I cannot get an explanation as to how this happened especially because there was NO release papers signed by both of us! What kind of shady business is this? If they can do such an unethical thing God knows what they are capable of. I am left to sign the lease renewal by myself. This is not acceptable. I am completely dissatisfied and my only wish is that I had time to find a new place. DO NOT TRUST THIS OFFICE

I moved out of Park at Rialto Apt *** on June 13th 2022 . I was expecting a full refund of my deposit $2275
But I was charged for :
Painting $332,75
Carpet replacement:$868.54
Ozone treatment apartment: $125
Clean apartment: $115
Refund : $705.58
Note : leasing office refused provide move in sheet, we need that to justify these charges
Walk through : a walk through was done by me and the Elena at the office
Air filter was never changed since I lived there for one year.

Dealing with this management is exhausting. I moved into Lakeview at Palm Harbor in October and it was great at first, I never once had an issue...until this management took over the complex. The incompetence of the leasing office is honestly astounding; between losing our leases on multiple occasions (even after we renewed our lease, less than 2 months later we were told they couldn't find it), wrongfully over charging us by over $400 and then refusing to fix it, serving us a 3 days notice Bc we weren't going to over pay on our rent, as well as undercharging us on two occasions and then attempting to charge us a late fee for the "over due balance" that was due to an error in their system. A few months later were charged a miscellaneous charge of over $600, which we weren't going to pay without an explanation. 3 months and 2x '3 days notices' later, we were finally informed of the cause of the charge. They also tried to deny our Emotional Support Animal status until we informed them of that being a federal offense. I was initially denied a parking pass to be able to park in my own complex that I pay to live at, just because my car wasn't in my name. Not to mention they shut off the water for repairs just about every other day. There's never any parking available at night and visitors are expected to park in visitor spots, which there are only 22 of on the whole property...so good luck having people over on Friday nights. God forbid you ever have to get a hold of them because they NEVER answer their phones and rarely return voicemails. Most times they do return emails, but you'll usually have to wait a few hours or even days for a response. We were never able to get ahold of Hector, the property manager, to discuss any issues because he was constantly "on vacation"...however, if we threatened legal action, he would suddenly become available. The leasing office staff is unprofessional, condescending, and quite honestly; petty. We felt harassed by management on several occasions and it seemed like they were constantly trying to *** us over and cause inconvenience.
This company took over property management in my neighborhood at *** and ever since then, everything is downhill. Our AC broke during the summer, the request was open for almost a month, before they finally answered us. They only answered because my girlfriend called multiple times, after finally reaching someone, they were "apologetic" that it took so long. We live in Florida. You know how bad it is living without AC in the middle of summer?
Fast forward to present day, I've been calling them to inquire about my leasing agreement since December last year. They finally reached out to me through an email on 2/26. By then, I had already decided not to renew. When I told them that, they said I would need to pay a $1400 penalty for notifying them too late. How am I supposed to notify them if they won't answer a simple phone call? And every time I've tried to go into the office, it was closed.
After speaking with a neighbor that used to work maintenance for them, he said he only gave them a 30 day VERBAL notice and didn't have to pay any penalties. Also, he informed us that they were in debt with all these "unlicensed contractors" and that they were being told, as a maintenance crew, that they were to fix any drywall repairs with calk, instead of replacing the drywall.
I would not recommend ANYONE to do business with these people. They are great to new tenants, and making everything "look" pretty, but inside and when you decide to leave them, they are poisonous.

A horribly run apartment complex that lies about the amenities it offers, has an outdated/broken website that scams you when trying to issue payments and employs spineless company shills who don't attempt to resolve any matters, they just regurgitate the same *** lines back to you. Look into staying in a shelter or living under a bridge before giving these people your money.
This review is regarding Seascape Pointe in Homestead Florida. First let me say I have lived in this community for 6/7 years and this is the WORST management or should I say manager In this place. Svetlana Ruggeri Is the manager in this office and she is VERY rude and racist. I have experienced her speaking to others of a certain hue differently verse this of an African American culture. She talks down to people and is a very cold person. Since moving in this community every unit was given two spaces each, and now that has changed due to her decision to allow anyone to park anywhere. Why is there guest parking if a guest can park in anyone's space?! It is a hazard. As a woman this dangerous especially when anyone can park in your space at night who lives in another area. People have followed me into this community due to a lack of security doing their job and when advised all she could say it has happened to her also. A man literally followed me around my community and it was only because my husband was in the vehicle and got out that he stopped and sped off. The maintenance takes forever to complete a job. I must say the other two associates in the office are very nice and approachable. They display what customer service should be. I am very dissatisfied with her and uncomfortable. I do have access to a public platform that would makes thing very uncomfortable. However I am asking for this to be corrected before taking those steps. If this management reads any of the reviews you would see there is an ongoing issue with this management at this location. I would think there would corrected this issue already.
Applied recently at *** for a 2 bedroom apartment with a roommate. Told them my credit score was low due to late credit card payments but I had an impeccable rental payment history and excellent references. I asked them if my low credit score would be a problem. They said approval was based on "many factors" and wouldn't know for sure until I went through their application screening process. Ended up paying $130 in non-refundable application fees ($65 per person applying) and also a $200 non-refundable "administrative fee." Total paid was $330. Application was denied due to some charged-off credit cards and late credit card payments. Reminded them that I've only been late on rent once or twice in the last 20 years and have excellent references. Also never evicted. Offered to pay 3 months rent in advance. They refused to negotiate anything based solely on credit denial by their application screening company ***, Inc. and said they couldn't make any exceptions due to Fair Housing Regulations. They let me think I had a fair chance at renting an apartment based on "many factors" but ultimately denied me based on my credit alone. My (and my roommate's) monthly income "qualified" us for $1,800/mo in rent. The rent we would have paid them would have been approx. $1,450/mo. These apartment complexes are ultimately just making you feel like you have a fair chance based on "many factors" taken in consideration during the application process but will ultimately end up denying you based on one factor alone and effectively just steal your money in non-refundable application/administrative fees. They won't even tell you up front what minimum credit score you need. Beware of places like this that engage in discriminatory and predatory practices regardless of your ability to pay. Shame on them for claiming to follow "Fair Housing Regulations" but refusing to negotiate and take into account much more important factors such as rental payment history, references, and solid income which exceeds their income requirements.
According to their property screening report conducted by a third-party application screening company, *** Inc., they state in their disclaimer that, "*** does not manage or rent properties, does not set applicant eligibility, criteria, and does not make rental decisions. All eligibility criteria are set, and all rental decisions are made, by the responsible property manager or owner." However, ***'s "Application Result" in my case indicates "Reject" which contradicts their assertion that they do not "set applicant eligibility" and implies some level of final decision-making on their part which the property management apparently adhered to in a noticeable determination to make things "black & white" without employing any form of discretion, negotiation, or taking into consideration and giving any weight to other positive factors revealed in the screening report by ***, i.e. no criminal record, no sex offenses (sexual offender), positive rental history, sufficient level of income, etc.
Las Olas Walk located in Fort Lauderdale is not a safe and secure premises. ZRS Corporate doesn't seem to think this location needs security as quoted "it'll bring more crime". Where CCTV cameras should be installed, they are not (there are wires) - leaving entrances unlocked, open, and entryways easy to access. Homeless have been found on tenant patios, in stairwells, back hallways and at our dog park. There are so many complaints from tenants on site and no solution to fix any of these issues - they tell you to call the understaffed Broward County Police Department instead (who often shows up late). They are not providing a secure property whatsoever here and not following our lease agreements. Aside from this, the package room is full of heavy packages that could easily fall on you when trying to locate your package amongst the 100 others placed on the wrong shelves as the delivery men don't really care either. This place needs to be properly managed as it is not.

Do NOT move to 8800 Lakeside Apartments in Tamarac, FL, even if the rent was free! The Property Manager Daniela is very unprofessional and egotistical. She's faulting me for a problem that occurred after the upgrades were completed in my apartment. Initially, the water pressure in my kitchen was too high, the water was literally splashing onto the coutnertop. So maintenance lowered it to a medium setting and the water pressure kept going out since then. However, the Maintenance Supervisor already informed me that sediments can backup into the faucet fixture since it's new. After four times of contacting maintenance, FINALLY someone noticed the issue is the fixture itself causing the problem due to clogging. Luckily, I only have two months left with my current contract and I'm leaving this place. Don't not move here!
As a Black man, who have been renting for almost 10 years now, I have never felt THIS uncomfortable/unwanted in such a living facility. ZRS Management has hired leasing managers at *** to disrespect their residents, and become biased when enforcing rules. During my initial meet and greet with manager Joyce *** at ***, I was told verbatim that I was allowed to take pictures of clients on property. Managers, Joyce *** and Angela were very aware of my profession as a professional photographer. Joyce told me this location would be the perfect spot for me to conduct photoshoot sessions, specifically around the amenities area, and that I wouldn't have any problems. THIS WAS THE ONLY REASON WHY I MOVED INTO THIS BUILDING. Recently, I had disgusting experience on the property that left me speechless, disgusted, nauseous, and just all around angry. On April 7th, I was up by the pool area, taking pictures, like I have been for the past 10 months with no problem, and the new property manager, Lisa ***, sent "conceirge security" to me upstairs and where they told me " YOU ARE NOT ALLOWED TO TAKE PICTURES BY THE POOL AREA". While living on this property, I have witness people bringing countless of friends around the pool area, getting wildly drunk, ***, residents talking to the managers in such a privileged disrespectful manner, and she sends security to tell me I can't photograph upstairs? I PAY RENT HERE JUST LIKE EVERY OTHER WHITE PERSON IN THIS BUILDING! Mind you, I've been respectful to everyone since I moved in. I was one of the first ones who moved into this building. I didn't bother anyone around the pool area. My camera was facing my subject--NOT ANYONE IN THE POOL. This new property manager is RUDE, VERY CONDESCENDING, and thinks she can talk to you any way she likes. Because I am writing my HONEST experience on *** reviews, after living here for 10 months, she now feels her character is being threatened and had her lawyer write me some ridicuous letter.

My husband and I applied to Jefferson River East Apartments managed by ZRS Management on July 15 after the leasing agent convinced him and I both to apply ASAP. The leasing agent KNEW our move-in date and promised us they were able to hold the unit at the price it was listed at for up to 60 days. After applying I called the next morning to adjust our move-in date to the last week of August, still within the 60 days. The leasing agent told me the farthest they were able to hold it at that price is for 2 weeks and at a completely different price advertised to us. This was not the full 60 days, I cannot afford to pay my current rent and sign a new lease in the same month! As a real estate agent myself I have gone through this process many times where a property will hold a unit for clients who apply and pay the correct deposits/application fee. The management was unable to hold up this policy they have stated. We asked the leasing agent for a refund after she informed us the best they can hold it for is 2 weeks. She said she would speak with her property manager and ZRS corporate offices to see what she could do. After that phone call she called us back and said they were able to work out something and hold it until August 23 after we had already requested a refund! The management was unable to hold up their policy and I feel really uncomfortable to trust them again. I requested for my money back for failing to stand on their word, they are refusing and still pushing for me to move in that property.

I am speaking up now as I know I should have a while ago but I was afraid. I'll be as brief as possible. I moved to Promenade at Carillon between [protected] to escape living with a horribly abusive former friend/roommate. This former friend started stalking me. STAFF WAS GRANTING HIM ACCESS TO MY APARTMENT WHILE I WAS GONE. I ALSO FOUND HIDDEN CAMERAS IN THE SMOKE DETECTOR (discovered toward the end of my lease complex was under new management by then. I didn't know what it was at the time so I put it back). I voiced my concerns about one particular employee, Terrance L Collins, as I suspected his involvement and was completely ignored. Multiple staff members were involved in this. DO NOT MOVE INTO ANY APARTMENT COMPLEXES OWNED BY THIS COMPANY.

As a side note: The charge of this fee came as quite a terrible surprise because a month or two after we re-signed our lease we received written notice stating that they will be adding a "common electric fee" in between lease cycles. This fee is not explicitly stated ANYWHERE in the lease and only has a general clause stating they can charge us for any new service or fee if they feel like it as long as they give us 30 days notice. I have tried to contact the business several times and no one returns my phone calls. I understand that we are in the middle of a pandemic, however, their voicemail states that they will be checking voicemails continuously. Lastly, there have been NUMEROUS COVID-related rules and regulations that have been broken and not adhered to since the get-go. I have submitted a complaint with the Florida Attorney's General.

When questioned about the denial she hung up in my face, I'm under the impression this company and property only want a certain demographic living there which is completely fine but I want to warn potential residents to avoid this place at all cost they are the absolute worse when it comes to communicating and the property manager is discriminatory although she's African American as well. Lets start with Ms. Elizabeth who answers the phone and refuses to give her name or any information and just blind transfers you to someone who does not answer the phone. I have left messages with them and today i decided i wasnt going to leave messages i would just call until someone finally answered. They are not good for anything but taking your money and leaving you in a [censored]ty damaged apartment that they expect you to pay over $1600 for with water damage for MONTHS. It took me going down to the leasing office and having a shouting match with the property manager for someone to even come look at my ceiling that drips water every single time it rains. TO no surprise the property manager had no idea my apartment had water damage even though i filed the service request over a month ago. My balcony needs to be redone as well as everytime is rains i get a beautiful small lake that lasts for days. Not to mention if you look up you can tell this was previously patched,. Well now my whole living room ceiling needs to be replaced... No one has reached out to me at all we are going on 2 months now. The excuse is its hard to get contractors. Which is complete *** because ontop of paying all this money for a one bedroom apartment the company who built this poorly constructed aparmtent have bought the lot next door and have been demolishing the building for over 4 weeks. So now im paying all this money to live in a water damaged apartment, listening to demolition , so they can build more apartments when the ones that have already been built are messed up? Something just doesnt make sense to me. Not to even mention i can never find a damn parking spot when i come home. Then they want us to pay for a reserved spot... We also pay over $40 for valet trash for them to decide what they will and wont take to the trash. Ive called ZRS management at least 20 times to no avail.

I've been living in my current location over 11 yrs! I received a renewal notice increasing my current rent to over 25%! When I reached out to the office Manager, whom I spoke to just last year I was advised this time last year that I was receiving the highest rental increase which was about 6%! The conversation was degrading, no empathy keep in mind! There have been no upgrades to the inside of my unit everything is the same ! That warrants such a substantial increase, when I reached out to the corporate I received a call from the regional manager who unfortunately the delivery was the same! I was told that they can't have any residents paying below market rent" & there is someone off the streets willing to pay more for unit! How ironic , I've been working in lending for the last 10 years for one of the largest banks, of course If someone today is moving in as a new resident versus a current resident (11year) they are going to pay more! And of course my rent is going to be less I've been here since the beginning! However what was said is " This is a buisness so the current consumer does not matter? Rates in my climate increase/housing market changes! When it's comes to our current clients that have a relationship with us the impact is low! To try and degrade a current resident and justify the increase by saying what someone on the streets is willing to pay is unethical, tacky and unprofessional! Then I was told my rent didn't increase during Covid & that was not true that was actually one of the highest increase i received! ! In 2019 my unit was damaged by your contractors fixing the property I still receive a increase ! & just this year I was four months without a working kitchen sink)! ZRS acts as if a favor was given to me all these years my payment history is impeccable with you guys ! But your staff & leadership have no humanity what so ever! & there is no justification for a substantial amount of increase!

God forbid you ever have to get a hold of them because they NEVER answer their phones and rarely return voicemails. Most times they do return emails, but you'll usually have to wait a few hours or even days for a response. We were never able to get ahold of Hector, the property manager, to discuss any issues because he was constantly "on vacation"...however, if we threatened legal action, he would suddenly become available. The leasing office staff is unprofessional, condescending, and quite honestly; petty. We felt harassed by management on several occasions and it seemed like they were constantly trying to *** us over and cause inconvenience.

Told them my credit score was low due to late credit card payments but I had an impeccable rental payment history and excellent references. I asked them if my low credit score would be a problem. They said approval was based on "many factors" and wouldn't know for sure until I went through their application screening process. Ended up paying $130 in non-refundable application fees ($65 per person applying) and also a $200 non-refundable "administrative fee." Total paid was $330. Application was denied due to some charged-off credit cards and late credit card payments. Reminded them that I've only been late on rent once or twice in the last 20 years and have excellent references. Also never evicted. Offered to pay 3 months rent in advance. They refused to negotiate anything based solely on credit denial by their application screening company ***, Inc. and said they couldn't make any exceptions due to Fair Housing Regulations. They let me think I had a fair chance at renting an apartment based on "many factors" but ultimately denied me based on my credit alone. My (and my roommate's) monthly income "qualified" us for $1,800/mo in rent. The rent we would have paid them would have been approx. $1,450/mo. These apartment complexes are ultimately just making you feel like you have a fair chance based on "many factors" taken in consideration during the application process but will ultimately end up denying you based on one factor alone and effectively just steal your money in non-refundable application/administrative fees. They won't even tell you up front what minimum credit score you need. Beware of places like this that engage in discriminatory and predatory practices regardless of your ability to pay. Shame on them for claiming to follow "Fair Housing Regulations" but refusing to negotiate and take into account much more important factors such as rental payment history, references, and solid income which exceeds their income requirements.
According to their property screening report conducted by a third-party application screening company, *** Inc., they state in their disclaimer that, "*** does not manage or rent properties, does not set applicant eligibility, criteria, and does not make rental decisions. All eligibility criteria are set, and all rental decisions are made, by the responsible property manager or owner." However, ***'s "Application Result" in my case indicates "Reject" which contradicts their assertion that they do not "set applicant eligibility" and implies some level of final decision-making on their part which the property management apparently adhered to in a noticeable determination to make things "black & white" without employing any form of discretion, negotiation, or taking into consideration and giving any weight to other positive factors revealed in the screening report by ***, i.e. no criminal record, no sex offenses (sexual offender), positive rental history, sufficient level of income, etc.

Did not get full Deposit back
I just recently moved out of a studio apartment at The Avenue on Oakland apartments. The apartment was kept in pristine condition throughout the 2 years I've lived there. I also thoroughly cleaned the apartment prior to moving out. Ultimately, I receive my final Account Statement showing my deposit that will be given to back to me and noticed a $371.78 'carpet replacement' fee. When I questioned this with Management, I was told this is due to "carpet fibers were too worn down in high traffic area". Absolute BS because my King bed took up 90% of this tiny room and the entire carpet was in great shape (photo attached). Clearly a way for the company to make additional money at the expense of our deposits. If I left the apartment in bad condition or if there was anything broken, I would completely understand any charges. This was not the case. I am absolutely disgusted by this.

Contents found under carpet presented danger to my son
It has been almost two and a half months since I put in a request back in August to have the carpet in my two-and-a-half-year-old son's room replaced due to me finding a couple of nails under it. Part of the carpet got under the door when I tried to close it, so now I don't even touch it. I've even gone up to the office and each time I've been met with excuses and no solutions. This presents a safety issue to my son and this is unacceptable.

We pay for amenities just like everyone does here and we all expect functional equipment if we are paying for it. I am writing to file a formal complaint against the ZRS management team of Signature at Sugarloaf due to their continuous negligence and failure to address critical service requests and maintenance issues in my apartment.
Upon moving into my apartment on [Move-in Date], I submitted a pre-inspection form highlighting various repairs and safety concerns that required immediate attention. Despite raising these issues on multiple occasions through email and in-person visits, the management has failed to provide any resolution or acknowledgment of the matters at hand.
The list of outstanding issues is as follows:
1. Non-functional washer and dryer, leading to multiple service requests and incurring excessive expenses on outside laundry services.
2. Plumbing issues causing leaks and water damage.
3. Safety concerns associated with the main door frame.
4. Unstable fixtures and fittings posing safety hazards.
5. Kitchen cabinet with peeling laminate, creating openings that attract insects and render it unsuitable for storing food and other items. Urgent rectification is imperative.
The management's lack of action in addressing these concerns within a reasonable timeframe has left me deeply dissatisfied and increasingly worried about my safety and well-being as a resident.
As tenants, we have the right to reside in a safe and habitable environment, and the continued negligence displayed by the management team is wholly unacceptable. Despite multiple attempts to contact the leasing office in person, we have been met with unhelpful responses and no concrete solutions. Furthermore, we have been informed that the maintenance backlog is approximately three months, reflecting a lack of coordination and poor management, ultimately causing distress to the residents of this community. The management's disregard for our complaints on pending requests has further added to our dissatisfaction, as we find it difficult to lead a satisfactory living experience while the management consistently collects monthly rent on time.
I am urging the intervention of the Complaint Board Platform to facilitate a swift resolution to this matter. I expect immediate action to rectify the outstanding issues in my apartment, and I implore the management to handle future service requests promptly and efficiently.

ZRS recently took over my complex
ZRS recently took over my complex. They had us pay Oct rent by check, which I did on 9/30. The check was deposited on 10/18 and on 10/26 a notice to vacate for non-payment was posted at my door. What happened is: Oct rent was posted twice on my account by mistake - my lease renewed on 10/22 and instead of being prorated, I was charged at both the 2021 and 2022 rates. I immediately contacted the office to let them know and they assured me it would be fixed, which it wasn't. On 11/1 they debited my account for both the Nov and duplicate Oct rent. Not only did I not receive a single apology for the stress caused by finding a notice to vacate on my door when I have NEVER paid a single rent late, or overcharging me for an additional ~$1,600 on 11/1. But since then the management office has been giving me the runaround, asking me to send emails that remained unanswered and providing several deadlines which have passed without anything happening. Then, out of nowhere, a random credit appeared on my account, for an incorrect amount. No one has contacted me about it, I only found out because I logged into the portal. The credit is short by about ~$84. I have contacted staff, the property manager, and corporate, and didn't receive a single response. On top of that, it seems the new management has lost my lease. I renewed on 9/2 for a 13-month lease (just days before ZRS took over). I can provide a copy of the confirmation email received from the previous management showing the lease amount, duration, and start and end dates. And now ZRS has been trying to get me to sign a new lease for a HIGHER base rent than what I signed on 9/2. I've been a loyal resident of this property since it opened in 2018 and the previous management was fantastic. The new staff is either incompetent or trying to make extra money on the back of the residents. Ignoring residents who've been overcharged, in the hope they'll magically forget about it, is not only unprofessional, it's dishonest.

ZRS manages *** Apartments at *** I was shown pictures and told that the unit in question had all the updated new renovations with the white and grey kitchen. Lisa D the manager lady, confirm that with her report. I went forward with the application process which costed $280. I asked Lisa D to send me pictures of the unit ASAP, which she did that next day. I Emailed her back immediately to express the misrepresentation of the unit and to cancel and be refunded. The unit did not have the new renovation and the kitchen was not grey and white. I went into the office and Lisa D told me and her supervisor that the report was wrong and I was given false information. It was agreed a refund would to submitted. It has been over a month now and no refund, I have Emailed and called with no response. I tried calling ZRS this morning and now their phone is disconnected. I just want My refund.
We lived at the *** for 15 months. Overall it was a great experience the property is very nice and they do a lot for the residents. Sam in the front office is great, very nice. But, we moved out last weekend. I specifically called the front office to ask what was expected of me to clean/prep before moving out. Kara said they mostly pay attention to the appliances to see if there was any damage/cleaning and the walls I wouldn’t be charged if there were just holes from tv being mounted etc. So the weekend we moved out I went back spent 4-5 hours cleaning and patched up some additional holes/scratches that were not attributed to the TVs being mounted and pictures. We were charged with a $150+ cleaning fee (no problem with that, I expected that being a renter.) We were also charged with a $550+ fee for painting. Charging by the hole that needed to be patched. If I would have known I would be charged by the hole, I would have spent the extra 5-10 minutes spackling the holes. I called to ask about what she said about not being charged for the paint job/cleaning job and Kara denied that she ever said that, I was with multiple people at the time and heard her say the exact statement above. Hopefully they record their calls. I don’t mind being charged for repairs/cleaning. I would want a clean & fresh apartment when moving in, it’s the fact that Kara lied and doesn’t seem to care. I would just be wary when moving out and take as many pictures/videos you can to prove that you fixed what you said you would. I’m just very disappointed with the whole situation moving out.
Today around 5:30am when my husband and I were getting ready to leave to the airport, our key fob would not work to lock our door, the key fob was deactivated. I ran downstairs to speak to the Concierge and she contacted a maintenance employee who was in the building to lock our door so that we could leave. I had to call another Uber since the first cab had left and nearly missed my flight. I have a 15 month lease in the Bezel building, which expires May 24th 2023, my husband and I were just in the leasing office yesterday speaking to a rude leasing rep Natalia, and all of sudden this occurs. Now when I return home we won't be able to enter our home because our key fob is deactivated and leasing office will be closed. So now I don't know where we will stay since office is closed on Sundays. I had another issue with Natalia where she stated they needed a 30 day notice to return parking tag and said it was on the 6th page of the contract and would email us with this information, which of course we never received the email, I read both parking and garage addendum and it is not stated on neither of the two page documents. We have always payed our rent on time, and this is the treatment we get. You walk in then office to speak with her and days she's in a meeting, as soon as my husband asked for corporate she no longer was in a meeting. I hope this issue gets resolved. This is at the sands Orlando! First we were supposed to move in April. Signed the lease and everything then we got told the apartment wasn't ready and had to move in May.. okay whatever. We get to the apartment and it is ROACH INFESTED and not renovated! We contact the office to get it situated.. no answer. Come Tuesday we go to the office and we're told it would get resolved within the week.. nothing happens. So we go in Friday with evidence. And again we were told it would get resolved.. come the next Tuesday no one has come to deal with the issue. So we go and inform the general manager Glenda tells us it'll get resolved that day. So we wait in the roach infest apartment to make sure and no one comes.. nothing gets done. The next day we go again and let her know. FINALLY they come and spray the apartment down but that doesnt stop the roaches. We were then told for the next week it'll get bombed every other day by Glenda. Of course this doesn't happen.. so we spend our own money and do it ourselves. We get to the apartment around the end of May when everything ME AND MY BOYFRIEND HAVE DONE is finished. We start to open our food boxes outside and there are roaches in each box. . As I'm taking video evidence of this the maintenance guy comes and takes the box and reports it back to his boss. We are then told to come into the office. We are told by Glenda that they will transfer us to a 715sq apartment by June 30th and that we will get reimbursed for move in rent of $685 since we hadnt been staying in the apartment because of this issue. I asked her to send me an email stating all of this. No surprise it wasn't sent. It is now June 28th, we are told we aren't moving into the 715 because the current tenants decided not to move (Knew for 2 weeks and didn't tell us) and we have only been reimbursed $200 for the $685.. we are being told they can move us in August but there is another 715 available for next week that they won't move us into. I currently rent an apartment in blue isles apartments , managed by ZRS Management. Ever since they bought the complex , nothing gets done when it comes to service maintenance request, they ignore all of them. They open it and mark it progress but never even call or come by. My toilet was broken and I had to pay a plumbing company to come out and fix it cause I couldn’t get ahold of anyone in our leasing office and no answered request or emails. I have spoken with well over 20 other residents. All the same complaints, no appliances work? Some have no water or no working outlets: we ALL have mold, half the apartments have roof and some don’t. 12/3/2022 I moved into *** Apartments. Managed by ZRS Management. Upon Moving in I was told I would have 1 month free of rent as well as 1/2 a month free of rent after paying December, and January's rent in full. I paid everything in full. I came home yesterday to a notice on my door stating I had failed to pay rent. The office fails to comply, or answer. They have conveniently turned off they're phone lines so now you can only leave a voice mail message and hope someone gets back to you. I went up to the office yesterday to [censored] this issue and was told the "work load" was to heavy that they will get to me when they call. I have not received a call and it has been 24 hours since I received this notice. Stating I had to pay or move out in 2 days. They are stating I pay 1675$ or move out and be " evicted " come Feb 9th. This is false advertisement. Secondly, I went my whole first moth with A/C and a working toilet. I have evidence of this on going issue persisting for over a month. Repeatedly calling, venturing up to the office, and emailing service request to [censored] these issues I had been having since move in. When I finally reached someone in the office I was rudely spoke to and hung up on. I now wish to relinquish my lease. I have had nothing but stress since dealing with ZRS Management and I am now turning to legal action to relieve me of this lease.
Ive had it to my wits end with these people. trying to contact them is a nightmare. You can tell they don’t care about their Tenants. I was promised my security deposit + a portion of January’s rent after one of the Tessa At Katy representatives and I did a move-out walkthrough checklist and confirm that the apartment was returned clean and with no damages. Instead, all I’m getting is completely ignored and still charged for February rent even though I and the property manager signed a mutual agreement to terminate my lease in January. So not only are they illegally withholding my security deposit, but they are also illegally charging me when I no longer have a contract with them. I swear, it’s like they’re asking to be sued. I have documents of the signed inspections, the signed mutual lease termination, pictures of the apartment before move in and after move out, all of the emails where they directly promised I would get my money back…and still nothing. If you see a property with ZRS Management/Apartments next to its name, dont lease there — run.
I moved into *** in 2017. There has been a consistent chain of events that has dampened my experience. This was a quiet place. A community. Where you could rely on your leasing staff. What I am living now is grossly the opposite! My neighbors and I are tormented by pests including rodents. It's hard to ever get in touch with anyone in the office. Maintenance requests can go on for weeks/months without any resolution. The grounds are not kept. The mailboxes have been vandalized multiple times. My car was broken into. My unit started leaking, in May, I called it in as an emergency. They replied weeks later after I continually begged for acknowledgment. Finally, in August they sent someone to fix the leak. Of course with a leak comes mold. This was in May 2022, The mold is still here. February 2023. My lease was set to renew in January. I reached out in December to go over options for my lease I received no response. In January I was advised to sign by the 11, and I did. The account still reflected a month to month rate. I reached out several times to have the portal updated. In February when the Ana F got around to update the lease she also charged me a late fee for Jan, Feb, and a legal fee. This totaled an additional $600. I reached out several times and she REFUSED to remove the legal fee, but is unable to explain why it was added. I received an email from ZRS management which is the management company overseeing the *** apartments. In the email was a list of move out charges. 1 was for replacement of carpet and the other was for window blinds(pet damage). I believe that these are false charges. I say this not because I want to get out of paying for damages but the reasoning behind the charges are false. I went to the ZRS office located at *** and spoke with the assistant manager. She informed me that the reason I was being charged for the replacement of the carpet was due to a stain in the padding underneath the carpet. She acknowledged that there was no stain on the carpet but told me I had to pay for the whole carpet replacement. The second thing was for the window blinds. She told me that my dog (which is a service dog) chewed all 6 of them. She showed me a picture of 1 chewed up window blind. I was told that they were only charging me for 1 because they didn't have pictures of the others. 1 window blind charge was just over $200. I cleaned that apartment top to bottom including the blinds and I never saw any chew marks. I did take video of the apartment upon completion of cleaning. In the video I see no damage nor do I see any stains. Everything looked brand new/like new and clean. I do not see how I can be charged for carpet replacement for a stain underneath the carpet that could have been there prior to me residing there. Also I find it very suspicious that I am being charged for only 1 window blind when they have stated all 6 were damaged, being that they are over $200 each. The conversation I had with the assistant manager today 4/25/2022 was recorded with audio. I feel that I am being wrongfully charged. Total charges I am being billed for are $522.85. After moving in September my AC went out in November. I was told the compressor was broken. Yes, a building that opened in February 2022, had a AC compressor go out November 2022. Not only did this property fail to resolve the issue properly. It took a outside contractor to come in and fix the compressor on day 6 after they knew that was the original issue the first day. Now they are refusing to prorate my rent that month for the 6 days I couldn't stay in my home. The regional manager and property manager have decided instead to play games with me via emails and pretend they are resolving the issue with me for over a month. This property investigated my hotel bills illegally and tried to violate my privacy, they tried to get me to sign a form that "released them from all claims" in order to get the days I was inconvenienced prorated. I was told they can not guarantee the compressor will not break again so they want to be released from responsibility. However that is this property's responsibility once I signed the lease. They have d*** nothing but stall, waste my time, and disrespect my intelligence. This property lacks integrity, character, and authenticity. These apartments are cheaply made. Thus, their response is to refuse to resolve the situation appropriately, or take true accountability. Cheryl P the regional manager who continues to pretend she was assisting me. When she was getting employees to check me hotel records. Ernesto G is the property manager telling me they can't confirm these things won't happen again. Both employees tried to get me to sign a form to release the property from all claims.
I have been living in unsanitary conditions for 4 months now. My upstairs neighbor has been allowing their dog to urinate down on my patio furniture after letting them know twice that it was happening. I then went to the front office where they have done nothing to immediately rectify this situation. I have complained everyday took pictures and videos for evidence and the front office property manager as well as the regional manager has done nothing. They keep saying they need proof and I have video and picture. My patio as well as patio furniture is saturated with urine dog hair a possibly fecal matter. My son and I could very sick. I was told I was owed $420+ however stated that "the mail is running slow so please give them 30-90 days." Called Dec 29th and someone stated the property manager would call me back. NEVER HAPPENED. Called again Jan 5, 2023 and they told me several others did not receive their refunds EITHER, however checks will go out next week. NEVER HAPPENED. I then allowed another week and a half to go by and decided to go to the leasing office to demand to speak to the property manager on Jan 19, 2023. Someone greets me and asks if I have an appointment and I stated I have waited over 90 days for my refund and have NOT received it, I don't think I need an appointment and then waited an hour to speak to the property manager. The property manager begins to tell me another excuse and states that they have not been able to access the system, HUNDREDS of other residents have not received their refund either, but she assured me that I would have a check number and tracking number by the following Tuesday, Jan 24th, when they "issue checks." I received a check number Jan 20, 2023 and was told a "tracking number to come." It is now Jan 27, 2023, ONE WEEK LATER, and I still have NOT received my refund! Insane! I was never late on my rent and left the apartment in pristine condition despite the condition of the overall building which was at times noisy and infested which I stated as my reasons for leaving.

I was told my balance is 5,810.95 how in the hell when my rent was 1772 a month and I owe for two months and a half I can clearly do math and that amount is incorrect. 1772 plus 1772 is 3,544 a month for the month of November & December then they said I had a balance of 31 from the month of October ok 1772 plus 1772 plus 31 is 3,575 now the month of January 734.90 plus 3,575 is 3,894.90 now when you add the trash fees for it 60 dollars add to 3,894.90 which bring us to 3,954.90 when you add the 43 deposit fee for two months that’s 4,040.90 when you add alarm fees 17 for months that bring us to 4,064.90 now when you add the water bill that brings us to 4,218.79 now when you when you add the late fees 4,568.79. Now you all are trying to charge me 104.47 extra on my water bill when the company said I only owe 153.89 nothing more so that what I will be paying nothing more. You all have been charging me for an alarm that I have never used not one time which I want that money credited back to the account. You all have charged me every month for trash service that I never have used since I moved here I took out my own trash everyday, which I feel that need to be credit back to my account as well. You all charged me for a key log or whatever it’s call when the gates where never closed but one time for about three hours, and for a gym that I never used. You want to charge all these fees for things that doesn’t work or didn’t used and think I’m going to pay for them want happen. I’m willing to pay the 4,568.79 nothing more nothing less just give me three month to pay of and I want in writing my balance was paid off in full and for it not to go on my credit report as long as it’s paid off in the three months

December 9th, 2022, was without a stove for 10 months!We moved to *** Apartments on December 16th, at the time our total rent was $2,350 a month. The stated price they advertise was less than what you actually paid. All sorts of fees are added, but I will discuss this at a later date.On or about February 15th, 2022, I noticed a small crack on our kitchen glass top stove. The next day I told the maintenance person about this, and he said he would look into it. A few weeks went by with no contact, so I went to the office and told them. I also stated that the crack was getting larger, and we were unable to use the stove due to a fire hazard.In March 2022, I was told they would have to order the part and would take at least a month. Well, 2 months went by without having a stove...so again, I went to the office and told them again (this time I recorded the meeting, see the audio section of this site) Was told that it was not covered by the warranty and could take another month for the part to get in. During that time the crack got larger and so I checked it the burners still worked...all but one did, so I told them about it.On October 19th, 2022, they finally came out to replace the stove top, but they said it could not be done until the other part (burner) was ordered. So again, we waited another month, and finally, they came out and fixed it, this was in November 2022. So, we were with a stove for February until November 2022...10 months.Now to add insult to injury, they charged us for the stove and the burner...and were sent the attached email of the first charge of $408.94. We did not have a chance to dispute this bill as the management can auto-charge our bank account whenever they want. Now, this was the first charge, they then billed us another $500 for the burner. So we were charged close to $1000 for a stove that cost new about $900. And I actually don't even they purchased new appliances for their remodel

My current apartment complex recently changed management to this management group and since then it has literally been A living hell! The first month of me renewing they overcharge me $900. I of course paid the money because I didn't want a late fee or to get evicted. So I paid the extra and called the office however I never got a call back. So time goes by I called and I call every time I call the manager is never available or in the office. I didn't get an email saying that they undid my renewal and that I would have to resign again. So I called again and of course no answer no call back. I have been calling for over a month with no return call. So another month comes up and I overpay due to the fear of being evicted or it going on my ***. I call and I call abs of course it's just the manger isn't available. I attempted to rent a unit via corporate lease at the Edison at the Battery in Smyrna, GA. Prior to starting this process I asked the leasing consultant, Vassar, what the requirements were. I informed her from the beginning the unit would not physically be occupied by me. She stated 2 years in business, articles of incorporation and business makes 3x the rent. She also said if the business does not make 3x the rent, you may get a corporate lease and personal guarantee it. With that being said, I moved forward into the process, paying $350 dollars for my full application process. She stated my business was denied but my personal application was approved and asked for my personal paystubs. I provided all the information, paid money to get utilities ($300) turned on and paid for a uhaul truck to move ($120) into the apartment. The day I was suppose to move in, the “system was down” and Vassar called me and told me I would need to remove my business name off the lease since it did not pass. I did not receive the actual lease agreement until a day after. As I was filling out the forms one stood out. There was a form about no subleasing which ultimately, was my intention from the beginning for my real estate clients. I emailed the leasing office stating I was confused because they were making me a sign a personal lease that would automatically put me in violation if I was not the person physically living there. When I got to the leasing office IONA was very rude. She did not want to correct the problem even though I have proof that I was given incorrect info (emails). When I asked her for the number to corporate she stated “I am corporate” then refused to provide me with the number. I continued to ask for the number, she threatened to say I was tresspassing and proceeded to call the police on me under false pretenses because she did not want to give me the number to reach the corporate office. Now they have stated on my “move out ledger” i am being denied due to credit.

We renewed our lease on 2/11/2022. We told them at the time we were just renewing for those 8 months and then would not be renewing again. My partner and I before renewing the lease had a strict threshold of 'If they want us to pay more than $1400 a month, we'll just go now and not renew.' When we renewed it was about $1300-ish. Which is close to our budget, but whatever. A few months after renewing, our bill was suddenly higher than before, over that $1400 breaking point for us. When we went down to the office to complain, they said it was all a part of the lease, and that was the water bill. Now here is where I take issue with all of this. Previous leases, water was included. If they decided not to include it in this lease, that wouldn't have bothered me, but they checkmarked that they WERE paying for water, and had an addendum stating that WE, the tenant would actually be paying for the water 'if applicable'. I understand that an addendum over rules the original lease, but the wording of it said if we were 'applicable' to pay that sort of fee, which since the lease stated we didn't have to pay for water, we assumed didn't apply to us. Got told tough luck, that's the way the cookie crumbles. Few months later I remind them we'll be moving out in October. They remind me they need it in writing so I drop by the office to drop it off. Somehow they never received it, and when my new landlord asked for a reference, they said I hadn't given notice, so now they're trying to charge me $1294 for losing my paperwork on top of so much else. There's the fact my pipes were leaking into my living room for months and I literally had to threaten to go to the city or the ComplaintsBoard.com to get it fixed because they would come and 'fix it' but it would only fix it for a day or two and would never listen when I said it wasn't fixed. I was afraid to take a shower in my own apartment for months since that would make the leaking worse. They have never once cared. I have lots more examples if needed

Issues with leasing office/management not responding to emails or concerns about repairs that were to be completed in my apartment unit months ago. I moved into this apartment in March . There were multiple things that needed to be fixed/repaired, but due to COVID-19 they had to be postponed. Once they were able to start repairs, they were not completed properly and always required multiple visit. Other repair request say completed but have not been to this day. I spent over a week without AC in the middle of summer without any compensation. I have cabinet doors that do not close all the way that still have not been repaired. I have some type of black dust that stains my dishes in the cabinets and the inside of the refrigerator. The door to the main bedroom does not close properly. Maintenance told me they could repair it but the frame would have to be redone and management needed to approve it. It's been over a month and management will not give me a direct response and now no response at all. They knew it was not installed properly and told me via email, that's not something they would have let me know prior to signing the lease. Why would I not want to know the master bedrooms door does not close properly? I never would have signed the lease without that being repaired had I known or would have chosen a different unit. The light outside my front door has been out since March. I've made over 4 service request for it to be fixed. Nothing. The pipe under my sink has come undone twice leaking water all over the kitchen floor and under the cabinet. Not to mention other cosmetic issues. They have failed to respond to the noise complaints, regarding the upstairs neighbor as well. The fact that management has been made aware of these issues multiple times without resolution and has now decided to ignore my emails is unacceptable, especially when rent and dues are always on time. It's been almost half my lease and things are not being resolved to provide the comfortable living environment they are to provide. Not even a response to my concerns.

I am a current resident at ***, I will be moving to sister property Envy Pompano Beach on 11/28. I have having an issue with leasing management at *** and can not get in touch with the property manager to help resolve my issue. As I am required to notify 60 days in advance of vacancy, I reached out to the leasing team on 8/19 to get information on my lease renewal. The agent informed me it was too early and they will be sending it out in a few weeks. On 9/30 (60 days prior to lease term ending) at 6:48pm (after business hours) the agent sent me my renewal letter. Being that it was sent after business hours, there was no way for me to legally respond in time to meet my 60 day notice. I reached out to the agent asking for relief on the 60 day notice, she replied right away, stating that it was "not a problem" and we will "touch base on Wednesday 10/6". On 10/6 after not hearing from the agent I reached out for more information, she did not reply. On 10/9 I sent another email saying I was going to vacate the unit as I did not hear back from the agent, which she quickly replied to saying she "did not see my last email" The agent is now telling me that 10/9 is now my official notice of vacancy and I am required to pay rent from 11/30/09 as I did not give notice in time to vacate at the end of my lease term on 11/30. The agent never disclosed that I would have to pay more on my initial contact to her asking for an extension, nor did she answer me on 10/6 when I tried to reach out. Moreover, the renewal letter was not sent until after the legal 60 day notice. I reached out to ask for relief on this issue and the agent was very rude, and replied by sending me a copy of my lease where I signed the 60 day notice. I am not arguing the 60 day notice, I was well aware of it which is why I reached out so far in advance to try to stop it. I was hoping some one higher than a leasing agent can help me with this issue as she is very rude and standoffish to me with this issue.

I moved in this unit Sounds of Peninsula 24H on October 15,2022. The week of my schedule move in, my units were switched two different times due to issues with those units. The day before moving in to the unit I was informed that contractors are still renovating the unit but it will be ready for my move in, so upon walking three the unit, the Assistant Manager *** assured me that all my concerns will be up to par for a new move in. When I moved in the unit, I found numerous issues and things were not completed as promised. I made her aware of my concerns. On October 21,2022 I submitted a repair order because my heat was not working. It's now December and my heat still has not been real and I have repeatedly submitted repair request for my heat through their maintenance site and spoke to them. The repair order keep getting closed stating that the repair was done when clearly it has not been. ***, *** temperature was dropping to 20 degrees right before Christmas, prior to this I had to purchase heater to try and keep my apartment warm. But they only do so much. I went in the office complaining about my heat still not fix for over 2 months. I was promised that it would be fox before the freeze Friday. Today is December 24,2022. And my apartment is freezing. I have submitted another repair request. Apparently this is not an emergency to them. At this point I want to be moved to their sister complex Bayside of Peninsula because that where I seem to have to go every time I need to reach someone in person. Or the can let me out my lease with no penalty. I pay my rent each month and in time. Even paid my first two months up front. I am very dissatisfied with the management of this complex. And for the money I'm paying it is ridiculous to have to live like this. When I moved in my apartment, door were bent, dry rotten, stains on floor, chips in floor, missing closet doors, fire exit filled with trash, crack in front door where light and air come through, light switches lifting off wall, cabinet doors missing, spots all over wall, painting peeling, drywall peeling, dented closet doors, bedroom door will not close/lock/ or stay secured. Paint peeling off shower and tub.

We caught COVID and couldn't go down to the leasing office to get a sticker for our new vehicle and it was towed away. I'm appalled on how we were treated, our entire time living him has been a nightmare (there was a recent shooting inside the complex and everything) and the staff members are very inconsiderate. My fiancé and I had just acquired a used car but the same day were notified that we were exposed to COVID-19. At the time the office was already close and we did not want to risk getting the other residents and the staff sick. We updated our vehicle information on the resident portal and everything. My fiancé tested positive on 11/30 which was the morning after we got the car. I began having symptoms the next day and was worried about our 2 year old son. I schedule an appointment with his dr and had him tested as well as myself. Thankfully our 2 year old didn't catch it as bad as we had however that whole week was a nightmare battling COVID, planning on how to get food and medicine when quarantining (not to mention someone broke into our other vehicle). All we could think about was how much pain we were in. We could barely even talk on the phone to the agent and police without gasping for air or having chest pains. Anyways our car got towed and honestly we couldn't do anything to prevent it. We were initially told that we had to get a sticker from the leasing office but that just wasn't possible given our situation, I just don't understand how all of this is our fault. The office manager, Hope, said I should called and had one of them deliver the sticker to the door! If I would have known that was an option I would have done it. Anyone who has had severe symptoms of COVID are not thinking about a damn parking sticker. Given the situation, I don't think it's fair that we have to cover the towing expenses. We haven't worked in weeks and now we're getting blamed for being irresponsible because we got sick...a NOVEL virus that our government can't even keep under control and someone the blame is all on us. Thousands of people have died, our country almost collapsed...given how we were treat I can imagine they either haven't contacted the virus themselves or don't know anyone who has. Either way we need to be respectful and sympathetic. I don't even have a way to get the car we can't leave because we are still testing positive and the doctor says we are still contagious. I don't mind sharing my medical info if needed and I told them that at the office. It's not right to be treated like this...we pay our rent and abide by the rules just like everyone else and all this to be treated like***!

Steeples Apartments in Ocala, FL keeps coming up with charges and no explanations. August 13th we moved into the Steeples apartments (Apt 2005) in Ocala, FL. After a fire on April 25th we had to move to a different apartment due to safety issues in apartment 2005. On the same day we signed our lease for the new apartment 1314. At the signing of the lease we noticed that the new lease was to end September 13th instead of August 13th like our original lease. After we brought this to the attention of Lucy*** (sales consultant) she checked our 2005 lease and told us that we signed a 13 month lease and not 12 month like we thought. Since we had no access to the 2005 apartment due to the fire we believed Lucy and signed the new lease. On April 27th we went into the office to drop off our move-out notice and gave it to Lucy. After a week the property manager Linda called us into her office because there was a problem with our lease. We found out that our original lease from apartment 2005 was supposed to end on August 13th and not on September 13th and we now have to sign a new lease which is supposed to end on November 13th because they can't extend our lease by only one month. We refuses to sign a new lease since we never asked for an extension in the first place. Linda told us that there will be extra charges for the month of September since we are staying the extra month. Which according to our lease they can't charge us. And this is where everything started. Mid August we went into the office to ask about our move out. Lucy told us that our lease is until November 13th, we had to bring in our lease to show it to her again. Then she told us that we never submitted a move out notice and they need a 60 day notice. We luckily took a picture of the move-out notice before we submitted it. Suddenly we had charges of $35 on our account because according to their records we didn't have renters insurance. We submitted the renters insurance before moving in, when the fire happened and again when we moved into the new apartment. They keep charging us an admin fee of $5 that wasn't supposed to start until September 1st. After our move out we received our finale account statement with a $340 charge for floor damages. Which are marks from our couch and furniture. Steeples uses cheap PVC flooring and told us that those marks are not regular wear and tear marks. They also lost our inventory list for apartment 1314. Steeples claims they do not have a $150 security deposit from us even though it's in our lease. I'm trying to get a hold of the property manager since Thursday 09/24, calling the office, leaving messages for her and she just refuses to get back to me.

If you see ZRS management on it RUN FOR THE HILLS. Lets start with Ms. Elizabeth who answers the phone and refuses to give her name or any information and just blind transfers you to someone who does not answer the phone. I have left messages with them and today i decided i wasnt going to leave messages i would just call until someone finally answered. They are not good for anything but taking your money and leaving you in a [censored]ty damaged apartment that they expect you to pay over $1600 for with water damage for MONTHS. It took me going down to the leasing office and having a shouting match with the property manager for someone to even come look at my ceiling that drips water every single time it rains. TO no surprise the property manager had no idea my apartment had water damage even though i filed the service request over a month ago. My balcony needs to be redone as well as everytime is rains i get a beautiful small lake that lasts for days. Not to mention if you look up you can tell this was previously patched,. Well now my whole living room ceiling needs to be replaced... No one has reached out to me at all we are going on 2 months now. The excuse is its hard to get contractors. Which is complete *** because ontop of paying all this money for a one bedroom apartment the company who built this poorly constructed aparmtent have bought the lot next door and have been demolishing the building for over 4 weeks. So now im paying all this money to live in a water damaged apartment, listening to demolition , so they can build more apartments when the ones that have already been built are messed up? Something just doesnt make sense to me. Not to even mention i can never find a damn parking spot when i come home. Then they want us to pay for a reserved spot... We also pay over $40 for valet trash for them to decide what they will and wont take to the trash. Ive called ZRS management at least 20 times to no avail.
Applied with the property, the property manager (Aldrin Young) allegedly denied me due to a fraud alert on my credit report (which I put on there) then she came with other excuses as to why she couldn't approve my application and then proceeded to blame Real Page for the denial which I contacted them and they even stated they only do the screening and she have to take extra steps to verify that it's truly me when there is a fraud alert present on a credit report which she didn't by no means. When questioned about the denial she hung up in my face, I'm under the impression this company and property only want a certain demographic living there which is completely fine but I want to warn potential residents to avoid this place at all cost they are the absolute worse when it comes to communicating and the property manager is discriminatory although she's African American as well. I'll also attach the denial reason so y'all can see how silly this place is and also the information directly from *** which is the screening service they use so you can see how incompetent the property manager is when it comes to processing leasing applications.
Do NOT move to 8800 Lakeside Apartments in Tamarac, FL, even if the rent was free! The Property Manager Daniela is very unprofessional and egotistical. She's faulting me for a problem that occurred after the upgrades were completed in my apartment. Initially, the water pressure in my kitchen was too high, the water was literally splashing onto the coutnertop. So maintenance lowered it to a medium setting and the water pressure kept going out since then. However, the Maintenance Supervisor already informed me that sediments can backup into the faucet fixture since it's new. After four times of contacting maintenance, FINALLY someone noticed the issue is the fixture itself causing the problem due to clogging. Luckily, I only have two months left with my current contract and I'm leaving this place. Don't not move here!
