over 2 months later, they sent another company to take pictures. (Not an arborist). They never returned, so a week or so later i contact the property manager. She says, oh they said nothing needs done. I said are you kidding me?! So i emailed her pictures. She then said she was mistaken and was looking at a different address. Huh? Anyway, the company finally came out, they had a work order to trim trees. They were here less than an hour, did not trim a single branch. Just drug away some branches that had fallen. We showed them what needed done as best we could, (They didnt speak english), but took more pictures. We told waypoint what happened. They said they would look into it. We then got an email today that the work order is closed! They really do not care about their residents. Not only are these trees a danger to us, our children, and the home, but the pool is unusable because it doesn't get any sun and stays at 75 degrees. (Way to cold for me!) plus it is always filled with debri from the trees.
We planned on living in this home for many years, but will not be renewing our lease due to the terrible service from waypoint homes. We are great tenants and pay our rent on time and take good care of the home. Their loss. All of the renovations/repairs that they do are done in the cheapest way possible. Very low quality. They have so many houses that they don't know (Or care) about the actual property that you are living in.

that's a shame. i thought i was the only tenant that thought the worse of waypoint, formerly colony american homes. they seem to not care about the tenant, they only care about getting Money from the tenant. at first i thought it was just my local office and the people in there, but now i see that it's widespread.

Waypoint Homes Scam artists/no regard for human life

I wish I read these reviews prior to renting from this JOKE of a company.
Points of emphasis that you should be aware of about this company: 1- ZERO communication in a timely manner, 2- Unethical business practices, 3- ZERO regard for the condition of the home, 4- If it doesn't add to their bank account then they don't want to hear it.

Zero communication from any of their "Property Managers" for a serious issue that needed to be addressed right away. Their after hours "emergency" line tool 30 minutes to speak to someone then he told us a property manager would be in touch Monday. Tried calling their office and was told that we are not allowed to talk to a property manager on the phone and she would put in a contact request.

Very good use of the Bait and Switch method to make us pay more rent. The rent posted and discussed was just a starting point. Not until we went to sign the lease were we informed that if we sign a 1 year it will be an additional 5% in rent and with a 2 year lease then the first year is the advertised rate and the second year is a 3% increase. When we asked the leasing agent why we were never notified of the "Company policy" (her words of company policy) she said "I must have forgotten".

The house we moved into was DISGUSTING (after we got confirmation from the leasing agent that it would be cleaned prior to move in), when we confronted the leasing agent about it she said "all they do is vacuum it". 5 hours of cleaning and 75 pictures later we asked the leasing agent what our security deposit goes to, her response was "most of those pictures were just cosmetic and we don't bother with cosmetic issues, it's just a rental so we don't worry about it". "JUST A RENTAL"!

Asked the leasing agent during the application process if the house had a rodent problem (a couple of traps were out), she quickly responded "not that we are aware of, ill look into it". We didn't hear about the matter again... until we moved in and 2 days later a pest control company contacted us saying Waypoint Homes is having them come to our house. CLEARLY Waypoint Homes knew there was a rodent problem and made sure to hide it from us until we had signed a lease and moved in!

And the worst part... There is mouse feces and urine in our stove and Waypoint Homes tells us "this is not as severe as it seems"! I'm cooking with mouse poop and pee and it's not an issue?!?!?! Hellooooo, mice carry many diseases, deadly diseases! And it is now at the end of day 3 and they still have not replaced it and will not tell us if they will or not.

In conclusion- I cannot wait for the market to settle out so that everybody in the future is not forced to deal with this company and they can go out of business. Or maybe they will get a massive lawsuit thrown at them for killing somebody by hiding important information and blatant disregard for human life!

Waypoint Homes Custom service & maintenance

Steer clear of this company. I have lived in my property 2 yrs. I've seen maintenance twice. They do not follow up. Property managers are useless...unless you are late paying of course. Meaning rent due on 5th I paid on the 7th already notices sent out about having to "vacate"! Really, how about you send your maintenance dept on the jobs that never completed. I'm moving. I can take my $1100 a month and pay a landlord who appreciates a tenant who takes care of their property. So mad I stayed with them this long. I hate to move so I was trying to tuff it out. Oh, and properties are nice...but don't by into that! You have been warned!

Waypoint Homes Lease complaint

My car was broken into, the thieves obtain my information via the materials they stolen. They had begun calling me asking for money. I refused so they began threatening my life as well as the lives of my children. I asked to get out of my lease. WayPoint refused to let me out of my lease without paying a 60 penalty of $2200. I have proof of calling HPD and several text msgs of the thieves threatening my life and this did not persuade them in any way whatsoever of getting out of my lease. I am more than fed up as this is not the first time I have had an issue with them not doing their job with getting something done with this home. Leaks, broken things. I'm so far from done. And BEYOND rude. Losing my check and blaming me. Even filing and eviction, knowing it was their fault. I had the canceled check with my bank.

Not only are they overpriced...Honestly, the bad reviews you have read here are entirely true! What I notice is, if you pay close attention some of the good reviews are from people who have just moved into to their homes and have had very limited experience with this company and their staff. Others good reviews are fake. This company is not personable. They lack professionalism and does not care for its residents, as myself. I have had only bad experiences and other residents have had the same obviously! In fact, the moving experience was great, THEN after I moved in loads of problems, problems that were in the house still and are still not fixed after a year. Also, I never received the amenities key to the neighborhood until a year later after moved in. It took me a month with no help from the company to get trash pick up ordered, even after requested. These are just some of few issuses, after we moved in the garage flooded and ruined a lot of our things and we were told to go to our renter's insurance, which is not a requirement in the lease so who was to say we had it, they didn't know and didn't care. I was late on my rent they filed a warrant, when I say late, when i say later I mean bit later than the 5th, not extreme late. They told us they didn't file warrants until the 15th (as I had informed them I would be late), and sure enough they did just that when I was late after the 5th. I have never had a warrant or an eviction prior. Also If you Put In A Work Order For Items To Be Fixed in their own that you borrow, As Other Residents Say...It Takes About A Month Or So For Them To Come Out for the issue. They May Also Charge You For it. This company is a waste of time, I cannot wait for my lease to end to move out. Beware of the warnings and take heed it is well worth it. The property manager and people that work for this company have no numbers for you to reach them, if they answer emails you will be lucky. They also do not return calls... The make it extremely hard for you to reach them, and citing when you call customer service that; they cannot or don't have numbers to give out but they can take a message. Before you choose a company always do your research, unlike I did and always call theirs (or any companies) customer service department and believe what you read...Some reviews that are good are from company employees themselves trying to trick the system. Don't be fooled, I will be filing with BBB. Just watch when they reply they tell you to email customer service, seriously...wow...I worked for fortune 500 companies and all major basic contact information was listed on their websites with information on how to reach them. ..I mean this is not a government company so why do they just have and 800 number...be careful. ..I hope this helped others to choose smart!

Waypoint Homes Security deposit

We entered a lease with them in Aug 2013. We gave the 60 day notification in May before our exit in Aug. We offered them the OPPORTUNITY to list and show the house to get renters in this early time frame. They were able to get new renters July 14th. The problem is still getting our pet deposit and security deposit. We paid early every month never late. They wanted to call this early termination but it was NOT and keep our deposit. We paid full rent for July so them moving someone in July is NOT early termination. Went to the lawyer and in our contract they had a begin date for our lease but NOT an end date - Which he said was a month to month lease so no grounds for early termination. Waypoint was great to include the Florida State Statutes in the lease to bad they are unwilling to go by them. They had 30 days to SEND notice of any claim against security deposit. (That means they can send it out on the 30th day it's not that you the renter has to receive it in 30 days. Because the ignorant staff did not send any notice (lied and said they did but unable to produce the paper work) it does not matter what they want to deduct- they lost their claim which was 30.00 for having the lawn mowed the week their new people moved in. My mother passed away that week and I was in Ohio. Keep in mind their marketing: Reinventing Renting. This is false they are no better then any other property company that does not play by the state rules. Now, Lawyer is in contact with their lawyer and if his demand letter to pay us back does not result in immediate resolve of this issue Florida State Statutes provide that they will have to pay my lawyer fees if I win. I will win because I never did not pay rent or the last months rent. My husband said we would get screwed and we shouldn't pay but in order for the Florida Statutes to protect me my lawyer said yes we needed to pay. We paid the full month rent even though the manager had said she was going to pro rate it since she knew she had a renter when I went on the navigator to pay she had me locked out for 5 days so I was unable to pay til the 5th of the month the official late day. Of course there was no pro ration for the month but the full rent. Now they owe me the last half of the month pet deposit and security deposit. We did not hang on item in the house and had a reputation from the maintenance people that our house was pristine/clean. My best advise is to document everything you do who you talk to and be sure to read the state statutes on the procedure of your tenant rights and what to do when you want to leave after your terms are up. It's not going to be easy to get your money back. If you do not play by the rules it isin the contract they can go after you for more money. We paid for a bond which was insurance for them that we would pay for any damages or if we skipped out. They can actually double dip on any damages and then the bond company can come after you. After speaking to my lawyer you really do not need to pay for a bond. We did because we were moving across states (1800 miles) and had to have a place NOW. I went in with grat feelings about Waypoint but very sad at how things turned out. We are the type of people Landlords want to rent to and we got treated like prey by Waypoint. If you have other options go elsewhere. Do not be fooled by their slogan "reinventing renting" The end.

I just moved from a waypoint home and more than likely receive the same scenario. However, I video taped my last walk through of the home and showed all previous damages. In addition I have code enforcement report's dated from the initial move in of prpoetry and some items hhasn't been repaired yet now going on 3 yrs. So should I go ahead and file my claim with courts? Code enforcement also offered me a right to sue but I have yet to take action.

Currently fighting this company for security deposit refund. Live in Calif and they are abusing the California tenant laws. charging for items shown on move in list as broken or missing. Per Calif law they need to provide refund along with receipts for any deducts to the deposit within 21 days. Still waiting for deposit refund and receipts. All they have sent on time is the listing of what they are deducting. Calif law also states deducts must be a fair amount. One item they charged for was a ceiling fan PULL CHAIN for $20.00. Really outrageous. If you live in Calif DO NOT RENT FROM THESE PEOPLE. I will be taking them to small claims court for my deposit refund if not received this week It was $2500.00.

Please, please, please – be extremely weary of this company. They are notorious for screwing tenants over. They talk a big game prior to you signing the lease. Then, when they have you locked in, they bring down the clad iron fist.
There are several issues i would love to point out on this website, but for the sake of time, the big incident occurred when i moved out. I had a $2, 000 security deposit placed prior to moving in. I professionally cleaned the entire house – the place was spotless. As you can see on the attached document to this complaint, i provided a copy of what the leasing agent wrote on the inspection paper long after i’d moved out. She stated “house left in pretty good shape. ” i’d say that is speaking on behalf of the fact that i had the house professionally cleaned. So when it came time to have my security deposit refunded, they claimed that i had $400 deducted from my security deposit to repair interior walls and damage and then an additional $500 cleaning fee. It’s absurd. I’m still fighting with the company. They didn’t reply to the department of consumer affairs complaint i submitted, nor did they reply to the better business bureau complaint i submitted.
They are being bought by a new real estate company (Starwood capital group: http: / / www. Bloomberg.com / news / [protected] / starwood - property - said - to - plan - to - buy - waypoint - management. Html) so they really could care less about disgruntled consumers.
You make up your own mind on this company, but when you get screwed over, too, don’t say we didn’t warn you!

Waypoint Homes Claims of rent not paid

Each month for the past six months I receive a 3 day pay or quit notice. Always for rent that has been paid on or before due day. Also for odd dollar amounts for unknown (also unexplained) charges. My calls go unanswered, the notices continue. I receive section 8 housing, I must report to housing all notices received. They become part of my perm. File. I have been harassed by this company since the day they received my holding deposit . I applied(submitted) application for lease of one of their properties on feb 22, 2013 I was not able to move in until May 5, 2013. Costing me 2months of storage rental. The delay was due to the incompetent staff. I have bug infestation which was seen by their "inspector. My garage floods ea time it rains, even lightly rains the are also aware of this.

Waypoint Homes Terrible company

Rented a house in Temecula, Ca and lived there for almost 9 months. Around the 7th month our hot water started to not be too hot. We figured out that our pilot light on the water heater was not staying on. After re lighting it and then for 2 weeks straight having to light it everyday, we reported it to Waypoint Homes. We also noticed out heater was not in service and reported that also via email.

They emailed back and said to file a service request on their resident portal. I filled it out and never received a reply. We decided to move out cause we could not contact them and sent a notice to immediately vacate pursuant to CA Civil Code 1942.

After moving out and getting no reply, 2 months later now collections is calling me saying I owe over $3000 in rent. Ridiculous.

Waypoint Homes Reinventing the scam as slumlords

Formerly renting a house in decent neighbor to be close to mine and my son's school, I became tired of the rats, termites & biggest rat of all, the landlord. Thinking I was making a positive change, I fell for Waypoint's "reinventing renting scam." Now I pay twice as much; currently I am awaiting the completion of the roof which was faulty, the ceilings are a mess, there are bugs all over inside the house everyday (dead & so I am deemed responsible by Waypoint). I do not know how many people crawl around on their hands & knees inspecting a premises before renting; I was just doing to clean up more dead bugs, when I found the half inch open gape running the full length under a window; again I was threatened this time that I would be charged if anyone came out to look at it ...let alone fix it...so much for air or heat! Not to mention a leaking shower for two weeks, I cannot imagine what that will look like on my next water bill. This is most expensive dump I have ever lived in and Waypoint Homes are the ultimate scam artists, don't let them take advantage of you! They tell me it is all my fault and they are right...I got into this relationship and I will get out of it(:

Waypoint is a bunch of thieves that take advantage of average working Americans. We paid our rent and after we had submitted the payment noticed that we had entered two wrong numbers on the account the money was to be taken out o. We cancelled the payment immediately within an hour after submitting the first payment, then immediately corrected the mistake and submitted another payment with the correct account number. Later on we were informed we were being charged as if the bank had returned the payment $35 dollars plus another $90 dollars (for unknown reasons) and they returned the payment that was made with the correct account number even though the bank account DID have available funds. They are a bunch of thieves and paying the rent with them is LITERALLY A NIGHTMARE! And they won't even let us pay online anymore.
