Buyer beware
Very disappointed with the construction of this house.. Quality Control was terrible/. Covered electrical outlets(several)we took photo's of framing and electrical and plumbing in stages, water leaks inside walls, doors that will not close (slowly swing open by themselves, hinge pins missing), shelves in cabinets NOT level and falling away from wall, paid for upgrade carpet, received cheap grade and hollow spots under wood flooring, insulation in walls upstairs constantly falling down, bathtub fixture loose and wobbly, recessed ceiling light fixtures falling down, I could go on?. We sent registered, certified letters to D R Horton office advising and requesting them to remedy these problems.. We NEVER received a single reply:. During the final inspection we were unaware that we had to shake every tub fixture and open and close every door or inspect every cabinet for junk construction'. We will NEVER purchase another D R Horton home again". Buyer BEWARE...
Haphazard, unprofessional, simply not a quality organization
I wrote a contract with them in July for a new construction SFH in Mitchellville, MD. Part of the steps they go over in the pre-buying and pre-construction meeting are that you receive a Pre-Dry Wall and Pre-Close Walk thru. Long story short they never gave me the Pre-Dry Wall Walk Through and though they apologized for their mistake they weren’t willing to make amends financially or by allowing me to shift my contract to begin construction at a new Lot. Their reason – the Pre Dry Wall Walk Through was not written in the contract so they were not required to provide it.
I selected DR Horton because they were less expensive and offered more for their price. However you get what you pay for, they have a lot of complaints against them online and with the BBB. If you select them make sure everything is in the contract, get in touch with the local county inspectors and make sure they know you and your Lot # and engage with them periodically (you’ll need to call the county inspector office to find out who is assigned as DR Horton will not release this info), make sure all of your option selections are completed way ahead of time and the pricing for each is completed accurately (they made a ton of mistakes with me and even after several changes still had errors when I walked from the deal). The best advice I can offer is to pay a little more and purchase a home from a builder that’s invested in quality and your experience as a buyer. My opinion -DR Horton operates like a minimally funded Mom and Pop builder.
Do not buy d r horton
Do Not Buy D R Horton. Long story short. I purchased a D R Horton Home back in 2009. Selling price was seem low and attractive. Truth is they cut corner in every corner to build and sell their house. Also, price seem low but is not low. After you add some upgrades. basically, you will end up paying more than any other same size house out there. So, why would you want to pay more and get less. D R Horton is a shame. Don't get fool by their ad. you will end up spending a lot more on a lot less quality house that D R Horton build.

Sold it to me but won't support me
I purchased a brand new home in October 2010. As soon as the weather changed, the windows had and still have an unusually large amount of condesation. Mr. Kropp with DR Horton came to my home in December and said that due to the paint being new, that would cause some condensation and that it would get better over time. After he looked at how severe it was he did make the comment that is was a little more than normal and that they would monitor it.
It is now February 10, 2011 and the problem has only stayed the same or gotten worse in some rooms. Window seals are now molding. My bathroom wooden seal is startin to show separation because of the condensation being so great that it puddles in the left side of the window about 3 inches wide.
I placed another customer warranty complaint and Mr. Kropp decided to rescend on fixing my porch rails, my broken bathroom tile and only stated that these things along with the window condensation problem is not covered under warranty. This informtion was given to me by a customer service rep name Gayle since he could not call me himself with this change of information. I did ask for him to call me about this since she had nothing to do with it. I believe she told him and I am still waiting to hear from him.
The manufacturer of the windows is General Aluminum. R U HAVING THIS PROBLEM? PLEASE LET ME KNOW. I have pictures that I can email to anyon wanting to see the problem...HELP! DR Horton won't!
Use cheap sub contractors
I live in a compex DR Horton built in Albuquerque NM and are only 6-8 years old. As with every pre inspection before signing and moving in, everything was wonderful.As with alot of these I have read, everything starts falling apart just after the warranty runs out. The subcontractors DR Horton used for the window installation, I do wonder if they knew what they wer doing to begin with. the windows dont close properly (all the way down), so you can lock them, some safety feature huh? It also leaves cracks at the bottom of the window so that you have to tape them up to keep the heat in and the cold out.
Poor quality
D.R. Horton, "America's Homebuilder" builds poorly constructed and finished homes. Period. They were sued by our neighborhood for installing inadequate water barriers and siding in the PNW, where it rains a third of the year. The siding/vapor barrier was replaced on each home at DR Horton's expense. I will never buy another house built by D.R. Horton.
I am currently upgrading most of the hardware throughout my home, and I'm quickly discovering that DR Horton furnishes their builds with whatever was on sale that day. Hardware is mismatched throughout the house - brass doorknobs, pewter (and horrendous) lights, chrome faucets.
The plumbing is despicable. They installed Pex tubing with a manifold located in the downstairs storage closet. They did not bother to install on/off valves at the sinks and toilets. That means you have to empty the storage closet to get to the individual valves on the manifold. The manifold they installed uses cheap plastic valves that freeze over time, making it impossible to turn off the water. The penetrations in the drywall are sloppy, grossly over-sized and are not lined up with the fixtures.
The fixtures they furnished are cheap and poorly installed. The light fixtures in the bathrooms are off-center be several inches, which means that when the homeowner (me) wants to upgrade the mirror, light, and faucet nothing lines up. The pedestal sink in the powder room is off-center several inches, as is the toilet. The pedestal sink is a two-piece design (base and bowl), and the bowl is not even close to being level.
The cabinets are flimsy, cheap, and ugly. I decided to cover the ugly honey-maple cabinets with white paint, but quickly realized this is like putting lipstick on a pig. The cabinet doors do not line up. The cabinets are made from MDF and some other imitation wood. The center of the doors are 1/8" thick. The tile used in the bathrooms and kitchen are ugly - off-white with a hint of peach. All of this will need to be replaced at some point.
Undersized air conditioning unit!
DR built a home in Ft. Worth, Texas (Bar C Ranch) with an undersized air conditioning unit. Put a 3-ton in a 1800 sqft home with 11' ceilings. Would not cool below 81 degrees on a 95 degree day. Made all sorts of excuses trying to get me to continue the closing process. Forfeited deposit and walked away before it became my $8k replacement problem.
BEWARE - BUYER BE DAMNED. They will assume you are an ignorant *** and say anything and everything to you to get you to close, when it will become YOUR problem. DO NOT DEAL WITH DR HORTON HOMES. They may b the countries largest homebuilder, but they are definitely not the best. Try min thickness drywall, sloppy installation of plumbing, other shortcuts I noticed.
I bought a home in May 2019. I have ac not cooling nor pulling humidity. Ugg. What authority protects consumers?
Drive way too small
I am disable retiree of the Marine Corp and purchase my brand new house from D.R. Horton and that was the biggest mistake that me and my wife ever made. First of all I purchased my lot in April and they did not start construction on my home till July. They were too busy building houses around us that were not even sold yet. When they started construction we told them that our driveway would be too close to our neighbors and that said no they would be ten feet apart and guess what they are only two feet apart. When we complain and said that we would not buy the house they threaten to sue us for breach of contract. Then yesterday the house next door sold and the contractor supervisor tried to put trees on our line of property which means that I would not be able to back my van out and they called the police to tell them that we would not let them plant the trees and I told them that we could not use our driveway if they did and he said so. THe cops sided with us and we now have our car park on the line so they will have to dig a small hole without hitting our car to plant the trees. Come to find out that people that bought the house did not ask for the trees and the supervisor was just being a jerk because we gave him a low score and he did not get paid. We are now in the process of getting a lawyer to get this matter handle better and to make up for a unreasonable garage and driveway. DO NOT BUY A HOUSE FROM THEM! They do crappy finish work and they do not come to fix things within a reasonable time. They also said that we settle on the driveway by giving us mismatched molding that look like junk and a circle driveway that can only fit one car. BUYER BEWARE ! This dream home has been a nightmare and I wish this problem on no one else.

I agree. They are very good at getting you to put down earnest money by offering you all kinds of incentives, but then everything slows down and goes down hill. I had the same experience in that we signed the contract in August and our house was not finished until February. To make up for their incentives and price breaks they scrimp on quality. They did a lot of cheap work and even worse. I had to get my own engineer in here for a problem with the pipes and foundation. I would not recommend them to anyone.

A fellow neighbor living two streets down from us also lives across from an open lot and is frustrated with the same issue. He was told by DR Hortong that he was buying a great location as the open space would be landscaped, but DR Horton failed him as well and still has not landscaped that area.
In addition, the fence that encloses our backyard fell over a month after we moved in. And it also took them over 6 months to repair a roofing issue that was within the warranty. I would suggest not buying from this company as they take no pride in their business and their integrity is questionable.

Poor workmanship
We purchased an Executive Series home from Cambridge Homes (DR Horton) at Liberty Grove in Plainfield in 2006. From the beginning we stopped off to see the home being built as it was our first new home. On too many occasions to mention we noticed problems during the construction faze, which should have been caught by either the builder or the village inspectors from Plainfield.
Wood stairs were left out in the rain, plumbing in the basement leaked, 2x4s were cracked and of low quality, etc. The builders representative verbally offered their "guarantee" that all problems would be fixed!
During our rushed "pre-Inspection" of the home we noticed several major defects and were assured that all would be repaired. To facilitate repairs, I would up taking over two weeks off at intervals of 1-2 days to "fix" their work while we waited for their contractors.
Problems like : cracked and leaking concrete around basement windows, poor installation of carpets, doors, and hand railings. Poor workmanship - painting, drywall, loose fixtures, exposed wires, squeaky stairs (left out in the rain before) and leaky toilets.
Their contractors had to be called out several times just to repair cracks in drywalls. We spoke to a Structural Engineer who informed us that Cambridge forgot to install drywall clips in our ceiling which causes annual lifting of the ceilings upstairs as wood swells and contracts, cracking our walls.
Furthermore our sump pump failed within 14 months after we moved in. The ejector pump failed leaving us a unsanitary mess to clean in the basement shortly after we began using the basement toilet. The plumbing had been ruffed in by Cambridge, but gravel was left in the sewer pipe leading to the ejector pit, causing a flood of sewage in our basement. The sump pump pit also had been full of gravel and some plastic bag from a Spanish music store in Aurora, which wrapped itself around the intake, causing pump failure.
All of our baths sinks trap pipes were left loose, which soon leaked.
The tiles in our master bath had to be cut out and replaced to fix a wall the builder installed crooked! The homes first floor had to be braced up because the builders plumber cut a 3 inch hole through a 10' floor joist to install his pipe! The entire front door had to be replaced due to leaks and damage done during construction. The homes gutters was improperly pitched (found this out during the second year).
To date (36 months) we have replaced the dish washer (would not clean), replaced the garbage disposal (leaked) replaced the sump pump (burned up) replaced the ejector pump (failed due to rocks), had our heating vents cleaned (the builder swept trash into them) had to have the outside concrete patched, bathroom faucets valves replaced, and the master bedroom doors rehung.
We ponder who was watching the contractors when the home was being built? We wonder if the Village of Plainfield's inspectors "looked the other way" as the construction was ongoing? Who paid off who? Do they really care?
We will never buy another home from DR Horton! EVER. America's builder - HA! The entire staff at their Libertyville, IL. office should be fired! BTW - try calling corporate - they hide where they work, and their phone numbers to the corporations office when you attempt to complain. When you finally track them down they claim it is a local problem and as a Corporation they do not involve themselves with their local offices! What a great scam if you build crappy homes! $ 460.000.00 Dollar crappy homes!
Oh yea - the builders rep told us our taxes should be about $5000.00 - they are $ 8300.00!

Bad service
I was a first time home buyer. I was in search for a new home. I looked outside of the houston area where dr horton offers a good selection of nice new homes. I entered the model home to be greeted by the sales rep. We looked over floor plans. I found one I liked, I told him I would be very interested in this floor plan. I had already seen the inside at another community.Asked that he contacted me in the next couple of days, you know just a follow up maybe talk financing or see if I made a decesion. I never received any form of contact from the sales rep, not even a email.I guess the rep. thought I couldnt buy or get approved for a loan. Well I ended up buying a all brick home with a different builder, and had no problems getting approved.I was just kinda suprised that I never received a follow up call from the rep.

Be careful
DR Horton Builders throws up houses in a 2 month period, they come in like gangs, line the streets, damage vehicles, illegally steal water to saturate the ground to plow and don't own up to their responsibilites. For anyone with complaints of any matter concerning this company, please contact Ms. Ford at the address or email address below. Unless everyone gets their complaint on file, nothing will be done and more innocent home owners will pay the price.

Do not buy from them
I bought a 5 year old Horton home. WHAT a mistake. Very poor quality. Many hidden mistakes. In 5 years the house is in need of roof and siding repairs. Wiring issues, plumbing issues and more. Makes me sick to see what they get away with. Government should step in amd make home builders acountable. The subcontractors took every short cut they could and no one makes sure they do it right. So many things I have to fix or redue just so I can sell it one day and not feel bad for some buyer. They need better standards. I will NEVER buy another home built by D.R. Horton.

Warranty issues
I purchased a D.R. Horton ome in December 2008 in Birmingham, Al. I can NOT get D.R. Horton to back up their warranty. Many of the warranty issues have been the same issues since I moved into the new construction house. I've talked to some of my neighbors in the Cotswolds and they seem to have similar stories. D.R. Horton blames everything on their contractors...well, guess who hired them...not me!
Some of the repair jobs I have been waiting for repair since January 2009. I can give details and pictures, but I will NEVER buy another D.R. Horton home. I love the floor plan. I love the location, but once they get your money, in my expereicne you will not have follow up. They'll send you surveys asking about your expereince, but they don'y follow up on them.
Forget surveys...follow up on your warranty issues!

I do not agree with your complaint. I am one of your neighbors in the Cotswolds and also live in a D.R. Horton home. We closed on our home December 2007 and issued several warranty requests over the next year. All of our requests were answered within 2-3 days and the issues were resolved. I have heard no complaints from our neighbors regarding home construction or the warranty. My experience with D.R. Horton was great and we love our house.
Fraud
Eleven of my neighbors, my husband and I have a real problem. We all bought new homes built by homebuilder, D.R. Horton in North Las Vegas in 2005. When we chose our home sites, there was an empty 2.4 acre parcel of land behind us. We were all concerned about what was going to be built behind our homes, so we all asked the D.R. Horton's sales agents, James Archibald and/or Katie Pautler-Gray. Each of us was told by one or the other that a "park" was being built behind our homes.
Three months later, construction started on a 24-hour convenience store, gas station, car wash and retail stores. We were shocked! We all began to talk amongst ourselves and learned we had all been lied to by the sales agents, and all were told a park was being built. We wrote D.R. Horton a letter and his attorney met with us and said he would investigate. Well, of course, his investigation came back that the agents never said that; although eleven homeowners and their spouses, all say they did. We filed a complaint with the Nevada Real Estate Division and spoke with an attorney. We hired the attorney and have been working with him for over two years. We do understand about zoning changes, but the zoning had been changed to commercial MONTHS BEFORE we signed our zoning disclosures, (the disclosures clearly show the parcel was zoned residential). We have proof from the Zoning Commission that D.R. Horton's offices and his Land Acquisition Manager were sent notices on two different occasions, before the actual change and after.
It took almost two and a half years for the case to get a date with the NRED, but before the hearing, in which the two agents were charged with gross negligence, they made a deal to pay some fines and do continuing education classes. We are still going through the discovery process with our lawyers. Our lawyers think we have a pretty good case.
Our lives have been turned upside down because of this. We have to deal with people constantly climbing our walls for a shortcut to the store, the noise from the car wash, boom boxes, deliveries, garbage trucks and the flapping of the flag flown at the convenience store. We have to endure the smells from the restaurant, and lights shining in our bedroom windows all night. There has already been a fire at the restaurant just outside of our property line, a shooting of someone trying to escape over the walls and two of the homeowners have been assaulted by neighborhood kids when they were asked not to climb the walls or not skate board behind our homes.
We just feel that we should have had the opportunity to CHOOSE whether we wanted to live behind a convenience store or not. The sales agents should first, not have lied and second, said if you are concerned...check with the Zoning Commission. We trusted them. If we knew the parcel was zoned commercial, I guarantee, we would have all picked different locations.
We want D.R. Horton and/or his sales agents to be held accountable for their fraudulent, deceptive and unfair business practices.

Your situation is typical of D R Horton consumers nationally. In Simi Valley CA, DHI claimed that the adjoining hillside would not be developed, but it was. In Las Vegas, the adjoining developing parcel was not to have access through Monterey Cove, but it did. In Henderson, the wash behind Sunridge Estates was to remain virgin land, but instead it was rezoned for development. DHI knew of all these changes before it charged the consumers for their homes and in some instances even $100, 000 lot premiums. In Florida, promised boat ramps are not installed but instead an additional home is built. In Georgia and central Florida, community development is stopped for lack of home sales, so you know that the community center, walking paths, pool, tennis courts and other community amenities are never to be seen. Price gouging
My wife and I recently met with a DR Horton representative regarding the purchase of a new home in a gated community being built by DR Horton. Because we were interested in having the house built we provided a list of options we were interested in and asked for pricing. Upon reviewing the prices we were provided for the options we were interested in it was obvious they were grossly inflated. For instance, we wanted to replace the standard hot water heater with a whole-house tankless water heater. We had priced one for our previous house and knew it would cost approximately $1, 000 installed. The price we were quoted by DR Horton was $3, 500. Another option that was grossly inflated was the addition of a third full bathroom. The price we were quoted was $6, 250 for the thrid bathroom consisting of like materials and quality. We calculated the price per square foot for the base model house to be roughly $77.00 / sqft however, when we calculated the price per square foot for the third bathroom it came to $125.00 / sqft. When we asked the DR Horton representative why the prices were so high we were told that's what the computer calculated. We tried to explain that the quote for the tankless water heater was three times the cost to install one in our other house and it didn't make sense why it was so high. The representative told us he didn't want to argue and that is the price. We were also told each additional electrical outlet would be $100.00.
He was one of the most rude and unprofessional people we have ever encountered. He repeatedly cut us off when we were talking and kept shaking his head. At one point he told us we could submit a counter-offer for the options we wanted but he told us it would be rejected.
For anyone looking for a home in the Dallas/Fort Worth area I would strongly recommend avoiding the Santa Fe Enclaves just off of I-35 unless you want to pay three times the price.
My husband and I also had an upleasant experience with DR Horton in the same community. John was the agent we spoke with and he was very arrogant and condescending. He went so far as to tell us he sold five lots in two weeks and that they don't negociate on prices for upgrades. We were told if we didn't like the price we could buy a house in a different neighborhood.

I'm pretty sure that all new home builders inflate their upgrade prices. You may want to check some of the other builders around the area and see if the same thing is true.
Yes...the pricing on the upgrades is extremely high.
sometimes the price ends up so high you can't get the loan completed because you needed these items just to make it a decent house.
the appraisal came back short and the mortgage company siad the house wasn't worth what we were charged.
Stay away!
DR HORTON has been an absolute nightmare for my family. Imagine this, we moved into our so called new home in July 2004. We thought it was a great price for the size but we did not know any better. On our 30 day warranty, our hardwood floors started to rise off of the floor do to moisture. We were told that there was no moisture. Well one month later black mould appeared in the same area. They came out to so call fix it ripped up my floors in that one area and claimed that the problem was fixed. Of course 2 months later we noticed that not only in the same area was problems that all over the house the floors were rough and moisture was getting in. they came back out again ripped up my floors all over the house and patched them back up. Think I am finished, yeah right. We happened to go to our third floor that we do not frequent often, and guess what. Leaky roof and water and caved in the ceiling. One of the outside pipes was never insulated to water was accumulating in the ceiling and we did not know until it caved in. Yes they had to rip my ceiling out and make another mess. Oops back to the floors. Of course about 4 months later floors peeling and of course I am crazy. Opps forgot to tell you that I had hot water coming out of my toilet and outside faucets due to faulty plumbing. The list goes on and on. They suck. In addition to going through all of this mess with DR HORTON, we have a daughter with cancer.

DR Horton is the builder/declarant in our community and they took money out of our reserve account when it clearly stated that money CANNOT be used by declarant nor assoc. while in declarant stage. In my opinion this is stealing money from the very people that were your loyal customers!
Be wary when purchasing from certain home builders.

We purchased our D.R. Horton house in September 2008. We have had numerous problems and little to no success getting them fixed. My husband and I are at Cambridge Homes/ DR HORTON / in Pingree Grove. We made it very clear to our sales person, John prior to signing a contract with DRH Cambridge Homes that we did not want a 4 foot cedar picket fence and he assured us that with the approval of the homeowners on our cul-de-
sac that we could modify the fence restriction to build the aluminum picket fence that has been approved for other lots in our subdivision. We do not want to build a fence that needs repairs and
maintenance after 10 years, nor do we want to build a fence that is not in character with the beautiful homes that we have built. We had asked to build an aluminum picket fence identical to those already
built on 2 lots on Wester Drive in our subdivision. We got the approval of all the neighbors on our cul-de-sac as we were told would be necessary and we have been denied by a board that consists of just
3 members, all employed by the builder, and without a single resident represented. The board simply overlooks what a bad precedent this sets with the neighbors and fails to see that this kind of treatment
leads to resentment, negative publicity and word of mouth, and the likelihood of lost referrals for others to build homes with DRH Cambridge Homes. We did not ask to build a fence different than those
on our street, even though I fail to see how that would be detrimental. We asked to allow all homes on our street to be allowed to build a fence that needs no maintenance, allows views through to
the woodland behind our homes, and is the kind of fence you see most often in nice communities. A fact that is obviously confirmed by Cambridge Homes as they built the exact same fence around their
outdoor pools at the community center. Our subdivision, The Shores, is billed as your Executive Single Family subdivision of the Cambridge Lakes development. We cannot understand how a 4 foot cedar
picket fence was ever chosen for the largest and most expensive homes in this community. Those types of fences are not built in nice communities of single family homes. It is my feeling that as long as
we built one of the three fences allowed by Cambridge for our subdivision that it should not matter which fence we built. But that is beside the point. The point is that facts were misrepresented to
