For those of you who can't seem to find help with ASC, their address is P.O. If you make your payments on time by mailing in your payment, you wont have to worry about a fee. If you use their online service, there is a fee. Welcome to big business. We've never had to pay a fee to pay online with other mortgage companies. I'd rather pay the $10 fee than risk them "losing" my payment or posting it late so we pay online every month. That extra $10 could possibly save a huge hassle. We will be refinancing as soon as humanly possible.

America's Servicing Company tried to take out a payment that was three times the amount of the original check we submitted to them. We called to try to get the payment reversed and to get them to send our bank a letter of error, and all we got were stalls and run-arounds. One customer service representative told me that it would take up to 2 weeks to submit a letter of error. We're extremely angry because they caused the error and we're being penalized for something they did. We were told two different things by two different agents. They tried to tell us that they were having problems getting in touch with the department that normally handles these types of problems. When we asked for the number for that department, they told us they couldn't give out that information. This is our first bad experience we've had with this company, and if they handle business this way, they're in for a rude awakening. We as consumers need to learn how to combat these problems and take action against companies like this one. We will not take "NO" for an answer when it comes to our finances.

I honestly thought that my spouse and I were the only ones who were having problems with ASC. We are now in the process of trying to refinance through another company. We have been harassed through this company every month stating that we have not paid and they are threatening to foreclose on our home. I too have to show proof every month that the mortgage is paid on time each month. I am very disappointed in this company and will NEVER recommend anyone to go through ASC. (Americas [censored]!est Company that's what it really stands for).

Okay, I understand that maybe you didn't recognize the Wells Fargo name, but mortgage payments are usually fairly substantial. Didn't you notice that your mortgage payment did go through at all? I personally would notice if my account was showing I had $1,000 or more than it should have for several months? Sounds like you are trying to scam Wells Fargo by trying to act like a poor misguided victim when in actuality you either thought you could get away with not paying for one month or you are just oblivious to the real world.

I have my mortgage with Wells Fargo, and due to illness I have had some financial difficulties and WF has been nothing but terrific in their dealings with me giving me a temporary forbearance and also working payment plans out when necessary. I also have my car loan with them, and they have been great and understanding. You have to be responsible for yourself.

I bought a house 11 years ago and haven't ever been late on any payments. I lost a job and called ASC to let them know I would make my payments into two payments and it would be paid by the 20th of the month. My payment is $658.60 per month. I paid $400.00 on the 3rd of the month and $200.00 on the 11th of the month. I was having it hard. The sent me a late notice after the 11th stating that I owed $658.60 and $100.00 late fee. I called them and they said they do not sent any payments in until it has been paid in full. I sent the the $58.60 and they still would not post any of my payments. I asked why they wouldn't post anything. They stated that I still owed $100.00 for late fees. I had to borrow the money to pay the $100.00 late fees or they were going to pursue forecloser. That was a stressful time.

I sent my payment off again this month on the 7th. I have another late fee because they did not get it by the 11th. The mail ran late. They don't go by the post mark on the envelope. They stated they go by when it reaches their desk. How do I know if it sets there a day or two before it reaches the right person.
They are terrible. I am trying to sell my house just to get rid of the company.

ASC has harassed our family with phone calls for months. We have never been late, yet if payment is not made by 10th we get a harassing call. We have sold our home and will pass the word. BOYcott ASC and WELLS FARGO.

Well i must admit that I have fallen behind in my mortgage due to medical issues, well I recieved a document to cotact ASC and they would assist me , but after providing all of the debit that I pay every month, not only did they tell me that i would need to come up with 2800.00 by Nov 30th,2007, But they also wanted me to sign a document that I would pay an additional 500.00 amonth for the next year.And when I asked 4 different representative why I was being charge the extra 500.00 a month no one could provided me with a response, And to be honest I feel that they are trying to take advantage of me because I fell 4 months behind , which I have no problem in paying , but I do not have an additional 6000.00 or better to pay them just because they feel that they can charge me this , but can not provide with why I am being charged this. So better yet is this legal

I had a loan originally with Fremont Investment & Loans and after a while (and a late payment or two) my loan was sold to ASC (Amer. Srvc. Co.). During that period I had no trouble with the company unless I had difficulties paying my mortgage pmt on time. My problem started when the Florida real estate market started its downward plunge and ended up in my foreclosure. During that period, I maintained contact with, and worked with ASC in every regard toward keeping my mortgage and home but I was not able to do so and eventually lost the house. My surprise came one year later when I was unexpectedly accepted by Fannie Mae for a 6.5%, 15yr loan based on my 542 credit score.

It appears that ASC, listed my foreclosure as a "ZERO BALANCE" and that made all the difference to the Federal Lending Criteria.

Thank you ASC.
You at least made a horible Nightmare easier to live with.

Our 1st loan was sold from Fremont Bank to America's Servicing Company (ASC) and our loan has adjusted after the second year. We asked ASC for a loan modification and sent all the necessary requirements. We were never late on our payments and have an excellent credit. It took them 75 days to give us a decision... and denied us our request because we have a deficit on our budget of $2,000. But that's because ur mortgage payment went up by $2,000. They advised us to foreclose the house and did not offer any other options. They're supposed to work with us! What a brilliant idea from a "mortgage consultant" of ASC. It seems that all they want is your money. They don't care for you!

Did you ever ask yourself...That this person is asking about your finances because they want to help you come up with a paymnt plan? Or herl you in any way?
Yes i do agree eric was very rude and wahtever else you want to call it...

Keep in mind the grace dyas are a courtesy and the paymnt is due on the 1st of the month!

We got a letter from the mortgage company yesterday, with the check we sent them two weeks ago to catch up on the house payment attached to the letter, telling us that they could not accept the check because it was not in "certified funds." Not once did they ever mention sending certified funds, but this isn't the first time they have refused to take a payment either; last time it was a money order. They go on to tell us we need to contact their lawyer because the loan is in foreclosure status at this time. This has really teed us off because this company has been nothing but a thorn in our side since they took over. Mind you, we didn't request this company; the company we did have closed down and sent all their existing mortgages to this current company. We have also come to find out that we are not the only ones experiencing problems with ASC (America's Servicing Company). Anytime they have called here, we pick up the phone and there is a re cording for us to call them back. So, we call them back and get a recording there is no one available to speak with us. The one or two times we did actually speak with someone, they said the letters we sent them (giving them permission to speak to me in husband's absence) had to be voided because husband's social security number was not on them; again, we were never told to enter his SS# on any form of correspondence with them. Too, husband applied for an extension and apparently THAT was ignored as well because we never heard from them. We are in the process of getting a reputable finance company to take over this mortgage. ASC has never even tried to work with us no matter what when we send payments, try to talk to them on the phone, correspondence. Luckily, I have all correspondence to and from this company should the need arise to take this to court, which I hope does not happen, but this company has really caused us problems.

I hate this company. I cannot say enough bad things about them. Why do theyneed a $15.00 fee to accept a payment over the phone. A regualar phone call is only 25 cents and even if a fee is needed $15.00 is most outreageous. This company is a sign of this country going down the toilet!

OH MY GOD! I TOTALLY AGREE WITH ALL THESE COMMENTS. ASC IS THE WORST COMPANY I EVER DEALT WITH. MY CREDIT IS NOW SHOT BECAUSE OF THEM AND I AM STUCK WITH NO WHERE TO GO. JUST BECAUSE MY CREDIT IS NOT GOOD DOSEN'T MEAN THAT I AM NOT HUMAN. I HATE THIS COMPANY. I WILL SELL MY HOUSE AND GO BACK TO RENTING. I WILL BE BETTER THAN DEALING WITH THESE PEOPLE. WELLS FARGO NEED TO QUIT HIDING AND STEP UP TO THE PLATE. BUT EVERY DAY I PRAY THAT SOME MIRACLE COME THROUGH AND THEY SELL MY MORTAGE BECAUSE I WANT OUT! EVEN IF IT MEANS SELLING OR GOING INTO FORECLOSURE, BECAUSE I CAN MAKE THE PAYMENTS BUT PREFER NOT TO IF I AM GOING TO BE TREATED LIKE A DOG.

This comp and it's employees have no idea what they are doing. Send this via fax, they say. The Lawyer does. AND he sends it USPS. We don't have it they say. Call us after 48 hours. Still they don't have it. Then they give me TWO fax #'s and tell me to fax it to both #'s. Then I talk to a guy who is speaking English but I can't understand a word he is saying, sounding like he was from the ghetto. "There's nothing we can do. We can't call the auctioneer." When I get to the Trustee's Sale the auctioneer calls them to find out any last details i.e. "is there a postponement or a cancellation?" We can't talk to you, your not the mortgagor. The mortgagor is dead, you idiots. Of course you can't talk to him. We sent you the death cert and letters of Administration. This property is in probate and we've told you that a dozen times. This company needs a class action lawsuit against them.

I’m losing my home because of this awful company please any help would be greatly appreciated I’m in the midst of foreclosure I had lost my baby sister in the summer of 2007 and then found out I was pregnant well I got a little behind being off of work dealing with my loss of my sister...then I had to go on maternity after having a hard delivery with my son. they will not work with me saying I’m behind like 6000 and wanting me to come up with all of it or they are going to take my home what can I do.

Since late 2005, ASC has added bogus charges to my mortgage, falsely claiming that I did not have homeowner insurance, had not paid my property insurance, etc. they even set a letter that Wells Fargo had cancelled my insurance! Not true!

I have been on the phone with them several times weekly...they promise they will refund my money if I send proof of insurance, which I have done so repeatedly. When I check that they have gotten it, they have, but the next time I call, they claim I have never sent it! What a nightmare!

Their latest trick is to claim that the terms of my original mortgage require hurricane insurance. It does not. Now they say that the terms "wind insurance" and "hurricane insurance" are interchangeable insurance terms. They are not. They now say they will "review" my mortgage terms, but that will take a while. Meanwhile my mortgage payment is about $1, 000 more than my original payment!

Naively, when I had provided them with all the insurance proof they had asked for, I asked them to credit the money to my mortgage payment. They did not do so. Too late, I found that they had reported me for non-payment to the credit agencies, and ruined my credit!

I have had continuous homeowners insurance and paid my property taxes, and provided them with plenty of proof, plenty of times. I have concluded that they are a thinly disguised insurance company, and have a whole battery of tricks to deceive and manipulate the consumer to get money illegally and not give it back. These are monsters! This is my HOME they are threatening!

I am at my wit's end...I should not have to spend all my days fighting thieves!

I have no idea who the IT Manager for this is company is, but it's terrible. Trying to find the ASC website to pay mortgage online have you going in circles. These people seem to be inthe business of ripping people off and driving them out of their homes . They slap you with late payment, internet and telephone fees. They have no clue how to treat, help and serve customers.
They should all be locked up for FRAUDULENT PRACTICES!
Who the heck is running this company? They are blatantly ignoring customers, customers who did NOT choose them.

I'm trying to gain facts about America's Servicing Company and how they treat their customers.
If you live in Florida, please contact me with your story if you have experienced:

1. The ASC claiming that you as a homeowner have never had homeowners insurance therefore ASC tacks on fees.

2. The ASC denying your payment of a check or an over the phone payment.

3. Holding your payment until it is past due then giving late fees.

4. If you have faxed documents to the "Loss Mitigation Department" and then they lose it.

I agree with everyone on this comment board and I am so sorry to hear about all the trouble that you are all having. This is the reason I started my company. I have helped several people that have mortgages with ASC, Countrywide, and other mortgage companies that don't seem to care if they harass people or suck them dry. The comments I have heard are along the lines of trying to get blood from a stone or turnip, or something like that.

Contrary to what some people have said on here, I am not trying to be one of those people I mentioned above. My company is a nationwide company that provides services for people that are at the end of their rope. One of the helpful things that we provide is letting you know, before payment for service, if we can assist you and if we can not. If we can not, we tell you why not and what can be done to allow our company to assist you. Most companies won't do that, but we will also give you the reasons why exactly so that, if you should choose a different service, they will not be able to scam you. Now that's a way of saving money too.

I have a service that actually will take you out of the loop of contact with ASC, or Countrywide or whomever you have servicing your loan. All you have to do is tell me how we can help you. By that I mean, tell us what you are looking for us to do for you and we will pursue the help that you want, no matter what. We have all aspects of the mortgage business covered from being a mortgage mediation company, a title company, a real estate company, all the way to having access to attorneys for litigation or help to avoid foreclosure. No aspect of help is turned away.

Let me tell you, most of the customers that I deal with have told me about the fear and the frustration of working with mortgage companies that don't seem to care or give them the runaround. To be totally fair, mortgage companies have their ways of dealing with people. Some are good, some are horrible. But one thing all mortgage companies love is being vague. When they are vague, they don't have to give you information until you ASK for it. How does that help you? How can you try to save your home if you don't know how to ask the right questions?

That’s another reason why I created this company. I take your number out of their "system". When they mail you something, it goes to me. I take the burden away from you so you can live your life without the phone calls and the letters. And the rudeness! Oh, man, if I told you some of the stories I have heard...let's just say, it’s not pretty.

I know that some people are going to look at this comment and go, this guy is trying to drum up business. Well, you're right. But here's the kicker. I used to work in mortgage collections. I used to make the phone calls and send the letters. I used to work around the people that make your lives hell. And I kept asking myself, why? Why are these people not being told about the help that’s readily available? Why are these people not being helped to make payment arrangements that are realistic? Why does this company care more about the money than about customer service when that is supposed to be their primary objective?

That's why I got out. I can not stand collections. Just because they are hiding behind a company name they think that they can say anything or act anyway they like with the customers, being friendly with one and the next 40-50 they can treat like crap. Where is the customer service?

I take all that frustration away from you and create solutions that work. I know that it may be hard to swallow, but I do. I have done it for several people. And I can do it for you too. I too have ASC they are tolal useless company I had to file bancrucpy to get awnsers done to save my home. Now I have the problem of getting another mortgage company to take my payments. I wish the goverment would step in to contoller this company I hope and wish who ever has this company they get RID of them .

First it is not the fault of ASC if you fell behind in your payments. They tried to modify the loan.They are not a LENDER... and have to have every modifacation approved by the investors for your loan! This also includes a short sale.

This company is stealing my home of twenty years, through a reported SCAM that was organized through a venture capitalist business that never produced.

The CON ARTIST that organized the SCAM intentionally did not perform their contractual agreement after stealing the home equity from my home. The CON ARTIST were able to remanufacture documents that looked authentic, making their business look official, my loan was sold many times whereas ASC has received it and they do not want to recognize that they bought a FRAUDULENT, GRANT DEED OF TRUST!

The CON ARTIST were trusted with private financials and accounts making me a strong candidate for FRAUD! The DEED OF TRUST was used in the business venture upon services rendered, the grant deed was filed stating that I owed money to these thieves from NickelTown Pizza Inc., StartUp Capital Business LLC. and Private Fund Partners LLC.

I have shown ASC proper paperwork showing the fraudulent signatures and other areas of where there was tampering with my loan documents. ASC refuses to look into the situation or correct the matter, their defense is you signed the documents we have the right to sell the home. We don't care, there is no fraud, you signed the documents the case is closed.

I have asked to show proof of funds that I supposedly received from these CON ARTIST, they have failed to produce such documents. I have tried to show them of the other victims that have been deceived by this SCAM and they still do not want to find a solution to resolve the matter.

This company is absolutely crooked and deceitful, they are only looking out for themselves because they have a sh_t load of bad loans that they have to correct.

How can you sell a stolen home legally, when it is ILLEGAL to purchase stolen goods? The financial world is going to h_ll with the thieves and deceitful business practices from the banking institutes. Innocent consumers that rely on their expertise in Home Mortgage are getting ripped off, and the authorities aren't doing anything about it. We as consumers need a CLASSACTION LAWSUIT to be heard of all the different issues that are going on at the high level of "WHITE COLLAR SCHEMES, THEY ARE PROFESSIONAL THIEVES!"

RE property: 1223 Oakglen Avenue, Arcadia CA. 91106 owned by Charles and Virginia Lester.
This property was recently put on the market, by Denise Lester, but fortunately the sale fell through.
A hearing re elder abuse and possible fraud was held in Pasadena on 10/10/2008, and a conservator was appointed, but the deed that Denise Lester holds, might have been gained by elder abuse and coercion. Until the conservator makes contacts, to make a determination, please do not allow this property to be sold.

ASC is truely HORRID! They took over my mortgade from Mortgage Lenders Network, whom I never had any problems with, now it's nothing but! Fees, no real transfer of information, loss of documentation, late application of payments resulting in more charges, the list is endless. Now, because of surgury and disability, and their telling me I needed to be three months behind before I could be considered for one of their modification programs, they want to offer me a modification all right...with a higher payment and foreclosure in the mix to boot...now that's a bargaoin at half the price...right ?

Completely negligent in handling my mortgage. Try to speak to someone, well...you would get a better response by speaking to your neighbor's dog. No one knows anything about anything. Absolutely rediculous. Something needs to be done about this company.

you signed a mortgage contract when you closed your loan to make your payments on time. there is no deferral clause included with your note. it is your responsibility to make your pmts, & you servicer/lender/mortgagor is not required to defer pmts for you. this is part of the reason mln went into bankruptcy .. because of poor practices like payment deferrals.

I totally agree with you about AHMSI. They are complete idiots! They do not want to work with you in lowering your payments. They are not a mortgage company so they don' t have to play by the rules. They are a servicing company for investors. I was trying to modify my loan and instead of lowering the payment, they wanted to give me an interest rate of 8% on a 30 fixed which would make my payment go up instead of down. What is that all about. When I said I would try to find another company to help with a loan modification, the rep told me that they don't have to work with anyone. That a loan modification is a courtesy and if they don't want to work with the loan modifiers, then they wont. I hate them so much.
