Drainage issues in my backyard
I closed escrow on my home (1140 Amistad Loop College Station, TX) July 1, 2021 on July 6 2021 we had a rain storm and water collected in two areas of my backyard (unable to add photos, Multiple photos available upon request) because of inadequate pitch and slope. Over time it has gotten worse because of erosion from past storms. I have spoken to local DR Horton area construction management who have denied my claim. This has been an issue since I've the first week I closed escrow and is an issues do to poor engineering and development. I have many photos and video to support my claim.
Desired outcome: Fix pitch and slope.
Non-responsive, poor workmanship, dishonesty, grading, septic, water on property
We bought a home in Collins Station subdivision in Selma, NC in January of 2023 and felt bullied into closing by the foreman, John, even though the work was not completed as promised. This included a cut in our driveway where DR Horton contractors were to fix a poor engineered culvert. We were told it would be FIXED in spring after the sod had rooted which due to the spring under a driveway up the road it never really rooted - thus we constantly had water in the culvert, mosquitos, frogs, and stagnation. I have already reached out on other issues with BBB and NC Attorney Generals Office (survey has NO water yet we have 2 large creek/pond bodies of water on our property now). So this is my attempt at reaching out to you for assistance in rectify BOTH issues.
All that being said, they did work on the culvert and made the problem WORSE - we now have massive erosion, stagnant water, and overall unsafe conditions. I have only included a few of the MANY photos I have that prove DR Horton did not FIX the culvert they made it worse.
Desired outcome: DR Horton to FIX the culvert not "bandaid" it. Immediately fix the culvert & other issues they created. DR Horton needs to stand behind their workmanship on all levels
Sub contractor, diamond house cleaning
I am a Disabled Veteran and have a family owned cleaning business. We contracted in writing with your subcontractor Diamond Cleaning Service in Las Vegas to clean houses for a fee, again all in writing. In texts received constant praise for work and offered more work full time. When we received pay, we decided not to continue to work for your subcontractor due to receiving alot less than agreed too. A week after the fact and again offers to provide transportation, pick up my daughter, weird personal texts, liking our work and daughter personally... all which I will use as evidence... have all texts written by her... after refusing to work for her, then we received half pay due to poor quality work.
Diamond Cleaning are lyers, cheats, and theifs. We are not only ones to get cheated after quitting.
Before you say it's not your business, I Have already filed complaints about this business and if ignored or unresolved, we will include your local staff/ company in those complaints. I've called 4 times locally and have not received even an acknowledgement of complaint!
Her excuse is we are disgruntled employees. I will as I have stated to the BBB and FEDERAL TRADE COMMISSION that I am a retired marine and my wife and I do not need to work. She likes to work and was referred to your company by relatives who have been in construction biz here in VEGAS for over a hundred years. I am not disgruntled, not doing this for the lousy $300 she owes my wife. What I am is a pissed off United States Marine and will not allow your contractor to disrespect me or my family by cheating us and calling us names. Was told if I came to site to talk to contractor, I would be arrested. HOW DISRESPFCTFUL TO SOMEONE WITH HONOR! I will continue my campaign of discredability and complaints against your contractor until resolved.
I have contacted your company 4 times without response and getting impatient

Garage size inaccurate
I am closing on a DR Horton home in Conway, SC. I was told and was given paperwork stating the actual garage size would be 20x20.1. Very precise measurements. I took the salesperson at his word. He was working out of a model home, the same Cali Plan that we purchased. He saw and knew we drove a Ford F150 Truck. We drove to the homesite together.
This week, we were told to come to the walkthrough. I asked to measure the garage and fund the actual measurements were way off. The garage clearance was less that 19 feet in length with the garage door closed. That is over one foot inaccurate. It was also approximately 19.5 feet in width. My truck will not fit as we tried it.
This was very important to us and we were not told the truth. I asked the salesperson what they were going to do about it and he had to call his manager. Later that day I received their answer. They would do nothing, but we could call a contractor in after the closing to have it fixed at our cost. He also stated their measurements are inaccurate. I replied they make these homes to spec every day all over and they are this far off? I went back and measured the model home garage, and it was the same.
Now we cannot get our truck in the garage, and it has to be left out at risk of theft or other damage. This was a major reason why we purchased the home. The irony is that this could have been made right in the beginning instead of lying about it afterwards. It would have been an easy fix for them.
Desired outcome: There is room for improvement. The cost of that should be shouldered by DR Horton. It needs to be done right. I am a retired senior citizen and cannot afford to hire a contractor. Nor should I have to.
I had a similar issue with my garage. The contract very clearly stated 2-car garage. After they finished, it would only hold one car. I asked what I was supposed to do with that. They told me use the extra space, not big enough for a car, as storage. Ideally, I wanted to store another car in the space but that wasn't going to happen. I used that as the basis for canceling the contract due to them fraudulently entering into the contract, knowing they were not providing what was specified. Go back to your contract and see what the dimensions are in the contract. They must provide what is specified or it is breach of contract on their part.
Home
I purchased a home from D R Horton in May of 2020. In March of 2023 the underground water line failed causing major water running from my yard. I was losing so much water I had the city shut my water off. I then hired a plumber to fix the issue, he informed me that an illegal shark bite not certified got under ground use was the problem. After getting the issue fixed I entered a request to be reimbursed and was denied even though I supplied evidence and a statement from the plumber. I do not suggest anybody buy a home from a company that will not stand behind their work and leaving you with the bill just because the warranty expired.

Foundation/poor quality
My home house has large foundation cracks, large chunks of concrete adhered to the foundation that should of been cleaned up BEFORE the concrete harden. However, the large chunks of concrete were hidden by piles of dirt packed against the house. Over time rain has washed that away and revealed the poor quality of work. Cracks in walls and flooring. After only being in the house for 7 years I filed on the warranty. I was told this was normal "settleing" for Texas. At some point I will have major foundation issues. See Photos
Desired outcome: DR Horton should make appropriate repairs.
Unfinished items
1. Concrete looks like it was poured by a child. They are cleaning up the lip by the garage, but the driveway has spills and divits all over and no one will do anything about it.
2. Concrete that holds the AC condensor was not level. They came and leveled it, now I have a MAJOR leak in my sprinkler line in the same place that was dug for the concrete. I'm told its out of warranty, and despite my response the warranty dept that the area was dug during the other repair, they won't even rerspond to me.
3. There is a bluish discoloration behind both sinks in the master bath, I'm told thats normaal and no one will even look at it. How can it be normal if there is no blue anywhere else in the granite.
4. The roof has ripples, I have been reassured this is "normal". I don't believe it. It is a reflection of poor workmanship.
5. Damage to a door that has not been replaced. It was supposed to have been ordered on the first walk through in June 2022.
6. AC condenser blades are bent and have been since the original inspection. A new AC unit was supposed to have been ordered, still nothing.
Desired outcome: 1.I would like someone to acknowledge these issues2. I would like to NOT deal with Randy in the warranty depatrment (he has been rude and sarcastic with me)3. I want my driveway fixed, the water leak fixed, the and the blue granite fixed.
AC not sufficient to cool home
I purchased a new home inMay 2017 and we closed and in July of 2017 the second floor was 89 degrees on a 99 degree day. I reported to the builder and they sent out the AC installer and they said all was working properly. I also noticed lack of air movement in the Attic spaces and they added additional air circulation. I have further since add attic fans and additional vents. The house has not cooled to any regulations. In 2022 I reached out to DR Horton again after I installed a room AC unit to assist with cooling at would assist with the problem. I told them that I as a buyer should not need to pay for additional AC power to maintain cooling. They then sent out the AC representative for Air Tron and he informed me that this house needs at least 5 tons or 4 and 2 ton system to cool it properly. But because they need to keep the business with DR they wouldn’t do anything but offer to sell me a 12k system to fix it. Not cool with me. I’m looking to see if there is a classa action suit I can join or start one my self. In fact the house smaller than mine has a biofeedback AC on the same street.

Johnny Jones, did you ever figure anything out? I have the same issue. I am disabled and my disability requires me to stay cool. They tell me the unit is large enough but it’s the same small unit that’s used to cool the tiny one story houses. I haven’t had much luck thus far. I asked about having a larger unit as the disability act allows disabled individuals to ask for accommodations that help in their disability. The sales guy said I wasn’t allowed upgrades but he could promise me it would be large enough. Now I find out, everyone else was given the option of upgrades but not the disabled person. Crazy
New build
I closed on my home in February 22 and still to this day 17 Feb 23 D. R Horton still has not fixed my home from my inspection report from January 22 and I have gotten 4 more repots that still say the same items are not fixed yet each time they send unqualified people out to fix and they don't. I am so over D.R. Horton and this COVID home that was just thrown together. Everything is falling apart. My master closet fell down and they said it was my fault for having too much weight on the bar. Yet the bar was supposed to hold 750lbs. I had no way near that much. Yet they refused to fix. All my other closets are come down as well. The want give me their manager's name nor the compthey had put the closets in. Nor will they answer me when I ask them where and when did they give me instructions on how I must use the closets. I have never broken a closet in my 43 years on this earth. This builder sucks! Their workers drink alcohol on the job. Show up in beat up cars no professional markings and don't speak any English. D. R HORTON never comes by to check their work so they come back 3 and 4 times yet the work still is not done right. I could go on and on about this company and their messed up ways. I want my home fixed properly.
Warranty and breach of contract
I purchased a D.R. Horton Townhouse in May 2022. As of February 5, 2023, warranty and workmanship defects have not been corrected, despite numerous requuests and false promises.
D.R. Horton is clearly in Breach of Contract.
Carpet on the 2nd floor does not cover the entire area, with a 1/2"area along the edge that is without carpet. After 3 inspections, all of which indicated that the carpet can not be stretched and needs replacement, nothing has been done.
The front cement landing to the front door has not been painted, showing raw concrete. Nothing has been done to simply paint the concrete, despite three appointments, where I had to stay home, only to find that no one showed up, or even had the courtesy to call. Still not painted.
Defects in drywall taping in 2nd floor office has been painted over, with the painter clearly saying repair is needed. Still - nothing has been done.
The sliders to the lanai would not close, and I ended up repairing them muyself after, yet again, multiple promises to come out being met with no one showing up and no courtesy call.
The front landing to the front door has a 2" 'step up' that is not marked. This is is a hazard that invites someone tripping and falling. This email contistutes, again, placing D.R. Horton on notice of this liabilioty hazard - at the main entrancve to the home! Again - no response at all.
There are many other issues, such as door handles falling off and doors not closing correctly, that I corrected myself as - again - no response from D.R. Horton and no indication of even attempts to recognize their obligations under the initial warranty period, and going forward.
Their failing to correct simple issues, and failure to consider the customer, demonstrates breach of contract and negligence an obvious representation of their lack of compliance to contractual promises to the customer.

Home construction
Several issues previously with ceilings cracking, now I find windows that seen not to be installed properly and apparent installation missing from outside walls. My front bedroom is much colder than the rest of the house. I tried getting someone out but I was turned down, this is ashame and D R Horton should be suited for its shabby work. This house was built in 2005 and 2006, I moved in March 17, 2006. I report several problems from the get go but these are additional issues that have recently been noticed. Leaky windows, verycold bedrooms and closets, and cracks in ceiling. I know after all this time a house settles but cold rooms and water pouring down walls around windows in ridiculous. I am the first and only owner.
Desired outcome: Review and repair home window and installation issues free of charge to me. I've been dealing with these issues long enough.
DR Horton Arabella home purchase
We are under contract for a home to be built in Arabella Arizona with a $10,000 deposit. Section 4 of the contract clearly has a loan contingency requiring DR Horton to refund $9,500 of our $10,000 deposit if we are unable to close the loan. We were initially pre-approved for a loan, but no longer qualify and our lender can not close. Dominic Scola from DR Horton explicitly refuses to honor the terms of the contract loan contingency and says that she will not refund our deposit.

No response of customer service
I have tried several emails/phone calls and cannot get DR Horton to return my calls or reach out to me. I developed a leak and have now have water damage. According to my roofer I have several issues with my roof. On the side of my roof, which attaches to my neighbors roof, you can see the Tyvak insulation, it was never properly closed in and sealed. There was not proper fittings around the pipes on the roof and there are several rusty nails showing. Also there was improper installing in another section of the roof that allowed water to seep under the shingles. Many homes in my neighborhood are having similar issues and several neighbors had had to have shingles replace and repairs done. Our homes are only 6 years old! My row of townhomes have all had leaks, missing shingles, and improper shingles. Two of my neighbors had roofers come to look at their roofs and were also told that the roofs were very badly installed. We feel that Dr Horton should be held accountable for selling homes that are sub-par.
Desired outcome: I would like to have someone contact me, come out to look at the roof, and take responsibility.
Subdivision amenities not completed
We built a new home in 2020. We closed December 30th, of 2020. Our entrance lighting has never worked. We closed in 2020 and have never witnessed the entrance lighting on at all. Our HOA (Charleston Management), which DR Horton is the "declarant" (DR Horton has 300 votes) has given us the run around since 2020.
UPDATE: After luckily running into an actual DR Horton site supervisor (Greg Wise?) we posed the question to Greg about the entrance lighting not working. Greg stated that entrance lighting is usually a big deal to DR Horton (appearance for future buyers, etc). Today we have a contractor digging in the front entrance area, possibly looking for a cable that somebody did not bring out to an electrical junction box for the lighting. As of this writing they "may" be trying to fix the entrance lighting. Thanks to Greg for his attention. Greg is the man. But we will see.
We have pool lighting that hasn't been installed yet electrical conduits have been installed and are sticking out of the ground. This also has not been finished since we have closed on our house in 2020. Again, our HOA (Charleston Management) has given us the run around. As of this writing no pool lighting has been installed but conduits are sticking out of the ground.
Solar mailbox lighting worked for maybe 6 months. Since then the mailbox lighting has been in almost constant audible alarm and on a good day, works for 3 hours if we're lucky, and the area is pitch black for the rest of the night. HOA (Charleston Management) again has failed to repair and has just left it sounding the audible alarm.
Desired outcome: Fix or install the amenities we paid for when we purchased our house (amenities are part of the package).

For those of you who don't know me or my situation, allow me to introduce myself.
My name is Kim Cardillo and I live in Crosstown Commons at 10753 SW Cremona Way in Port St Lucie. Approximately 19 months ago I bought a brand new home built by DR Horton. Approximately 17 months ago I contacted corporate about my backyard that was retaining water and would not drain. DR Horton has failed twice at fixing the problem.
December, 2021, myself, Jerry M. And Tom from RT Grading met to assess my property. Tom informed Jerry M. and myself that the entire yard needed to be regraded and in order to do it properly, the fence would need to be removed. Jerry M. Insisted on not removing the fence and insisted that the entire yard did not need to be regraded. Instead, he hired RT Grading to come in and do what I call, "Put a Band-Aid" on the problem in a small area of my backyard. Once finished it looked like I had a very large dip in my backyard that resembled a ski slope. Of course, the problem wasn't fixed and my yard continued to have a flooding issue.
My neighbor and friend, Carol Winters, who lives 2 doors down from me at 10765 SW Cremona Way, had her yard fixed by RT Grading at the expense of DR Horton. Her yard is perfect and has absolutely no flooding issues at all. This is what I expected my yard to be.
Finally, at the beginning of November, 2022, I was told by Jerry M. And Shawn that my yard was going to be regraded. Shawn told me that Robert from JBrush was hired to do the job. That my yard would be regraded and my fence would be removed to do it properly. From the first day I met Robert, he was very rude and arrogant. I spoke with Shawn and voiced my concerns of not wanting Robert to regrade my yard being that he was so rude. I continuously asked that RT Grading be the company that would regrade my yard. I was told he was not a vendor for DR Horton so he could not be hired for the job.
The week before Thanksgiving, 2022 my fence was removed by Tradition Fence and Robert began the process of regrading my yard. The person behind the bobcat doing the work was Juan. Juan is a former employee of RT Grading who assisted Tom on his jobs. He works under direction only.
It is fair to say that I am not a professional land grader, but I have done extensive research on the process to correct the problem in my yard, I have spoken to RT Grading about what the process would be to fix my yard and I have watched Carol's yard be regraded. The work that Robert did in my yard is absolutely atrocious. Before the new grass was laid I spoke my concerns to Robert while we stood on my back patio. I could tell just by looking at my yard that the water in my yard was still draining towards my house instead of away from my house. He put the Lazer on my yard and assured me that there was not a problem and promised that I would never have a problem. He told me he guarantees his work. I trusted him. The sod was laid and the fence reinstalled. Up to this point my sprinklers were off for 6 weeks. I was the one who shut them off. LSP repaired any damage that was done to the sprinklers from the process and a battery timer was installed until they could replace my broken sprinkler box. Monday December 5, 2022 at 5am my sprinklers ran for 10 min. That is now the only time my sprinklers have been on in 8 weeks.
Last week, Shawn came to assess my backyard, once again, because it was drenched and muddy. He took pictures and sent them to Robert. Robert agreed to meet at my house on Friday, December 9, 2022. Robert arrived before Shawn and we walked to the backyard. His first words to me were "What's the problem? Your yard is perfect". When I tried to explain to him that the water was draining towards my house he argued and got very arrogant and rude. He insisted that there was nothing wrong with my yard. When I wouldn't agree, he began to get slick and made comments saying I do nothing but sit on my patio and smoke all day and that My Golden Retriever is muddy because I probably chain her up and let her roll in the mud. Regardless of what I do or don't do, I am the homeowner, the customer and should never be spoken to the way Robert spoke to me. Robert also told me that I can just sue him and he will sue DR Horton for payment. I looked at Shawn a couple times to see if he was going to step up or just allow Robert to speak to me in that manner. Nothing was said.
During the process of Robert attempting to regrade my yard, Robert took approximately 4 inches of dirt from my yard and sold it to his neighbor and never brought in new dirt/sand. I have documented proof via photos/videos. He also removed my 2 oak trees and gave them away and did not prepare the area for new trees to be planted, nor replace my tress. In my eyes he stole from me. I would like for it to also be documented that my sidewalk was cracked by Roberts trucks when removing the dirt from my property. As I told Robert, I do not want him on my property and will not allow him to do anymore work on my property. I feel threatened by him and my property is 100 times worse than it was. My backyard cannot be used at all.
I researched Robert and his companies. Spoiler Alert... He is not a land grader. His company description is a truck transportation company. I would like to know why this man was hired to regrade my yard when in fact this is not his profession?
In addition, I had Tom from RT Grading come out and assess my yard. His exact words were... "your yard is [censored]ed up". He shot the Lazer and is in the process of preparing a full estimate for me. I also have on video Tom walking my property and documenting the elevation thru-out my yard. I have a few other companies that will be coming out to do the same between now and the end of the year.
I spoke to Shawn on December 14, 2022 and after he told me that my yard is "[censored]ed" and agreed that Robert destroyed it, he said that Tom from RT Grading would be regrading my yard. Today when I spoke to Shawn I was informed that we have a delay because a "sprinkler line" in my yard was severed when the fence company was removing the fence. This is absolutely impossible. Prior to the sod being laid, LSP came to my property and tested the sprinklers to make sure they were fully working. The timer was broken and LPS installed a battery-operated timer until they could come back the following Monday (12/5/2022) to install the new timer. As stated above, the sprinklers whet on December 5, 2022 at approximately 5am. If one of my lines was severed the sprinklers would not be able to operate. I do believe that this is just one of DR Horton's ways of stalling the process of fixing my yard once again.
I purchased a brand-new home that is under warranty. I should not have to push this hard to get my issue fixed. Since DR Horton has failed twice at fixing the problem, I should now be the one to choose the company that I would like to fix my yard, or DR Horton can write me a check for an agreed upon amount and I will sign a release and handle fixing my yard myself.
Shawn and I had a discussion about the way Robert spoke to me and Shawn agreed that it was inappropriate and could not believe Robert spoke to me the way he did. I am positive that Shawn spoke to Jerry M. about the way Robert spoke to me and Jerry is now still insisting that Robert (who is a trucking transportation company and NOT a land grader), be the one to regrade my yard. I cannot stress to you enough that I feel very threatened by this man and I do NOT want him anywhere near my property!
Due to the excessive mud in my backyard, my floor and stairs now need to be professionally cleaned, along with my back patio being pressure cleaned and my patio and back of house need to be painted. I also need the 2 trees replaced. This is the responsibilty of DR. Horton.
I await your immediately response. I don't want this to turn into a foundation issue, as my yard has been retaining water for 17+ months.
I invite each and everyone of you to make an appointment with me to walk my yard with a professional grader to see exactly how destroyed my yard is.

Poor quality material!

I moved in my home July 22, 2022. When everything is fresh and new it seems to be great until you are all moved in and actually have time to look at all the specific details of your home. From the appliances, to the fixtures, countertops, cabinets the painting. I could go on and on of the list of things that are completely wrong and how
D.R. Horton ripped people off during a vulnerable time in people’s lives. I don’t know if I. COVID-19 has been the common reason or excuse for the price gouging explaining! I paid $409,000 for a home that is maybe worth $260,000! The builder opted to put the utmost cheapest materials to build this home and as a veteran I am in the process to have D.R. Horton reported.
I am having so many warranty claims since I moved in, I am literally more depressed since moving in here dealing with the fact they got over on me. I have purchased this property at the price I did, I should not have to put my own knobs on my cabinets, repaint my entire home! Now I see why people are dealing their home with only being here less than 2 years. I am extremely disappointed.
Before purchasing this home I researched D.R. Horton and thought they were honest and here for the families! I will use my platform to warn people against purchasing any of these homes!
Plumbing
I need someone to call me over my plumbing issues. Concrete was found in my pipes causing massive water damage to my house, then two days later my pipes backed up again causing massive flooding and the plumber came out again and found dry wall screws in my pipes these issues are not due to me and my children but due to builder’s negligence. Someone needs to call me asap. Because this is terrible I can’t sleep in ky home can’t work from my home can’t do anything. Im livid and it’s 12 days before Christmas and the amount of money I’ve spent on a plunber and now repairs is ridiculous.
Desired outcome: I want to be reimbursed and my home fixed the pipe issue corrected.
New construction issues
Since I moved in 2017 in this new construction townhome in Pompano Beach, Florida,,,, I had problems from day one. I sent a letter to their management office and had an appointment with the manager. but he dismissed my complaint.
I have a list of issues and problems since i moved in, and they don't even consider addressing these issues.
Please, let me know if there is any way to hold them responsible and accountable for these problems?

Plumbing Hvac
I have owned this home not even 3 years. This is my 2nd sewer back up. Concrete was found in My drain Line. There is NO way to flush Concrete down the Toilet or through a Sink. My entire plumbing was backed up due to this. My ceiling had water leaking through it, Now the plumber tells me the pipes were installed incorrectly. There is not enough down flow between the upstairs and downstairs pipes, and it is collecting too much water which is yet ANOTHER BUILDER ERROR. Not to mention the HVAC unit that Ive had to call on multiple times due to it shutting off because it is too small for the size of this home, I work in Insurance and if these are corrected, I will be getting an attorney. These are Builder ISSUES that as a NEW Homeowner I should not be having as well as Toilet leks 2 years and My water bill keeps jumping over toilet leaks because they continuously run.
Desired outcome: I want my home fixed I want reimbursed for all the out of pocket I have paid on Plumbing, a bigger ac that fits the size of this home (4 ton)
Building of our house
Purchasing a house with DR Horton has been the absolute worst experience. We were supposed to close today 11/28/2022, however we brought up a few issues with the interior and exterior of our house during our first walkthrough. That was over a week ago, and not a single issue has been addressed. I paid for an inspector to go out today thinking everything would be done by the day we closed, and it is obvious our house has not been touched since we did our first walkthrough. This is my family's first house and the experience with these people has been absolutely awful. It is like pulling teeth trying to get information out of these people.
