To Whom It May Concern,
As you know, we represent Ms. Jacqueline Rivera with regard to injuries she sustained in a slip and fall at the WoodSpring Suites located at 5751 Madison Avenue, Tamarac, FL 33321, Rm 334 on October 22, 2022. Please allow this correspondence to serve as our Formal Demand to Preserve Evidence. Please do not destroy, conceal or alter any of the aforementioned. As you know, failure to comply with this notice will be deemed spoliation of evidence/potential evidence.
I am demanding that you secure, maintain, and preserve any and all evidence related to the slip and fall. The evidence must be secured, maintained, and preserved and must not be destroyed, modified, altered, repaired, or changed in any manner. The evidence includes, but is not limited, to the following:
1. Any and all photographs, videos, recordings, and/or audios of the slip and fall.
2. All reports of the slip and fall, including accident reports, incident reports, and maintenance request forms, and maintenance clean-up reports.
3. Any e-mails, electronic messages, letters, memos, and other correspondence concerning the slip and fall.
4. Any and all computer, electronic, or e-mail messages created on and after the date of incident, October 22, 2022, by and between the WoodSpring Suites and its officers, employees and agents, including any agents or third parties relating to the facts, circumstances, and investigation of the incident as well as any computer messages which relate to this particular incident, whether generated or received.
5. Any other items associated in any way with the slip and fall, documents, database, or other piece of evidence concerning or reflecting room 334, the incident, or the fall itself.
6. All letters, reports, and written material from a government entity involving safety, and safety requirements for the WoodSpring within the last ten years.
7. Daily maintenance and clean-up logs for the past two months from October 21, 2022, as well as, hourly logs maintenance and clean-up logs for the past two months from October 28, 2022 for Room 334, if applicable.
8. All documents related to the slip and fall. The term “documents” means written, typewritten, printed, or electronically, mechanically, or photographically retrievable material whatsoever including, but not limited to, papers, agreements, contracts, invoices, bills, notes, memoranda, correspondence, letters, e-mails, telegrams, statements, books, reports, minutes, accounting books, diagrams, photographs, analyses, studies, transcriptions, and records of which you have knowledge or information.
If you fail to properly secure and preserve these important pieces of evidence, it may give rise to the legal presumption that the evidence would have been harmful to your side of the case. Furthermore, if you fail to preserve and maintain this evidence, I will seek any sanctions available under the law. If you have any questions, please contact me.
In order to assure your obligation to preserve the aforementioned is met, please forward a copy of this letter to all persons or entities with custodial responsibility for preserving the items referred to in this letter.

I called to get an statement from the hotel for the amount of stay. Under the PRC program, she never asked how long I planned to stay just how long the voucher was for. I stated it was for 4 months but I did not need that long. The manager preceded to interrupt me saying she has to get back to me! Never did so I call, call , call and call! Finally I get her and she like I already put it in I’m just waiting on a response. I stated that she never asked me how long and what did she put in, her reply was the 4 months. I only needed 2 or 3 as I am on a waiting list for a place. Because of her actions my stuff was denied. When I asked why she stated they weren’t willing to except 4 months, I told her I never told you I need the whole 4 months. She then tries to cover her butt by lying saying she asked me when she didn’t not once did I receive a call asking me anything I’ve been the one calling trying to get an answer using the fact she deals with so many people now she doesn’t remember and she always asks how long people want to stay another lie. She was being greedy and messed up my assistance. Then tried to fix it by resending an email for 2 months now my children and I have to wait another week when we have no where to go. So I called to check again today and after explaining to her how she messed up and put me and my children in a bind she gets smart with me saying I can’t stay there now and hangs up. So I politely can in to have the conversation she refused to have professionally! I have video and a witness to everything said between her and I over the phone each time!
Desired outcome: She needs to be held accountable and my children and I should be accommodated! Do to her bad decisions!
Lack of customer support
The waco-tx location needs reorganization. As a guest resident for 2 years, my husband and I have witnessed constant turnaround in hotel staff., from manager to maintenance.
While being a resident, (in a room tagged as "originally a storage room"), we've had to constantly repot maintenance problems... Ie: our kitchen sink, wasn't installed to function!
On 10-28-22, our 2nd refrigerator stopped working... I had told emily at 8pm. Saturday morning at 8am, I called #500, spoke to emily, was told she'd have maintenance get it fixed... Meanwhile, $ 150 of groceries had to be trashed! It's 10am, as I write this, still waiting! Fyi, we paid our $ 700 rent on thursday, as always.
Desired outcome: New Refrigerator, A CHECK FOR THE $ 150, OF FOOD LOST.
Security of the rooms
Former employees still having their master keys and going into rooms. They keep the keys and don't turn them in then stay at the hotel and go in and out of paying customers rooms and stuff of value comes up missing. Then when you go to the front desk you are told no one has been in the room. When in fact you know yourself there has been and the former employees admitted to going in to you and other patroons.
Desired outcome: fix the issue and figurew out where the missing item is the spare key to my car or pay for all locks and new keys to be made
Aurora Colorado
After 10 hours of driving I decided to stop somewhere for the night and saw the lights of a Woodspring in Aurora, Colorado. Worst life choice I ever made. The parking lot was full of transients and u-hauls with people just making camp in their parking lot. Went inside, felt like a prison, clerk behind bullet proof glass, and finally got a room as Karen the clerk was busy filing her nails and shucking & jiving with someone on the phone. The hallways in this disaster smelled like someone was cooking possum, no lie, no exaggeration, that's how horrible the smell was. The room was dingy, holes in the furniture, sheets were dirty, people yelling in the hallways, so just slept in my clothes on top of the bedspread lest I catch the plague from gawd knows what is on the sheets. I honestly thought I'd find my car jacked up on cinder blocks with the tires stolen, so got up and moved the car to the other side of the building where at least I could see it from my room. After a sleepless night inhaling fumes from possum grilling in the hallways, I managed to escape this hotel of horrors. NEVER again would I set foot in a Woodsprings Hotel, they are a disaster, and reading the hundreds and thousands of complaints filed, it's not just me. This is one chain to be avoided.
Desired outcome: Warning others of this hotel of horrors is enough for me, I never want to have anything to do with them again.
Not accommodating to guest basic needs
I paid up front for a 30 day stay at 5350 w Sam Houston parkway N Houston, Tx 77041. The same lady that is on night shift won't do anything for me. She's also been letting other children from the hotel do laundry for free in the office. I go down yesterday to ask her if she can let me know when I'm paid up to and she wouldn't tell me then today I asked her for toilet paper and she said she can't because the office is closed but she was helping someone else and taking their money but I pay cash here every week and been here going on 3 months have paid cash the whole time. This is how a paying customer gets treated staying here?
Desired outcome: I want her writing up. She lives here too and letting everyone do laundry for free in the office laundry room
My stay there
I am a disabled veteran who had a emergency while at your hotel and went to the hospital and had emergency surgery so I called you and told you I would not be out of the hospital until September 16 and while I was gone they put my belongings in the trash including all my medical stuff and 2 brand new computer and printer and my clothes and dishes and pots and pans so I am filling this complaints now and I want my money back now and all my stuff returned to me immediately please
No refund policy - even if its hotels fault
I became a victim of that policy just little over a year ago at a location in Kansas.
Needless to say the credit card company could not / did not resolve it to my satisfaction.
And since then i have harbored ideas of why someone has not brought a class action lawsuit against them.
All calls to so called corporate phone numbers have gone unanswered until today i found the info below. i still have pictures of room conditions prompted me to leave and the receipt. But because the incident happened more than 90 days ago i was told via the method below that even they could not verify my complaint or look up my stay.

Hello. I have been residing here for the past 6 months. I am at the 15105 e. 38th Ave Aurora, Co. 80011 location. There are two employees named Keith and Ashley who have been absolutely horrible. They are supposed to be working, but instead are stalking the property and verbally harassing the tenants. This is ridiculous. These two should be FIRED immediately. Threatening God-fearing law-abiding citizens is no way to run a hotel.
Desired outcome: I hope they're gone tomorrow.
Manager and the hotel
The manager amber is extremely rude and disrespectful. She has no business working customer service or being a manager. Im surprised she hasnt has the place shut down yet since she sells drugs to guest of this filthy hotel. It is dirty ans nasty and when [censored] breaks they dont want to fix it abd accuse the guest of doing something to break it. If you make 2 or more complaints during your stay she kicks you out. Will never in my life stay there again and I tell others not to stay either.
Refund not received
My niece Arlisa Jackson/Salsiberry booked a room for the weekend of 625/2022 for Angela and Rhonda Morris. 2 different rooms. For accommodations of 2 beds. Well when we arrived at the hotel and checked in there were only 1bed im the room. Also the room was dirty. We asked for a refund because they didn't have any more rooms available. They refused to refund my moneu back Angela Morris because i paid with cash. They said the manager Chris will be back that Monday. I spoke to Chris on several occasions and he keeps giving me the round around. My next option is to file this complaint before o take it further. My sister Rhonda Morris was refunded but I haven't received my refund yet. I'm sending in the documents for that day alone with other hotels we had to get that night.
Desired outcome: No response and Chris the manager is ignoring my calls.
Management - Residential Mishandling
Hello, my name is Ms. A. Craft, I am contacting you about your property at WoodSprings Suites at 4949 Harrison Road, Macon GA. I have been contacted by Ms. Marlo Dickson. She has resided at this location since December 2021 without incident. With my 12 years of Human Resource experience including corrections, experience in the Hotel industry (Hyatt Hotels), advocate for relational safety and my over 20 pastoral experience, I am totally in shock at the treatment Ms. Dickson has received at this location. Over the past week, I have spoken with Ms. Dickson on the phone several times including times that I have served as a witness as she attempted to resolve her situation which was due to no fault of her own. Her situation escalated after it was discovered her air conditioner was leaking. As a result, ruined her clothes and luggage. Also, mold was found in her room as well. We do not need to mention how mold affects breathing and health conditions. At the point of attempting to remove her items from the flooded moldy room, her situation escalated with a Manager of WoodSprings Suites attacking her! Putting her in a headlock while she was on the phone with 911! Yes, there is documentation. Ms. Dickson is middle-aged woman. I am not sure how this happens in her own hotel room. There were witnesses on-site to this bullying behavior. I was also on the line, as a witness to the conversation while the manager refused to leave the room Ms. Dickson paid for. To say that I am enraged at the treatment of Ms. Dickson as your resident is an understatement. In my mind, there a plethora of violations that has happened here... from a Human Resource state point, legally, and medically. Also, Ms. Dickson’s emotional and mental health is being challenged by being subject to the treatment of your staff in the hospitality industry. To add insult to injury, many of Ms. Dickson’s clothes were destroyed during the malfunction of the air conditioner/mold situation and the remainder of her garments were place in the cleaners in good faith by WoodSprings Suites. However, they have not provided any compensation at this point. Ms. Dickson has gone days without a change of garments and no response from WoodSprings Suites management, regional manager, etc.
Is this the way that you handle your residents? She is also being harassed for payment. Also, the manager that attacked her is allowed to be on the property. Isn’t this a form of intimidation? I have questions!
At this point, I am helping Ms. Dickson secure an attorney and helping her to process the best course of action. May I say, all of this was unnecessary but has become urgent because of the lack of response of WoodSprings Suites. Ms. Dickson was willing to cooperate and provide WoodSprings Suites an opportunity to respond favorably to her situation. However, it seems that this is not WoodSprings Suites desire.
On behalf of Ms. Dickson, I would like to see Ms. Dickson contacted and her written/verbal requests honored immediately so she could peacefully move on to another location.
Desired outcome: I would Ms. Dickson to have an apology, and her submitted request honored. Although, immediately I would like her to have compensation in hand to buy some clothes and travel money to attend the trip she had planned.

I checked in July 17 it is July 26 as of today I tried to pay several times because I extended my stay a few days and they first told me there had to be a physical card presented in front of them they wouldn’t use Apple Pay. I lost my car and it’s on my phone therefore I have no physical credit card my daughter has stopped in over three times and no one was behind the desk I called the service I just heard the phone ringing she waited 30 minutes the first time 25 minutes the second time 30 minutes the third time and no one was to be found the maids are rude the place is dirty when I checked in they won’t change out my towels I have the manager beating on my door wanting a payment and now he’s saying that there is Apple Pay it stinks so bad in the hallways and in the elevator and nobody is ever around that works here I never can find them . Yes service is terrible Also upstairs of my room every night all I hear is people jumping or sniffing chairs it’s ridiculous and out my window I hear base people yelling they’re all out there smoking pot hanging out ridiculous the dumpster is overflowing people just throw their trash
