Warranty department
311 granite ave st augustine fl 32086. We have a shower that leaks and has been reported since the house was being built and had warranty order for this for six weeks. This is our main bathroom. Also we have long cracks in our ceiling in gathering room. The warranty department has not fixed any of our issues and told us they going to do something and they do not. This is not acceptable with a new home and there are other issues as well which work orders have been put in. Please contact on this matter Asap

The poor work completed at my new home
I recently purchased a home from Dr. Horton after relocating from New York. The more we live in the home the more we find deficiencies. Last night we found three holes in the column in the hallway leading into the dining room. There is no grass or ability to grown grass. I have spent a lot of money trying to make a decent yard. There are issues with the brick all around the house, cracks and chips and the driveway and garage have cement cracks and spaced.
This was going to be my dream home but it's a nightmare. The inside doors are
not cut correctly. The cabinets have scratches and dents. I realize this is a biggest builder in the US, but they should have to put out a quality product. over in the yard. There is concrete and brick that they put the sod.
The lie about everything

Electrical warranty problem
My house suddenly lost the power for the garage (including opener, light and outlet) and outlet in the kitchen too. I submitted the request on 7/6/2022 and it was original setup the onsite service by their contractor L&M Electric, Inc. on this morning 8am-12pm on 7/13/2022. The tech was not onsite and I had called the service scheduler and he said he was told that they did not cover this issue and asked me to call the house insurance about it even without checking on the issue.
Then I contacted DR Horton warranty department: [protected]@drhorton.com, Morrosannin called me back and helped me to setup the service call on this coming Friday, but later he called me back again and informed that he was contacted by the construction manager Rick Leonard and said that they did not cover this service, they will schedule the onsite checking service unless I agreed to pay $125.
My house was closed on 3/31/2022 and I don't understood why this simple issue the builder won't be able to resolve in the warranty range other than asking me to pay them to come onsite.
I double checked on the warranty book I did see that the following item which is covered under the warranty:
5.1 Circuit breakers trip excessively.
5.2 Outlets, switches or fixtures malfunction.
Desired outcome: Please schedule the technician to come to solve the issue.
Not getting to know my mortgage process and not getting response for getting directed for refund process.
On May 5th we went to see the property with Fonthill Court in Quakertown By DR horton. A lady name Teressa Craig showed us the property. Everything was going well and we were interested in moving forward by applying mortgage. She told us if you want to go ahead and contact Tom (the mortgage person) and start the process and mean time we were promised that if we want them to take the house number off the Market thay we should put down 5% down in order for them to make house pending. With all the trust we wrote DR horton a check of $20k. Again that evening I was told by Teresa that they will send out some paper work and that I should go ahead and sign it. I asked her if this is final paperwork that I am signing but she promised me that no this is just to start the mortgage process and that this doesn’t mean anything. I waited from that day till today still to find out the loan process and all I am getting response of is that it’s still in process. I needed a co.signer and so my dad who is going through some mental disorders agreed to help me out with starting a new job but due to recent change in his health condition he is unable to continue. So i do not have enough funds or co-signer to help me out. I am keep emailing calling and texting my Mortgage person but he is discriminating me by not responding to any. At this point they are stating that I lost the time where I could have backed out of the house and that they can’t do anything. They are not guiding me through getting my deposit refunded. Instead they are arguing that it’s nothing they can do as the loan is still under process through underwriting. I need help in getting my refund here at this point. As my loan is not working out it’s not working out I need refund. I got ripped off with lie and they are forcing me to buy a house now. Please someone help me with this as I am going through lot of stress and anxiety issues too. If this doesn’t get resolve here then unfortunately I will have to involve my Attorney.. Warranty request yet unresolved
Moved into newly constructed DR Horton “Emerald” level home located at 3044 Rampart Road, Summerville, SC 29483 in the Summit Gardens Development in March 2019. It is now July 12, 2022 and we are now dealing with Horton Warranty representative number 8 or 9 on an interior upstairs mildew causing moisture issue first reported to onsite representatives in May 2019. Moisture periodically collects in areas within upstairs walls and floor during wet seasons causing mildew growth and odor. The issue has been formerly reported via Horton’s Warranty Request online system several times. Response is typically slow, if more than an email or phone call. Several attempts have been made but all have focused on dealing with the obvious symptoms of the issue and not eliminating the cause; thus, the issue seasonally reoccurs even now. Moist ambient air is entering areas that should be secure within the structure’s moisture barrier either through structural leaks or improperly insulated/sealed walls and/or air duct work. Air flow in areas it should not be found has been verified by Horton subcontract 3rd party inspection. Attempts to find entry point(s) incomplete and unsuccessful. Upstairs bath cabinet was removed after found the have high moisture content and interior mildew growth. Mildew was found on walls behind the cabinet and underneath. Cabinet replaced and walls repainted. Seasonal moisture problem returned later. Numerous Horton reps have been involved. Boyd Brim looked into the recurrent problem September to December 2021 but deferred taking additional action until the wetter spring season of 2022 claiming to have scheduled work within the Horton portal. Nothing happened. Last Warranty Request was submitted May 23, 2022. Cindy Hughes responded June 7 to schedule follow-up that has not occurred. No correspondence since June 24 and no action.
Desired outcome: Source of moisture found and eliminated with all effected areas inspected, cleaned, repaired/replaced and secured.
New home
I closed on a house in Parrish, FL on 12/31/2021. During the first hard rain, I heard what sounded like water hitting internal wood - not the roof shingles. I input a warranty claim when the water was showing up on the ceiling in my living room. The first people to come out reviewed the damage and agreed that there was a problem. The vents on the roof above living room were not adhered to the actual roof, thus allowing water to get inside. This was nearly 2 months ago. DriRite came out and did what they needed to do; the roofing company came out and "fixed" the problem. When DriRite came back to test the roofing fix, the water leaked all the way through the hole in my ceiling where the water damage happened. Now, I have been waiting and waiting for someone to contact me that the roofers ACTUALLY will come back to actually tear up the shingles, remove the vent, actually adhere the vent to the roof and replace the shingles. I have reached out repeatedly to find out when this will be done. It has rained quite a bit, and the water continues to leak all the way through. No one is getting back to me to fix this. I opened another warranty ticket just to get some attention. This is my additional attempt to get a brand new house fixed! What will it take to get this fixed?
Desired outcome: I want roofers to come out and actually do the repair that is required, and then DriRite to come back and finish their part of the job. I should NOT have to wait! This is Hurricane Season!
30 Day Inspection has never been done -closed in October 2021
My wife and I purchased our new home in October of 2021. We had the closing inspection the day of closing, but nothing has been done since (today is 28 June 2022.
I contacted the construction person (Luke) several times, I have now contacted DR Horton customer Service several times and yet nothing has been done.
My neighborhood has been very busy with new construction but i think 8 months is long enough to have to wait for the 1-month inspection. The inspection had been postponed because of holidays back in Nov and Dec.
We have a hole in the corner column of our screened in back porch that is allowing mice to enter our house and live in the attic (we have set traps and killed over 20 during the past 8 months. This hole is also letting in water which will cause rot and other damage.
One of the kitchen cabinets is the wrong one - Luke said he had ordered it back in October.
There are several other items that need work also.

Grinder pump
I moved in this house January 2021 and began having issues within my first month when the grinder pump light came on. Initially, they were saying it was from grease but I never put any down my drains. After having the water drained on numerous occasions and escalating my claims to management above "Steve" the point of contact for repairs, the issue seemed to be corrected until my light came back on. The initial problem was D.R Horton forgetting to get with the city to turn on my valve to the sewage system causing my pump to backup. I've since had numerous issues with the pump no matter house cautious I am and its always an issue when I have family visit. Any increase in usage causes issues which doesn't make since because I have a 3 bed 2 bath house with just me and my wife. Visitors occupying the spare rooms should not lead to backups and issues with my plumbing. Now, I have called the plumber provided by D.R Horton Saturday, Sunday and Monday and nobody had shown up. The city has come out to flush their side of the lines confirming there is no issue with the flow on their part. Now, its confirmed the issue is 100% on D.R Horton but they refuse to address it. I'm doing my best not to get an attorney to address this but after a hear and a half of this unresolved issue I may have to.

Home warranty
DRHORTON was provided a copy of my home inspection report in FEBRUARY! STILL waiting on repairS. TEXT SENT 5/25 to DARYL & NO RESPONSE! Good morning builders source delivered my new bathroom door this morning and now it needs to be painted. Please arrange for the painters to come to paint 1. the bathroom door 2. the ceiling in the dining area where the nails poke through and 3. all the areas where they touched up from the horrible mud job. 4. Drainage
Recently DR Horton had a third party company come in and put in french drains and gutters in the neighborhood. The company they hired didn't do a good job at all, they only made things worse. The Bubbler that our down spout is connected to doesn't even work, water from the down spout leaks and is now flooding around the foundation of the house verses moving water away and down to the bubbler. I am so sick of DR. Horton not doing the right thing and showing that they care about the people that they are selling houses too. But apparently it is all about the money to them. They were suppose to put 2 water meters in for every house, but only installed one, then they were suppose to put gutters all around the houses. But they only did that for the last few houses before closing out this community. We had to put in our second meter and gutters, and of course they don't want to reimburse people for our out of pocket cost, for what they were suppose to do in the first place. This company doesn't care at all and it shows in their behavior and the lack of quality they put into the houses they built.
Desired outcome: Fix the drain problems. Make sure everyone has gutters around the entire house, fix the french drains/Bubblers. Reimburse people for the second meter (for irrigation) and cost of the gutters for those that paid to have it done.
Poor paint and caulking craftsmanship
I closed on my home April 22, 2022, in Barton Woods at 2393 Strong Horse Dr. Conroe, Texas 77301 there has been so many issued with the craftsmanship of painting and caulking. I noticed two of being in my home back door trim that is made of plastic, the paint was peeling. I contacted the superintendent Alex and he provide me a picture of the paint and said it had built in primer. I research the paint and call Sherwin Williams and confirmed the paint doesn't have a built-in primer it's just basic paint. The only way paint will stick to plastic is using a specific primer that adheres to plastic. Primer and then paint, the correct way to fix the problem is to strip old paint off then prime with the correct primer and then paint. While I was at work, they entered my back yard and merely painted over the paint that was peeling and not only did they not strip and use the proper paint preparation the paint is another shade. I was told by Alex that this is cosmetic and not covered under warranty, I am sorry this is not cosmetic but poor craftsmanship

No power in two of my rooms, paint peeling and unfinished island
I just closed on this home on May 11th, I moved in a week later on May 18th, I have had no power in my master bedroom and one of the secondary rooms. I am having to run extension cords from my kitchen to power one room and from the laundry room to power the items in the other room. I have been given the run around since I reported the issue. Today is 5/27/2022 and I was told by the superintendent that someone from Templar electric would arrive this afternoon. I called to check with the electric company and they stated I was not even on the schedule. I also have an issue with the paint peeling in the laundry, also the kitchen island granite was still sitting on slates and not finished(but was finished after I moved in) the drywall they did was done and sanded but STILL has not been painted! I am sick and tired of the issues I am having and the run around I am getting from customer server and your superintendent. I am going into a holiday weekend STILL with issues. But no one seems to want to resolve them. I seriously regret buying this home. I want a functioning home. I paid $350,000 and I have had countless issues and it hasn't even been 30 days!

Lawn and items in the home
Horton promised me that they would fix my yard last year. They stated they would come in the spring and spread rich dirt on the lawn because the sod they put down was so bad that it left the yard lumpy and full of weeds. The landscaper was with the Superintendent's when this was stated. They came back and stripped all but one side of the yard, then put hard clay back down with sod that was planted on clay. Nothing rich about it and it is still lumpy, won't grow properly even after watering and fertilizer. It is the wrong grass for this area to begin with. They said they were not using this sod any longer due to complaints! So why did they use it on my lawn? They said that when they were finished, we would do an inspection walk to see if anything needed to be repaired but they disappeared and left a mess on the street in front of my house that I had to clean up. There were many pieces of sod that were dead and never came up. I have not had a word from Horton or the landscaper in weeks. I stated all of this with Hortons warranty person as well as issues inside the home. Some of the doors drag against the frame when you close them. They tried to fix them, but it happened again. The landscaper out rite lied to me about what they were going to do and just left without a word. This kind of thing should not be tolerated by the county building and zoning inspectors, and I do not understand why it is. I sent e-mail and calls to the building and zoning about the issues and never got any response to this day and it has been almost a year.
Desired outcome: Obviously, the outcome is going to be nothing at all, and they will get away with this over and over because no one does anything about it. Regulatory agencies have been captured!

Street Parking
Hello,
We live in the Fairhaven Community in Georgetown, Texas. It's getting to the point where only one flow of cars can go past at a time due to all the cars parked on the street and the narrow streets.
D.R. Horton did a poor job when it came to designing the streets because we can't even get cars going both ways because of the street parking.
It would be great if parking on the street weren't allowed except for guests.
Complaint
We purchased a home from DR Horton on March 15, 2022, in the Heather Glen Community, in Little River, SC. During the final walk-thru of the home, there was the issue of the shutters for the home not being available. We were promised, that as soon as the shutters were available, they would be installed. There are several homes around our home that closed after us, that had shutters installed.
Also, when the home was built the hot/cold water was switched. The plumbers came back, and cut a huge hole in our downstairs bedroom so they could address the issue. To date, the hole is still there. The plumbers had stated that the drywall people need to come out and fix the hole.
This house is also a "smart home". When we contacted ADT to come out and set up the security system, we were told that the proper switches were not installed. Therefore, it was able to be completed.
We paid a lot of hard-earned money to this company, with the understanding that it would be done right. There are several people in our neighborhood that have had similar complaints about DR Horton. As soon as the mortgage paperwork is signed, and they get their money, they never want to hear from you again. This is no way to conduct business.
We have left several messages with the contractor who was in charge of this house. He has never returned a phone call or text message from us.

Building refuse pile
I have been in contact with DR Horton, the Developer and the HOA to remedy a safety hazard in the White Gate Loop common area of Hitchcock Crossing Aiken SC. The developer has cleared the erosion blanket, building refuse, and metal stakes into a pile near Prides Crossing and White Gate Loop.
This wood, erosion shield, metal stakes, etc. pile is attracting wildlife. Several foxes, possums, feral cats, and more critters are living and roaming our common area making it unsafe in our backyard. We are finding dead carcasses in the common area due to these predators.
The Developer cleared this mess into a pile several months ago, but no one has come to remove the blight.
After several calls to the HOA, they state it is DR Horton responsibility. DR Horton shifts responsibility to the developer and the developer states it is DR Horton. Please remedy this blight issue behind our NEW HOME.
Desired outcome: Builder erosion blankets, metal stakes and building refuse pile would be removed.

Closed on my house in auburndale florida on september of 2021. I have sent emails, left voicemails have called their headquarters office in texas... Etc.
I am still waiting for the prorated property tax refund that should have been done months ago. Its now been 8 months since my closing. I guess they are still trying to learn how many days there are between january and september.
I will keep leaving voicemails and send emails, until someone get my attention.
Extremely unhappy with this company, beginning with their cheaply construction to their lack of attention to their customers. Will not recommend and won't buy from them again.

Garage Door Paint Coming Out
My purpose of my complaint is basically an overall disappointment in the quality of paint on garage door of my house.
My house is less than 2 years old and still covered under 2 year workmanship warranty. The paint on the garage door has started coming out in such a short span of time.
