Flooring
We purchased in Locust Grove, VA and found out that they switched from our Terrible rolled vinyl which bubbles up constantly to actual planked vinyl (the good stuff) for the rest of the development after the first 8 homes. We are now being told this is our problem even though we purchased pre fabricated homes that were SUPPOSED to have the exact same materials.
Shady business if you ask me. I am going to post this on every reviewable place for DrHorton until something gets done.. or for as long as I am bothered by this.

2347 Wigeon Way
I am complaining about my house on 2347 wigeon Way,
Copperas Cove, Tx 76522. I purchased this house in Feb 2020and the rock are falling out of it. Also, I have splits in between the rock. The front of the house needs to be recemented. I have an insurance policy but they said they are only responsible for anything that happens because of hazards.
I brought this house in good faith. I am a single buyer, please assist me.

I will be contacting the VA also I am medically disabled and my nurses complain and when I need the ambulance again they say they can’t get through I have pictures on my cell phone. Several issues regarding my house
My purpose of my complaint is basically an overall disappointment in the quality of the house I bought.
I bought the house in December 2020, and as the months progress, I continue to find poor workmanship. I previously lived in a townhome in Houston, Texas, and I have to say that the townhouse was built much better then the house I live in now.
1. The painters really don't seem to care about their workmanship as there were paint spots all over the floors and the baseboards were sloppily painted in some places. As far as trying to clean any spots on the walls, it's apparent that cheap paint was used as a few times the paint came off.
2. The kitchen counter was not sealed properly, wherein there were bubbles in several places. I did have the contractor out three times to fix this; however, while I was vacuuming, I hit the counter with the vacuum and chipped the corner. I don't think the counter had been sealed properly, as this wouldn't have happened. The DR Rep told me that DR Horton would not fix the problem as it was my fault. I had better countertops at the townhome than what I got at this house.
3. I am now having a problem with the bottom lock in the back not being able to lock. The house is not that old for this to be happening.
4. I would like an explanation as to why there is no exhaust fan for the stove. When cooking, all the grease goes up and covers the top two doors of the cupboards.
5. Granger Pines has been having issues with the water for quite a few months. My hot water in the kitchen flows much slower than the cold water, even after having the hot water heater cleaned out and DR Horton adding an additional filter. The aerator has been cleaned out, but if it was the aerator, the cold water would flow slowly too. Particles have been found in the water which makes me wonder if the water is really safe to drink, even with a sink filter. The plumber that DR Horton uses for this subdivision is worthless. I have called him a few times about the hot water problem, leaving voice mail messages, and at one point got the message that he's unavailable but couldn't let me leave another message. When the plumber first came out to the house, he indicated that because I was having problems with the slowness of the water, he would install the same fixtures free of charge, but as I have stated, I can't get a hold of the guy. I suggest DR Horton contract someone else as other residents in the neighborhood have also had problems with him.
6. Whoever installed the fencing did a poor job. A lot of the fencing isn't even and has holes in them.
7. The landscapers did a poor job of putting the sod down.
8. After about 9 months of living in my home and after a big rain, all of a sudden I had a problem with the right side of the backyard flooding. It didn't happen before so I am not sure why at that point the area started flooding. I contacted the DR Horton Rep and he said he would send the landscapers over to look at the problem. Well, after three months, no one showed up so I contacted the DR Horton Rep again, and again, he said he would contact them again. No one showed up so I took care of the problem but I shouldn't have had to put money into this problem myself.
Desired outcome: Have the kitchen counter replaced, the lock replaced, a new faucet in the kitchen, and replace some of the fencing.
Sand inside my house
To whom it may concern,
I live at 724 Timber Way, in Fallon NV. Your company bought the remaining lots in my sub-division and tore all the vegetation out to prep for homes. Today 4-11-22 the wind was blowing and your company did not have a water truck running to keep the dust and sand down. This caused zero visibility to drivers in the area as well as piling sand up on my lawn, inside my garage and inside my front door. The sand was never an issue before your company started construction. I know it will be some time before your built out and the homes are landscaped. Could your company please be courteous and put water on the bare ground when the wind blows, this is unacceptable.
Furthermore, the trash from your jobsites was blowing all over the neighborhood.

Poor build quality
We moved in to our house August of 2019 and although reported initially, DR Horton never got back to us to resolve the issue. Back porch overhang area poorly finished. Unfinished drywall on where the top part of the wall meets the ceiling — there are visible gaps. This was first reported to the builder in late 2019 but they never got back to us. We live in Sycamore Vista in Corona de Tucson (Vail), AZ.
Desired outcome: We want them to finish the area as it was not finished/sealed up when we moved in. Thank you.

New Home Sales
Offered DR Horton cash for a new home in Fate,TX and was refused because I own another home.
The sales person indicated this was all due to a V..P. In their organization.
Amazingly bad decision.

DR Horton unfairly terminated my contract and re-sale the property under dispute to another buyer at a higher price
I am Dr. Dai, a home buyer of DR Horton. I signed contract for a property in Durham, NC with DR Horton (DRH) agent Michelle Diane Schreiber ([protected]@drhorton.com) and Melody T Pone ([protected]@drhorton.com) on Dec 28, 2021. However, my contract was unfairly terminated by Ms. Pone on Feb 3rd, 2022 even though I had followed instructions from Ms. Schreiber and was promised by Ms. Schreiber on Feb 1st that my contract would be continued with no problem. The intention of Ms. Pone to terminate my contract is clearly to re-sale the property at a higher price, which is unethical to say the least.
After Ms. Pone unfairly terminated my contract, my lawyer immediately filed a lis pendens on the property on Feb 8th. However, even though being aware of the lis pendens, Ms. Pone signed contract with another buyer for the property under dispute and did not disclose the ongoing dispute and the lis pendens to the new buyer when they signed the contract, which is a major breach of conduct and has made the dispute even more complicated.
My lawyer has been working with Ms. Pone to find a solution but has been unsuccessful. All I am asking is to continue my contract and to close ASAP due to the interest rate locking expiration date. I hope that someone from a high-level administration of DRH can step in and help resolve the dispute. If the dispute cannot be resolved in an amicable way, my attorney and I are fully prepared to go to court and fight legally to protect myself. In addition, I will file complaint with the North Carolina Department of Justice Consumer Protection Department to investigate the unfair practice of Ms. Pone, Ms. Schreiber, and DRH.
If this is not resolved in a timely manner this or next week, I am also ready to report the willful omission of lis pendens material fact of Ms. Pone and Ms. Schreiber to the North Carolina Real Estate Commission for unfairly terminating my contract and not disclosing the lis pendens to the other buyer before signing the contract with him/her.
If this will go that far, I am reaching out to other buyers of DRH who are also victims of the unfair and unethical practices of DRH and will contact media to expose the unfair and unethical practices of DRH in pursuing more profit.
Desired outcome: I ask DRH to continue my contract and to work with me to close the property asap.

dr horton fixing stuff under warrenty
They will not fix certain things that are wrong (10 Month warranty review) they say it is cosmetic and to me they made the mistake in the first place. I have been dealing with them on things that need to be done and they always have a excuse. DO NOT BUY A DR HORTON home they are build terrible and charge a lot of money. There are alot of other residents who are having the same problem. We are going to call the VA since we have our mortgage with them.
Drywall cracks and other warranty items not being addressed
I closed on the home Dec. 2021, may items were not completed prior to closing. The items moved to a 30 day with builder to resolve. The builder scheduled a few items to be resolved but the list was not complete. Then I noticed we have cracks in the drywall around the house and they asked for photos which I have provided and now they are not responding. So they haven't finished the punch items that should have been addressed prior to closing and don't want to address drywall cracks. We recently noticed cracks in the concrete on the back porch - pretty sure they are going to ignore that problem as well. Not sure how they can call themselves America's Builder - America standards are for excellence and they certainly do not have those standards.

Poor construction
We have been in our house for over 7 months and we still have major issues which are not resolved. We had to have doors replaced as they were installed incorrectly and are still waiting for the painters to come and paint. We never received our outside shutters when the house was built - still waiting. We had an addendum on our contract which said they would move the fence which was on our property. As it turns out, it was a good thing. We received a copy of a survey which was incorrectly drawn, a fact we found out when we used our own surveyor. We had to actually get a surveyor to prove that the fence was still on our yard and they had not moved it as promised. The fence was finally moved but now our yard is torn up and we have a steep incline in our yard. We are still waiting to have our yard fixed which is a shame because if they had done what they promised, we would not be in this position. We have built new homes before and never had these kinds of problems and issues. I would think long and hard before using D.R. Horton.
Desired outcome: Finish the work on our home
One year follow-up touch-up service
Home Address: 162 Brookview Drive, Newnan, GA 30265 (Lot #418)
During our one-year inspection and repairs/touch-up, several items were pointed out but two of those items have not been completed. The one-year inspection occurred on November 17, 2021, and the repairs and touch-ups were done on December 1, 2021.
The following still needs to be completed:
1) Black marks on a couple of kitchen cabinet doors
2) Patio ceiling is only half painted; the rest of the ceiling paint needs to be completed
Contact was made twice to get the work complete but no follow-up and/or response. The contacts were made to:
1) Repair/touch-up manager when I saw him at another location in the neighborhood. He stated he will follow up and contact me by the next day; he did not contact me
2) I also emailed the person who initially scheduled the one-year inspection and repair/touch-up
Desired outcome: Please have the repair team contact me to:1) Either replace the affected kitchen cabinet doors, remove the black marks or repaint the affected kitchen cabinet doors2) Finish the painting of the patio ceiling
Build Quality & Timing
My family purchased a DR Horton home in Silver Trails near Reno, NV and the process has been a nightmare even before we moved in. On the day of our "orientation walk" for the home there was still work being done to the house. In our "new homeowner" photo there are pallets of stone in the driveway, no grass on the lawn and construction workers everywhere that were listening to the radio more than working. Why did they schedule an orientation when the house was not completed? There were a number issues that the warranty rep (Dave) helped us report during our orientation walk. During the "acceptance walk" the Superintendent told us that the reported issues are "within spec" and they won't be fixing them. They hound me daily to sign off on work that they won't do. Our warranty rep has been the only helpful one but he is limited by the awful management.
Desired outcome: Buy back and build better
Quality of house
During today's telephone conversation with the RWC, the 10 year warranty does not cover my residence workmanship, materials, (drywall and sheetrock) or labor damages created by D.R. Horton builders after one year and 30 days of their warranty policy. Additionally, their warranty does not cover efficient or non-efficient repairs or solutions applied by D.R. Horton builders to my address 4220 Sawgrass Drive, Lithonia Georgia 30038 after expiration of warranty.
As you and the D.R. Horton company already knows, within my house warranty period I contacted D.R. Horton warranty and builders via telephone, email, in writing, regarding cracks and tape peeling within the seams of my home ceilings located in the flex room and master bedroom. D.R. Horton builder's resolved this issue by sending a man and a woman who removed peeling tape from the ceiling seams then replaced it with new tape which they painted. During this visit other repairs were performed. Overall the jobs lasted only a few hours.
About 6 months to a year after the expiration of my house warranty, I noticed cracks in the same ceiling seams of the first repair by D.R. Horton builders in my master bedroom. Some places were worse than others. I hired a contractor in [protected] to fix my master bedroom ceiling seams. The contractor removed and replaced the tape from the ceiling seams where the D.R. Horton builder reps made their repair and in more places. This is because the new cracks traveled from the D.R. Horton 1st repair further down the seams between the sheetrock/drywall.
Months later I discovered cracks in the same areas of repairs made by the contractor and D. R. Horton Builder reps but this time these cracks can now be seen around my entire master bedroom ceiling seams.
9 January 2022, I asked another contractor for an estimate for a 3rd repair of my home ceiling seams. After offering him a history of repairs he assessed the ceiling seams and determined rapid and frequent recurring cracking and peeling of tape recurred because huge gaps are between the sheet rock/drywall therefore not aligned or affixed.
My contractor discovered the ceiling's sheetrock/drywall's huge gap allows moisture to come through to deteriorate causing recurring cracks and tape peeling and eventually a ceiling fall in. After visual inspection of the ceiling seams in all rooms of my home the contractor professional concluded possible space gaps exist between sheetrock/drywall in the ceiling- visual signs of seam deterioration are and or will prevail now evident in the ceiling seams of the master bedroom, living room, two beds room and flex room.

We purchase our home in October of 2017, it was the Emerald series (supposedly their higher end build) it's been an absolute nightmare for us and has been slowly killing my family. There was so many red flags, from our brick not being attached to our home to our sewage coming up through our home, to the walls having visable waves in them. The most horrendous of these is the mold that has been growing under our master shower through our walls. They didn't use the proper grout in our shower so the day we moved in, it has been seeping into the bench and into our walls. They tested the mold and it has been identified as stachybotry (toxic black mold). For 4 years it has been poisoning my family. My youngest (5 at the time) started had her first anaphylaxis shock 13 months after we moved in, she now goes into anaphylaxis 3 times a week. I am riddled with tumors, large one behind my right eye and the most disturbing is the one in the middle of my spinal cord. My oldest are experiencing major fatigue along with bone pain. We were a healthy, active family before moving into this poisonous home. I am now closing my business after 11 years because I am unable to work. My baby's doctor is concerned she has permanent damage to her lungs along with other health issues. We just did a toxicity report, we are all off the charts with black mold toxicity. We have been told that we need to vacate our home and are unable to take anything with us because all are belongings are contaminated. DR Horton has taken almost everything away from us, our health, home, business, and everything we've worked for. We have no home at this point, we are staying with friends while we try and navigate this disaster. It's a week and half till Christmas and we have nothing. All our funds are tied up in the house that nearly destroyed us. We want out of this house! I wonder how much they saved by using these shody products, I know it wasn't worth destroying 3 children and their parent's. Dr Horton needs to make this right, no one deserves to go through what we have had to go through. Devastating is an understatement, we literally have nothing at this point.

Framing in the attic outside walls and the electrical! How did it pass inspection? ?????
I have had many issues with the house and they are being resolved but the one that is worrisome for me is the attic framing on the outside walls and the electrical wiring. The walls are framed with flat 2x4 and not conventional 16" centers. They are built and braced like a stage or film set facade that is built to be taken down and not to any building code that I am aware of. This method is not safe and it restricts any floor space I may want to use as storage space. The builders supt. stated that they did not recommend trying to use the space? I asked why and he did not give me an answer? The wiring runs all across the joists like string and makes putting plywood down impossible? Again I ask who inspected this mess and said it was ok? Condition of home after closing and inability to contact anyone now.
My husband and I closed on our home at 16176 SW276th St., Homestead Fl.33031 on Nov.3rd 2021.
We had our first walkthrough on Sept.20th but closing was delayed until Nov.3rd therefore we had not visited the home until after closing on Nov.4th. as we were not sure of getting it.
So on that day several issues/findings were addressed that needed to be taken care of as discussed with Mr. Jose Alvarez, the superintendent for DR Horton homes.
1) The front door key was not working so we worked with the electronic lock and still doing so.
2) The electricity was not working in the living room area.
3) The windows were not opening easily and some not at all.
4) Appliances not fully connected, eg. refrigerator handles are inside the fridge and fridge unstable/rocking. Hence we could not check if anything was working properly. The place was dirty which is understandable because I expect thorough cleaning to be done just before final walkthrough.
5) Now the straw that breaks the camels' back and totally unacceptable is when I detected a very foul odour in one of the bathrooms and discovered that someone had used the toilet and not flushed it because the inside connection was broken. Toilet bowl is grossly stained. Brand new house.
We made an appointment to meet the locksmith and plumber on Friday the 5th. On our way to the house I spoke to Mr. Alvarez who said he'd call the locksmith. We were there until 6pm. No one came and I have been unable to contact Mr. Alvarez either by phone or email since then. It is now Monday the 8th, after 2pm and we should have met with everyone else today to rectify all issues and present us with a house that we can safely move into but no information is forthcoming.
We believe this treatment is appalling and wishes this ordeal on no one else especially after buying a house for over six hundred thousand dollars.

Last year I have purchased a Dr.Horton House in Maricopa, AZ 16860 N.Verde Place and it is rented since then.
My tenants reported on numerous cracks some months later and sent pictures, which were forwarded to Dan Merritt of Dr.Horton who never answered because he left the company. Instead someone else of Dr.Horton contacted me and my complaint has reached Dr.Horton.
Now my tenants have again sent pictures of numerous cracks and gutter problem again. These, together with a complaint and request to take care of the matter, I did sent to Melissa Ann Hicks of Dr.Horton. After she did not respond, I sent the email again which was then returned as "undelivered mail retunred to sender".
Help on urgent basis is needed to avoid further damages on the house = The builder Dr.Horton shall contact my tenants Greg&Judy Verkuilen [protected] on urgent basis.
