Im a single mom of 3 girls. I rented a 2 bedroom for us and planned on living here at least for a few months. Last night 12/03/2018 all our alarms started blaring at about 1030 p.m. my girls have school and were sleeping. When i called the front desk the lady said we know and hung up. Didnt give me an explanation or a reason. At 10:45 p.m. our apartment started flooding...I had to use OUR towels, OUR blankets, and some of our clothes soaking up water. I was trying to keep the water off the carpet. It ended up soaking ALL floors, everything in the closet that was in baskets got soaked all our clean clothes now need to be rewashed. We all 4 have been sick with colds and walking around all night with cold wet feet has just made it worse. I made a comment about maybe switching rooms or even keeping this one for a free week. I had asked about maybe staying a week rent free or even a few days rent free. I want to live here for months AT LEAST I have videos of what took place and how bad it really was and management was nowhere around. I have tons of stuff, furniture and beds etc. that i moved in some things are ruined from the water but i will now have to move it ALL again and we are just getting settled. I have a complaint on Shonda & Adriana. While staying there, there was an issue with my son- who did not live there. Shonda stated my son stole her brothers car. Not only was she discussing it in front of other people they made false accusation to my son. There were people on the office that heard the information / accusation when she toid me and my husband. The accusation was false because the police never came to where i was nor where my son was. This was a defamation of character and we decided to move becuase Shonda kept causing issues and making false statments. We do not appreciate this at all. In order to make people happy, please teach these 2 customer service and confidentially.
On a good note, Joyce and Theron were two of the best to deal with. They are very professional.

ignoring complaint of upstairs guess
The tenant upstairs has a child that is constantly running as if a track meeting is being held. Today is 11/03/2018. Here is the stats of the weather:

I call about this tenant at least every 2 weeks if not twice a week. After I call the front office and inform them of the issue, the noise gets louder. I work Monday - Friday so submitting a transfer to another room probably will not work because they will not hold a room for me to relocate but instead put someone in that has the payment. I am not sure if the guest knows someone in the front office. My guess is that they are getting some form of guaranteed check that pays their rent. I took off on a Wednesday in order to catch up on my online classes and it was none stop running.
Under the "General Conditions" section of the "Property Rules and Regulation", the first rules states: If a resident and/or a resident's visitor's make excessive noise, in Budget Suites of America's sole opinion, Budget Suites of America has the right to immediately terminate the resident's right to occupy an apartment. I am now trying to calculate how many complaints must be submitted and does that go for the tenant above me. I have been working contracts for the past 5 years going back and forth between LA and TX. My stay is usually at the Studio 6. They had no rooms available when I got the call for the job. I only need 4 more months in order to submit an application for an apartment due to lack of a consistent rental history. No complaints about the room; Maintenances guy is an A++ (and that is probably an understatement). The fact that they are letting the guest get away with this is a bad look for the company.

Ive been trying for 6 months to get money yall owed me and i want to know why i have not got it yet . ive continuously contacted the budget suit in arlington and get no resaults . they never call back and they say theres nothing they can do but contact yall and thats as far as it goes, im frustrated because this should have been resolved . i always paid and was never a problem, i dont know why this organization is doing this to me but i need answers from somebody .

i have been staying with budget suites since 2016 and of all the time that i have been here i have see rats and mice running around during the day and they are mos active at night... but apparently on the day of the 16 of oct one of them chewed through my wirs in my car and after finding out that it was not covered by my warranty i ask if budget suites could help in any way... being that it is going to cost me $680 to get it fix, she told me that all she can do is give me two days to extra to pay rent and mind you we have to pay rent every week...im already working two jobs and i can barley afford a $496 car note $266 in rent and $210 for car insurance.. and what makes the matter worse is it happen on their property.. and they show no sings of car at all... this is the worst place to stay!

I currently reside here and have been complaining about my unit. I have been complaining about my air conditioner for months and how I have headaches and my allergies act up when u come home. So my fiance took it apart only to find mold everywhere that made me sick to my stomach. I requested to have management come to my room so Eric showed up and took my report. He explained how he was only filling in but do everything he can to fix my problem. They put another unit in just until a new one could be ordered. I talked to the manager Ethan who is the manager on duty and he gave me extreme attitude from the moment I walked in to the office as if this was my problem. He wasn't going to order a new air conditioner. I then informed him how I didn't like the attitude and elevation of his voice towards me. I asked for his boss but am still having trouble contacting someone. I have left several voicemails with no response.
Now this...I come home from work to see that my ceiling has a large crack in it. Mind you I have been telling maintenance about the water damage in the wall with nothing being done. So now as soon as I get off the phone with the office the entire ceiling has caved in. I am still getting backlash. The management have not spoken to me yet about it and I'm completely displaced. They put me in another unit and told me I would be charged extra because it's a deluxe unit but the only one there had available. I had to argue that this wasn't my fault and I wasn't going to spend extra money for something that wasn't my fault. I have no idea of how long this process will take or how long I'll be transitioned but they are still charging me my full rent. I am completely disgusted and need someone to take care of this. First it was a rat issue, then it was cracks in the ceiling, my phone doesn't work, bathroom had mold growing in the tub, water flood from upstairs water leak and now my room ceiling caving in. I'm tired if this. I would appreciate it if someone will contact me to resolve this issue.

After staying here for 8 consecutive weeks we received a notice in the middle of the night at the door of complaints of our dogs being too loud. There is a person on the 3rd floor that yells at us every time we walk the dogs every time. So, we presume it was him who may have complained. We have also had residents intentionally bang on our door in order to MAKE the dogs bark. The notice was made in the middle of the night by the security person. There seems to be no way to talk the person who documented the complaint for more detailed information. Almost every day we see police in the complex for various issues. I have observed drug deals and prostitutes operating when I walk the dogs at night. I can see that the management is trying to address these problems. They just were not courteous when I asked about the dog noise complaint. They said that they had had other complaints but after 8 weeks, this is the first we hear of it. There are many other dogs in the complex and the surrounding community that of course bark also. When my wife talked to the staff about a week or 2 ago, about how the dogs did when we were not in and the bug people came in, the office person said that there was not problem at that time with the dogs. So, if the dogs are NOT welcome, I suggest you change your policy and don't advertise that they are welcome.

I paid 2 deposits to stay at budget suites of america 1 for pet deposit of $350 1 for room deposit of $100
The front desk lady told me that i will get my deposits back in 4 to 6 weeks after i left and i have not gotten them back i called them they told me they sent the check out on the 17th of september and that i would get it the following friday they lied i didnt get it. I called them back and the lady told me to call the cooperate office and i did that lady told me that it was mailed out on the 14th of september and that it would take 1 month from the day of the 14th of september to get to meand she told me that if it was not in my mail box by the 14th of march to call her back and they would put a stop check on it and write me another check and it would take another 4 to 6 to 8 weeks for me to get it.. Im not a dumb ... I know they are trying to burn me so if i dont get my refunds back to me in 5 days i am putting a law suite on them for abusing a 53 year old disabled widow that they put me on the 3rd floor to begin with and would not change my room to the bottom I want my refunds..

I currently reside at the Hwy 360 location in Arlington, Tx and have an issue with management. I have been complaining about my air conditioner not getting cold for over a few months. Since no one came to look at it my fiance decided to look at itb because he thought maybe it just needed cleaning. As he began taking it apart there was so much mildew and [censored] inside this thing that it literally made me sick to my stomach to see. I called the office immediately and requested management to come look at it. Once he (Sean) arrived he let me know he was the fill in supervisor due to the main supervisor being out of town because he missed his flight home. After he looked at the air conditioner not only was he disgusted as we were, he called for maintenance to come replace it. Maintenance let him know there were no new ones available so Sean told him up replace it with one from another room just until he could order a brand new one to replace it. The next morning maintenance changed the unit but it was not cooling my apartment. I went to the office to talk to management and got the regular manager Ethan. This man was every bit of rude that I have ever encountered. He rolled his eyes and rudely spoke to me while I was talking to him. He raised his voice at me and had no care about my situation. I finally got tired of him and his attitude till I asked for his supervisors contact information. Upon my arrival back to my apartment maintenance was there to look at my unit and found her forgot to open the valve. He informed me that he even had an issue with Ethan as well as the other staff and he quit but was begged to return by the other staff. A few minutes later security shows up at my door requesting me to drop the issue and not contact management. I finally after ten minutes of listening to his begging I finally asked him to leave because I'm adement about my not dropping the case. I have called the number all week and left voicemails with no response which is why I am writing to you. I am at my wit's end with management and his not caring about my issue. I have been living with issue for two years and now understand why I've been having headaches and coughing when I was home. I need something done about this because at this moment I'm truly an unhappy tenant.

Been waiting for refund from Budget Suites Loop 12 we moved out Aug 3 it is Sept 27 and nothing has been done they keep saying Corp sent it off but haven't received it how long must I wait to get my money back this is getting out of hand I will consult a attorney to see what I need to do to get my money back. I have been stay here for almost a month now two weeks ago I called because the roof is leaking in my room. Two days ago it rained very bad and it's leaking a lot more and over a electrical plug. I've called several times for someone to come check it but noone has came. I've asked to speak with the manager and very time the front desk say he's out and will be back in an hour. I pay too much money to not have this fixed or me being accommodated. This is very unfair!

Ok I have been renting here for awhile now, a ladie upstairs from me repetitively flooded her apt out, I've had water hit my freshly waxed car ($20) 3 times now. The water damage got so bad that water was dripping from my smoke detector in my bedroom, and from the edges of the sprinkler head in the restroom, i call the office they say someone called in saying they were mopping the floor, well after about an hour and a half security finally shows and they see the water damage going on in my room and they go upstairs to confront this lady for flooding her apartment out completely again, I sat and waited and waited and waited for somebody to come and unplug the firehazard smoke detector that's dripping water consistently, about 2, to 3 hours later I deside to go to the corner store because the beeping is driving me crazy, well on my way back I noticed my chair was moved, so I walk closer to my door come to find out it's wide OPEN with maintinece and security inside my room WITHOUT MY CONCENT, but at that point I was just happy to not hear the repetitive annoyance of the beeps, they take down the smoke detector and tell me they will bring another one in the morning, I stayed home from.work to make sure to be here for these people, well 11:30 am rolls around and I get no knocks or anything, SO I call up the office to get some kind of clarification on when because I can not continue to miss work at the rates they charge for a 1 bed room weekly, but at the same time I don't wanna leave my material possessions left unattended because of how they desided to walk into my room WITHOUT MY CONCENT. Now I'm no lawer but I believe that was illegal, but ANYWAY I GOT ABSOLUTELY NO HELP WHEN I CALLED THE OFFICE AND ASKED FOR A TIMEFRAME ON MAINTENENCE, SOME LADY ANSWERED AND WAS VERY RUDE, JUST SEEMED TO HATE BEING AT WORK, I ASK ABOUT MAINTINECE AND EXPLANE WHAT I WAS TOLD AND WHAT HAD HAPPENED, she tells me they have no control over maintenance and couldn't tell me anything about them coming to do anything at anytime and I get hung up on very rudely. So in conclusion id love to find a solution to the violation of my rights as a human being of privacy for one the fact it's a hazard leaving me in a room where there's no smoke detectors, and if water was running threw wires and out my detector I'm pretty sure that's a fire hazard aswell, if I don't get some kind of compromise I'll be forced to take this to the courts because of this. I mean do the people's rights mean anything to this company? In February 2018 I had to leave my place in an emergency after staying at Budget Suites a few weeks. A guy I knew took over the apartment and paid them a deposit of $150 which was going to be refunded to me by Budget Suites by April. Nothing was given back to me. 08/16/2018 I stopped by and the manager Kenny told me that the check was never cut for me, he would expedite it so I'll get the Check sooner that the regular 4 else wait, it's 9/11/2018, still no check

I stayed at the Budget Suites on Lamar I there 5 weeks and I got into an altercation and they wanted to put me out but ended up letting me stay so once it was time for them to stop charging me for taxes they gave me a notice to vacate because they didn't want to rent any to us anymore okay so I did all the proper steps I needed to receive my deposit back and they told me that it will be mailed to The Address given within 3 to 4 weeks well it's been over a month now no letter or notice as to why I did not receive a deposit so I went to the office to see why I didn't receive a deposit and I was told because the notice to vacate letter but I was out of their property before 12 no one wants to give me corporate number and I need to speak with them pertaining this matter if I had to I would never stay at their other Suites again they're rude untrustworthy and they take your money
water leaks
I have been staying here for over six weeks. About 3 weeks ago when it rained I had a leak through the wall. I reported it and the manager, a male was very nice and said it would be fixed, and gave me the option of moving to another room or giving me a couple of days free stay as that is the time it would take them to fix it. I stayed in the room but the repairs were never done. Yesterday 09/08 it rained very hard and this time the was water from different areas on the walls. Even water from the bathroom vent. I reported it same day 09/08. Today I went to speak with a female manager by the name of Tonya who was extremely rude from the moment I requested to speak with the manager. She had me talk to her while standing and keeping about 10ft of distance and I could not go over to her desk to talk to her like a normal person. I asked if she got the request and she said with an attitude "I got it, stay in the room and we will [censored] the situation and decide what to do"
that is unacceptable. I had someone from the company go there yesterday and he already took pictures. I clearly said that I want to move to another room and this person is telling me I have to wait until they [censored] the damages? I don't want any of my personal belongings to be damaged as a result of her negligence. I also tried several times to upload the videos I took but the files are too large and the system does not accept it if it is compressed.

When this place water their grass and trees they use way to much water and it runs off about a 1000 gallons or maybe more a day, the ground is hard the water is wasted. They are pine needles all-over he driveway and stinks with mold etc, and they don't fix what the see neither.
I would like to see the outside cleanup of all needles and they need to aerate the lawn to better soak up the water and better schedule the watering time by shorting the time and to increase the time a little. And to pressure wash all the walkway to remove the blackness on the them and to fix all the bad lights outside. This place looks run down and ugly, and the garbage needs to be pressure wash also, very nasty, this place can look a better they need to do a whole lot of work.

I'm paying for a tv and I don't have one. They say they have it in the office but it has been sitting in there for 3 day and each day I'm. Told I will have it installed since I'm paying for it and have already payed for tv this week. But at the end of every day they tell me matiance has left for the day and they can not install it. We checked into the facility located at 2175 South Hwy 121, Lewisville Tx 75067. On June 28, 2018. I was in room H2104. From the beginning there was difficulties which I spoke to staff regarding. On 02 Sep 2018 I checkout after not being able to tolerate the conditions any longer. I requested assistance from the staff to prorate my last week and was informed there was nothing which could be done. I asked the staff for a number to the corporate office and was not given assistance. I am requesting my last week be prorated and the appropriate refund be given for 02 Sep - 07 Sep 2018
These was the difficulties:
The floor in living area has started to sink. Also a sink by the bathtub. The paint is peeling in bathtub.
The door hinge on kitchen cabinet is hanging.
And the air-conditioner reeks the smell of mold and mildew. I have tried everything to rid the smell and have sought medical treatment for my allergies.
The internet has never worked and as a result this have affected my work related ability to use computer from home.

My air went out around 5 I called the front office he said that the maintenance man had left for the day and he would call somebody back out 30 minutes later someone knocks on the door and it's the courtesy Patrol he tells me my air is working he even admitted that it was hot in here and said that it was blowing cold air and we're sweating in the house he was rude to me then I called the front office back and he lied and said that he did not tell me that someone was coming out there gone for the day and since I kept on calling next time I had a problem he wouldn't do anything about it they are very rude you're paying way too much money a week for this this is not Section 8 this is not government home I'm paying cash. Hard-earned money I deserve better my kids two of them have asthma and it's hard for them to breathe in the house we had to walk to the store spend money on two fans money I did not have to spend.

Lewisville TX Wifi is out on the whole property. I called the desk and they were very rude. I asked when can it be fixed and she said hes on vacation it will be next week. I asked why he didn't have a sub to which she did not have an answer. I have lived here for 4 years pay over 1000 dollars a month only to be treated poorly. They will not fix or replace anything. This is the last straw. Budget suites staff are very unprofessional and never know the answer to anything. How hard is it really to offer satisfactory service.
