On my first walk-through I talked to Joe and was trying to figure out why I only had a 3 and 1/2 ton AC with this size house. And then after I moved in I found out that for other people with the exact same size house had 4 tons I Am AC certified with the EPA. But before I new about the other people have in that size AC I talk to Miguel the realtor Joe the customer service rep and Mike the superintendent out here and I would like to have at least a 4-ton AC.
Rule of thumb is 400 square feet per ton and I know what size the house is and it should be at least a four four and a half ton even with this being a five-star home and with the new refrigerant but with the neighbors and everyone else with the same size house and 4 ton and me with the three and a half makes no sense whatsoever. Plus I want to landscape my backyard and I would like this taken care of as soon as possible. Thank you very much
Home warranty repairs
We have been in our home since July 2017. We submitted our 60 day and 6mos warranty requests. I still have outstanding items not addressed. I also have half completed service items. My house looks like a construction zone. Cabinets with tape in them drawers removed nonoperational. Plastered unpainted walls. Appliance facier pieces that are not mounted because they do not fit correctly. Cracked tiles on floor and shower. List goes on and on. If a vendor comes in, they are not prepared to complete the work, so they have to come back and have not. We are told to give reasonable access to do repairs, but we cannot sit at home waiting and burn our personal time from our jobs for their negligence. When is this going to be corrected once and for all. Do it right the first time.
Poor construction/worst warranty customer service
With my husband we prepared for years to buy our first home and provide our daughters with the dream of owning a house.We finally closed our home on January 31, 2017.
What should have been one of the happiest times in our life for our family has turned to our worst nightmare. We have so many issues with our home that I do not know where to start. We regret purchasing our home from DR Horton! The day of our first walk, the house wasn't even 75% completed.
Who provides a walk-thru without the house being completed? The day we moved in our A/C broke and they had to replace it. Since day one, we have sent work orders, over and over again. We have plumbing issues that have yet not been resolved since May.
We have A/C issues, painting issues, drywall cracks throughout the whole house, loose countertops, scratched kitchen cabinets, leaks and the worst problem - MOLD! It has not even been a year! We have not been able to enjoy our dream home as we should. I hope this review keeps someone else from making the same mistake we did and trusting "America's #1 Builder".
As far as I am concerned they have been making terrible homes for years!
D.R. Horton is a production home builder; quality is NOT their goal.
Leaky roof
We bought the home in 2011 and within a week of purchase we had a leak from the roof. The local office (Jaime Gonzalez) sent an individual out and he cleaned out some debris left by the stucco folks and said that was all that was needed. Living in the desert we don't get much rain so after a couple of years we again had leak in the exact same location. Same person came out and this time he said it needed some sealant. (why now and not the first time). So again not much rain falls here but last night we had some rain and our roof is leaking again in the same location. I don't feel we are responsible since your local representatives failed to correct the issue from the beginning.

Home construction customer service
We purchased our brand new home in 2013 and were excited about moving into a brand new home. Little did we know that DR HORTON would make that experience so terrible we regret the purchase to this day. Way too many problems with the home to list here, just a sample. Air conditioner not working, furnace broke down, windows & framing warped, landscaping completely ruined.
After many calls to the Customer Service Manager Matt Lloyd & his crony Customer Service Supervisor Joseph Kruckenberg we were left with many excuses and no resolutions to the problems that still exist. Specifically our landscaping issue that results in so much water settling in our backyard that it's like a swamp. Because of this the 16 trees we planted upon moving in died within a year. These 2 reps have come out and mainly provided excuses as to why it's not their fault. The most outlandish reason they claim was the water issue was due to our 2 small dogs urinating.
Please be forewarned do not purchase a home from DR HORTON and if you do at all costs try not to deal with Matt Lloyd or Joe Kruckenberg as they will lie to you and stall until you either give up or resort to legal action which is where we are at this point. Incidentally we are joining in with 4 of our neighbors (so far) in having an attorney begin our path to resolution.
Warranty work
First off we have been without water in our kitchen for 3 weeks! We had a leak in the kitchen sink and had black mold growing underneath island. Our wood floor is ruined and we keep getting the run around from workers and their supervisors. We have 4 children and no water or sink or working dishwasher. The level of difficulty for meals for our family is extremely costly and frustrating. We have only been in this house a month and it’s been 3 weeks without water in the kitchen. The workers broke the island when removing it and came back at 8:30 pm on the third Friday to reinstall the island but had no idea where the island is! We have spoken to the project manager but get no action taken. We are new homeowners and truly are having second thoughts about our decision to go with DR Horton. What can be done to get our situation fixed? I’ve called corporate and the local office here in San Antonio never answers their phone. During the week with mold being exposed in the middle of our kitchen/living room 2 of our children had to go to the doctor. This whole problem is bigger than just getting our kitchen up & running again. This is affecting my whole family and our finances as well being that we CANNOT cook proper meals without a working sink and water in our kitchen. Please help!

Multi defects in our new homes purchased from, dr horton inc.
We purchased our home from DR Horton in the Avalon Place community in Homestead Florida, our address is 4123 NE 20th Street, Homestead, Florida 33033. We have spoken to your Customer Service person on site and also have written a complaint letter regarding the poor workmanship, multi defects and sub par standard and quality in our new home that should and needs to be fixed by DR Horton Inc. My husband and I are so very disappointed with the quality of the construction to our ceiling in our new home. They are multI defects on our ceiling in our family, living room and the ceiling upstairs. The ceiling is not level, it has bumps and bulges all over the ceiling in the rooms mentioned. The is a major problem that should not be seen in a new home that was just constructed, we need this to be fixed immediately. There are several other things that needed to be fixed and was listed the walk through form like the outside that was patched but the painter never came back to paint the outside wall and there is a large area that needs to be painted. The upstairs face sink fixture/facet is coming loose because it was not put on correctly. Also, the walkway pavers/ bricks are sinking in the front of our home. DR Horton needs to fix all the defects in our new home, this is stated in your contract when we purchased our new home. I, honestly thought that DR Horton 's building quality standards were of a very high quality but as new homeowners we are so very disappointed, saddened and this should be one of the happiest time in our lives. We are looking forward to an immediate resolution.
House was never properly constructed
I purchased a 2005 DR Horton house a few years ago. I was trying to figure out why my house was so drafty and went into my attic and noticed that I have hardly anything insulating my house. I found that the house has thin green foam board that isn't even butted up against each other, and you can see the siding and daylight through it. Not only does it have large gaps like this, but also has no moisture barrier between the siding and the interior so water can come in through the siding. Also there is no interior access to the roof of my closet to be able to insulate. I also had an insulation man come out and he said it sounds like my exterior walls are hollow and don't have any insulation in them. When I purchased the home, the inspector said nothing about it.
Subdivision
After 5 years the pond we paid 20000.00 extra for views has cat tails so high you cannot see pond...people are leaving...you cannot build a fence...and they are NOT grandchildren friendly...active adult means just that although all of their activities are geared for nursing homes and during the day...most of us 55 are still working. The landscapers are horrible...mulch is cheapest they can find and gone a few months or moldy . Horrible scheduling for events..no park they said they would build...never has any money although we pay close to 200.00 per month...said they would paint trim and doors...then said no...big gaps n walkways to doors crumbling foundation...no privacy allowed by enclosing patio or planting shrubs..you have to pay to have grass fertilized although it's suppose to be covered for duplexes...just so disappointed ...no service...if they would walk out of their offices once in awhile and start checking walkways to front doors, gaps and hazards in concrete, they would see but you never see anyone walk these...takes a year or more to get a dead tree replaced..him dribble construction

Outstanding items to be repaired/ new home purchase
Multiple defects and/ or items to be repaired on new home purchase. None of the items have been repaired and I've taken several days off to get this resolved.
Cracked tub
Grout all over plank tiles
paint defects
nails sticking out of medicine cabinet
kitchen cabinet paint defects, unsatisfactory patchwork
holes in doors
I closed on March 9th and did final walk through the day before. I was promised these items would be repaired no later than the day of closing and nothing was done. I have reached out to several people including the builder, salesman and manager. None return phone calls...I've also submitted an email to the warranty department and I have yet to be contacted.
Kept $29,000 deposit despite financial contingency
I contracted on a new construction home with DR Horton in March 2016 at that time it was requested I pay $29, 000 down which I did. My contract clearly had a financial contingency. In July I lost my job and was issued a denial from DR Horton Mortgage Lender, when I contacted my sales agent I was told my deposit isn't refundable and that "if they gave refunds to everybody who wanted out of a contract they would never close a deal". After receiving no satisfaction from my salesman I contacted his boss, who put me in touch with his boss--the VP of Marketing. The VP of marketing told me that I would not be issued a refund, when I asked about the financial contingency in my contract I was told my situation doesn't apply. Being a single women I can't afford to just walk away from $29, 000 so I contacted a Real Estate Attorney who assured me they have violated the terms of the contract and he wrote them a letter showing statues they violated in their own contract---the have neglected to reply. I have also contacted local new stations, the better business bureau, and a local civil action group who is offering free mediation--but again they are still ignoring me. Be warned DO NOT PURCHASE from this people. They have 570+ Better Business Bureau complaints---when I contacted them about DR Horton they laughed and said they get complaints daily and they are VERY familiar with them. Don't make the same mistake I did, purchase somewhere else--this is just a small example of the multiple injustices that have occurred during my short time dealing with DR Horton.
Same situation, kept my $5, 000 which is nothing compared to yours. Mind boggling they remain in business pulling these same scams.
Poor quality
Their homes are made with poor quality materials and sub standard workmanship. I recently visited their newest community in Hudson Florida. You should see the quality of these homes. They look like they are being put together by 5 year old with Lego blocks. Buyer beware. In a few years after your warranty expires you will have structural and foundation issues. You will have plumbing issues and electrical issues. Stay away from these homes. You can thank your lucky stars you did later on. I'm a professional Home inspector and I have a friend whose a professional custom home builder. And we both agree. They are a piece of crap.
Don't buy. They only care about numbers. And are in a rush to sell sell sell. They have a huge turn around in their sales staff. Why? Some have ethics and a conscience and know what's going on. Or they just don't sell upgrades and gouge the customer.
Others don't care and need to make money and as long as it doesn't affect them they don't care. Beware. Think about why they named it Express Homes. All their locations have "Express Homes". Especially at the newest location in Hudson Florida. One of many areas with sinkhole issues.
I have heard and read the same thing from other posts about this builder. And the sales staff lie to you in your face. It's their commission if they don't get that house to close. They don't care. Once they sell out. On to the next community and bunch of suckers.

I agree. I've been there and seen it with my own eyes. You don't find good builders unless they are private. These cookie cutters look out for Wall Street. And their own personal family.
We purchased a home DR Horton Express South EXPRESS and now we know why these homes are called express!
250k and looks like we bought it a an auction on the court steps on a Tuesday morning. They are about money ad numbers. Once you are in the home buyer beware.. DR HORTON homes come with an 11 month warranty however they take 10 months to fix a simple nail pop! RUN RUN RUN do not buy DR HORTON

D. R. Horton built my new Energy Star Certified home and chose to eliminate key elements of the system. After multiple requests they have not supplied me with an Energy Star report on my home. I have found that they secretly eliminate Energy Star key elements like properly sized HVAC system and they have eliminated the fresh air inlet which exchanges the stale air in a "tightly sealed" home. When I brought this HEALTH HAZARD to they're attention they said "you don't need it, and most people don't like it". So they're saying that most people like breathing contaminated are? I will fight for my rights! They advertise a fresh are system in they're sales office and it is a requirement in order to be Energy Star Certified! I have also experienced deceptive practices with my basement and the electrical wiring of my home. When I caught them they acted surprised but gave in and provided the proper home wiring at no extra cost.
Sub-par & lack of response
If you are thinking of purchasing a house built by DR Horton Homes then our advice is, don’t! We had decided on purchasing one of their spec houses with the verbal agreement that we could cancel at anytime and our earnest deposit would be returned. DR Horton’s representatives agreed to replace and/or repair, to our satisfaction, any and all of the deficiencies that we found. After walking through the house, we found at least 46+ issues; such as, a cracked tub, broken window frames, crooked toilets, chipped light globes, holes in several walls, broken molding, air handler filter blocked and could not be changed, missing stucco, crooked A/C, bathroom mirror required replacing, as well as lack of molding, grout, weather stripping, and caulk. Therefore, we decided it would be in our best interest that we cancel. In the end, they reneged on the replace/repair agreement and also kept the earnest deposit. Lastly, neither their sales representative nor their corporate office would reply to our inquiries and we have the documentation to prove it. Stay clear of DR Horton Homes.
If the agreement was "we could cancel at anytime and our earnest deposit would be returned" then you should have put it in the signed contract.
Stirring up dust
I live in legends park and DR Horton is doing construction behind our home. First of all they do construction work at all hours of the night including 2-6 am developing the area. The biggest problem is we are in the windy season and all of there lose dirt continues to blow all over and Into our home. It at times is so bad you cannot see across the sidewalk. I just want them to be required to water the area down once a week and stop their bulldozers after 10pm.
The complaint has been investigated and resolved to the customer’s satisfaction.
Drainage
07/15/12 over the last few weeks here in Colorado it has rained very hard. The houses DR Horton is building next door to my washed away, because they have no ground cover to hold back the dirt and/or rock. The down pipes from the roof run into the dirt and wash into my yard. it has killed my grass and washed away my rock to the next doors yard, a chain reaction. when i called them for help, they say "we'll can you back". I never hear from them. We are now selling this house after only a year after buying it. Not a good builder. walls are not right, electrical problems, concert has broken off foundation walls ans driveway sank 2 inches on one side.

Kills my dream
I bought a Cheapest lowest quality worst 4000sqft house ever. This is the worst expenience i ever had. I have not been able to sleep well since I move in to my wanna be good house from D R Horton. Do not buy D R Horton ever. DO NOT BUY D R Horton. They know how to market and dress up their house to sell. But once you buy and use the house. You will find out that D R Horton is CHEAP on design CHEAP on Quality CHEAP on everything that you can’t ever even imagine. Is like you bought a house in the movie. It looks good but everything FAKE!
Stay away
We bought a newly built house here in Crystal Lake Gulfport MS made by DR Horton last December 2009 and it was a shabby thing.It was very dissapointing. When it rained water went inside our garage?. Good it rained during the warranty period of one year|. Then some of screen windows are ripped;. One window does not have a screen'. The stucco at the entrance of the house is cracking;. So beware check every detail including the inside part of your toilet tank, they put dirty used tank;. I found it lately and I have to brush |.Even the cover of the tank...they dont fit.
