Wells Fargo forclosure

wells fargo is in the process of forclosing on my home and they will do nothing to assist they took 25ooooooo dollars from the goverment and have rewritten only 1% of there subprime mortgages there was an article in the paper saying they r the fastest forclosers in the country they are on a goverment paid for land grab so if you are considering a wells fargo refinance i would say look at other options they wont even let you pay your bill over the internet unless it is a wells fargo account to use pay by phone will cost you an extra 15 dollars

I contacted our state representative and they sent me information on "Save the Dream." By then it was too late I guess.

Did you contact anyone else in your area or find anyone you could talk to regarding this? I am in the same boat! I made my 3 trial period payments and during that time, they sent it to an attorney for foreclosure. Many phone calls, tears and arguments later, I told them to just take the house. Then I had a change of heart, contacted the attorney and asked for a reinstatement amount to get my loan current. They said they would get it from Wells Fargo and email me. I about fainted when I read the email! They had charged me late fees although the 3 trial payments were made on time, plus $2400 in attorney fees! I am outraged. Is there anything that can be done?

Have you got to the point of trying to talk to them and they tell you that you have to talk to their lawyers and when you call their lawyers...their lawyers tell you to call Wells Fargo...so you get no where real quick?

My house was in foreclosure and I called and asked if I could come up with $40, 000 (of a $115, 000 loan...which I believe the apprasial was was inflated...since the last paper work from them said our property was only valued at $89, 000) if they would stop the foreclosure and redo my loan so I could afford my payments...and they told me absolutely not! They never gave me the option of adding my back payments onto the end of the loan or a loan modification that I could afford. All they wanted was a whole months payment plus whatever amount it would be to bring my loan current within 3 months. My payments were a little over $1, 000 per month and I was having trouble making them that's why I was having problems. I even gave my car back trying to have enough money to do something to save my house and then Chrysler wouldn't accept what I could pay after they sold the car that I had for less than 1/2 what it was worth...and they won the court case and took 25% of my wages until it was paid for...so they helped me lose my house.

So both companies that got baleout money made my life hell.

Wells Fargo beware!

Then forclosed on my home.It was the most frustrating company to deal with. It was almost 6 months of HELL. Every time I hear the name Wells Fargo I get very upset. I was a good homeowner. had loved my house and lived in it for 14 years.
One of the thing I couldnt understand was where did all the faxes I sent Go? Why does the company hire people to give us all these crazy letters faxes and proff, when thier not going to help us anyway. Good luck getting them, after they have hurt soooo many home owners. I will never use them Agin.
Arizonia everyother bank there is Wells Fargo. After visiting there I relized it really bothers me to see or hear thier name.My home was in Maryland. Good luck fixing them. I wish I could Help you.

Wells fargo purchased my contract much to my dismay. I tried to refinance my how since I am running out of money. I got a different quote from every one I talked to, they wanted me to spend 7000. dollars to drop my payment 175.00 a month. I will let your imagination figure out waht I told them to do with their plan. After that I got a call saying it would only cost me 300.00, go figure. I dealt with one lady who could never answer any question I asked but a least she did return my calls. I think on the basis of her ability to answer calls she was promoted.
After calling every supervisor on the planet I finally assigned to some twit who has a worse attitude than I do. Because I got the run around for 3 months we missed the lock in date, I was told it would cost me to reinstate it. My reply was its wells fargos problem not mine I was ready they were not.

These lenders (Wells Fargo in particular) are taking advantage of the HAMP program by deceiving customers. They literally lie throughout the entire process so that they can make money off of your foreclosure. The mass media needs to get on this! This is fraud and it is happening to thousands of people nationwide! They put you on a "three month trial" they tell you to if you continue making the modified payments and submitting your paperwork you will be approved for the mod and done. Throughout several months to even years they string you along telling you to just keep making your payments and we will get you on the mod. They did this to us for 10 months, constantly losing our paperwork. They tell you their will be no fee's while you are on the program. What they fail to tell you or simply lie to you about as in our case is that after the 3 month trial period they put you back onto your original payment - while you are making modified payments that they tell you to make they are tacking fee's and penalty after penalty. You find out (in our case $40, 000 later) when you get the sudden foreclosure notice on your door that your loan has been penalized the whole time you were supposed to be on a modification. They then tell you you have been kicked off your modification and you have a few weeks to vacate your home, when it goes to auction. They auction your home at a fraction of the price owed and then are reimbursed for the remaining amount by the government. They then come after you for the back fee's and penalties after everything you have gone through. They are taking advantage and making money off foreclosure's, the more money they get out of the loan, the more money they make from the government. The gov. is encouraging and supporting this. This is pure, outright fraud by the people that are supposed to be protecting us! These lenders are pure criminal. This needs to stop!

hi I just wanted to give an update as to my ongoing fiasco with Wells Fargo. In March I contacted the trustee and the atty on file regarding that "corporate fee" they tacked on to my account and the continuous downfall of accounting errors that really has screwed my credit and my life. Through further research I have found that they actually received a 5% payment thru my bankruptcy plan and they by all means according to the law were not justified in charging my account any additional fees. Can you believe the laws this company is continuing to break. The last rebuttal i received from them was back in January and nothing in response to all the continued documentation I have submitted to them. In april I continued with my documentation and to date have proven without a doubt that this company owes me over $3500. Well lo and behold you will love this one, they advised the BBB that my case is CLOSED and ALL ISSUES ARE RESOLVED regarding my complaint! Can you believe this...I have not finished submitting all the other information I received. They have lied to the courts with figures that were untrue, they hiked up late fee rates, lied to the courts about months that were actually paid and making my account look like a it was always in default. They will not acknowledge the proof i submitted with checks that cleared the bank and how they did not post my account. they will not admit that they took out additional attorney fees without my knowledge and they want to close my case saying it is resolved. How can they do this. I am requesting anyone that may be going thru the same thing to give some advise. I havent heard any reports yet from the occ but from reading some of these posts, im not sure that even they can resolve this issue. This company is fraudulent and is stealing hard earned money from its customers. I am afraid that one day someone will knock on my door and throw me out of my home. Anyone any advise, where can i proceed. I am not backing off on this. My documentation and records prove how much they stole from me and the illegal actions they have done. I am looking for a class action lawsuit against them. All i can say is i will not stop fighting them on this. They really are predators and my life is stress filled because of their actions. We have to stick together and fight this bank no matter what they say. They cannot close my case. I will continue to prove what they have done. take care all and please if anyone can give me some further avenues to search I would appreciate your help

Well folks, its me again. Have just received a letter from WFHM as to my complaint with the Office Of The Comptroller Of Currency, and of course they deny everything, right down to claiming that we never even started the process. The letter came straight from Audra Hutton, Executive Mortgage Specialist, Office Of The President! Even better is her direct number! An actual real live person in charge at Wells Fargo Home Mortgage. Her direct number is [protected].Lets keep her and her answering machine so busy that she finally has to wake up everybody and fix this problem!

I am interested in anyone in NYS that may be attempting a class action suit against Wells Fargo.
My nightmare began in November 2000 when I signed a forebearance agreement with them. It was effective from Dec 00 until May 2001. Every month I would get calls stating this amount was due or that amt. It was never what the agreement I signed stated. It is important to know that I was on total disability receiving SSD and workers compensation so basically a fixed income. My income changed and that is the reason for the agreement I signed. I made ALL pymts even though the amts kept changing. At the end of May I received notification of foreclosure on my property. I was shocked. I made calls and got nowhere. Spent hours getting the run around, rudeness, harassment etc. The notice stated i was behind March thru June. Additional late fees accrued and then bam attorney fees were tacked onto my account. Now bank records and statements I submitted to them and atty on record showed that i made all payments and checks cleared. All except one, apparently it was lost or never received (imagine that) so additional money was paid to cancel that check and resubmit another. The rudeness of those people working the phones and making you less the a human being was unreal. I begged for assistance and got switched from department to department. It was frustrating to say the least and i thought i finally achieved my goal..getting the account up to par. But i was wrong...they took attorney fees out of my payments made to them and never reversed the money after the case was dismissed.
SIX months later i was served another foreclosure notice. MORE attorney FEES, late fees.
This was by a different firm and attorney. I spent weeks of letters of complaints, calls and letters to the attorney and got nowhere. I owed this and that and no one would help me. I filed with the BBB and the OCC. Was advised to go to small claims court or hire an attorney myself. WHERE was i to get that kind of money. SO i kept up the complaints and letters. On this motion all the monies were paid but a payment of mine sat on someones desk for almost 3 wks, this was not my fault. Again I was harrassed, threatened to make this payment in this amount and that payment in another amount. I found out my payments were sitting in SUSPENSION. What the HECK!? This caused more and more problems with my account. They were taking my payments and posting it to attorney fees and late fees FIRST. Then i noticed on one of my statements I was being charged $15 listed as other charges. I called and asked for an explanation and did not received answers only told to pay it. I finally received a letter from an "Executive Office" stating that they are allowed by law to INSPECT THEIR property when a person is in default on their account. I immediately called back and advised I was not in default, the error was on their part and their posting of my money. I found that there were MORE THAN 16 inspections on my property some more than 2 or 3 times a month.
I could not get anywhere with them. The frustration and stress was unbearable. I borrowed money and submitted over $1700 to get them off my back.
My statements still showed i owed two or three months of payments, lates fees, and other charges. Again calling and calling and getting nowhere and being laughed at by these people who are suppose to be there to HELP! That was a JOKE!
In December I received ANOTHER foreclosure notice for Jan 2002 for non payment of two payments and late fees that were incorrect in the first place. UNBELIEVABLE! Attorney Fees, late fees and other charge fees were deducted from my account. My account was in SUSPENSION again and they were taking fees that were not in accordance with the note.
The letters continued, the phone calls. NO ACTION! I was so angry and so stressed by all of this. Nothing accomplished.
In December 02 ANOTHER foreclosure motion dated for Jan 2003! Again because I could not get help I was forced to lose my home or borrow again to get them off my ###. Inspection fees continued and them taking attorney fees out of my payments instead of applying to the account as the law requires. I made so many OVERPAYMENTS bedcause they kept putting my account into suspension and adding fees without my knowledge.
In 2004 after a chapter 13 i filed in 1999 after my injury they tacked on over $1400 in CORPORATE FEES that they say i owed. My chapter 13 case closed in January 2004 and that letter stated that ALL debt was repaid, that there were NO objections to the payments of the trustee and that my case is closed and dismissed. Wells Fargo stated I AGREED to these payments upon filing my chapter 13 case. WELLS FARGO WAS NOT MY MORTGAGE COMPANY AT THE TIME OF FILING. I did not include the mortgage in my chapter 13. I reaffirmed the mortgage. I continued to make payments to the mortgage company plain and simple. Not some trustee!
My trouble returned in 2008 when my SSD benefits were reduced, my compensation payments cut and loss of my son for child support. I looked for HUD to assist me with WELLS FARGO because i could NOT handle them. They stated that first off they NEVER received a letter of hardship or any documentation of my financial changes which is BULL. We must have done this 2 or 3 times a week, because my worker kept on top of them. She knew from experience the games this company played. Two weeks before Christmas Wells Fargo called me and advised me that I was approved for a forebearance agreement trying to help me get on my feet. I was shocked. I kept asking over and over again if this will come back to bite me in the ### and the guy laughed and said no everything is going to be ok. He explained that before the April payment came due to call and if no change in my finances, a new agreement will be drawn up. I paid them accordingly, called every month advising them of the payment and that my situation did not change. Ok no problem. WRONG WRONG WRONG. I called in April as advised and was told i owed them over $2800. WHAT? They included the $1400 corporate fee. I blew it and argued with them over and over and the guy got NASTY and threatened that if i did not pay this my home would be taken from me in 60 days. I cried and got angry with him. He said there is one way to do this. Sign another agreement which would double my monthly payment for the next 8 months. I REFUSED FLAT OUT.
In May 2009 A MOTION WAS FILED FOR FORECLOSURE AGAIN!
In October 2009 I had surplus in my escrow...they took it for late fees accrued while under an agreement.
Since November 09, i have submitted to the OCC, BBB, Atty General of NY, Iowa Atty General, the Federal Trade Commission, FDIC, State Banking Department. All of these were forwarded to the OCC.
Wells Fargo's first rebuttal to me did not address all my issues. But thru my letters they did make an error and deposited $766 into my outstanding account balance?!?!?! This was going back to 2001. Thru further review of my records I found that they actually took attorney fees from my payments in MARCH and OCTOBER 2001 and these motions were not filed until MAY and DEEMBER of 2001. What kind of GAME are they playing.
Thru further investigation on the internet i found multiple suits against Fargo stealing money from the debtor. Non notification of inspection fees, attorney fees, late fees while under motion and forebearance agreements are illegal. The payment submitted to this company is to satisfy the note first, the principal, the interest and the escrow. My payment should not be taken to pay attorney fees or anything else. This company repeatedly puts monies into a debtor SUSPENSION without their knowledge and a downward spiral happens to the account. Late fees are added onto the account even though payments are being made and thinking you are current, you are not.
My frustration with this company is overwhelming. The anger at what they are doing is at my highest.
Over the last week or so I have gone back through every letter, check i submitted and their account activity sheet they submitted to me thru their rebuttals .
I have found that TWO payments that cleared my bank were NEVER POSTED to my account.
I overpaid them in 1998
I overpaid them in 2002
I overpaid them in 2003
I overpaid them in 2004
According to the conditional order served to me they state attorney fees to be $425, they charged my account an additional $150
I overpaid them in 2009 because of their latest motion.
I am waiting for their latest joke of rebuttal back and am continuing to submit information as i find it to the OCC and BBB
This company OWES me more than my overpayment of monies, this company owes me years of STRESS, the years they threatened me to take my home, they have harassed me and laughed at me and treated me like i was ### of the earth.
I would never wish for anyone to go through what i have. Everyday I am afraid of receiving the mail. Will another motion be brought against me, what hell are they going to cause me today.
Anyone out there to tell me where to go next? I would appreciate any help

I am living through the same hell and now since my loan is investor backed - lucky me - they will grant me a forebearance option for 3 months of the same exact payment! It took them 6+ months to tell me the bullxxxx that the investor indicates I don't meet the guidelines for a modification because apparently my loan is affordable (they only look at your gross income and mortgage amount). They don't look at your expenses. My financial worksheet is off by about $200 a month, but because WF has jacked me around - all the credit card companies have now frozen my accounts and I can't continue in this vicious circle. Meanwhile, my sale date is quickly approach in about 1 1/2 months. It seems WF has no intention of modifying these loans. Any recommendations from anyone?
I'd like love to participate in this class action. By reading all of these posts, how can this pattern not be predatory?

I too have been dealing with Wells F*****G Fargo on a loan mod for the last 6 months to no avail. Both my husband and I are self employed. We have a caffe and a clothing store. Prime candidates for loan modification. Income is way down- no one is spending...Same scenerio. Lost Docs and conflicting information by incompetent customer service representatives. We have resubmitted docs at least 8 times and every time we call the mystery rep is confused and lost. A BIG waste of time every day sorting out the financial worksheet nightmare. We receive the worksheet(s) after the fact in the mail and on every occasion it is incorrectly completed by the dumb WF reps. (If the income is input wrong then obviously we dont have a chance of getting a loan mod) I think they are intentionally corrupting the process. Thereafter, we are forced to start all over again. On one occasion a day before xmas, we actually got a Pre-Qualification approval (which we denied) and they mandated 25K down but we wanted proof that if we paid that 25K they would guarantee the Modification and also guarantee it would stop the Forclosure..The rep could not provide an answer - had no clue if the down payment would stop the forclosure..what a Joke- they actually expected us to just give them $ with no guarantees and no paperwork to back their pre-qualification approval. They gave us 5 days to send the $ and then they would determine after they got the $ if they would modify the loan. We denied it at that very moment so we could investigate and get answers about the process because the rep was incompetent. The rep did however, give us the Forclosure attorney Dept phone number and the woman there said that if we did not accept the pre-quailification over the phone right then and there then its no longer available later. You start all over. So we called back after we were told that the 25K down would indeed stop the forclosure, and of course, there was no record of the pre-qualification. We have been attempting to get the pre-qualification again to no avail.

We now have a third party assisting us with conference calls in dealing with them- I was doing it myself and now we are doing the same things I did following up but with a third party representing us. We had our Forclosure postponed and now doomsday is approaching in two weeks. The problem is that we have a non-conforming loan and the combined principal balance exceeds the allowed limit for the HAMP Program and we dont fit neatly into the HAMP scenerio. We dont fit the guidelines. So how is it we were pre-qualified in the first place? Just this week, after repeated attempts to get the pre-qualification again, we now just got a letter from WF stating we dont fit the HAMP guidelines. It all comes down to how much surplus you show -its a very fine line...not too much surplus - we came up with 60 extra bucks a month after expenses for the pre-qual..And the pre-quali mod actually made our payment go up 400 a month and with a higher rate..it was no good for us. How does that help me now? I'm obviously already struggling...They said it got us out of the Interest/Only ARM into a fixed. Whatever..

I'm sick to think I'm running out of time. This has been the worst 6 months ever.. I hate Wells Fargo and I hope they rot in hell. The bail out is a joke, the run around is appalling and I dont no how those ceo's sleep at night. One rep actually said- sorry, the investor is not interested in modifying your loan... meanwhile vulcher's drive by my house salivating over the profit they will make when it does forclose and then they will undersell my house at my expense. I pray to God someone puts a stop to this ###.
Count me in on the class action lawsuit. This is so corrupt.

I would like to be involved with your, getting the word out on Wells Fargo. I am right in the middle of Wells Fargo Hell. For the people still complaning about sub-prime borrowers, I was a small business owner with a 20% down/ 15 year mortgage, so it is hitting all of us now.

Good job keeping records of everything. They did a similar thing to my brother...he applied for a loan modification, he is self employed and business has been WAY down this year. Wells Fargo gave him a reduced payment for 4 months while they did the review of his modification. Then they denied him and said he owed a huge amount for the pastdue including all the late fees now. They denied him because he is self-employed. His interest rate is at 9.5%! I can't believe they can't lower his rate to even 6% and allow him to keep his home, he will probably go into foreclosure shortly. They won't refinance him either because he's self employed, his credit score is in the 700's. The bank needs to get a clue instead of bailout money. They are calling him every day demanding he pay the amount they reduced him by in full. (about $5, 000)

Wells Fargo 28% interest rate on car loan

thru a dealership my car was financed thru well fargo auto finance, was in a car accident, missed work, and got behind on payment. instead of helping me the added more interest and late charges, until i will never get the car paid for, on top of the 28% interest they are already charging me. then have callers to call and threaten me . one today said i owe 17, 000 payoff as of today, 2002 mercury i paid 15, 000 for 2 years ago. they have told me to have my car parked in driveway, they were coming to get it and there better not be any damage to it. so i did as they said . 3 days later i get another call, i told them i would have payment in dec. 18th thats when i asked for the payoff and was told 17, 000. very unprofesseniol phone collectors making threats, tried to get in touch with a bank officer but could not get hold of anyone.

Wells Fargo short sale process

Here is a letter I wrote to Mr. Robert Steele, one of the board of directors of Wells Fargo, but I have not received the courtesy of a reply:

Dear Mr. Steel,

I am writing to express my concerns of the business practices within Wachovia/Wells Fargo. I currently hold a first and second mortgage with them, and am in the process of a short sale. I am extremely curious why the first mortgage negotiator did not coordinate with the second mortgage department to arrive at one approval of the short sale. This is a big problem, not only for myself and those concerned with the sale of my home, but for others as well.

We were told by the processor of the first mortgage, Jeremy Demory, that the negotiator would contact the second mortgage department and finalize the short sale. Tiffany, the negotiator, did not contact them. Now we have approval on the first mortgage, which has a signed agreement stating it must close within 30 days of the date of approval, and the second mortgage department is telling us it will be 30 to 60 days before we can expect approval. What are we supposed to do? Can't the two departments work together to come up with one approval? After all, it is within the same company. As it stands now, the second mortgage division is ordering a BPO, which the first mortgage department did two weeks ago. Can't they share information? I just don't understand this process. I requested the entire short sale package be sent over to the second mortgage department. I was informed that they could fax it to me, and I could then fax it to the second mortgage, but they could not send it over directly. Even after requesting the package, I never received it. There needs to be instructions for the processing of these types of transactions. It would benefit the seller's, realtor's, and prospective buyer's. Most of all, there needs to be cooperation within the lending institution to work together in the case of a first and second mortgage within the same company.

In the meantime, the buyer is going to be out of a place to live at the end of November. They gave their notice to the apartment complex where they live, because Jeremy told us "if there is an amount on the approval letter for the second mortgage, then that means the negotiator negotiated it with the second mortgage department". I have this voice mail on my cell phone. They were preparing for closing. The contract states they have fifteen days from the date of seller's lender approval to close. They are on constant 'ready to move' notice. I feel bad for the buyers. They got married at the beginning of September, and hoped to have a place they could call home. They love this house, and want to see this transaction through, but because of the delays, the new wife has had to move into the new husbands apartment, their dogs are in a kennel, and now they may both be without a place to call home. That's not a good way to start a marriage now is it?

What are we supposed to do about our closing? The buyer's are frustrated, and rightfully so. This is our fourth contract on this property, and has been going since July 7th. This process does not have to be so difficult.

By the way, I tried to do the right thing when I realized I could not make my mortgage payments. I wrote a letter, beginning in January, and subsequent letters before each payment was late, explaining my situation for non-payment. I asked on three separate occasions to get information on alternatives. I have never been in this position before, and I didn't know how short sales, loan modifications, deed in lieu of foreclosures, or things of this nature worked. It would be nice if there were instructions for these types of programs. I received a couple of pamphlets after my third request, but there were no real guidelines as to how the mechanics of the process worked.

I was placed in a loan modification program in April of this year, but learned from one of the pamphlets I finally received that I did not qualify for this program, because I have not lived in the property since August, 2008. I moved to Florida when the house was still on the market. However, Wachovia would not release me from this program on my request. They told me they had to 'see it through'. Why? I didn't qualify for it. Why leave me in it? I finally got out of that program early July. I have been in the 'short sale process' since July. I felt like the file was sitting on hold until the transition from Wachovia to Wells Fargo took place at the end of September. My guess is that the department that handled those transactions was phased out, so there was no one to actively work the files until the transition was complete. That is the way it appeared anyway. When Wells Fargo took over, most of the documents were lost in the transition. We had to resubmit the documents. That was ridiculous! It takes time from everyone involved to jump through all the hoops over and over again.

This has been a living nightmare, and my realtor and I have spent a lot of time and effort trying to see this contract through to the end. I don't think the people at Wachovia/Wells Fargo care about how their inefficiencies affect other people. I am tired and worn out trying to see this through to the end. If the buyer backs out, the house is yours. I have nothing to gain or lose at this point. There is no cooperation from the people on the lending end. I have tried to keep in constant communication, but it is difficult when you talk to people who give you a different story each time you call in.

If you can assist in any way, I would truly appreciate the help. If not, I would hope that you can institute some direction and coordination within the organization to avoid ruining the hopes and dreams of future buyers. Without buyer's, your toxic asset inventory will continue to build.

Dear Mark C. Oman:

I have been doing business with your institution for the last 4 years. During this time, I have shown to be a reliable customer and I have paid my bills promptly.

Four (4) months ago I was in need of help so, I asked for it. I had gotten sick, my wife lost her job, plus some of my clients have closed their doors. After reviewing these issues, I hoped to get some type of better financing to lower my monthly mortgage payment.

In November 2nd 2009 I called and talked to Gabriel Puente who indicated to me that I had to wait 30 days to be past due before Wachovia could do something for me. After this time, I was required to ask for the “Mortgage Assistance Program” as the “Home Modification Program” did not apply to my case. After talking to this department - LMO I was asked to send all my documentation – taxes, bank statements… etc. I did this.

December 16th 2009, I called back and as it turned out, my application/request had “timed out?” and I was told to resubmit all documentation with updated bank statements again –so, I did. I was told that after my modification I was required to restart payments January 1st – I was ready to restart these payments!

All alone, I had also specifically asked if this was going to have any negative impact on my credit report. I am Self-Employed and negative reports against my credit are very damaging so I wanted to make sure this was not the case. I was told/assured that nothing was being reported as I was going thru this process. I was also told I did not have to make payments until the new figures were calculated.

Jan 8th 2010: I called again and I was told that due to your overload it was taken longer but you have all my documentation and it was on track.
Jan 12th 2010: I called again and I was given new payment figures for monthly amounts starting March 1st. Once again I was told to resubmit all my documentation. Again -I did and even more, I FedEx a full package with updated information.

At the end of this week I received a call … I was told that I was not approved for the Loan Modification and that a letter indicating the reason will follow.

Wachovia has my vote of “No Confidence” now. I have since this time, brought my account up to date, to avoid any bad credit report entries.
Your follow up letter indicated my Loan Modification was denied due to information in my credit report.

I have asked for a copy of my Credit Report and found: the only bad entries here are reported by Wachovia.

This is very frustrating! I have asked for help and instead I find myself in a worst place.
I would like you to take back your negative reports from all credit report Bureaus and restore my good credit. I was at all times ready to make a payment but I was told otherwise.

I still have no reason for Wachovia to have denied me some type of help. At this point all I ask is to take back your negative reports. I want to say more but instead I just hold my peace.

Wells Fargo harassing phone calls

Wells Fargo is absolutely the worst run company with regard to customer service and follow up. We were told we could get a 2 month extension on paying our auto loan so we applied. The the fun started. After about three months of harassing phone calls and one "no-customer service" person after another telling us we were behind, we had been approved, we hadn't been approved, or not knowing at all what the situation was, we gave up. Since then we've been trying to play catch up but that doesn't stop the harassing phone calls. All hours of the day and night, 4, 6, 8 or more times a day. Some of the Wells Fargo people are down right insulting while others come off threatening. Some play the game of acting concerned and sympathetic and then pounce on you once they realize you're not going to give them any money over the phone.

Moral: If you're thinking about buying a car, home or anything that requires a loan, RUN don't just walk away from a Wells Fargo Loan. Perhaps if more people avoid this incredible badly run company, they will change their ways or maybe even sometime down the road, cease to exist. Remember, do NOT use Wells Fargo - you have been warned.

They are rude and even though i paid on friday they computer called me all day sat...when I talked to real person..i told them i paid, , , STOP harassing me! She asked "why were you late MS?" Wells Fargo not fullfilling obligation

In early Oct 09, we applied to Wells Fargo who currently holds our mortage to refinance our home. We wanted to consolidate our present mortage along with a 2nd loan first being 179, 000 2nd being 38, 000 . The first mistake the loan officer Scott Murray made was his addition he came up with 240, 000 We came up with 217, 00 adding closing costs to 222, 000. We gave Scott all required paper work he requested, our credit scores came in at 800+ he then requested a check for the home appraisal for 375.00 which we provided . The appraiser Gregg Brooks made numerous inconsistancies while completing the appraisal such as listing one and one half baths, we have two full baths, it was pointed out to him how last year we had a new $10, 000 oil filed boiler installed he listed our heating system as "bottled gas" he called me afterwards to ask if we had central a/c, I told him no we did not, he then listed on the appraisal that we had it. Many, many, more descrepiancies were also noted on Gregg's report. We felt that the value he came up with was not constistant to the home we have. After telling Scott our concerns he told us to dispute it, which we did in a e-mail to Scott which he never acknowledged, the "corrected" version was finaly amended, however, still more incorrect facts were noted, although he did acknowledge that updates were made to out home that were "above average" but refused to change the appraised value of the home. Paper work we recieved from the underwriters stated that they were going to pay off the present mortgage as well as a loan for 11.000 which is a car loan not the loan of 38, 000 which we had requested to be paid. In a letter we received from the underwriter it stated if we dissagreed with our appraisal they would request a 2nd one no such thing ever was scheduled. I repeatedly called to see if we were still closing on Nov24th, Scott told me the loan would not go through but he would "work" on it today is Dec 7th, we still have not heard from him or any one else at Wells Fargo.

We have also voiced our concerns and frustration to Matt Frye of your President's Executive Dispute Office on November 30th which he appeared to be sympathic to our frustration and explained that he would research our application and get back to us within a couple of days. Again, due to the poor customer service and lack of follow through we had to make a follow up call to Mr. Frye to find the status of his research when it appeared that our conversation on November 30th fell upon deaf ears as he didn't remember the call.

In conclusion: We would like to be refunded the $375.00 so we can pursue our mortage needs with another lender. It's a shame that with the bad reputations that mortgage companies have that the people they have working for them can-not be trusted to be on top of their game and provide good customer service and follow through.

We would appreciate a response prior to December 14th.

I think I have had a similar experience to yours and I believe it is the same person handling things. At this point I am asking for my appraisal money back also. It is a long story, but I got the distinct impression they had no intention of refinancing our home because it would not have benefited them. They sent out a kid named Shawn to apprase our home and he appraised it at 45, 000 less then it had appraised for less than two years before and that apprasial was done by Wachovia who was bought out by Wells Fargo. This appraisal was so low I laughed when he told me. The first apprasial was done before we had our entire kitchen redone. The new appraisal was 45, 000 less after we build a new 35, 000 kitchen and the depreciation rate in our area was 1.4% for homes. Obviously, the apprasial is lowballed to favor Wells Fargo not making the loan, but they do get their money to the tune of 385.00 for the apprasial. This is all nonsense. We have never been late on their payments and our credit score is in the 700 range. The new mortgage was to be in my husband's name and they still insisted on including as part of his debt an individual account in my name only. It was listed on his credit report only because I allowed him access by providing him with a credit card. At this point I consider Wells Fargo to be crooks and I regret that they hold our current mortgage. I am now pursuing getting my money back. I have been offered the "dispute" process and I am suppose to receive paperwork, but as your experience shows, they have no intention of following through and you know that any new appraisal will still be lowballed.

Wells Fargo discrimination and negligence

My room mate and I are in our early 60's. We are both service connected disabled Veterans and have a combined income of nearly $300, 000/yr. We own 107 acres of land with water south of Pueblo, CO. We applied for a construction to permanent loan about14 months ago with Wells Fargo Bank in Pueblo. After 3 surveys and over 15 credit checks by Wells Fargo, we still do not have the loan. We were very close to closing our loan in January, 2009. The Construction Loan Manager told our builder to begin building. $70, 000 and 3 months later, the loan did not go to closing. Wells Fargo agents gave us multiple excuses why the loan did not close, but the real reason was negligence on part of the Mortgage agent, who was having personal problems and was taking files home to work on. He lost parts of our file mutiple times and never finished it so that it could go to the underwriters. The Bank managers were unaware of the negligence of this Mortgage agent until we began to complain. The Branch Manager told us we would have closed in January if the agent had done his job. Instead of firing him, Wells Fargo transferred him to a branch in another city. After January, we began to run into changing banking lasws due to the Recession. Each time Wells Fargo agents told us to do something to qualify for the loan, we did, which included the pay off of all of our debt except for auto loans, etc. In addition to the $70, 000 we paid on the foundation and basement because Wells Fargo told our builder to build, we paid from our reserves, nearly another $60, 000 to pay off our debts; although our debt to income ratios were well within the limits at the time. Our file has passed through the hands of the first negligent agent, the Branch Manager, and now a third new agent. We have just been told that we must now move off our land until the house is built. We were told that this was not a Wells Fargo rule. However, when checking with Fannie Mae and Freddie Mac representatives, this is not a Federal rule. When I challenged the "rule" and involved my Senator, Wells Fargo responded by upping my down payment to 30% and I must now have an additional 10% in reserves. This is plain retalliation by the bank. We were told by the Branch Manager that there may be concern that we might "walk away" from the project or not live to pay off the loan. This is clear negligence and age discrimination by Wells Fargo Bank.

Wells Fargo interest money

I had a substancial amount of money in my bank account but the interest return was very poor. I had asked on numerous occasions why it is so low and to make sure I am in the highest interest rate catagory.They assured me my money was receiving the highest interest rate.After a lenthly time period a different bank representative said I was in the wrong account based on my balance and she would correct the account.The bank admitted they made a mistake and that I would be reimbursed the few thousand dollars in interest.As time went on I kept waiting but there was no reimbursement. The girl at the bank off the record told me the district manager told the branch manager to just ignore me that I would not sue and they could save the money due me. They came back to me and said "sorry". I complained to the comptroller and others and had some documents but they said they could not help me. The girl at the bank showed me that all the correspondence at the bank was erased from their computers.

Wells Fargo they took money from my account without my permission

I'd had a line of credit that I'd never needed to use. When I was starting a new business, I went to my local branch to ensure it was still active. They told me it was. They even called the main office who also confirmed it was available to me. I therefore transferred $150, 000 into my checking account from the line of credit. The teller suggested that I open a savings account so I could get some interest on it. The next day I transferred the funds on-line from my checking account into my savings account. FIVE DAYS LATER they took the money back my creating a debit in my checking account of $150, 000; froze my savings account and then took the money out to pay off the overdraft that they created. ALL WITHOUT NOTIFYING ME. I have since written many letters to them with no response, other than computer-generated unsigned letters that do not actually say anything. My Lawyer called them and they refused to connect him with their Legal Department. He has since written to the CEO and has not even received an acknowledgement. This is a company that received BILLIONS in 'bail-out' money from the taxpayers. Oh - both my houses are mortgaged with them and I have been a customer for over 12 years with no problems whatsoever. If this is how they treat good customers, how are they treating the 'bad' ones? An utterly disgraceful and despicable way for any bank to behave. What they did was illegal, and the way they treated me afterwards is beneath contempt. If I could afford it I would sue them.

I also had a very bad experience with the Wells Fargo Auto Loan Department. I was treated very rudely by one of their representatives as well as the shift manager. It all started when I called in to speak to one of their representatives because I was concerned that my payment might be a bit late due to having to leave my primary job for medical reasons and also it was in early December "Holiday Season". The first lady I spoke with was very nice and informed me that they had a payment deferral program where you were allowed to defer payments, two at a time, for a total of five during the life of the loan. She told me not to worry because I had a ten day grace period after the payment was due and if I wanted to initiate a payment deferral to call back the day after my payment was due. So this is what I did. I called back o0n the 15th of the month, my payment is due on the 14th of the month, and asked for a two month payment deferral and they took my information and said I was all set. Well on the 29th of December, it is now two weeks past my due date, i received a letter saying my request for deferral had been denied. Now I am freaking out because the payment is way past due and since it was now the New Years Eve weekend I could not get anyone on the phone until Jan, 3rd, 08. On the 3rd I spoke with another gentleman who set up a payment schedule for me in two payments, to catch up on my December payment and he assured me this would keep my payment from going 30 days past due. He chose the dates, I did not. Well around the 18th of Jan., after the first half of the payment had gone through, I kept getting repeated phone calls from Wels Fargo and I finally spoke to a rep who proceeded to tell me my payment was 30 days past due and was being reported to the credit agency. He kept badgering me saying that I must not have any common sense to chose the dates that were chosed for my payments because I should have known this would make my payment 30 days overdue. I assured him I did not chose the dates, that one of their representatives chose the dates and he kept on saying that's not possible and on and on. Well needless to say I got very upset and I was crying. So I asked to speak to a supervisor. The supervisor that got on the phone was just as rude and accused me of using the "F" word, which I did not. I asked him to send me a complete statement of the status of my account and hung up. To this day, it's now Feb,19, 2008, I still have not received anything from them. I just recently wrote a letter to the corporate offices, telling them exactly what I have written here and have not heard anything back. I will never use Wells Fargo again and I would recommend anyone reading this that you do not either. They truly do not care much about their customers.

IN OCT 08 I NEEDED ANOTHER VEHICLE SO I DECIDED TO CONSOLIDATE 2 LOANS I TRADED MY OLD TRUCK IN. THE DEALER SHIP GAVE ME 3400 .00 ON MY TRADE IN . SO WHEN I T CAME TO DO THE PAPERWORK WELLS FARTO PAID OFF THE DEALERSHIP FOR THE JEEP. MY NEW PAYMENT WAS 448.OO OK FINE. EVERYTHING WAS FINE TILL I GOT A CALL AT WORK 2 WEEKS LATER IT WAS MY FORMER LENDER WONDERING WHERE MY PAYMENT WAS FOR OCT OF O8 ? WELL IT TURNS OUT THAT WELLS FARTO SHORTED THEM 3400.00! SO I STARTED ASKING QUESTIONS THEY BLAMED ME AND THE DEALERSHIP FOR GIVING THEM THE WRONG NUMBERS. ACCORDING TO WELLS FARTO THE DEALERSHIP WAS SUPPOSED TO PAY OFF MY OLD TRUCK SO THEY COULD GET THE TITLE BACK . WELL TO MAKE A LONG STORY SHORT MY CREDIT WENT TO HELL CAUSE OF THESE PEOPLE AND MY NEW PAYMENT IS 535.00 DUE ON THE 21RST OF EACH MONTH WITH A TEN DAY GRACE PERIOD PHONE HARRASSENT STARTED ON DEC 24 08

i got the same thing going on... they threaten to garnish anything i got and court to get their money...they don't stand by their agreement as far as a payment plans they set up for you...they are very mean to work with..Government bails them out but not the people

Although it's such a shame how many people got cheated by wells fargo it's comforting to me knowing I'm not alone in being stiff by wells fargo and maybe with all the complaints something justifyable can done about it. To make a long story short I purchased a car in 2004 a 2004 cavalier the dealer charged me 20, 000 for it not knowing it was 5, 000 above book value. I traded the cavalier in two years later because the car was giving me trouble for a 2006 aveo. I had to go back to the dealer I oringinally went to because no other dealer would take the car because of the negative equity, but they sure did and wells fargo financed me charging me a higher interest rate and im paying for two cars although i only have one. I feel double ripped off by wells fargo and by the dealer because I feel they prey on people who don, t know any better and ultimately put us in a bind where we are screwed and have limited options that we have to deal with unfairly because of there conniving ways. I wish i could go back and erase my mistake of signing my name on that contract but I can't. But I feel laws should be changed on how dealerships and banks do business with customers cause it's not right to take advantage of someone because you can get away with it. But maybe that's why the banks and dealers are in the condition their in now because of dishonesty, so i quess they are getting their payback but it's ashame how many people they have cheated and damaged. And they do have the nerve to harrass you if your payment late and they begging for help financially themselves.

Here is the direct numbers for the people in charge . keep notes of time day, and what they discussed. They will try to play you, don't take it. Look at the Fair credit reporting act, to see what they can and cannot do. You will see they do alot of things hey shouldn't and legally cant. report them!

I will never use this company or any of its affiliates again. I receieve three calls daily even though I have never gone over the ten day grace period. I am filing a harassment complaint with the state attorney general where I live. A gentleman who shall remain annonomous at the company told me" we don't have a 10 day grace period." I could not beleive my ears. I have never delt with such a horrible company in rudeness, and scamming practices

Wells Fargo loan modification handling screw ups

I have been having serious difficulty in trying to get Wells Fargo Mortgage to look over and process my request for mortgage relief under a Govt. mortgage relief program.

My Complaint:

Due to unemployment created cash flow difficulties and facing a roof that is 20 years old and needing replacement, cobra payment increases expected in 2010. etc., I contacted Wells Fargo (more than a month ago) and asked if there was a means of getting some kind of reduction in my monthly mortgage payment.

Wells Fargo informed that there was a govt. program that might be able to reduce my monthly mortgage payment and that I needed to forward fairly detailed financial information regarding my living expenses and earnings (unemployment checks only at present) to Wells Fargo Borrower Counseling Services.

• On October 29th, 2009 I sent this information (fax # [protected]) to the Wells Fargo Borrower Counseling Services Division (Fort Mill, South Carolina)

• I was informed a few days later that they required additional proof of my unemployment check amounts. That information was faxed to them on Nov.4th, 2009.

• A couple of days later I called Wells Fargo to confirm that they had received all the information I sent them and asked if any additional information was needed. Wells Fargo informed me then that they had all the information they needed to process my loan modification request.

• On Nov. 18th, 2009, I received a letter from Wells Fargo, explaining that my loan modification request was cancelled.

• I had made no such request! I had made no contact with Wells Fargo between when I phoned them to verify they had all the information they needed to process my loan modification and when I received by mail a notification that my loan modifcation was cancelled.

• On Nov.18th, 2009, I called Wells Fargo for I really needed the loan modification -to find out why my request was cancelled and what I could do to get it reinstated-because the reason for cancellation was not disclosed in the Well Fargo correspondence. No reason for the cancellation was put in the records accessible to the Wells Fargo representative I contacted by phone [protected]) either. That Wells Fargo representative phoned the Borrower Counseling Services Division and they reported to him that I had cancelled the loan modification request. No details beyond this statement were given to me.

• I had to repeat the submission of all my information and a hardship letter on Nov. 11, 2009 so that hopefully this time they will process the information as I requested. I also requested details regarding how the cancellation request they say I made was made.

The Issue:

They tell me that the processing of a loan modification takes 60-90 days and because I had to resubmit all my information to start the process again. I have lost 30 days (i.e. a full mortgage payment) due to Wells Fargo's actions (or inaction in this case).

Regardless of the basis for this hurtful and incompetent handling of my mortgage I wish to make out a complaint against Wells Fargo in hopes that this complaint and that your investigations will somehow lead to Wells Fargo treating its mortgagees in a fair, timely, and reasonable manner. Since my application for some financial relief is now delayed, this delay will cause significant financial hardship.

i have been getting the run around with this loan modification. i found that Wells Fargo does not even have the authority in Florida to collect for the lender! My Attorney demanded prof that Wells Fargo actual could legally collect for the investor, so far they can not! They skipped all of Florida's mortgage laws during the closing a few years ago, and there for can not collect. In fact there are witnesses on the closing papers that were not at the closing. No rotary signature, no stamp, nothing!

mine problem with them wasn't as horrible but still bad. we were trying to get a home equity loan and after several months they called and said the system accidentally canceled our request and we would have to do it all again but now that the new law took effect that you can't pay your own escrow and insurance our "new" monthly payment was going to go up $350/more a month. i asked them to reinstate the request and back date it since it was their error and they couldn't do it. i told them forget it then...not worth it.

I have had the same issue with Wells Fargo. In January of 2009, my husband told that he was going to be laid off for a few weeks - and until then, we had never been late on one payment. We called WF and asked if there was anything they could do to help get us thru those couple of months, and we were told that based on our situation, we would qualify for a 3-6 month modification. We faxed all the info THAT day, and then the nightmare began. What was supossed to be a 2-3 week process turned into 13 months. In the beginning, we actually begged to make a payment, but were told not to because our file was "under review". We called almost every day, and sometimes 2-3 times a day, and we would get a different answer from every "representative" that answered the phone. To my complete shock and horror we were served papers by a Sheriff - that our house was going into foreclosure. Mind you, when we got the notice saying that our house was going into foreclosure, I called that instant, and was told to disregard that, since we were working so closely with them. That is why when a Sheriff's car was in our driveway I did not understand what was going on. In July, we were put on a forebearance plan - 3 months of regular payments ($1, 200) and then we were asked to make a $15, 000 payment! Really? They knew our monthly income, especially since I had faxed them our paystubs 8 times by then - how in the world could anyone afford a payment like that? Of course, the representative that I talked to said that they knew people could not normally make that final payment, but if we made the 3 months of regular payments that it would look good for us and that it would lead to a permanent modification. That "reiview" would really only take a couple of weeks since our file was in the "final stages". So now, 5 months later, and WF still hasn't come up with any solution. HOW IS IT THAT A HOMEOWNER IS BEGGING TO MAKE THEIR PAYMENTS AND WELLS FARGO IS GETTING AWAY WITH THIS! OUR CREDIT IS RUINED, I HAVE HAD A NERVOUS BREAKDOWN, AND ALL WE DID WAS EXACTLY WHAT WELLS FARGO TOLD US TO DO!
WELLS FARGO NEEDS TO BE HELD RESPONSIBLE FOR THIS UNETHICAL AND CRIMINAL BEHAVIOR!
Please someone tell me what we can do to try and make them responsible for these horrible situations they are putting homeowners through!
We are a family with 5 children, my husband is extremely hard working and we pay our bills, pay taxes, and made one phone call to see if we could be helped by wells fargo - and they have literally put us through hell!

I am very un-trusting of Wells Fargo's Predatory and Discriminatory Lending Practices. They have led me to believe for over a year that they were willing to work with me to do a loan modification. As of to-date the company has provided no assistance in helping me to keep my property. Then I found out that because it’s a rental/commercial/investment property that’s why the process has failed me. I cannot afford an attorney to represent me in this unfair matter, but I believe that this company is trying to dump this asset off their books. I have listed a call log of my conversations with the office and on 3 occasions they added up my finances incorrectly making me appear to have a significant deficit. This I am sure caused my account to be placed aside while they still pursued foreclosure action. Even though I told them of their error that did not make a difference that bank just does not care.

CALL LOG

September 2008 we were declared a federal disaster area and were told I may be eligible for a monatorium. I contacted Wells Fargo and advised them if they can look into this. Also I received a shortfall which I paid in order to keep my monthly payments low.

December 18th, 2008 after many phone calls I submitted to the loss mitigation department documents requesting a rate reduction. Included in the documents was a copy of a pay stub, monthly financial income/expense sheet.

January 8th, 2009 I re-faxed for the 2nd time the documents because I was told that they needed both signatures.

January 21st, 2009 I received a letter from the office stating that “thank you for contacting us regarding your temporary financial hardship. We are concerned and we will assist in this difficult period”. Then the letter proceeded to ask me for $11, 225.62 by 03/21/09. I contacted the office and advised them that how can I possible pay over $11, 000 when I sent you a hardship letter.

April 2nd, 2009 I re-faxed for the 3rd time the same documents because wells Fargo had calculated the financials incorrectly and now the documents are out of date and will have to be re-submitted.

April 19th, 2009 They sent me another letter telling me that unless payment is not brought current by May 19, 2009 they will accelerate my mortgage note and start foreclosure proceedings.

April 20th, 2009 I received a statement telling me that they are starting foreclosure proceedings, eventhough the day before I had till May 19, 2009.

Also since January 2009 I have been making every payment monthly to date and no one seems to see that.

April 27th, 2009 I called they office and spoke to an employee who was very rude I had to call back and speak to someone else.

April 28th, 2009 After calling your office every other week I received a letter dated 04/28/09 stating that my request was denied because your office called me and I did not respond….I have no idea who attempted to call me but I have a answering machine and received no messages.

April 29th, 2009 I receive a letter stating that “Wells Fargo’s goals is to give every opportunity to retain your home and Based on our telephone conversation and the financial information you provided”…… (didn’t you say I have not responded to you!) Well, the letter goes on to say, “ we are considering a program that may assist me in bringing my load current and an initial payment of $2, 230.74 must be received by 05/15/09”. This was mailed to Wells Fargo on 05/01/09.

July 1st, 2009 I received a statement telling me that your office has started foreclosure proceedings and if I want to retain this home I need to pay the entire mortgage balance of over $248, 000.

July 6th, 2009 I mailed out my July 2009 payment of $2, 230.74

July 8th, 2009 I called and spoke to (3) customer service persons with the final call senior person whom advised me that they needed more information from me since April 2009. I advised her that I never received a call telling me that or a letter in the mail requesting additional documents, then she tells me the information is out dated and I need to re-fax for the 4th time. I re-faxed per her request today 07/08/09.

9/22/09 Received notice from Wells Fargo stating they will temporarily let me pay a reduced installment but I still need to go through the approval process for a loan modification. (How long is this going to take?)

In the mean time I called my other mortgage company and they have a great percentage rate that I would like to take advantage of but they told me that I do not meet the guidelines because the negative reporting from Wells Fargo on my credit. This caused my credit score to plummet! I am not happy…..

10/13/09 I called Wells Fargo and advised them that I am unable to pay the agreement on the 1st of the month. I was advised that it would be fine to pay this by the 5th of the month since I receive the rent checks on the 1st. I was also advised that I can call the payment in via check by phone.

01/12/10 I called Wells Fargo for an update and they advised me to re-submit Hardship letter, proof of income and expenses to loss mitigation. I re-faxed for the 5th time At present my file is in active loss mitigation.

1/20/10 I was advised that the Dec 2009 payment was received on 12/08/09 therefore causing the account to go into a default since it was 3 days late.

1/20/10 Received call at 12.53am from tenant in Unit 1 stating that a man came to the Apts took a picture and gave them a notice with my husband’s name, acct # and toll free notice and stating that this property is in foreclosure. I called Wells Fargo and spoke to an employee who advised me that this is not in foreclosure but loss mitigation and I am to contact them monthly to update or check the status. They are trying to do a workout option. I was also advised to contact Credit Counseling HUD at [protected] to see if they can assist me.

I called Wells Fargo and they gave me the attorney that has my file.I spoke to a lady and she Advised me that the property is in foreclosure and they received my file 01/18/10

I called the Credit Counseling, Ocala Housing Authority [protected] and they advised me a workshop is available on 02/03/10 from 5 – 7 pm and my name has been placed on the list to attend.

1/21/10 Called Community Legal Services Help-line [protected] opt # 3 Legal Advice Clinic ext. 2913. Box is full and unable to leave message. Made 2 other attempts.
1/26/10 Spoke with Wells Fargo and the Rep. finally took the time to review my account. I advised her that they keep adding up my expenses / income wrong. She advised me that it showed I had a deficit of over $4, 000. After faxing and faxing expense / income reports showing that this is not the case. After she reviewed my expenses she showed a deficit of $1, 000 and stated that she will fwd my file to her supervisor to be sent to the negotiator about the changes in the expense and income amounts.
I asked her to send me a payment history to see if I have had 6 months of late payments per the Florida Statutes www.Foreclosurelaw.com. I was also told this is a Fannie Mae Loan so I called [protected] to ask for help in keeping my property. She advised me I should have received my acceleration letter in 12/13/09 asking for the $10, 000. Since my file has been fwd to an Attny then I will have Attny fees added to my account. I stated that this is not fair. Foreclosure began 01/15/10 and I submitted updated documents on 01/12/10.

I had my January 2010 payment to send to Wells Fargo and I asked who shall I send my payment to and I was told the Attny. If I send to Wells Fargo they will return the check back to me. I called the Attny office and and they are still waiting for documents to be sent to them.

01/19/10 I called Wells Fargo for an update and they advised me to resubmit updated hardship letter and proof of income since the file is in loss mitigation under review. I re-faxed for the 6th time

02/01/10 I called Wells Fargo spoke to Loss Mitigation after receiving a personal summons to appear in the court house today. This was hand delivered to all my tenants including one that just moved in yesterday. I received many phone calls with upset tenants and I depend on them to pay me so that I can pay wells fargo. There office told me the famous lines “Your file is under review” there have been a lot of programs that they have submitted my name for but I have not qualified for any of them. I need to keep calling weekly and sending in my financial info.

The account shows that I am 6 payments behind which include the payment agreement for $1, 943.32 for Oct 2009, Nov 2009 and Dec 2009. But the difference was still due so what they did was place my initial $1, 943.32 in a suspended account and waited for my Nov 2009 payment, took the difference out to make up the full payment of $2, 230.74 which showed my account even more past due. Also because I was unable to make my January payment to Wells Fargo and the Attny did not have my documents at that time I held onto it until someone can tell me, that also is included in the 6 payments behind. Also included is the February 2010 payment due today. Where shall I send my payments?

I have not told the reason why I have not qualified for the Loan Modification. However, if I am 4 months past due on the account it will be foreclosed. Rental property’s does not qualify for loan modification.

02/11/10 (over 1 ½ hours on the phone) I received a surprised call from Wells Fargo for I think the first time and was hoping this was the call about my submission for a loan modification. He advised me he was following up on the UPS package that I received on 02/10/10 which had an agreement that I needed to sign before they can take this out of foreclosure. He also advised me that I am on a re-payment plan. He advised me that I am past due and owe $2, 159.21 for my Feb 2010 payment. I advised him that my next payment is not till April 2010. He then looked at my account further and said that I need $141.42 by 03/01/10 to keep my plan. I said, what plan, your company has not done any plan for me I am paying my monthly payments as usual. He then said to bring my loan current I would have to pay $2, 289.50 by 02/15/10 and this will take my account out of foreclosure. I advised him that the $13, 000 that I made brought my account current. And that I am going to get the attny office on the other line since he was not willing to call them and verify the amounts and the arrangements. I called my contact who stated that I was correct I mailed the $13, 000 and the next payment is due April 2010. Then he said he sees $10, 000 and she said she sent a $10, 000 payment from another client and they must have got this mixed up. She had to email her contact at wells Fargo to tell her what the arrangements including the payment date was changed from the 1st of the month to the 15th of the month and that the foreclosure was stopped.

Then I asked him about the status of my loan modification he said that I did not qualify because it was an investment property and not a primary resident and that I did not fall under the Investor guidelines and the affordability category e.g. Value of property, financial situation etc. According to his record there is a surplus on my income/expense of $2, 436.00... I said no way, that’s wrong. He said he showed an income of Yvonne, other $3, 300 month on top of the $384.00 month freelance income. I advised him that I get $3, 248.90 which is my husband’s income and $2, 000 which is income from my 3 tenants.
Therefore for the 3rd time they have added my expense that I faxed several times incorrectly. And on top of this error he had the nerve to ask me to fax (a) proof of income (b) financial worksheet (c) hardship letter every month. I asked WHY….it makes no difference, they will not do anything and he did say it shows that I am in the window of affordability. My debt to income ratio is 38.125% and I have to be over 38% to qualify. He also said since I won’t qualify for modification they still may have an in-house modification that I may qualify so I need to update them monthly. He also stated that I showed inability to afford any reduction at the time of my initial request. I advised him because they based their figures on incorrect amounts that your company calculated incorrectly. He then looked at my credit report and stated that I had a charge card of $715 month with at balance of $96, 000. I advised him I did not know what he was talking about and this was incorrect.

02/12/10 I received a letter dated 02/05/10 from Wells Fargo stating that they did not approve my modification since the property is not owner occupied. Although they knew I had tenants and this was a commercial building.

I am very frustrated with the lack of assistance and the lack of help. I have told the office on several occasions that I feel that I have fallen through the cracks because there is no way a office could operate this poorly with a customer for over 1 year…..The other hand does not know what the other had is doing…..

I couldn't agree more with Sharon's statement. Get ready for a very long haul, indeed! I have been trying for a modification with Wells since April 9, 2009. It's been a nightmare! I've lost count of all the faxes I've sent them, the phone calls to them and from them. They verified several of the faxes I sent were adequate and correct, only to be denied because of an employee's incompetence, bad mood or whatever.
The latest round with them was on January 13th. They received my fax and agreed they had everything they needed and we meet the qualification criteria. This time it's supposed to be "excellerated" and has been sent to a supervisor named Sophia Perez. I no longer trust them. On January 21st I have a conference call scheduled with a HUD sponsored credit counseler and Wells. SOMEONE at Wells is going to take responsibility for this long, stressfull and unnecessary process they have put us through.
President Obama is doing everything in his power to get these banks to help struggling homeowners. The Republicans and a certain "Independent" are taking to much campaign money from the financial industry and are opposing everything the President is doing. WRITE your representatives in Washington. Email and phone calls don't work. I've tried.

Get ready for a very long haul. The same stuff has been happening to me SINCE MAY! I sent in the package, they confimed it, then 2 weeks later, they say they never got it. They don't return calls or emails. You can't get anyone on the phone who really is handling your case. They are impervious to the fact that their incompetence is going to cause you financial hardship.

Wells Fargo expect excessive charges and fees

For those considering opening an account at Wells Fargo Bank (or even considering whether to stay or not) Read on ~ WF is not a consumer focused bank ~ they are there to make money and money off you is written in their policies. One main contention amongst many WF patrons is their policy to post debits first before deposits (and in the higher amounts first) which has caused a many people to have overdraft charges. Note with this policy they can capitalize on many such transactions that would normally not create an OD and drain you of funds in excessive fee's and charges! Here is the math on a general amount (hypothetical but based on true experiences)

i.e. A persons account say has positive
(+) 50.00
that 11/25 day they deposited $100.00 cus they realized a larger check would clear.
Say checks or debits issued and received in the following order
ck1 -15.00
ck2 -30.00
ck3 - 65.00

Normally in good bank establishment they'd register the deposit first ~ 50.00 plus deposit 100.00 would equal 150.00; and then deductions -110.00, would apply and note ~ no overdraft. Hmm a positive 40.00 left on account. What a concept...good general banking and accounting.

But according to WF policy, this is how it will post to their advantage.
(+) 50.00 balance on acct.
They will now post debits first in the highest amount first
(-) 65.00 Ck3 ; making account overdrawn so cha ching ...WF doin the happy dance we can charge a fee!
(-) 35.00 OD Fee
(-) 30.00 Ck2 ; making another OD fee ...so cha ching ...WF slammin down who hooo! they can charge another fee!
(-) 35.00 OD Fee
(-15.00) Ck1 ; making another OD fee ...so cha ching cha ching a ling ...WF is laughing their ### to the bank...well they are the bank HA HA on that dumb consumer ! WF just made a easy $105.00 of this dumb consumer.
(-) 35.00 OD Fee
Now they apply the deposit
(+) 100.00 (which is now eaten up by the OD fees, leaving the account in minus status)

(-) 65.00, which automatically daily will accumulate an overdrawn account fee of 5.00 til covered.

So not only is the consumer out this extra fee's; they now have a minus account balance, which any checks they were hoping was covered by what they should have had (+40.) is now gonna be eaten by the OD fees and will cause more OD fees for not being covered, say 5 days go by before the person can cover the negative (-)65.00 ...thats another (-)25.00 to WF. And remember is any checks that were made (lets say the person had known at time of the 100.00 deposit that normally they'd have their positive 40.00, so they bought milk and paid a simple 2.75 for their milk.
Ck#4 -2.75
Automatic OD fee -35.00 ; and another day gone by -5.00 fee .

ETC, ETC, ETC ... ah the HORROR that this bank is allowed to do business!

Well it happened to me too (excessive OD fees and ridiculous WF excuses why they personally cant assist you) ~ the first couple times I just bent over and took it ~ then the last time I felt with proper paperwork and proof the branch will be cooperative and understand and stupidly I took the info down to the Branch, I explained how the charges were incorrectly hitting my account which is causing the O/D's ...the Branch Manager said she didnt have the authority to change anything ~ even tho all I was asking is the extra (note EXTRA EXCESSIVE ) O/D fee's to be removed and how I could prove with receipts ect and even the shops deposit records that WF was posting the charges incorrectly. When the branch wouldnt do anything about it ~ I scanned all the info and sent to the customer service contact given to me to contact. This is what I got back

In reviewing your overdraft fees, I found that although you made your Check Card purchase at xxxx for $8.25 and $5.75 on 10/16/2009, xxxx did not present this transaction to Wells Fargo for payment until 10/19/2009. (Which again ...duh ...which proves my point of WF showing how they posted it, not how it was orignally posted by merchant!)

(So even tho I could prove that xxxx deposit records said different, WF was not gonna budge and then more blah blah blah in the letter on how its not THEIR FAULT etc ... but note I never said it was or wasnt their fault, all I was asking was that 2 of the 3 O/D charges be removed because I could prove with receipts that their was funds in the account at the time of the charge...but Nooooooo they'd rather lose a customer than lose their precious extra fee's and predatory income they sooooo rely on ...all Ive found are bad reports on Wells Fargo ~ so never again with me and Im telling everyone I know how they treated me...the letter continued)

In late October, my checking account was overdrawn on 3 items, and the same 3 items continued to hit and accumulate overdraft charges at $35 a crack. There was another item that showed up that was an error and should not have been there at all...again, more OD charges hitting multiple times.The OD fees were so excessive that any money I did get I needed to live on and could not sacfifice to these fees. Finally almost 60 days later I got a nice check for about $1200 and cashed it and went to see my Wells Fargo Branch manager. Matt Kaillail is the biggest ### in the world. He never did return any of the calls I made and as I was forced to deal with a Personal Banker named Tamieka, she was the go betweeen. Even she was not professional enough to return calls except when I came into the branch on a daily basis trying to chase down a answer. I was told that Matt had the information was on vacation and would "Take care of it on Monday". so believeing this jerk, I deposited $800 to bring my account current thinking that Take care of it would mean reversing the almost $600 in OD charges that had accrued to date...these fees are pure profit and can be waived and it is no skin off anyones nose! Instead of calling me as Tamieka promised he would, I got a call from her telling me that he had looked into it and because there was no "Bank Error" he was not going to reverse the fees. Basically they stole from me $600 I badly needed to pay bills etc. I went through this last week', my 9 year old sons birthday and Thanksgiving weekend with virtually no money because of this lying no count thief at the Wells Fargo in McKinney! I intent to find out who his boss is and start chewing my way up the food chain until I get my $600 back and get this ### fired! This is not the way to tell your customers that they are important to you and you want to keep them. Matt told me this morning when I went to visit him in his office. "If you cannot manage your account it is not our fault". What a jerk! I will tell everyone I come in contact with to stay away from WF and especially that branch and that bald headed ### Matt Kaillail. I opened up an account with what little money I had left with Bank of America and told them all to F off!

I too have been a serious victom of Wells Fargo overdraft and wrongful practices. upon moving to Tracy Calif. in April of 2008 I opened a checking account with WF Bank. It was to be a automtic deposit account once the proper papers had been filed with the State. I opened with $600 chck & $200 Savings to hold till the automatic deposits began. I stated I wanted a basic ATM card. During the intial set up the associate assisting me was interupted a couple of times and working with another issue also. But it did not trouble me as I had my Down Syndrome daughter to look after also. The first statement arrived and I was surrprised to find that I had already had an overdraft charge. Had to be a mistake and I was going to look into it. then the stream of notices that my atms were also overdrafting. I went over the two statements and it began with a $12.00 annual fee for what ever type of account they were listing me as. I went in and explained to them that I was not to be charged any fees until my account actually began collecting the automatic deposits. I showed them the $12.00 fee and the $75 charge for automatic transfer to my savings. which began the overdrafts. for the next 4 or 5 statements I received so many overdrafts all my savings were used and in June when the deposits acutally started, Wells Fargo was eating up 3/4 of my deposits within two days of my deposits. Some were $400 to $500. I went in again. I called, I wrote and have many of there corresponding letters. Stating they were completely in there rights to clear all checks before any atms. I argued and complained. I send copies of how the atms were used. I was told by the associate in the band that I should not be in the habbit of using my ATM on such frivolous things as buying hamburgers at McDonalds! I told them what I use my atm for is my business and that that is the whole point in asking for it when I opened the account. That I surely wouldn't have used it if I was paying $64.00 a burger. I began falling behing in all my bills because they were eating up all my income! My deposits were $840 and I was lucky to see $250 - $350 of it. I called and said "you can not tell me that on the 27th my deposit was good on the 29th I am -$450.00 and still accuring.. Still nothing was done to help me. the last direct conversation from the main branch. Was very rude and a direct " Well that is to bad! you owe the default amounts and we can deduct the withdrawls in which ever order we want to! It is perfectly with in California law how we practice business!" I stated "My atm is and was good at all times. I know that if I don't have enough money the machine will tell me insufficient funds! you are telling me that two weeks after my atms are cleared you take a check from whats suppose to come out of a new deposit and it makes all the smaller atms bad! you can't do this! My whole world is collapsing and you say it's too bad!"
I am just so glad to see this lawsuit because I sent them letters stating I would sent my info to anyone who would listen. I've ruined any credit I was trying to establish! I am so far behind and even up to two months ago Wells Fargo finally closed my account threatening to take me to court and use whatever means to pay them.. I survive on caring for my daughter and her SSI and they didn't even care. I have all letters and statements. This is so wrong Im even having to lose my current place of residence because of being late with payments. WF actually double deducted my auto insurance payments because the stated they were sent back and then you would see them both on my statements. I called again. They sent papers that I would have to get notorized by a certain date or the amounts they put back in would be reducted. God I pray too get reimbursed and my life put back together as we are ruined! WellsFargo dod the same this to us. We are disabled and last November deposited over $43, 000 into our account. We have never been overdrawn before. Suddenly, last July we started accumulating overdraft fees to the tune of $490. Plus what they said we spent. Why, if there was no money in the account, would they allow a transaction to go through? Needless to say, the Oregon Overdraft call center began to call. I have on our caller ID, just from the past 3 days almost 20 calls. Six and seven times a day. They do not want to identify themselves ot let you talk to a supervisor. We went to our bank Fri. and I had already went through the online banking and fiund that there is a bank error and not only are we NOT overdrawn, we should have over $1200 in the account. So I call the call center to tell them to stop calling, that we just went to our bank and the bamnk manager is handling it. The woman, her name is Chandra, told me that I was done talking and asked when I made the deposit to cover the overdraft. Not matter how many times I told her that we were NOT overdrawn, she was too stupid to understand apparantly. Then when I told her for the hundredth time that we were NOT overdrawn, this woman had the audacity to start LAUGHING! At that time, my husband took the phone away from me and told her about herself. Now we have no money, overdraft charges, owing money to the bank and the whole time we actually have money in there, but until they fix it, we're broke. I was on the bank site for over 3 hours going through it line by line. As soon as this is cleared up, I'm taking our business elsewhere. Someone needs to crack down on these unprofessional, rude, snotty, ###s. They have harrassed us for WEEKS! Every day, day in and day out. No matter how many times you try to tell them that your bank is handling it, they just keep calling. Even at 10p, on Sundays (both of which are illegal). I'm in the process now of reporting them to both the Iowa and Oregon Attoney Generals. My Mom had major accounts with this bank and we've had HUGE amounts of money come in and out of our account. I'm tired of these ###s being rude even to my children! I agree with the comments above. these people are no different than predators. While their fat ### CEO's sit at their desks and their kids go to private school and skiing vacations in Europe, I don't even have enought money for a gallon of milk. All because of their bank error. My husband and I doubt very much that we'll ever see our money. Their mistake-we pay. Thanks for nothing WellsFargo!

I opened a Wells Fargo account in Denver, CO for school. I had been a 3-4 year customer of BoA and had no intention of changing but I was unfortunately forced to as BoA does not have branches in Colorado.
After not checking my account for a 3 day period, I signed on to look and lo' and behold I was overdrawn in the hundreds. The cause? A $5 overdraft, hit with a NSF fee of $15, and an overdraft fee of $35. A $5 overdraft that did not exist mind you, it was another one of their banking mistakes. I called them, the issue was sorted, but they did not refund me the money they took from me, and I stayed in the red.
This overdraft ridiculousness then continued. I was being hit with overdraft fee over overdraft fee. Being hit with overdraft fees FOR my overdraft fees and very shortly I again had $200+ overdrawn. When I attempted to get help they claimed it was from 2 weeks ago when I made a $10 withdrawal at my campus ATM and that it took 2 weeks for it to debit. That it was my fault.
They of course did not return any of my money. And for the Consumer rebuttal fanatic who will say I should not rely on online as my guide, I didn't, I use a check register. Wells Fargo defrauded me. Period.

Good ~ so we all agree ~ WELLS FARGO IS A PROFIT ONLY BANK ~ their policys of how they post debits (in the order of the higher amounts) before the clients deposit enables them to capitalize on NSF Fees and charges.

If your a looking for a bank that is not a consumer focused bank, for a bank that enjoys raping EXTRA funds from your account, a bank that does not have human employees or Managers that can think on their own and decide whether something is incorrect or excessive but rather are robots repeating the same line. ..then Wells Fargo is your bank.

Your best bet in this economical time is to switch to a local credit union, likely owned and run by the community. I've been part of one since I was eleven and have never had any complaints. Even got a personal call when my account was low to remind me...they always greet with a smile and want to help if there is something I question on my account. I transferred all my accounts back to them.

Remember Wells Fargo is a conglomerate ~ a large money making monster ~ they dont need to keep you as a client so they dont work to keep you as a client. They'll rape every penny you have til you close out your account. This is from experience. And if you read above ~ I gave them several chances to step up and become a consumer focused bank for me and they failed.

~ this "Maggie" makes a habit of making inane derogatory comments (566 ao 12/1/09) ...on complaint pages and particularly about banks. Click on "Maggie" profile and comment list. and also note this "Maggie" is always in favor of the banks. Could this "Maggie" be the bank? Such as the establishment itself that we all are bangin our heads against? That being said ~ it'd be wise to ignore anymore postings from this "Maggie" as BIASED.

If pickng apart my explanation above is all that you got out of my posting ~ well then ~ nothing more to say to you ~ (or maybe you work for WF? hmm?)

But to reiterate ~ my opinion is "Wells Fargo" is not a bank that had my consumer interest and patronage in mind and their policy proves that they are only interested in collecting excessive fees and charges wherever opportunity presents itself. ~ Again I and the many complaints above are talking about over and above the normal fees ~ whereas many other banks ~ listen to their customer, will stop and see the proof or situation and with their clients future business in mind ~ will write off the excessive or extra fee's ~ its such a simple thing ~ its called customer service! Hmmm ~ again what a nice concept huh.

I am concerned about the treatment, regarding fees, I received from Wells Fargo Payroll. I terminated payroll services with Wells Fargo in August 2016; with a notice Wells Fargo acknowledges receiving. Wells Fargo responded days later with a few follow up questions in a secured email format to me. The email contained a link to open the text, which looked suspicious to me (I have contracted computer viruses in the past from such emails). Because of my suspicion, I did not open the email and obviously did not respond. Wells Fargo made no further attempts to contact me. No second email, no phone call, no letters. So rather than honor my request to terminate the service, they continued to charge me for several months; despite the fact that I submitted no new payroll processing business to them. To add insult to injury, they filed W-2s and 1099s for all of my employees without instruction to do so and after I had terminated. My new payroll service had reported the same information to the IRS, so consequently; too much compensation has been reported to the IRS for all of my employees. Wells Fargo Payroll refuses to amend their filing, despite my pleas to them to fix their error. They also responded to my complaint confining their intent to keep the fees they collected after my written termination was received. My employees may suffer consequence because Wells Fargo Payroll is more interested in fee income and standing behind one single email to say I am in the wrong. If you terminate a service and the provider has follow up questions, does that mean the termination is not valid?...not in my book. If follow up questions are important, is one email sufficient effort on the part of the large organization like Wells Fargo? Or does a "one effort and done" approach allow Wells Faro an excuse to keep charging a customer fees in the hopes the customer does not respond?

I opened a new mortgage with Wells Fargo. At settlement I paid Farmers Insurance a full year for coverage and the first quarter property taxes, and had WF to charge me to keep the insurance and taxes in escrow. On the anniversary of my insurance, I get an email that my bill is due. I called WF and the young lady told me that I had to pay it. I asked what is the money in escrow for. She stated I had no escrow with them. At the exact same time, I had my on-line account open and told her to look at it again. Finally, I asked when will they pay it? She said at the end of the month. I responded, "Great! It cannot be at the end of month. The insurance will expire. If the house burns down tomorrow, you will not be paid. I have your name and will tell the bill collectors what you said." WF will take your mortgage payment out of your account, but do not want to pay important bills. I had to continue for 4 years to remind them to pay. I refinanced with someone else never to go back; they will take your monthly mortgage payments from your checking, I asked to get my over payment and escrow put into my checking. They refused and took 30 days to snail mail a check... I am still pissed about them, and sorry I used them. WF sucks!

I have had it with inept Wells Fargo customer service/phone bank reps--and really tWellsFargo in general! Been with WF since the 80's but any time I call WF's 800# (and other numbers)- get unknowledgeable, inconsistent, and uncaring people with attitude (usually the women..). I complained 4x - only to be lectured about by "executive level" phone bank people. They dont listen or care. BUT they get their paycheck... I was given 2 DIFFERENT mailing adresses (to mail complaints to CEO levels-since the verbal complaints I gave (and promised someone will call me..) - (SF or Charlotte, NC...) ? I dble checked with 2 diff. phone #'s given- no one heard opf NC...VERY inconsistent, attitude, and NO help. A WASTE of time. Where do they get these workers? That is the problem with American nowdays-no quality people. They dont train them consistently or properly.
WellsFargo acts like a 2 star bank. But the executives are making tons of money--why?
I may take all my $ out. There are at least 50 diff. phone #'s on the online banking site-none provide help. The email addr. only sends back a cookie cutter email -to call the 800 # ! What a joke. I never did get help with all the calls I made.

So if WF isn't skimming my money, why do I have a whopping $1.33 in my account right now, when I had substantially more just a few days ago? I know how much money I *should* have, and do keep a register, but when I look at my statement, it's a different story, because they've snuck some inane fee in on me. I get charged fees for everything from checking a balance (that's right - I didn't withdraw money, but they sure did!), to breathing wrong, apparently! I tried to call customer service (I use that phrase lightly LOL), and a "supervisor" who sounded to be about 15 years old tried to tell me that she couldn't reverse the fees. Wells Fargo is a joke. I had BoA a few years ago and hated them, and they weren't even THIS bad. At least they would own up and reverse a fee that was charged to me unknowingly. I had a CU account last year, and had to close it when I moved out-of-state because there wasn't a co-operative branch in my new state. I'm going back to credit unions, where I'm actually treated with respect, and so is the money I work so hard for.

I would say that 9 out of 10 people who have a serious problem with any bank either A) do not understand how a bank works, B) lack a basic understanding of math. Banks are not charities, nor are they not-for-profit organizations. There are simple and finite ways to avoid overdraft fees. DON'T SPEND MORE THAN YOU HAVE. When you overdraft your account, the bank is essentially loaning you money. The fee you pay for the bank loaning you money ( the fee that you agreed to when you signed the papers opening the account that *YOU* neglected to read) pays for the bank tellers, and ATM's and your online banking. Secondly, their policy of clearing larger debits before smaller ones may mean that you get hit with more fees ( again, don't spend more than you actually have and it should be fine. It is not the bank's job to figure out how much you should spend) is to make sure that your larger items like your rent, mortgage, car payment, insurance are not returned in favor of clearing 5 purchases from mcdonalds. I can't understand people who act like banks are supposed to be doing all of this out of the goodness of their hearts. Do you work for free? How does your business make money? People agree to pay for services rendered, right? Thought so. "Big banks" aren't the mafia. They're not theives. If a charge or debit appears on your account, banks are more than willing to explain it to you at the least if not reverse it as a courtesy to you or even set up a case for you if fraud has been committed. If you constantly find yourself overdrawn, or that the bank is "stealing your money", I'm sure that they'd be more than happy to give you what's left in your account so that you may buy a mason jar to hold your future earnings. It'll save you the hassle of actually doing math, and the bank employees the hassle of having to explain this to you for the 16th time.

anoir i totally understood what you were saying at this piont the idiot who works in a bank needs to go to school, because there is no way anyone in their right mind should defend wf they are theives and idiots and i am so upset and i blame myself for ever having a bank account with them, people will say B of A is better no they are the same never do business with a big bank even a wf employee told me all these banks are out to screw consumers the only banks that actullay care are the small ones they might not be convinient but they will treat you a million times better, so I mean i joined chase but someone has told me chase isn't all that better so the best bet is to avoid all big banks period because they all suck and yes they are profit only banks. Chunkmaster they are doing the same crap to me I agree and they are harrasing me daily with phone calls maybe i should get them on harrassment charges.

I told them i will abandon the account!

All i wanted to do was get away from them because of the very practices they employ!

That's the thing that you have to keep in mind. Wells Fargo is a FOR PROFIT company. Like all other banks, how your debits/credits are posted are clearly explained in disclosures before you open your account. Lack of keeping a register and not realizing how much money is in your account, is no fault of the bank. I work at a bank and see this time and time again. People need to realize that you shouldn't be making purchases if you don't have sufficient funds to cover it. PERIOD. The fee charged is a convenience fee that MOST people appreciate. If you are someone that finds yourself overdrafting your account, than maybe a bank account isn't for you.

Wells Fargo &convenient& deposit delays = overdraft fees

Wells Fargo CONSTANTLY manipulates my deposits and payments. They'll delay a deposit and then force through several charges to take advantage of overdrafts. This is done monthly when my bills are due. I will deposit a check days before I go to pay bills and for whatever reason it won't go through until I've been fined several times for overdrafts on my bills. One month I paid several bills early - not surprisingly, when there was no potential for overdrafts they let my deposit go through the same day.
Customer service is terrible:
When I have called with dates, statements, and concerns the last three bankers have immediately raised their voices telling me that there is no manipulation, that basically I'm an irresponsible banker. I've been very careful with my tone and approach, laying out what I consider to be facts right away so it's not just unfounded accusations. They go on the defensive as soon as I start listing incidents.

Happened to me too ~ the first couple times I just dealt with it ~ then the last time I took the info down to the Branch, explained how the charges were incorrectly hitting my account which is causing the O/D's ...the Branch Manager said she didnt have the authority to change anything ~ even tho all I was asking is the extra O/D fee's to be removed and how I could prove with receipts ect and even the shops deposit records that WF was posting the charges incorrectly. When the branch wouldnt do anything about it ~ I scanned all the info and sent to the customer service contact given to me to contact. This is what I got back

(more blah blah blah on how its not THEIR FAULT etc ... but note I never said it was or wasnt their fault I was asking that 2 of the 3 O/D charges be removed because I could prove with receipts that their was funds in the account at the time of the charge...but Nooooooo they'd rather lose a customer than lose their precious extra fee's and predatory income they sooooo rely on ...all Ive found are bad reports on Wells Fargo ~ so never again with me and Im telling everyone I know how they treated me...the letter continued)

At your request, I have closed your Custom Management Checking account effective today.
We realize that in today's environment, customer service often becomes the deciding factor when a customer chooses a financial institution. Wells Fargo is truly committed to coming through for its customers. ( Yah right~~!) Our goal is to continue to meet and exceed your service expectations. Wells Fargo unwilling to negotiate/runaround

During business downturn due to economy we were forced to file personal bankruptcy in January. Throughout the entire process we did get 30 days behind on mortgage but have continued to make full payments including late charge every month since. Wells Fargo is now threatening foreclosure if we are not current by 12/15/09.

We have called repeatedly over the last several months and have been told various things from basically go pound sand through we have nothing to worry about unless we get 90 days behind. We have made several offers to try to get current over a period of time but they are bent on proceeding down the foreclosure path.

Contrary to what they try to tell you through the news channels these people are very unwilling to work with you if you have a home with good equity position.

I am currently experiencing the same issue with Wells Fargo Mortgage. I lost my job, had two deaths in the family, and then my wife was on maternity leave that threw us behind. We have been up front in contacting and working with Wells Fargo and have been requesting loan modification applications and documents for nearly 6 months and all we get is letters thanking us for contacting them.

When the loan modification program was first introduced, I called the Wells Fargo and it was like they hired a call center of 16 year old teenagers who were rude, short, and could not answer simple questions about the program. I called them several times where I was on hold each time forever to end up speaking with a person who did not know anything and I wonder if they even knew they were working for Wells Fargo. It seemed that Wells Fargo just to a half hazzard approached to look like they had a program to assist people and had no intentions of actually helping anyone. I got so frustrated that I gave up on it for a while until circumstances reached critical and we had to come to a resolution. This time it was several months later and I got more mature employees, but all they were was a call center that took notes and then esculated the it to the loss mitigation department and to this day I have not heard anything back and I continue to call, go through the same run around and I am told that they will be sending me the application and documents and all I get is a letter in a few days thanking me for calling them. That is it. I call back and I am told that they see the request I made and they issue another request to where I receive nothing.

Wells Fargo was rating as the second worst bank in mortgage loan modification with thousands of complaints. I have made several contacts to Senator Kay Baily Hutchison, Governor Rick Perry, Senator John Conryn, President Obama (good luck getting any response), the head of HUD Secretary Shaun Donovan, Representative Sam Johnson, Representative Ralph Hall, Senator Florence Shapiro.

Where do you go when your bank is not helping and your elected leaders are not helping. Relection time is coming around the corner and I don't care if you are Democrat or Republican...if you are in office right now, I feel you are part of the problem and not the solution that is time to get a new person in office by voting for someone else. They all tell you what you want to hear and make promises to get elected and then you don't exist until they need your vote during election time and in reality, they are the ones that got us into this mess.

I honestly believe that Wells Fargo is attempting a land grap and with Tax Payer Government Bailouts...they have nothing to lose, they are just building their kingdom. When they got their bank bailout money, instead of helping their customers...they went out and purchased Wachovia Bank. Sounds like they really needed that bailout.

I would urge everyone to write your elected leaders at http://www.congress.org/ and also start writing the media. Wells Fargo is pushing people into foreclosure and I am just waiting for them to be back getting another Government Bailout stating all these homeowners did not pay their mortgages, when the truth is Wells Fargo set them up for failure.

My story is the same, but the difference is that I have been given a new modified loan through the loan modification dept after a year and a half of rudeness, harrassment, and lies, not to mention constant repeating the same story over and over to customer service reps from every state in the union...

The Modification Dept namely the person that supposedly worked personally on my modification STEPHANIE ID # OZ8 said that I didn't send in some important paperwork. She then (without notifying me) canceled the contract that was already signed with the new agreement, the amount of payments behind put at the end of the loan, new % rate, and lower payment that was due Dec. 1, 09. The reason was for not sending in a faxed copy of my divorce papers and a $331.62 payment for costs. Stephanie said that the $331.62 was waved because I told her that I just couldn't afford it at the time. This was in November.. I did send in the divorce papers within minutes of speaking to her. I have proof of the fax and tried to tell customer service that I had sent in the fax of divorce papers and that the $331.62 was waved by phone with Stephanie. I have since sent in a money order for that amount and have sent in the proof of the date that I sent in the divorce papers. It's a good thing that I kept excellent records through all of this !

I was notified after the fact of all of the above that now my home was in foreclosure for not submitting the copy of my divorce...and paying the $331.62 to complete the entire process. I was sent a letter from a attorneys office and talked with the person handling my case. She said that they would be putting the home up for sale in 8 days!

I called H.O.P.E. and had a agent by the name of Ruby go on a three way call to help me get through to someone that could clear all of this up. Remember...Wells Fargo has all of the documents (they found the copy of my divorce papers that I sent and told me to send in the $331.62 to get things back on track...

Loooong story short it is now Dec 3rd and I don't know if I have it straightened out or not//////I was on the phone today for over 5 hours and I still don't have a yes or no answer from anyone there!

I have the money for my first payment that was due on Dec.1 with the contract, but I can't get a answer if I still have it or not...

FOX NEWS and a CLASS ACT LAWSUIT IS IN ORDER for all of us that are being put through this needless harassment and unnecessary emotional trauma. GIVE US THE NUMBERS TO THE PEOPLE THAT ARE HANDLING OUR CASES ! THEN GIVE US THEIR SUPERVISORS NUMBERS...We are all out here losing our homes one after another...Going through the same treatment from your company...andyou are just using the customer service workers as a wall to protect your sorry ###...

I bought in 2006 and was not once even late on a payment until three months ago and they won't even talk to me because I don't live in it. HELLO? I can't afford to live in it! What can I do?

Avoid refinancing with Wells Fargo. They force me to use their own company Rels Valuation for the appraisal.
Rels charged me 500$ for the appraisal, which was subcontracted for less then half to the cheapest appraisar on the market.

The appraisal come lower then the market price, on purpose and Rels and WellsFargo hope that I will walk away and they will be left with the 250$ + fee appraisal fee.

When I attempted to dispute the appraisal, Rels didn't even want to talk to me.

Bad decision on my side to attempt refinancing with Wells Fargo.

We refinanced with Wells Fargo about 3 years ago and also had a very bad "professional appraisal" done by RELS. First off the "appraiser" we had wasn't from this area. She had very little knowledge of the area where my home is located. there were so many errors in her report it was comical, but I was hardly laughing. Some examples: She listed my house as constructed on a pier and beam foundation; it is built on a concrete slab. She listed the exterior as brick and stucco; it is brick and vinyl siding. Her sketch drawing look liked a kid in 1st grade drew it, which is an insult to most 1st graders. She drew the perimeter of the house; showed no interior rooms, patios, garage etc. She had the wrong dimensions (less than it actually is) of our property. But the biggest error was her measurements of my house she measured the longest of my outside walls from front to back 4 feet shorter than it actually is. This may seem like a small error but when you factor in square footage X price per square foot it adds up and real quick. I got zero value for 2 attached porches, and 1 attached patio that are all built under the original roof line of the house. My attached garage also built under the same original roof line was also measured short on the walls, decreasing the square footage for that value also. When I complained to Wells Fargo about this they informed me they would "look into it" I sent the mortgage rep from Wells Fargo a copy of my plot plan, house plans, and a picture of my tape measure showing the correct length of the shorted wall, I was told that RELS "stood by their appraiser report" I challenged Wells Fargo to send another appraiser from RELS out here to remeasure the disputed walls. If they were right as stated I'd pay for another appraisal. However if I was right not only would they not charge me for a second appraisal, but I wanted a full refund on the original appraisal-they refused as I knew they would. I complained so many times to Wells Fargo that I wasn't paying for this bogus work that they refunded me the fee. However my home was "valued" over 20K less than 3 years ago from a previous refinance all because I had less square footage. Also when I compared the 2 appraisals that were done, RELS was so unprofessional with all of the errors it is sad. In the end it didn't affect my refinance but I believe that Wells Fargo and RELS are under valuing property so that they make you pay the Bulls**t PMI insurance so they can scam you for more money.

I'm also going through the same thing. I requested an Appraisal for PMI Cancellation, not knowing these companies were in bed together, I paid the 500 dollar appraisal fee. I purchased my home 3 years ago and have made 15, 000 in improvements. The appraisal just came back with a decrease in overall value by 12, 000! My market is hot and the comps are high. I was told by the appraisal company that they submitted comps, but RELS Valuation asked them to use different comps due to external factors. This caused the appraisal to come in far under market value. I've just began the dispute process which also seems rigged. They want me to go out and get MLS Comps and justify the value. They know that I cannot do that work on my own. It's all about money. I contacted a friend who is a realtor and thankfully received the comp MLS data I needed. I cannot believe this is not illegal somehow!

Going through same thing expensive and low appraisal. When the appraisal was disputed it took 2 weeks to get an answer on the re review of property. "The answer was We can not get a hold of the appraiser." The second answer was "The appraiser refused to re review it." 3 plus weeks later closing date moved 3 times. A new appraiser assigned but Still no answer!

I paid Wells Fargo for a Broker's Price Opinion since the value of my home in the Denver area has gone way up, so I could drop my Mortgage Insurance Payment. The appraisal came back 100, 000$ low! It was filled with huge errors...such as square footage, type of home, and comps out of my zip code of houses half the size.
I spent hours gathering facts to go along with their paper work I had to file for a reconsideration.
After many, many phone calls, I finally got a letter stating they raised the value 15, 000, with no explanation, or acknowledgement of the proof I sent in. I have not been able to talk to anyone at Rels Valuation...I have asked many times when I have talked to people at Wells Fargo to talk to some one at Rels, and have been told I can't...and, by the way, I was told I can not file another reconsideration...you get to do that one time.
I am not stopping until I get an accurate appraisal, but, was told I have to pay again! I will not pay another penny!
Does anyone have a phone number for Rels Valuation?
I refinanced my house 3 years ago, have a 3 1/4 interest rate. Wells Fargo bought my mortgage...I would NEVER do business with again! If I didn't have such a good rate, I would refinance with another company.
Any ideas for my next step?

My experience was similar, but even more inept - the appraiser wanted to charge us $740. and was unable to complete the report by the closing date - extortion comes to mind. After requesting a different appraiser who agreed to a more reasonable price, he still failed to provide the report at the promised date, and when it was finally finished after multiple mishaps, the appraisal came in at our first low offer on the property. In looking at the report in detail, I discovered the appraiser had viewed our purchase contract, but clearly only the first offer. When the report was challenged, he changed it to the value we were currently offering., $25, 000. higher than his first appraisal. I am not sure a different AMC will help because Carla Larson is listed as 'senior account manager' on both RELS and Prime Valuation, , the company our lender uses, both located at the same address, with different suite #'s. She was the contact for our AMC, and we are not with Wells Fargo or BofA. Some might say alls well that ends well, but I can't let this one go - two months after our original closing date, we still haven't closed, and for no other reason than the appraisal problems.

Thank you so much for all the posts here. I had a feeling that this getting the appraisal done by RELS Valuation was simply a way for RELS and Wells Fargo to get more money. I will not bother to pay for the reappraisal that will of course come back undervalued. Instead, I think I might just speak with my mortgage broker to refinance, specifically requesting that I don't use either BofA or Wells Fargo (since both use RELS). Wells Fargo loses my business and a tidy interest payment each month. Hearing this, I'll never do business with them again.

Wells Fargo Bank N.A. and RELS Valuation are Stealing Your Money!

• RELS Valuation is owned by Wells Fargo [RELS LLC (the “Company”) is primarily engaged in the business of providing customers with property appraisal and credit reporting services. The Company does business as RELS Credit, RELS Valuation and Valuation Ventures. The Company is owned 50.1% by CoreLogic, Inc. and 49.9% by Wells Fargo & Co].

• Any time a mortgage finance transaction is initiated with Wells Fargo, a purchase or refinance for example, RELS Valuation is responsible for assigning and delivering the appraisal to its parent company, Wells Fargo Bank, N.A.

Here are some interesting points, or “fun facts” I hope readers will consider when determining if they would like Wells Fargo Bank, N.A. as their home loan provider…
• RELS Valuation is turning a very tidy profit! You may find this independent audit of their financial statements of interest, https://www.sec.gov/Archives/edgar/data/36047/000003604713000014/clgx-2012xex991.htm
• Wells Fargo charges home loan applicants an “Appraisal Fee”, appraisal fees vary from state to state, county to county. However, no matter where a borrower is located (Wells Fargo is a National Bank, and the largest mortgage lender in the United States) RELS Valuation takes anywhere between 45%-55% of the “Appraisal Fee”. I am a State Licensed appraiser and have seen firsthand the Fee-Splits RELS Valuation offers to appraisers. [I do not typically take work from RELS Valuation as I do not feel I can perform my necessary Due Diligence, for such a paltry sum. I also find it inconceivable that an appraiser regularly taking work from Wells Fargo, via RELS, is able perform their required Scope of Work and Due Diligence necessary to obtain credible appraisal results, i.e., credible opinions of value.] Also of interest, as the volume of home loans decreases and the demand for appraisal products lessens, RELS Valuation increases its margin of the “Appraisal Fee”.
• RELS Valuation typically hires “newly licensed”, often “inexperienced”, appraisers willing to work for less money. Of course there are exceptions, but as a whole the RELS appraiser panel, including both Staff and Fee appraisers, have not been in the Appraisal Profession that long (and if they have, I will opine that they are “fast and sloppy”, and do not behoove Wells Fargo home loan applicant’s best interests). It does not take an astrophysicist to discern that when a borrower engages in a Mortgage Finance Transaction, with Wells Fargo as their lender, it is highly probable that said borrower will have an incompetent appraiser estimate the value of their home. For most people in the United States, their “home”, house, is their largest and most significant financial investment. Why on Earth would anyone knowingly borrow money from a bank, likely for a loan on their most valuable asset, and have a bank knowingly hire an incompetent appraiser?
• Homeowners and homebuyers need to be aware that the RELS Valuation / Wells Fargo relationship is one that ONLY benefits Wells Fargo Bank, N.A., and . For lack of a better word, the RELS-Wells relationship could accurately be described as a SKIM.
• I’ve spoken with many of the employees who work within the RELS Valuation office. Their office is located in Minnesota. I asked the phone operator what their offices were like and to please describe the RELS work environment. The phone operator enthusiastically stated, “ohh, we have a wonderful facility, a high-rise building with ten floors, tastefully decorated, and located in the heart of our city”. As an appraiser, this desk jockey’s enthusiasm was a tad bit off-putting b/c appraisers are the ones paying for such “luxurious” office space.
•The secondary mortgage market, GSEs, and Private Investors should be very concerned with home loans initiated via Wells Fargo Bank, N.A. Why? The reason being is these home loans are likely made with poor appraisals, i.e., based on the opinion of value from newly licensed, incompetent, or appraisers willing to work for “peanuts”.
• Prospective borrowers should not consider Wells Fargo Bank N.A. for the mortgage finance needs. I suggest a local lender, smaller or regional banks, or credit unions –lenders like these often know their local market, know and hire qualified professionals within their market, still offer competitive rates, et. Wells Fargo Bank, N.A., as the Nation’s largest lender, has successfully created a “Skim”, a “cottage industry” as a result of Dodd-Frank, and betray trusting loan applicant’s good faith with false promises like, “due to our size we are able to pass our bank’s savings on to our customers”.

• Wells Fargo Bank N.A. has created a new “House of Cards”. Just wait until we have another market correction! All of the Wells Fargo Bank N.A. paperwork, via RELS Valuation, will reveal itself as boilerplate, fast and sloppy, unprofessional, inferior, negligent opinions of value to the tune of billions of dollars.

Like most of you I feel I am overworked and underpaid. Some clients do pay appraisers fairly, Wells Fargo Bank N.A. / RELS Valuation does NOT! For your own benefit if you are a prospective mortgagor, I hope you think twice before considering Wells Fargo Bank N.A. for your home loan needs!

I am extremely angry with the Rels appraiser. He did our house inspection in June 24, 2011 at 95129 area. When he came in, he said he was going to take pictures only and finished within one minute and left (he mentioned he needed to catch other appointment). After I received his report, I saw his appraisal value was $150k lower than the one performed a few months ago. Therefore I carefully read his report and found there were too many mistaken statements on the property such as living square feet, washer/dryer (he entered “No”, but should be ”Yes”), A/C (he entered “No”, but should be “Central”), floor location (he entered “One”, but should be “Two-levels”), patio/deck (he entered “patio” only, but should be “patio/deck”), design style (he entered “condo” only, but should be “Town home”) etc. I called him on how he got the living area number, he said he measured the property in 2007. It is likely he generated the report from his personal data in 2007 and attached the new photos. We really doubt his work ethics and are talking with his upper-management to waive the appraisal charge.

I am a contracted appraiser that works with this company. This is the worse company I HAVE ever been contracted by. I do appraisal work for FB, BofA and a few other banks and by far Rels is soooo rude on the phone, that is if you can get someone on the phone! If I receive a difficult appraisal that is not typical for the area and request for a fee increase, they always say no and the last representative at Rels advised me that if I didn't do the work for the assigned fee they would take me off there appraiser list. As a appraiser a typical fee is $350 -$400 . I know alot of you out there probably think wow that is alot of money the truth of the matter is we have alot of over head, software, E& O insurance (which is outrages) health insurance, gas (which is outrages) and a monthly fee to have access to county records, MLS oh and lets not forget continuing education and our licensing fees we pay the state. So, at $230 a appraisal there isn't to much left after you back out these additional fees. This company only pays $230.00 It is sad to think they are pocketing the additional fee and should at least be giving some relief to the homeowner/ consumer. I cannot wait until business picks up, because I would definitely tell them to stick it where the sun don't shine! Northern Calif. Appraiser

Wells Fargo pay by phone debits

Wells Fargo is using a "Pay by Phone" service and what they are collecting for does not show up on my bank statement, only the fact they are collecting and a transaction date. This is a bad practice; my credit union should not allow it and Wells Fargo should not execute the practice. The practice makes it look like someone is debiting my bank account without my authorization. This is a bank practice that needs changing. The typical entry on my statement looks like this:

How is one to know the validity of the entry? The only thing that changes from one entry to the next is the date.

Wells Fargo banking misinformation/fees charged

I have a major issue with Wells Fargo that has not been resolved. On Tuesday Nov. 17th, we deposited a check from the State of California, written to me in the amount of $950, into my mother’s account. I signed it, endorsed it to her, she signed it, and deposited into her account via ATM. We had done this previously with 5 checks from the State of CA via ATM. She originally took it into the bank, where the teller looked at the check, both front and back, and told her to go outside and deposit in the ATM, because the money would be available sooner that way (it was after 3 pm, end of banking hours).
She then went outside and deposited it in the ATM, as he suggested. The next day, the online banking said it was being “held” and the funds would be available the next day. On Thursday, she checked her account again, and it was $200 negative, and it said that check had been “returned.” We called the phone bank and were told that we are not allowed to deposit third party checks in an ATM. We explained this was strange because not only had we done this 5 times previously and everything went fine, but we were explicitly told to do this by the teller at the bank.
We went into the bank and asked what could do because we needed that money. Our banker said he could open a new joint bank account for the two of us and get the check put in immediately into (the ATM exceptions department still had the check). On their advice, we did open this joint account. We had to get a $200 cashier’s check that day, so the banker put a $475 “memo credit” on our account, in anticipation of the check going through (he had already called on the check and it was good and depositable). He then got us a $200 cashier’s check. He stated we would then have another $275 in the account and asked us if we wanted to take out the money. We told him we did, and he gave us a withdrawal slip to fill out in the amount of $275. We then went up to the teller, who informed us that we only had $75 in the account. I went back to get the banker who said he didn’t understand why it said that, but whatever the computer said was all we could take out. He also promised the rest of the $950 check ($675) would be available after midnight that night.
We checked the account online the next day, Friday, and were surprised to see the account $475 negative. Not only because he told us the check was going through at midnight, but that we had only gotten out $275 of the “memo credit.” We went back into the bank and were told the check would go through after 3 pm. We needed another cashier’s check in the amount of $600, which we were given, as another “memo credit” on the account. We were very frustrated at this point, because all this was happening because of something a Wells Fargo employee TOLD us to do. Also when we went into the bank on Friday, we talked to them about 9 overdraft fees that had occurred on my mother’s account, each in the amount of $35, because that check was returned (even though we did exactly as the teller told us to do). They told us there was nothing they could do about the overdraft fees, because we are not allowed to deposit a third-party check in the ATM. I expressed my frustration because we had done this many times before and never had an issue, and were TOLD to do it by the teller! Never once did they apologize or take responsibility for the mistake.
After 3 pm, that check was posted on the account and there was $75 in the account, which I took out. The account then should have been at $0. I checked it yesterday and it was $70 negative. It said we had 2 overdraft fees on the account! I called the phone bank and was told that the first day we went to the bank about this issue, Thursday the 19th when the banker got us the “memo credit” for a $200 cashier’s check and $75 in cash, the account went negative, and that’s where the overdraft fees came from. I explained to her that there was no actual money in the account but they were banker “memo credits” and that the banker was the one that got us both the $200 check and the $75 in cash! She said there was no note of a “memo credit” on the account.
I have now called both bankers we worked with at the Grand & Fairview branch in St. Paul, Dewey Khiev and Michael Burgher. Michael is on vacation this week and I left a message for Dewey, who was the banker that got us the joint bank account and got us the “memo credit” for the $200 check and $75 in cash. Never should we have been charged for overdraft fees. He told us that as soon as that check went in, which it did the next day, everything would come back to $0.
So now we have been charged a total of $385 in overdraft fees, which we cannot afford. Money is very tight and every penny counts. We got these overdraft fees because we did what the bank employee told us to do. The teller was asked about this and told the banker he “didn’t remember” what he told us. Again, never did they accept responsibility for anything. They are profiting from their mistake and I am absolutely angry. We have asked to talk to the branch manager multiple times, who always refuses, even though we have seen him sitting in his glass office laughing with employees and sipping on an iced coffee from Caribou (the two days in a row that we were there). Our bankers kept going into his office to see if there was anything they could do for us, and every time he said “no.”

My situation has been with their method of posting the largest to the smallest charges which results in more money in their pockets. Why can't they just withdraw the money according to the date and time stamp on the transaction. This is the RIGHT thing to do. Wells Fargo has basically raped their customers by keeping this procedure. Their answer is "well it's in the disclosure book we provided to you when you opened the account"...and how long have I been with Wells Fargo?
Today I checked my account and was charged for the checkcard rewards program and an overdraft fee for insufficient funds. The "funny" thing is, I had requested this program be cancelled several times. When I called them to have the fee reversed I was told they could not do that because the program had been active since 2004. I REPEATEDLY told them that I had REPEATEDLY asked for the "rewards" program to be removed from the account. To my surprise, I was told once again that they would cancel it but not refund the $12 fee or the overdraft fee because of the length of time the program had been linked to my checkcard. They absolutely refused to take responsibility for the fact that whoever I spoke with in the past neither cancelled it OR even noted my account. I was told that a request would be processed for the refund but that could take up to 30 days. 30 days for Wells Fargo to earn interest on the $47 dollars deducted from my account as a result of their inability to provide customer service. How convenient for them...

I started a refinance on a property in June of 2009. As of November 21, the process is still in place. This is a $38, 000 refinance for a loan Wells Fargo already services.
