condition of my townhouse
1st email on Aungust 13, 2018.
I moved in my townhouse on Thursday, August 9, 2018. The AC was not working that day and it is still not working today. I've been going to the rental office everyday and the maintenance supervisor is aware but I'm getting nowhere. I see them around the community working on other empty homes but not fixing mine. I gave them multiple maintenance problems from day one and NONE have been fixed. My 71yr old dad tripped and almost fell because the door sweep when u first walk in is loose. When I told the office staff about it one of them said they tripped also yet no one has come to fix it yet. The wall in the living room has obvious water damage and some sort of blue stain. The wall needs to be repaired and painted and this has not been done yet either. The kitchen utensil drawers are off track & the closet door in the master bedroom is also. And again I must mention no AC and it's summer. They gave me one portable unit which covers one room. My movers were super hot and exhausted. Everyday I've been to the leasing office and all I get is empty promises. When I asked when the AC will be fix they say they are waiting on a part. I asked what part they are waiting for and they wouldn't tell me so I don't believe they ordered it. This townhouse was not ready for move-in yet my money was taken and I'm left hanging. These major repairs need to be fixed or I need to be moved to an apt or townhouse here that is actually ready for move-in.

I got a phone call from Regional Property manager saying my AC would be fixed tomorrow and water/ molded wall would be fixed today. No one came.

This is my 3rd email about the same situation. I was promised Someone would show up today to fix the water damaged wall with my mold on it in the living room and I still don't have AC. I was given the excuse that they didn't have my house key so they couldn't do it yesterday. Today not only did I give them a copy of the key but I told the staff that I left the door unlocked for maintenance. I came home and my door is still unlocked and NO REPAIRS were done. I moved in on Thursday August 8, 2018 so tomorrow makes a week. Im requesting to be moved to another 2br townhouse or apt immediately or return my monies so I may move to a habitable place. Between the heat & the mold my health is in danger. Call me first thing in the morning [protected]. This is serious and I'm very disappointed in the way this is being handled so far.

my closet ceiling
This all started july 4th 2018 at about 12 pm my wife called the rental office for emergency assistant. One guy came to look an said be will have to stop the leak from unstairs an he did so an said they will send someone back the next day. Well that never happen my wife has been calling an calling an all they have to do was look an take picture I really need this issuse resolved asap because I have started to smell mold an y son has gotten sick with a virus actually ill need a new apartment or we will be leaving this apartment complex next month this has beeong goin on since july 4 I need assistance asap

My son came to visit me for a couple of weeks when a tow Truck came around to tow his car which he was in the wrong His tags had expired the tow truck driver said that the property manager told him to tow this car it happened twice he finally got the tags straight but but this happened in may as I was out walking today I see that two other cars there tags expired and one car didn't have tags I thought that they might have been targeting my son and I was angry something needs to b done with these two cars feel free to contact me at+[protected]

There is Water seeping through wall now creating a mold issues. On move in date when I did walk through there was water damage in same area. I was advised that there would be a new wall out in that day and finished before I moved in that evening. I now realize that all they did was paint over the damage. Now it is creating sever health hazard issues as there is now mold! I have only lived here for 2 months. This is affecting the health of my infant baby. Also massive paint peeling in tub which I have not been able to use since I have moved in.

Dear Morgan Property Top Management Team -
I have to knock your door regarding the problem that I have with your office, located at Mark center "Stoneridge Morgan Property management". I tried to solve my problem with them in their level, but they couldn't.
Unfortunately, the office failed to provide us safe and sound living environment. My family and I are very disappointed by not fulfilling by the promises made with us. since Sep 2017, I have regularly brought their attention and knocked several times their office door for treatment of the red flour beetle/creepy-crawlys/insects in my Apt. in January 2018, when I wanted to renew my contract, my first and the only condition was the treatment of the red flour beetle/insects and told the office that if they aren't able to treat the insects, I am would not renewal my contract. But they promised that they will definitely treat effectively this time because they had signed contract with another well-known pest control company where they do the services by guarantee. But, again, since my renewal of contract (January 2018) their treatment has not effective and the red flour beetle/inspects are spread from kitchen everywhere in my Apt.
At the last week of June 2018, when I came to the Statas, I went again to the office for 4 times and brought to their attention that my baby kid has tried to grab and eat the insects. We took him 3 times to Doctor because he was in a very bad condition - we all 100% thought he ate the red flour beetle/insects and did his entire medical tests. In addition, we threw out and garbage all our expensive furniture and thought that it would impact and finish the insect, but not. Because the treatment expert who came for a treatment to our Apt told my wife that the only solution is to change and renovate all the kitchen and baths cabinet, including even doors. Furthermore, my wife and kids all times and always complain to me and they ask me to take them out from this home as no one could live there where we have been living in such condition. But I told them each time that the office will provide beetter service this time and will treat the insects…but never happen
Now, this problem become worst and direct threat to my family. my kids and wife hate the Apt, because, they can't eat while they see the insects coming and going on the eating table. My elder kids cry and can't sleep during the night because the insects are going and coming on their bodies. We all 24 hours observe our baby kid to not eat the insects. So, to do the longer story shorter, this worst experience created a psychological sickness for my wife and kids. Therefore, we have to leave the Apt in order to avoid any critical fit towards my family.
However, I told the leasing office that I would leave and handover the Apt by August 20, 2018 and would only pay till that date (August 20) and would not be charged any Pany extra. because of this experience and based on my conditional leasing renewal contract in January 2018. But they told me that I have to stay and give extra chance them to do pest control service. Otherwise I have to pay for early termination. But I have given Morgan chance more than 11 MONTHS/since Sept 2017 (with renewal chance on January 208) and have directly followed with the office management team. But during the 11 months times, what they have done? Sometimes, they apologized for their false, and sometimes they mentioned that they were on maternity leave (please see the email exchange for these codes they made) - these are not logic reasons that they have brought to excuse. You will very clearly understand from my exchange email bellow with the leasing office that in what situation they kept my family? They only kept promises to change the situation, and we trust them till now…
they want me to stay in the Apt. Yes, I will stay but once again I am honestly telling you that my bay son tries to grab and eat the insects. So, if he sick/dies because of its poisons then who will be responsible for.
Also, I want to bring it to your attention that once I wrote the email and told the office that I have to leave my Apt. they immediately sent a pest control (July 20, 2018) to proof that they are continuing their services. But my wife refused this time. Because, we believed that this wouldn't work again - just waste of time and putting dust in our eyes again.
So, now I am knocking your door to solve this issue, If this wouldn't work, I have to make it official and file complaint against the management of the Mark center office, and claim for all the costs of my furniture that I have thrown out and for the cost of medical charges for my baby kid and as well as for the hazard situation that we were kept there for long time and waiting to. Now, I need your action!

I have lived on this property for about 14 months it the worst place ever. I have had 3 floods in my house a water heater from the storage house next door then today because of flood. Morgan properties sucks I would never tell anyone to move here or any of they properties for that matter. I have so many issues in my apartment they come after 4 months of stuff sent in and fake fix everything lol. Morgan properties the diamond ridge sucks don't move there it's a waste of money . My apartment is infested with mice and bugs u call for the exterminator and he never comes. They cut hole in my season like 7 months ago if not longer it's still there. Just 2 days ago I got a closet door because it had fell and hit my glass table I threw that [censored] in lawn. The leasing ladies are rude as [censored] specially the older one with the puffy hair to the left in the office. I'm just over this entire company please believe when my lease is up I'm gone

flooring
First let me say I love living here besides my one issue. The neighborhood is quiet and peaceful even at night. My complaint is about the horrible flooring here. We live between apartments. One above and one below. The complaint is about the quality of the flooring here. The floors are very loud and squeaky. They are so bad that when the people upstairs walk around at night it keeps my 9 month old up all night. You can hear every move they make. The same goes for our flooring. Every time you take a step the floor creeks and squeaks very loudly. I have never heard floors like this in any other apartment I've lived in before. Is there anything that can even be done about this issue?! It's very loud and inconvenient

I received a notice attached to my door stating my vehicle needed to be moved on July 5th and 6th and to refer to a map, that was not attached. I moved my vehicle to another location for the work to be completed and my vehicle was towed. The letter did not designate an area to move vehicles or locations that would be addressed. This is a major inconvenience as I cannot take my children to daycare nor can I make it to work on time. I have encountered additional fees to retrieve my vehicle that I should not be held responsible for.

My son moved in to The Colony apt at Towson MD today. As we were driving in saw a man with no shirt sitting in tot lot at noon smoking marijuana. Then saw others walking around neighborhood doing the same. My sons roommate moved in yesterday and was woken by fire dept banging on door due to carbon monoxide scare in apt below. He had to vacate for night. Also apt in terrible condition. Carpets disgustingly filthy. Kitchen cabinets falling apart. This is not a safe or clean environment as we were told.

I am a resident at Princeton Estates, which is owned by Morgan Properties, I had someone come visit me who parked in a regular space, not reserved. Their car was towed because the property is repaving the parking lot, they have no signs up whatsoever. How does that person know not to park there. This is considered an illegal tow. Why does this person need to pay for their car, when they did the right thing.

I moved my 3 children and I to the princeton estates location in february 2018, so we've been here for about 3 months. I recently lost my job and was unable to pay rent for the month of may 2018. Since the month started and they haven't received any payment as of yet my children and I have received at least 5 threatening letters so far. I awoke this morning to find a huge highlighted and bold letter letting the entire building know i'm behind on rent! It's so embarrassing. It's bad enough my job loss came as a shock but to have to deal with a company like this is even worse! I'm currently pregnant and the stress from this place plus seeking employment is taking a toll! Waiting everyday to see if a sheriff will show up to remove our things is the worst feeling ever for a mom. Yes! Rent must be paid but things happen!

Continuous failures to perform maintenance. It takes them months to fix issues. Had a water bubble form in our shower. They came and punched holes in it to drain... then waited weeks for them to come back and find the problem.. they cut a hole in the ceiling and found it was a leaky pipe. They covered the hole with cardboard and said they needed a plumber. Plumber never came. Maintenance guy kept asking me when he saw me if they ever came and I said no. He kept saying he was talking to the failure of a manager Julius and his maintenance manager. Nothing ever happened. For at least 2 months this went on. Finally they came into my apartment today, unannounced and without notice, while I was out and working and so was my wife, and made a much bigger hole in the ceiling. This time, they left it uncovered and also ripped the shower curtain off the wall so we can't even take a shower. My wife is 9 months pregnant and due any day so this is absolutely unacceptable. The light and vent over our stove don't work. They were notified of this 5 times, including on our move in paperwork. They tried blaming me for me catching 14 mice within 3 weeks of moving in, despite the exterminators telling them it was because of the gaps in the walls, and that henson Creek should fill those gaps. That took 3 months to correct.
Terrible service. Terrible company. Everything is terrible.

Mice
There was a mice that just ran across my feet and I watched where it ran from and to! I went going into the kitchen he ran from under the fridge towards under the kitchen sink! And I almost stepped on it barefoot! This is not stopping and orkin clearly is not fixing the issues except putting traps and "poison" which weve been doing the same at our own cost! I have mouse traps alllll around my place back through the kids room! We've been watching our camera every night and they come from the living room, kitchen and been in the second bedroom and can't anymore because of all the traps we have! I find this very unfair that we are spending our money to have to live somewhere uncomfortable and unsanitary! I understand the lease, but this is about 4 to 5 mice we catch on camera! We've already caught one only one! I find that buy out or transferring lease really unfair at this point because as I said it's different if we wanted to leave just to leave but this is really not our problem when it comes to this situation since we've been dealing with it since moving in and that's been since january and it is now may! I have two kids this is ridiculous!
I need something to be done now at this point!

I need to file complaint against Morgan Properties in Kent county Delaware, I would like someone local to speak with general manager, My daughter has lived in one of your apartments before 18 someone claiming to be her mom complained that I had a issue she lives there, will it was not me, but I really do have an issue, my daughter lives there since before her 18th Birthday under my better judgement! Apparently someone did contact corporate saying it was me, so I want to talk to a regional manager, I can tell you she does live there, and I am wondering how? The building manager does know she gave her a parking pass, so I want to know how was this allowed if her boyfriend lied he should have issues, but there is denying the office staff knows and corporate may not so I feel since they went and told my daughter I complained she lives there and they where ok with it! harassment from neighbors
We live in Quail Hollow apt in Glen Burnie MD. I have submitted many complaints about our downstairs neighbors and the noise volume. We have been in this apartment for over a year with the same downstairs neighbors. No issues occurred until we started submitting the complaints about their stereo. They beat on our ceilings as soon as we walk in the apartment, we could be bringing in groceries or just getting home from work. This unacceptable. We feel they are retaliating due to our initial complaints.
I am at a loss as what to do at this point. They have knocked on our door Thanksgiving morning and on 2 other occasions telling us we are making the floors squeak. Again, we are in an apartment this is NORMAL. The last time the woman knocked on my door she was waving her hand in my face and called me a "B".
I have lived in and out apartments my entire life and have never been more frustrated. If it weren't for the school we would relocate.
We have had no resolution when speaking with the leasing office and are at the point where the police will be called if the knock on our door again.

I moved into Henson Creek November 16, 2017. It has been absolutely horrible since day one.
I'm in one of the renovated units. Kitchen: Huge hole in the wall from contractors. Dishwasher isn't attached and never worked. Front door: We continuously get locked in or out because I need a new lock. Batio door broken, someone tried to break in twice already. Walls:paint is falling off of the wall and there are cracks all over. Master bedroom: The only vent that works is in the Master Room. All of the closets have fallen off because they dont fit! Second bedroom: Broken window screen. Someone tried to break in threw my daughters bedroom. For both the Patio and window, I have a police report and the info was given to Julius, Property Management. Bathroom: Door doesn't catch to close, the paint isn't bubbling, bathroom tub needs refinishing.
My hallway closet... The was a terrible water issue I'm the apartment above me almost 3 weeks ago. I've contacted my insurance company for everything damaged and my safety. The ceiling is still open and the damaged walls are still present. My child is allergic to mold and mildew. This will make anyone sick. Nothing was treated. Not one person has come by to check on my unit. IM TOLD this is a reoccurring issue that was never fixed. This has been more than a water leak for me, it's inconvenient.
I'm asking to be accommodated for both April and May rent.
Nothing works properly in this apartment. Work orders go in and they mark them as completed when they haven't done the work. It's not ok. Folks have to live in these conditions. If you can't pay your rent you get evicted but, it's ok to have families living in unsafe units.

My name is Tyreese Goode and I live at Sheewood Crossing Apartments and I must say that I ABSOLUTELY HATE IT THERE! The management on that office sucks and is very rude and unprofessional. They never answer the phones. The lot is always trashy and the grounds are never clean. We had a problem with bugs and mice several times. We had several maintenance issues where maintenance is just lazy and inexperienced so they don't want to do the work. They are there for a check! The person I deal with the most is Adrienne Rose and she is sooooo rude! They need better management. I put in a work request on 2/20 and it says completed when the work has not been done. It's just a complete headache living there. They never never answer the phone! Just sucks !

My name is Janelle reidy and I currently live at Sherwood crossing Philadelphia PA 19114 apt 29c...I have been a resident at Sherwood crossing apartments for five years now, I have put in several work orders for cracked ceiling and paint peeling along with coating on tube coming off and plaster stains on tile, I was informed I will need to vacate apt for 24hrs along with dog so tube alone can be fixed, that was something I was unable to do, I requested an in house transfer, after two failed attempts and wrong information given by office staff, I was finally approved to move across hall to apt that was upgrades and ready, I was also informed I will have to pay $500 fee to move and $280 fee for carpets, which I did ask for carpet cleaning when renewed lease two months prior and never received. I was willing to pay fees just asked when had to be paid, office staff said they will contact me with answer. A week goes by no answer so I go to office and talk to property manager she informed me I will need to pay total $2500 by the 1st for new apt when I explained thats in two weeks she simply said that's what I would have to pay. So I will not be moving to that apt even though I have already packed up current apt. I will also be moving out of this complex, I have recommended 5 tenants in the five years I've been there and two more last week. Which I have informed them do not move there now... I have been a good tenant pay rent and cause no problems. I have enjoyed staying here up till new staff arrived in office past year and new property manager who is very ignorant and rude, and office staff has no idea what they are doing given the fact I was receiving different answers all the time regarding transfer. The fact I received no help or no trying to figure out a solution about this problem from property manager, I have already made arrangements to move out. My apt is not up to standards and the new office staff is laughable at best. I will no longer recommend this property and the company needs to do better at keeping track on what's goin on at their properties, this complex has gone down, even landscape is horrible, trash all over and outside of alot of buildings are falling apart..for a Northeast apt and price we pay it is a disgrace...
