Bed bugs, roof leaks, They Dont want to fix air, dont want to fix nothing, roof fell in they told the people to hold on somebody has to take actions because nobody wants to live like that yall are not caring for others what if it was yall family and yall are sitting in the living room and your getting ate by bedbugs or the roof fall in and they running out of rooms because they have to keep transferring people this is crazy somepeople are already barley making it and yall are makinh it hard on those people because yall are being to lazy to fix stuff yall make alot of money i know cause its alot of people that stay there . This is not right and if no one will take action i will keep going above everybody head untill all of this is resolved
resident of north rancho location - no repair service at all
Was promised TV would be removed last week but am told by Assistant Manager that she did not approve so I would have to move. My sister of whom I am her caregiver is extremely ill with Congestive Heart Failure. Moving is not an option! She is extremely rude! Also, I have been calling in work orders on a daily basis for over a week on a broken kitchen faucet without any response at all. Every time I ask, they say they have no work order when it has been called in daily. When I first moved in, the service was great but now it is the worst I have ever seen.

After living there since June 7th we were locked out without notice all because my roommate Sabrina Burnett had taken her name off of the room. You locked me away from my shoes my glasses my wallet my credit cards I safe my art my clothes my purses 20 designer purses my laptop my tablet my groceries my towels and then I was told that I could come back later and get them how can you do any of that without shoes and money. But I do have is a damn good lawyer I think you could have his name is Aaron Herbert everybody should know him he never loses. After a person has been at your hotel for 30 days that makes them a tenant not a guest not have to even be registered because it's the persons that are there that has to be evicted that means a formal eviction process I hear that my stuff was thrown away after I was told by the guard and the amount manager Perry that my stuff would be safe that's thousands and thousands of dollars someone needs to get something right I'm next door at the storage buildings if someone wants to take care of the problem. And how can you charge me $50 extra for unregistered guest when half of the people that live there are and I have proof of that

You all need to get way better internet or upgrade it so everyone can get online to do school work or there work from home will be better.yall have the worst internet ever..it runs at 2.20mbps it needs to be at least 20mbps for all of your locations please and thank you .also fix the showers and the lighting, and put better mattresses because people might like more.i know that it will effectively bring up the rent but it be better To keep the rent where is now

Me and my girlfriend have been with the Budget Suites Of America going on almost a year. We have never witnessed so many changes and so many broken promises from a business like this one. We stay at the one off of 35 and Empire Central in Dallas and the staff here is very rude and they switch managers like you change clothes. The only manager we speak to is Mark, but if he is not there, then his word means nothing to the rest of the staff.Up until 8/10/2018 My job has changed so my pay period has changed, So the Tuesday that my rent is usually due, I have to pay the following Friday plus late fees. When discussing this with Mark, i had no problem with that and he understood. The problem is the when he is gone we get screwed. Another Manager there, a Female tells us one week that we have to pay an extra day, plus late fees. She doesn't honor what Mark says, and i even tell her my girlfriend talked to him and Mark wrote the notes down. She claims that she cant find any notes, she doesn't look for them and on top of that, things have changed because Mark isn't there, she is. I went ahead and paid the extra day which is crazy plus the late fees. Then after awhile, I go to pay today after my girlfriend has spoken to Mark and they don't honor what he says again and not only do i have to pay an extra day, I have to pay late fees, plus she says that starting today, rent goes up $10. So I had to pay the extra day, late fees, and the extra $10 on top of all of that. I was staying here because of a financial hardship in my life and i feel like we are getting screwed. Mark is never there to honor what he said and its always a different person in charge or on duty when we come to pay. I am not a difficult person, I understand that late fees due apply, but these unexplained price changes and new rules about an extra day is very disturbing because we are paying rent for a two bedroom rather than a one. I would like a refund or some kind of compensation for this extra money that pops up when Mark isn't there and the "New" Manager comes up with. Please help me with this matter as soon as you can
water damage and floor damage
I've lived at the Ine in Colony from 3/2017-11/12/2017. It was very difficult for me to have the. Fix things. I asked them to fix the burner in the stove. After the maintenance man fixed it from my work order the burner still didn't work.
Before I left they tried to tell me I didn't have to clean up or vaccume because their cleaning lady would. Throw out my stay they were rude with no costumer service. There's a sign stays we love our customers /tentants.
But I felt like I was treated like a crack head with no intelligence.
Another bad luck happened to my family and I we move here in Lewisville Budget Suites. Same thing bad attitudes. Do y'all train to have attitudes with the guests. I pay high rent here. Y'all charge for everything. I pay a portion everyone's pay check and I get treated like I'm an idiot along with my child that is a college student.
Today 8/4/2018 around 4:00 my daughter called the front office to explain an emergency of water damage. She was talked to like a total idiot by one of your staff members. Since nothing was done the ceiling, floor, walls, door and other damages happened in our suite. Now I'm worried about mold. I pay too much to be talked to like I live in a slum dog neighborhood and we don't. I understand the maintenance men were off duty but this was an emergency a true safety issue.
Ben we've known him since the Colony Budgets. He was suppose to go on a date with his wife. I felt bad but at the same time it was an emergency. He's awesome he always go out his way to help from the Colony to Lewisville. He loves what he do and do his job with pride. Thank you Ben the maintenance man.

I rented a room for a week but before I did I went to inspect the room and the floor was soaking wet the carpet was I was told that they just shampooed the carpet their condition was off was so very hot so I got in and out sign the papers but I went to move my stuff into the room I noticed that the floor was pretty dirty the mattress was pathetic look like blood and some type of stains I don't know what they are so I asked for some help with getting me another bed and them clean the carpet and floor the floor they told me okay so they gave me a new mattress you box springs came and clean the floor so I hope I don't have any other problems this was back June the 26th 2018

The beds and balch springs at the location in Dallas on Empire Central are in poor condition and should of been replaced months ago or year. Some have holes in them ripped torn stains including blood and feces stains. I have a friend that works there and she has given me almost a hundred pictures. This is very bad. She. Allowed me to go into one room that was supposedly cleaned and had bed bugs crawling the walls and floor was dirty with what looked like gum in about 20 places under the sofa and around tv area.
My brother and his kids live there s and he has told me this and more. There are BBQ grills on 2nd and 3rd floors and hoodlums hanging around parking lots maintenance man have an affair with prostitutes here and so call security involved in everything from dealing drugs to who knows what. We stayed one week the next week we did not have the funds so Within the second day one of the workers told us to give the supervisor a call between 8 a.m. to 3 p.m. so we did and she said for us to pick up the stuff the next day that was Monday and as soon as Monday comes My husband went over there and they said all our belongings were in the trash can I had a really important documents all I want is my documents back and my husband was the one that signed the paperwork he speaks no English whatsoever and they had no translator they did not explain his rights or they did not explain the policy so what can we do in the situation

I stayed at Budget Suites the last week of April 2018. was told if I left the room the way I found it clean that I would get my deposit back with no problems 6 weeks max. we are now in the middle of July we have been calling the office spoke to Justin, Anna Marie and Andrea and they seem to not have any information they seem not to have the corporate office number so you can deal with corporate because they told me that the checks come from the corporate office. when I asked for the number to corporate office they gave me a number to the complaint line. [protected] ext 4200. I have been patient and they keep giving me the runaround so now I have to get others involved. Can anyone point me in the right direction for help. Right now I'm complaining to those 3 places I mentioned above to get started.
rent raises but they pool still out of order and amenities are taken away
I'm extremely upset with how dirty the Las Colinas/Irving, TX property keeps raising rent but i signed a contract stating that when my family and I moved in 4 YEARS AGO, that we would have cable, internet, pool, etc. Yet the property is piling with trash every day especially in the back side of the apartments. Cops are always coming through every day because of the people hauling drugs, that your management is allowing in. My kids can't even enjoy the pool due to it being drained and whatever else excuse they use for it not to be up and running, and has been for months. We were told 3 months ago that the pool was gonna be ready by memorial day, then it was the end of July, then it changed to the end of June, and yet its still unfinished. Yet someone is throwing money around for new snacks in the vending machine, pressure washing things that didnt need it, and still has a lot of washers and dryers that continue to be out of order. And all these people moving in with dogs aren't picking up after them, and my kids can't even play in the grass due to piles of dog crap everywhere. I want something to change ASAP. I will not continue to pay for things I'm not receiving and legally y'all are breaching the contract i and management signed. If things continue i will be happily contacting a lawyer. This will no longer be tolerated. I need results fast, I'll happily pay for what i get nothing more.

It's going on almost two months since I haven't received my deposit check from Budget.I have been calling the Budget where I was staying at (They keep giving the run around saying something everytime I talk to them)I called the regional manager and still haven't gotten a call back or her to answer the phone..Im trying to have patient and be respectable but I work hard for my $150 I paid to Budget when it needed to be paid, I'm trying to figure out what's taking so long about me receiving my darn money..A lady told me that everyday that I haven't received my money from Budget that they have to pay me for that too..Like do I need to contact me a lawyer or something because this situation that I'm currently dealing with just don't make no sense..I want whats owed to me ASAP!I hope somebody that actually knows what they talking about get in contact with me ASAP!STOP GIVING ME A RUN AROUND ABOUT MY MONEY!I didn't cause any problems when I was there, I paid my rent on time, kept my place clean and etc like what is the problem..

Since changing to a Wi-Fi system at the colony location, I have had terrible internet. I also realized this Wi-Fi connection is NOT secure. I had my bank account hacked and over $2000 was stolen from me and I firmly believe it is the Wi-Fi at this budget suites. I had another incident that came up shortly before my account was hacked that involved someone trying to access my bank account. None of this started until I had to start using this Wi-Fi at this budget suites. Oh...please note the internet has been down most of today and I am having to do this from my phone using MY DATA because the internet is down. I have complained at the office several times and requested good phone numbers to contact the corporate office myself. I also emailed and have gotten no responses.
don't want to return my security deposit
I recently moved out of the Budget Inn Suites in San Antonio as 7880 Fredericksburg road I was in the apartment 1080 I've lived in this complex two or three times before and haven't had an issue but it seems like when I moved out May 18th a female employee called my room and asked me was I going to stay aware they going to leave the room I have to give them 2 days notice so I can get my receipt curity deposit return to me but they are saying that I am not do back my security deposit because I didn't give proper notice mind you I spoke with the with the employee from their office that called my room on the room phone not my cell phone today is June 19th and I have not received my deposit back they're telling me they have to look into my files and find out why I have not gotten my security deposit back there's a whole month where I am do my security deposit back and they're playing stupid I would like to get my security deposit back I have cleaned up the room way better than they ever could and I'm do my security deposit and I want my security deposit. Upon living in this facility their security guards was harassing my 16 year old daughter and I had to put them in in his place so in retaliation he did a fake write up I brought that to Management's attention and they blew it off.

Bad background checks, manager James has allowed in people with active felony warrants allows drug dealer in 2090 whi is not even a registered tenant on the lease verbally assulted me, made a threat to kill me, and slash my tires, he is not on the room packet James went and spoke to him on Atleast 2 occasions, Cvel from Budget Suites Courtesy Patrol spoke with a girl presumably on meth why she was knocking and she said she was waiting for her [censored], this guy who was arrested on Friday night on your property who is not registered on the room and is the only person ive personally seen on the property that lives in that room ive witnessed 3 drug transactions and my girlfriend as well, you allow this because you chose to do anything the first 3 weeks he has been dealing drugs in the parking lot and random drug addicts approaching me in the parking lot after they've knocked on the door and no one was home, in Nevada a landloards responsibility or Property management is responsible for keeping a safe environment for tenants to live. This is unacceptable especially when it seems like in the past youve kicked out white tenants for failing to register on the room if you need further information, it was reported Saturday morning in person to Mark which is waiting for James, who has know about this room and the actuvty there since the 3rd day he moved in, I'm sick of budget suites management not doing background checks when on the sign on the building it says are background checks are Safer, thats [censored] when you don't protect your residence, I can provide you any further details but usually is pushed under the table by management this is disgraceful and pitiful you would allow a non tenant to deal drugs on your property and he was given a ticket for threatening me and went to jail for having drugs on him I have a metro report and the person they arresteds name Willie Sexton not registered to G2090 dealing drugs on the property you are responsible for, metro said its your responsibility to know who is on your property and they need security this property is getting worse

Male security use their position to harass female tenants. When I brought this issue up with mgmt (Kenny), he insinuated that I may have been mistaken for the prostitutes that roam nearby. After I advised that I in no way could have appeared that way, he said it's necessary for security to be "aggressive" because ppl disguise themselves as residents. He did eventually apologized for the security guard's approach but him continually defending him and the prostitution reference left me disgusted.

The new managmeent at the Las Colinas location is not only unprofessional, but arrogant, condescending, inept, and discourteous.
My initial issues arose with this new team, when I called to inquire about an incident outside my room. Robert, the manager, was rude, uninformed and terse with me for no apparent reason.
I have put in the same work order every two weeks for the last 3 months, and somehow the work orders keep disappearing, but they never fail to request rent or come to the room if I am late paying - which I always pay - no questions asked.
I called a few weeks ago and spoke to Theron, the other manager, and he said he was unaware why repairs were undone, and informed me that the work orders could not be located. I came in a week later and spoke to Robert, who AGAIN wrote down all the issues in my unit.
Two weeks later, I missed the office by 10 minutes on rent day (yesterday) and they were at my room at 9am knocking for the rent, which I paid this morning as stated n the message I left last night.
Again, nobody had information related to the repairs and I was instructed they would all be complete by 10pm today, 6/8/18. So, I went to work.
At work, my daughter called me and informed me that a notice to vacate was posted on my door, because they did not have access to the unit, although there were 2 people inside at the time.
I called and left a message for Theron, who called back and told me that, "Nowhere on the paper did it say 'Notice to Vacate'", and this was a simple request to obtain a key for the unit. Well I have a copy of the document and the header clearly says, "Notice to Vacate". He accused me of making accusations instead of asking questions, which is exactly what I called with - a question. He then rudely hung up in my face.
All of this, and they went and changed the locks on the door - so the only reason I can find for leaving the note is intimidation - which is asinine.
The new management at this location acts as if somehow, the guests are inferior and do not deserve even a modicum of respect and basic human courtesy.
I am outraged and will be moving ASAP!

Yes I stayed at budget suits in Lewisville Texas three different times once in 2013, 2015, and 2016 I cleaned the room from top to bottom left the room better than it was when I got there every time. I asked the last time I stayed there about my deposit. I was told it would be mailed to me in two weeks. I didn't receive one so I called. I was told to call the corporate office and talk to a Patricia. I did she said she would mail it to me. I never received one, so I called back she said she mailed it and was cashed. I said by who? She said she would look into it and get back to me. I went to jail after getting out and talking with her she said did I say that I said this is Patricia right she said yes. Then yes you did.I have been getting false promises and she told me one time I would be receiving a call from one or two guys I dont remember the names of them. The second time she said I will receive a call from a lady named Amy from the main office in Las Vegas Nevada. I never did I try calling her sometimes every day and don't get an answer. I would like it and appreciate it very much if this is looked into all the times I stayed and never got my deposit back. I would like to get them back. I know I left it in better shape when I left then when I got there. Please get back to me.and let me know how I can get this taken care of. Please and thank you very much I appreciate it. This is not right to keep your money when u should be getting it back when nothing was messed up and it was better when I left there is no reason I shouldn't get my deposit back on Everytime I checked in there. I've been in the Budget Suites in Dallas near Love Field for several weeks now. Staff is resistant to assist with issues. I've lost internet / cable 3 times in the past 2 days and the office staffs response was "everyone else's is fine." Upon further complaints they agreed to put in a work order. Budget Suites website states "our famous budget prices include: high speed internet and cable" meaning I am paying a price for something I'm not getting which is absolute terrible service and poor business on your part.
poor maintenance and cleaning
I have been living at budget suites of America since end of February with 4 children. My 2 youngest are 3 and 4yrs old they have asthma, I have copd and congestive heart failure, I have been trying for 2 months yo get our walls clean myself they were tan and orange upon moving in, bathtub was a dingy orange color with soap [censored] everywhere, our ac barely cools out bedroom, air filters are full and dirty, possible mold inside, gab in the door letting out our cool air and hot air in and bugs, rude, disrespectful courtesy security, got involved in a verbal argument with my fiance, pulled me aside kept stating "I know he is high on ice, crystal meth, and then said it to my fiance face escalating the situation. Maintenance hasn't done any work in our apt that we have called in orders for, this is unacceptable, if I don't hear from corporate I will contact the owner myself
