Coldwell Banker Real Estate Disclosure

Teresa Coleman along with Caldwell Banker received their money twice. Both of which are from the neglect of Teresa Coleman and Caldwell Realtor not disclosing anything to us. Which has tied the money up from the purchase of the property. Payments for over a year were made to Ag South for the property as well along with almost $20k from down payment for property and payments to lawyers and realtors. Two things were never disclosed. The ROFR and the bug infestation that killed a lot of trees.

I have used Caldwell Banker to purchase and sell not only residential property but commercial as well. I have never had an issue before. Caldwell is name I did respect and trust. Y'all have been around for over 100 years due to respect, honor and integrity. I believe one of the main things y'all pride your self on is setting the standard on disclosure.

Now either everybody involved with the sale and purchase conspired to commit insurance fraud thinking they would pay us off and not investigate and/or Teresa Coleman and Saundra Draft committed perjury when they signed and file those affidavits.

I want you to know the displeasure we have had for over a year along with hearts and dreams have been shredded along with many tears shed over this problem. I also know that a lot of blood, sweat and tears and long hours went into making this property be what it is now. It looked terrible when purchased and now looks like a state park.

It just takes one to ruin it for so many.

Remember, one drop of oil can ruin drinking water and stop ships from sailing.

Hello to both,

My name is Patrick Hancock I have been with Teresa Norris for almost 5 years. But for the past year it has been extremely hard not just on either one of us but our relationship as been astray due to the purchase of the property on Old Chalkbed Rd in Aiken County, SC and purchased thru Teresa Coleman/Caldwell Realty.

In February of last year we saw the property on the internet that Coleman listed and went and looked at it. Was told the price of $85k we offered $75k and they took the offer. This property was to be used for a small little farm for 2 houses to be built on. One for Teresa and myself as our forever retirement rocking chair years and the other was to be built for her daughter and family. It would serve for the purpose of Teresa being able to spend more time with her daughter and grandkids. Along with having several types of small animals. A letter of intent to purchase the property was sent on March 7, 2021. The first closing date was set for May 4, 2021. Received a call stating it was moved and would inform us of when. Second closing date was the first of June. Received call said it was moved to June 28, 2021. Papers were signed on that date. This whole time the property owner Saundra Draft and her attorney was in probate court getting deeds transfered to state George Draft estate with Saundra Draft. Every document that was transfered had and still has Alice Knowles holder of a ROFR. The forms that were sent to Ag South showed Alice Knowles having a ROFR on the property.

Teresa and I were at the property for almost 2 months clearing down limbs and rotted trees that were the cause of some bug infestation which caused a lot of trees to die. After piling all the limbs and trees up I pulled most of the stumps up that I could. We mowed thru out the trees and it looks beautiful. The first week of July Alice came and introduced herself. Said Teresa and family bought the property blah blah blah and exchanged phone numbers. After almost 2 months of long hours and hard work we were almost ready to built our house. Got culverts, electric (underground sub station), perk test and had home marked off and shop. Driller for the well came out and gave assessment of what he had to have inorder to drill and a date was set.

On August 30, 2021 Alice called us and said she was having the sale reversed and she was going to take the land in the lawsuit because she holds a ROFR on the property. (We had no idea what a ROFR even was.) Called Jared Smith real estate lawyer that Teresa used. He said he knew of the ROFR but their was suppose to be two affidavits written one from Saundra and one from Teresa Coleman and should have been already filed with Aiken County. Also said ,"oh don't worry about it cause you have title insurance and it will cover your expense. Teresa did purchase at closing 2 policies. One for the Ag South loan and a personal policy both to equal almost $140k. Policies were issued from Jared Smith since he is also a Fidelity insurance rep and he was the one that did the title search. Call was made to Kelly our own realtor who worked the deal along with Coleman. She knew nothing. (At least that's what we were told). Called Coleman and she stated that she had just learned of the ROFR on August 27, 2021. Along with the same thing Jared said. Oh you have title insurance and it covers this problem. I did call and talk to personally and emailed Lou Redbud CW supervisor over SC and NC and made him aware of the issue and filed a complaint about not being told of the ROFR in the disclosure. He contacted me back and stated that Coleman knew nothing of it till just a few days before us, that I was making this whole story up and that Caldwell Realtor stands behind her and not to contact him any more concerning this issue and most especially me cause I am not on the paperwork of the sale. After doing some research myself with many late nights on the internet and plenty of phone calls during the day, I found out about the probate court papers with Alce Knowles having the ROFR on the property and no affidavits we're on record. Alice wound up stopping the sale of the property beside us and bought it and released the ROFR to herself. The property deeds contracts were signed in October by Saundra, Coleman and Alice and the property was signed sealed and delivered. The next day or 3 Saundra received her money, Teresa Coleman along with Caldwell Realtor received their money Coleman had an affidavit drafted out and filed in Aiken County that she did in fact offer the property to Alice therefore the ROFR should have been released.

Got a call from Jared Smith for a meeting. Can't remember the date. He said he was sorry about our misfortune and that everyone with the sale of the property and the purchase of the property messed up and got caught with their pants down.

Fidelity is not and did not honor the 2 insurance policies.

Saundra Draft sold her property and received her money.

Coldwell Banker Real Estate Nancy Birge - Old Lyme CT

I am astounded by the lack of professionalism and compassion I received when speaking to Nancy Birge regarding the sale of an elderly family members home. There is extremely sensitive background to the home even being put on the market. The owner was coerced into selling her home under duress. As I was trying to explain the matter at hand and understand how this sale even transpired I was insulted verbally, told I didn't know what I was talking about & then asked "where was I during this time". This realtor was a "friend" and neighbor to the owner and had knowledge of personal information that she should not have been privy too. I feel this is a conflict of interest. The owner of the home made several calls which were not returned. The owner was stripped of her home, belongings, vehicle and integrity. Nancy would not allow me to conversate with her and chose to hang up on me. I called back and left a very lengthy message and asked for a return phone call to discuss this situation. I believe this was well-planned; my family member was manipulated due to her age, health & recent unexpected death of her son. Due to the delicate situation & estranged family that is involved this is all I am able to share. There is something very wrong with the extremely negligent sale of this home.

Desired outcome: I would like the sale of this home to be looked into & an apology made to the owner. I think Nancy Birge needs to learn to listen to her clients needs and learn some compassion & integrity.

Coldwell Banker Real Estate Mobile home sale, rude, unprofessional service from realtor.

We listed our Mobile Home with Caldwell Banker in Ca, An upscale mobile home park.

The Realtor started giving us orders to make the mobile home"presentable."

She told us to remove the wood from our driveway, so we did asap.

She then had a buyer & told us to empty the outdoor sheds of junk & moving boxes.

When the sheds were not emptied right away she got nasty & rude to me including to my friend / handyman. (who is a very kind helpful person)

She started demanding the sheds to be emptied.

She upset my handyman very badly.

She then posted rude offensive demands of my handyman & myself to get the sheds emptied asap.

I told her that my friend / handyman would help us with the repairs needed & that he was a nice guy.

She then took to our three way texting & demanded that me & my handman clean the sheds right now.

She said we were not getting rid of the shed materials & she was washing her hands of the deal.

She said she wouldn't lift a finger to help us anymore as the home was closing in a few days.

She attacked us & said we were a (Circus) and if the home failed to sell because of the sheds, she was not responsible for it.

She further stated that she was not going to lift a finger on the home anymore.

We needed a competent realtor to help us out as she quit working for us.

The shed was cleaned out completely by our handyman.

The home sold just fine without her getting involved.

We got our payment & had very little contact from this lady other than short curt texts.

I want an apology from this sick relator.

We were not her employees & are upset, rightfully so.

We were not at her service, she was at ours. We were her clients for pete's sake

Desired outcome: A letter of apology at the least is deserved here.She is incompetent at her job & needs a good dressing down by the broker.

Coldwell Banker Real Estate Harassment from realtors.

I am filing a complaint as CB realitors are harassing individuals on social media. I find it unprofessional that Coldwell Banker Realitors post and advertise homes on a real estate profile and message harrasing words such as “slut” on the same profile. It seems their realitors do not know how to handle themselves professionally. I have screenshots of a realitor harassing me on her Instagram real estate page. She has the CB brand all over and still does not know how to seperate personal matters on her account. I wouldn’t want someone that 1) can’t spell and 2) harasses about christianity and sexuality - listing my home on the internet.

Desired outcome: Dismiss employee or require social media ettiquete training.

This realtor said he is not at fault for my demise,I text him saying demise is word used in death he text me back calling me the worst client horrible he had,said i was gossip I was condescending rude I even tho I had tr u sted him at first I will never recommend coldwell banker faith properties in NY ever!

The realtor I used said I did not have contract with him even tho I signed paperwork he never let me read or gave me copy of and had hus sigbmn in my front yard and lock box on my door handle he called me horrible,liar said he was not at fault of my demise said I needed to improve my home after he told m e it had potent said I was a gossip because I had told him about 1 neighbors robbing me of things communication into my home while I was gone and I found out they had called the realtor fir showing on my home after he told me they checked out customers,he never showed my home other realtors did,one time I came home and lock box on door handle was open and no key he text said he hD a showing on my home while after and the key appeared like a miracle again,he text me ask me why I lied,he called me liar said I needed mental health help,last night I finally thank God it went off there mkt. He text he gaslight me said I'll never find buyer called me names I text him back how condescending and rude he was to m e in which made him call me more names coldwell banker faith properties finally I told him he needed to stop

Coldwell Banker Real Estate Unauthorized Use of Personal Information & Possible/Alleged Fraud

On February 21, 2022, at approximately 7:21 pm, I conducted a search to see what personal information of mine what on the internet. During the searches, I found my name, past/current addresses and phone numbers attached to individuals I do not know, never lived in the state in which they live nor had I any contact or business dealings with. My name is also shown to be associated with another woman's telephone number. I believe that this was done to redirect calls to her regarding the property or properties, mortgages, etc. I contacted the online sites regarding this matter and began the opting out process and removing web pages containing my information.

Today, March 7, 2022, I did some more researching and discovered the following: 1. The male is a Residential Real Estate Associate with your company. 2. He and the woman who associated her telephone number with my name are the owners of said property which it is alleged that I at some point a resided, and 3. They are business partners which is located at said property.

I am submitting documents regarding this matter.

Desired outcome: I'd appreciate a response. Real Estate Associate license(s) revoked for life, no license henceforth shall be issued and a fine of $25,000 imposed. Review of mortgage application prepared by REA.

Coldwell Banker Real Estate Unethical behavior - lost my money

Ralff Vizconde's office bills itself as a "Concierge Service" but they have not returned my calls and e-mails and the service I received from this Realtor (Ralff Vizconde) was barely basic service, let alone Concierge. He confirmed with both myself and MY LENDER that I would get $17K after close of escrow (complete fabrication — I have received far, far less), then said it wasn't his fault and shirked responsibility. Claimed I could move in early, then after I hired movers and a fumigator, he had to backtrack and admit that he never negotiated it (despite telling me that he had). Could not keep his promises. Misled his client. Kept trying to pressure me to sign documents out of order. Escrow closed WEEKS LATER, incurring storage fees for me and he blamed Coronavirus (I literally had to take over calling the Escrows and Lender because he was getting nowhere. He personally vouched for the steadfastness of a low-ball offer Buyer (his other client) and then the client backed out at the last minute. He recommended a lending agent (Roberto De La Torre) who, also at the last minute, upped the interest rate on the loan. He recommended another lending agent (Nick Bronsozian) who claimed I would get post-escrow credits that I never received. I was informed by someone who attended an open house that he badmouthed my property and lowered the expected amount that should be offered for the property, while insulting single mothers in general. I have a Master's degree in Business and I sent multiple e-mails and received no response from Coldwell Banker Exclusive. I also sent multiple messages to this Realtor about his unethical, unprofessional behavior. I have evidence.

Desired outcome: I should receive the approx. $25K that I was promised

Coldwell Banker Real Estate Can’t find a realtor for the house we want to buy in Illinois harden county.

This house as been empty for over a year there is a sign up but when we call the number we get the run around. And no one wants to work with us. And when they do call us back they said they cannot find a realtor to help us. The address for the house is 61 south iron furnace road. Harden County Il 62982. My email is [protected]@yahoo.com. We would love to find out what we have to do to get this house

Coldwell Banker Real Estate Poor service at the counter at the Coldwell office

Hello Coldwell, I purchased a house listed by Coldwell at the beginning of August. A couple of pieces of mail arrived after possession. Once piece was a utility bill with a numbered company. The other was addressed to Lorex and I could through the envelope that it contained a cheque. In addition while unpacking, I noticed the seller had left two folders which contained years of school report cards, certificates and awards.
I asked my realtor what I should do with them. He told me in a text that he was on holidays camping. I was asked to drop them off at the Coldwell office at 1470 Harvey Ave in Kelowna.
I went to the counter at the Coldwell Office and explained that I was dropping off the mail and folders package to give to the seller. The counter person said she did not know this would be happening. I was asked who the selling realtor was. I did not know who it was. I asked if there is any way to find out because the selling realtor is expecting this to be dropped off. She said there was no way to find out as there are over one hundred realtors there. I asked if she could connect with my realtor, Mark Hetherington to help the seller get their mail and folder package. They would be so grateful.
I was expecting to be thanked for being kind enough to save the mail and folder package and deliver it. I was expecting to be thanked for buying a Coldwell listing for over asking price at $865, 000.
Just as I was leaving the counter person said she did not understand what she was supposed to do. I explained again that this mail and folder package is for a seller of Coldwell. I was never told who the seller is. I do not remember who the selling agent is. If there is no way to find the seller's name or realtor, perhaps Mark Hetherington can help since he would know the seller and their realtor. The counter person told me she was already working on something else. I explained I was being kind and doing a kind thing. She would not help at all to get the seller their mail and folder package. This was very frustrating and caused me anxiety.
I asked if this is not your job then who can help me? Immediately someone came from down the hall looked up my new address. He told the counter person and I the realtor's name, Ellen Churchill. He assured me that Ellen Churchill would be given the mail and folder package. I thanked him for his help, told my name and said how happy we were with our new home.
I called the office after to report what had happened to the manager. The manager has not yet called me back but they have contacted my realtor. I am awaiting an apology call.
This incident was unnecessarily stressful. It cold have easily been handled by thanking me right away for doing the right thing and a kind act. It has taught me to through in the garbage anything else found or mailed to my house. In addition, seller's name was not important to me. Now, I am connecting with my neighbour on the other side of the duplex. I am going to find out where the seller is to let them know how poorly I was treated and how difficult it was to try to get their items back.

Desired outcome: Apology and assurance the sellers got their mail and personal folders back

Coldwell Banker Real Estate Rude, arrogant agent Phillip LeBlanc

While walking through my hew home to create a punch list in preparation for closing this Friday, three people walked into the house and proceeded to tour the house. The agent walked past with no acknowledge or courtesy to anyone

I met them as they walked out of the bedroom where the carpet had just been laid, I asked them who they were. Phillips response was I am "THE" Realtor. As if he were reigned supreme.

I asked him if he was going to show the house, please remove your shoes when on the carpet. The response was an immediate dismissive hiss over his shoulder like a juvenile and said "we're leaving anyways" . As he then continues to show the house on his way out he chuckled about with this exchange with his clients.

I walked out front to speak with him, he looked at me, shrugged his shoulders and got in his car to drive away. Fortunately they drive into an cul de sac so they had to pass me. Asking what firm he worked for was met with more short answer with arrogance and rudeness.

I've worked with sales agents for almost 40 years and have many friends who are agents with Coldwell Banker. I have never met a ruder, more arrogant agent. I felt embarrassed for the potential clients riding with him.

I further told the developer of my home that NO ONE is to show my home at anytime.
A simple "I'm sorry, we'll respect your property" would have quickly diffused my anger mad prevented this complaint.

Coldwell Banker Real Estate Agent mislead me on the listing price of a home I purchased through her.

I recently purchased a home in Ft Myers and was mislead by my CB realtor who told me the wrong listing price of the home I purchased. She was also the listing agent. I tried to reconcile with her and her manager and they are both ignoring me. This is the 3rd time I've tried to get this resolved and no one is getting back to me.

Coldwell Banker Real Estate Residential

Broker is conflicted and we did not sign a waiver, representing the sale of our house and the buying of the new one. while they were sure to make us fund escrow on the purchase, they did not verify the funds from the buyer in our sale. The buyer ultimatley reneged taking us out of the market where we had a 4 way auction (market has dropped) and now does not want to adjust the commission while not offering to terminate their contract. It is a nightmare and they against written communication are relisting our home on MLS.

Desired outcome: We want our lost escrow money and the damages of the lower sale covered by the broker

Coldwell Banker Real Estate Dieceit of square footage to increase the price

This really didn't affect me. If anything it helped my friend/neighbor out. Homes are going fast as everyone knows (Pensacola area). It was the ethics of it all. I was probably wrong by not mentioning it at the time but I just stayed to my own business.They probably would got the same money either way even if they listed the square footage what it truly was. All these homes have certain design and they all have the same square footage depending on the style. When the home was built a couple years back, it was listed as the correct square footage living area on MLS. Which was correct and listed by the builder. My neighbor told me that when you looked on the tax assessors website, it showed 300 more footage than the true footage. At over 130.00 a foot, that's 40k different . So the realtor told them that they'll put what the assessor had even knowing it was wrong from the previous listing and told them it's up to the buyer to verify the footage. I'm not really worried about it now. It didn't affect me in any way. But what happen to this world where a hand shake meant your word. Obviously Cauldwell Banker wouldn't put up for this (at least I hope not). It was an agent and I'm sure they would've handled it if they would've know. Just thought I would say something because of how deliberate it was.

Coldwell Banker Real Estate Mikki McLendon out of Pace, Florida

I'm sorry to have to complain but this is costing people a lot of money but seems like it doesn't matter as long as they can get back at their ex husband. In Florida even though you're not on the deed, you must still sign a quick claim deed even though you have no ownership. The issue is, Mikki's husband is selling a home he purchased prior to the being married. Well now they are separated and the husband has sold the home. We are out of places to turn. Now, she has to sign it either way. There's no way around it. She can however by stubborn and draw it out which is exactly what she's doing. The closing suppose to be Friday at 1PM. All she has to do is sign the paper. There's nothing she loses at all out of this. As a matter of fact, she get's around 5900.00. That's here nor there though. The issue is these buys spent a lot of money on repairs, took vacation, paid deposits for U-Haul vans and lined people up to help them. She won't sign just to be verdictive. The opposing attorney already told he she'll write up anything she'll like to make her feel comfortable. I know this is more a civil issue but this does in a way reflect towards you all because I know you all hire and screen to get quality people. It's just a signature. That's what's crazy. I hope you can help get her to sign. I'd rather kep the complaint right here and not go any further. Thank you

Coldwell Banker Real Estate Listing agent Ruth Moncus

Ruth Moncus with CB prowest Medford oregon approached me when I had ny house listed for a flat fee with a broker in another state. I wasn't getting any showings because the local realtors ice out fsbo listings. She said she would sell my home and we'd actually get activity. We listed and she did everything without asking for imput. She wanted to do open house and I objected because it usually just brings nosey people not buyers. She insisted and we had a open house during which a neighbor blasted profane music for 30 minutes! Ruth did notify me while it happened, she didn't go to them to stop, she didn't report it to the police.
We had 4 potential buyers view during this and she said they were clearly distracted by it. She said she didn't call because she didn't think about it and she didn't know if there was any noise ordinance!
I was very patient and explained that going forward she Has To let me know when and if anything out of the ordinary happens. And we moved forward. There are many instances where she didn't communicate, refused to do simple requests and then she complained to me that I didn't trust her judgment and decision making.
We received an offer after 7 days and when the inspection report was received on 3/31/21, the buyers backed out of the offer and Ruth called me early in the morning to tell me to sign their termination document. She didn't insist they have a courtesy conversation, consult professionals to access actual repairs needed, or try to negotiate repairs and amend the offer! She didn't honor our agreement and we lost out on a rare land lot we had an offer on that we lost because it was contingent on the sale of our house funding! April 3rd, she sent an email canceling our listing in response to my asking for a statement be added to private remarks for buyers to know that possible repairs listed in inspection report are being made by professionals. She did not want anyone telling her what to do so she abruptly canceled without a conversation or attempt to have someone experienced take over the listing so we wouldn't be adversely affected! Steve "Craft president and owner of the branch will not return my calls. Ruth Moncus is dishonest, and breached our contract and is a liability to CB, she should be fired immediately!

My lease is up next month. So i've been texting them and calling them. No one will get back to me, so I wanted to move into another place I cant reach them. I have to give an 30 day notice. I feel like because I am an black african american that they are denieing my service.

Coldwell Banker Real Estate Mendacious lies from everyone

I entered into a standard contract to sell my home on 299 Tortoise Lane in Franklin Lakes NJ, after listing at a price commensurate with a "no contingency" deal that was offered from a friend of the listing agent. After reviewing all the offers, I accepted this friend's offer and we entered into the attorney review process.
This agreement was devoid of any home or septic inspections that would have required extensive excavation and replacement of the current septic system. Unknown to me the agent's friend had a criminal background and was not a reliable buyer. However because the dual agency situation resulted in a substantial increase in the standard commission they tried to follow though with this buyer.
Additionally, I was never informed that after successful attorney review, no deposit monies were ever received or deposited by my attorney to be held in his escrow account. This allowed the buyer to use a line item on the contract to declare the contract null and void and simply walk away.
Valuable time and resources have been squandered, and I now have to relist my home at a higher price to allow for a complete new septic system, which I was able to avoid on the prior deal.
After the initial buyer backed out and the remaining offers were too low as to allow for a complete septic system replacement, all communications with the agency stopped. It appears, they simply moved on to other "prospects". Moreover, they remained unreceptive to my requests to move forward at a revised price to allow for septic system replacement.
When I asked the agents to relist the house at this higher lever I still did not receive any communications. I still desire to sell this house and have complied with all regulatory requirements with regard to well water testing, oil tank removal, and septic inspection.
I was told that our town would issue a temporary Certificate of Occupancy and the buyer would comply with said inspections. I was told that the buyer was still willing to purchase this house. I was told that we did in fact receive a deposit on this deal.
None of this was true.
In good faith I have installed a PH neutralizer to increase the PH from 6.15 to 7.0. The limit was 6.50 but I did install the system in a good faith effort to complete this deal. I have also contracted with two construction companies, one for oil tank removal, and the other to certify that I do not have a "cesspool" on the property.
In short I have done everything possible that, I as a homeowner, can do to ensure that I am making a good faith effort to fulfill all my obligations.
I am hitting multiple roadblocks and feel I am being sandbagged, in my present situation. I spite of the limitations imposed on us by the Coronavirus, I am moving forward to comply with all current regulations and contract with all cognizant contractors and inspectors to resolve any outstanding issues.
I feel that I am not finding the teamwork here, which is required for a successful sale.in short, the buyer, the agents, and even my attorney have not been entirely "up front" with me. This is not what I anticipated and the enthusiasm and energy that I had in the beginning of this process has substantially waned.

She is currently on socially media speaking vulgar and harassing various people along with sharing both public and private information! Any person willing to attack others in this manor (and she attacks new various people every day) is not fit to represent any business. I'd NEVER use Coldwell Banker real estate if these are the type of agents they employ! Linda should NOT have a real estate license at all and should not be working with the public and having access to private information from customers. We have ample proof I am willing to send to you of her attacks and embarrassing actions while she represents your company.
