Wells Fargo trust account

My grandmother set up a trust to pay out to her grandchildren when her daughter (My mother) passed away. She passed away in dec 2009. They are still hanging on to the money (Actually stocks). They give us excuse after excuse as to why we have seen nothing from them yet. We have signed & sent all documents they want, but there is always "something else" they need to do. I sure don't think much of their trust department— I notice they always collect their fees! I may have to use a lawyer to pry their hands off of what is ours.

having similar problems with WF trust dept -- they hold on to trust money with multiple excuses for failing to distribute. excuses go on and on. But they keep the fee percentage up by holding the money that should be distributed.
need too know how other beneficiaries fare and voice this practice

Wells Fargo is doing the same thing to me. I have waited 1 year for them to settle the trust and nothing. They are blamming it on the government because of the no estate tax law for 2010. You must have a lawyer early on.

Wells Fargo overdraft fees

I have called Wells Fargo several times and asked about having my account set up so if anything were to go through and I don't have the funds then they would decline the transacation. They told me the protection the put on there would do this and I wouldn't have an overdraft fee ever. Well, today I forgot about a payment getting Eletronically taken out and apparently there are loop holes in their system for overdrafts because I proceeded to call them about it and see whats up. Both customer service representatives were not sympathetic or friendly about the issue. I don't see how they can do that when someone does not have enough to cover it and then proceed to charge them daily without notice. This bank is money hungry and doesn't care about the customer at all.

Received an email saying I was overdrawn & please deposit funds to cover. Checked both our accounts-nothing short. Our phone isn't working so I emailed bank -so many times we get these overdradt notices & there is nothing overdrawn-figured it was another error. I knew I had about $14. bucks, I deposited a $10.00 rebate check, went to the store spent about $5.00, stopped at the other store spent about $10.00, get home, sign on to see how close to broke I was, & big surprise! Things are different, Bank had charged a $30. fee for an advance, overdrawing me & charged $35.00. I emailed again-angry-told bank they can't charge me a fee because they charged me a fee that did not need to be charged. They said no. Next day-things are changed AGAIN, it shows I repaid $100. advance plus a $30. advance fee(should have been $10.) with about $14.00 remaining.Made a copy of this.I replaced the 2 store amounts & emailed bank about the error. Nailed me again w/2 more overdrafts. I told them it's wrong & I'm not paying. No more ripping me off. There was no overdraft.Anything that went out had a deposit with it.Bank changes dates & lineup of charges, things disappear so you don't know it was ever "pending", too many tricks to keep up with. On SSDisability & am very careful-can't afford od fees!

I recently moved and changed
my bank to Wells Fargo because my old bank (20 years) did not have a branch near my new home. In the 4 months I have been at WF, I have been hit with 3 OD fees. I use my debit card most of the time and check my account several times a day. I note my balance, what cleared and what is pending. Most recently, I wrote a $20 check on a Thursday night and my paycheck direct deposited at 12:01 Friday. They bounced the check, citing "day of origination" even though there was ample money to cover the check by the time it posted. I had money in savings, and didn't think I needed to transfer since
y paycheck was going to be deposited in a matter of hours. In
my 30+ years of banking, I had never heard of this, nor has it ever happened to me before. I had $18.98 in checking with nothing pending and $3560 in savings. What is "date of origination?" I called a local credit union (where I wi be banking from now on) and they never heard of this either. They go by what is in your account when the check/debit posts.

And piled fees on top of fees after i tried to pay off the fees and they kept slipping a new one right under the time limits! even after i canceled the accounts they kept fee piling and calling ten times on a Sunday to harass me! I told them to stop calling and they refused and would not cancel the accounts! They would not listen and repeated there rhetoric like checked out drone monkeys! I told them i will abandon the account!

Who do these people think they are? And why do they get to get away with it?

It was like paying protection money to the mafia!

DO NOT DO BUSINESS WITH WELLS FARGO ON ANY LEVEL!

In my opinion they are a rip off lying cheating corrupt corporate entity!

I like so many do not understand how they account for overdraft charges . Even with a positive balance they said that my account overdrew the preceding pm. Without any deposits the next day I still had a positive balance . They also did not count a 500 dollar deposit that was pending. I just really don't understand . When I ask for an explanation all they did was read the checks to me that had come through my account. It is very clear to me that this bank is a true rip off. How can they get away with this. The overdraft fees amounted to $200.00

We are a military family who had wachovia when wells fargo bought them out. Most banks pay military at midnight or even a day before not wells fargo. They charge us 35.00 on the morning of pay day because when the bill came through at 6 am, they told me they hadn't release our money at the time.It showed the bill was paid though after we got our deposit.I called customer service and she bluntly told me thats the way the bank roll. Now i have to tell all my creditors dont debit my acct before 9 am because I will be charged 35.00 if it comes before 9.Wells Fargo is a rip off to military members.

Unfortunately, most of the comments that disagree with the person complaining totally lost the point, which is overdraft protection was set up for the purpose of avoiding overdraft fees. Wells Fargo is obviously deceptive in marketing overdraft protection as it is common knowledge that overdraft protection covers all types of debits off an account.

Some people do not understand the purpose of overdraft protection and how it is supposed to to function and therefore it is best to simply ignore them.

You are certainly over heated about a comment that doesn't concern you, either you are working with that bank or you have a mental problem and forgot to take your meds today or even worse you might be servicing that bank employees by getting on your knees or bending over.

Wells Fargo over the limit

So I have hard a credit card with wells fargo for almost 2 years now (big mistake) and I always pay my monthly payments, this year has been exceptionally hard for me because I lost my job, but I still pay monthly so my credit will be good, but wells fargo keeps screwing me over and i am getting sick and tired and fustrated and I need to take action against them, so they say I'm over the limit one month i payh the monthly fee and the over the limit charge 3 days later they are hounding me saying i'm over the limit again, they say something to do with the account is atttached to my checking, since my checking is bad I say ok cut it off, they do not listen instead the lady on the phone is extremely rude and is laughing, i was soo upset, so I go ahead and pay the over the limit fee again, I pay $100 (mind you I still don't have a job)then they hit me with another fee saying that they took over $80 to cover my checking i'm so upset because i told them i didn't want it linked up anymore, i'm crying and they won't help even though it's their fault and i'm like put the 80 back into my credit account they say it's imposssible, they are making me pay for their mistake, which upsets me greatly, i'm so ticked off i don't know what to do and i'm over the limit again and they are harrassing me saying i need to pay again. At this piont i'm like these people are sick f these people. So i close down my checking accounts, because i don't trust them and I make another payment covering the over the limit fee gain, i'm like finally this issue should be resolved. Ok so tell me why theses idiots these illiterate idiots call me again saying i'm over the limit at this point i'm too angry for words, i havn't used the credit card in like 4 months and i've been paying every month and covering the over the limit fee, so why am i back to square 1 again, they say im over the limit because I had automatic bill pay and they took the money out of an accpount that does not exist and they had to return it so I got hit with soo many finance charges. Wells fargo are users and just keep taking money from innocent people i hope they go bankrupt and burn in hell. I mean i keep paying each month to find myself in the same dumb situation, and they don't help they just say you have to pay, i mean i'm struggling to pay I have 0 money i'm borrowing from family members and they keep pulling this stunt i'm done trying now their threatening to file a complaint to the credit beaurue i'm done i'm like go ahead, i'm so tired and fustrated.

i absolutely agree that people need to ban together and SUE WELLS FARGO! They do pull stunts and have a list of excuses that they pre-print so they always have a come-back even when it makes no sense whatsoever! THEY TRIED TO GET ME TO PAY OFF MY CAR TWICE after it was deemed a total loss and already paid off!
WELLS FARGO ARE SCAM ARTISTS! IM LUCK I REMEMBERED THE NAME OF THE LADY THAT OFFERED ME A SETTLEMENT ON THE PHONE ! IF I HADN'T, I MAY HAVE BEEN STUCK PAYING THE DIFF.! I dont remember what the balance was before the theft and wreck of my car but the insurance did not pay the whole amount... so... the remaining balance was like 1600 or something SO THEY OFFERED ME A SETTLEMENT which i jumped on. They offered to take 800 off the balance if i would pay promptly, i had just gotten a large tax refund so i jumped on it and told the lady i would go straight over and pay in person! Now REMEMBER, i went to pay in person and not over the phone because i was afraid this very thing would happen!
THANK GOD I DID PAY AT THE BANK WITH A CHECK BECAUSE A FEW MONTHS LATER I GOT A LERRE SAYING I OWED THAT 800 ON MY BALANCE!
THANK GOD BY THIS TIME I KNEW WELLS FARGO WELL ENOUGH THAT I STARTED TO KEEP PROOF OF EVERYTHING I DID AND PAID TO THEM TO COVER MY OWN ###! I REMEMBERED THE LADY AND DEPARTMENTS NAMES THAT OFFERED ME THE SETTLEMENT AND CALLED AND RAISED HELL! I didn't get stuck with it afterall but the fact that they TRIED... just infuriated me because there ARE wealthy people or not so wealthy who have bookkeepers pay their bills and i think they try and take advantage just to see who out there is STUPID ENOUGH to pay off a car TWICE! F$CK Wells Fargo!

Wells Fargo bad customer service

They told me I was eligible for a deferment since the loan was in good standings for 3 years but after I was transferred and sat on hold for a while I was told I wasn't cause I work on a commission basis when I have for 7 years and when they wrote the loan I was too. I asked to speak with a manager and the guy refused several times to get a manager until I had to yell at him. Then he gets a very young unprofessional girl on the line who was just laughing at me like I was some kind of joke. When I told her I'm sure she'snot a manager she didn't say anything cause she knows I was right. I would not recommend ANYONE getting a loan for this company! I'm a hard working single mother not a joke!

This has been the WORST experience of my financing life. They are rude, inconsiderate individuals. They talk down to people, they in no way shape or form try to assist when a borrower has a hardship and calls and makes them aware of the issue and asks how can we work this out for the time being. I will never finance another car through this company again! I cant get the car paid off soon enough! JUANITA in the Roseville, CA office is the most horrible person I have ever spoken to before.

I have had to deal with this company for 3 years now and have had enough of their harassing phone calls not just to me but to relatives! I have had to prove with receipts twice, that I am not behind on payments and yet every month I get harassing, threatening phone calls that they are gonna pick up the car if payment isn't made by 5! I have faxed them copies of receipts and they will fix it only to start again the next month. I am doing an early payoff just so I don't have to deal with them anymore. I wish there was a way to make sure that nobody uses them to finance their vehicle purchase! STAY AWAY FROM WELLS FARGO DEALERS! none of this happened until they changed from Wachovia to Wells Fargo.

I've called this bankruptcy division 5 times in the last 10 days. Each time I've been put on hold 5 times (twice today) and been on hold for at least 20 to 30 mins each time. Attempting to a supervisor in Customer Service I was put on hold for 11 mins! Financial Services is the only place that handles bankruptcies like mine. I only want to find out if I owe a payment this month! I work 5/24 days- do they expect me to be on hold that long when I'm at work? Today has been a total of 51 mins with still no answer by the dept.

I was recently married and moved from Mississippi to Florida. I called Wells Fargo to start the process to change my last name on my auto loan account and title, and also to have my car titled in Florida instead of Mississippi. They told me to fax the marriage license along with a photo ID to them and they would file the name change. They told to go to the DMV to request the paperwork to have the car title transferred to FL from MS. I faxed the necessary documents to have the name change and a week later received a letter from their titling department stating that I needed to ask the FL DMV to process the name change for me. I called WF back and explained that I had not yet filled out the paperwork to title my car in FL and that my car was still registered in MS so going to the FL DMV would be useless. She kept saying over and over again "Well I just don't know then" "Different states have different laws" . Needless to say nothing was solved.
I explained that I had asked the DMV when I was there last week if the to get the paperwork for the title if I could just do the name change when I processed the title change from one state to another and they said no that I had to have Wells Fargo do it by faxing them the info and that is what the customer service rep at Wells Fargo had said last week as well.
I also have an auto loan through TD Auto and have started this whole process with them at the same time I did with WF and have had no issue from them, They processed all requests without any back and forth nonsense. That is how I know that this mess with WF is just a bunch of bs. It appears that someone doesn't want to do their job.
This is the 3rd run in I have had with WF since I started this auto loan with them in Sept 2017.
The first one was having them harass me constantly about payment for a car on my account that wasn't even suppose to be on there. I explained several times that I only had one car through them and that that other car was not suppose to be on my account. They finally realized their mistake on that one. WITH NO APOLOGY.
The second run in was when I wasn't receiving monthly statements from them. I called to verify that they had my address and phone number correct and the guy that I spoke with was a complete a*s and told be that if I would "Be quiet for a minute that he might could help me".

I am so SICK of Wells Fargo Dealer Services! DO NOT use them unless you want run arounds and rude reps every time you need to get something done!

No company will intentionally make it difficult to pay, if you have to keep giving them proof of your payments then there's something wrong with the way you're paying. You might want to double check the codes you're using.

Wells Fargo loan modification/short sale

Perhaps you can be of some help, if not for me, then others in my predicament; this being loss of income, my house and my credit rating, unnecessarily.

I purchased a house 5 years ago when my income was well within the parameters to afford the mortgage. In the past two years my income has decreased by 66%. I was living on credit cards for most expenses in order to continue to make my mortgage payments. I knew I could not continue to try and make ends meet with maxed out credit cards and no near future hope for an increase in my income so I placed my home on the market in August of 2009.

My real estate broker felt the price was at a good market value. There were no offers on the house from August through February of 2010 even though the price was reduced several times. In February of this year I applied for a loan modification with the lender, Wells Fargo. Approximately two months later I received a letter from WF stating they would lower my payment by $100 for three months and then I had to make full payment again. I could not accept this offer because it wouldn’t help my situation or even come close.

Also in February I was forced to stop making payments, a very difficult decision, as I have always had very good credit. It was my mortgage or all my other expenses that would suffer. By May with still no offers on the house I decided to apply for a short sale, as it was my understanding that this program was put in place to help people in my situation, by the government giving money to the banks for that purpose. The short sale application was approved, all documents requested were sent and acknowledged and we were told by Wells Fargo that an acceptable offer would be approved in 15-30 days.

In June we received a very good offer from a very qualified buyer, for almost $7, 000.00 more than my mortgage balance. We waited until almost 30 days went by and started calling Wells Fargo for updates on the process. A once a week call at that point (in July) always got the same response; “application is still in review” and we were never able to talk to the same person twice.

In mid July I received a letter from Wells Fargo stating that my house would be auctioned on November 8, 2010..Three days later I received three letters identical to the first one via certified mail. Three of these letters were addressed to me and one was addressed to ‘occupant’. The next day a gentleman came to my house and taped another of the letters (exactly the same as the first four) to my front door and took photos of it and my house.

Also in July two different individuals came to my house stating they worked with Wells Fargo and were “inspectors”. They each asked me three questions: Did I have gas or electric, a pool or hot tub and was I behind on my payments? They said they were not Wells Fargo employees but worked with WF.

August arrived with still no approval so we started calling twice a week for updates. We were told that a second negotiator was on the case now and it was “still in review”. Several more documents were requested and sent. By the third week in August the buyer was getting nervous as he needed to know if he had a place to move into. So the next call to Wells Fargo was a request to talk to a supervisor which was granted.

The supervisor stated that everything looked good and the approval would be forthcoming in 5-7 days. The following week with no communication from Wells Fargo, another call to them with the same message, “the approval would come in 5-7 days”. We were advised that there was now a third negotiator. Another call the following week to them with the same response, “approval would come in 5-7 days”. Another document was requested and sent (the same document that was sent four previous times to them).

The buyer (a local Medical Doctor) at this time is looking at other houses to purchase as he needs to find a home to move into and is getting impatient, as we all are.

September 3rd came and went with still no communication about approval from Wells Fargo.

We have lost the buyer for good; he cannot wait on Wells Fargo any longer. September 7th, in my last call to Wells Fargo and attempt to possibly save the sale; I was told that the sale was not approved because Wells Fargo did not receive the required documents. I asked what those were and they said the same 20 pages that I initially sent them in June. They told me on September 7th that all those documents became outdated every 30 days and needed to be sent in every 30 days. I asked why I wasn’t informed of this back in June as I certainly would have complied and she stated that she “didn’t know why I was not informed”.

The documents she referred to were my 2008 and 2009 tax returns, proof of income, financial statement and hardship letter. Although none of these things had changed in three months, I would have happily complied had I been informed they were necessary every month. And, to add insult to injury, I was told “not to call them anymore”. So, even though everything they asked for was supplied to them, WF has refused to approve a sale that was $7K over the mortgage balance and I’m facing a foreclosure. They lost a good buyer and payoff of the mortgage and my credit is ruined for years, unnecessarily. The entire process has been incredibly frustrating and discouraging to say the least.

As a public servant, would it be possible for you to find out exactly what has happened/is happening to all the money the government (taxpayers) have given the bank to help people like me? Statistics I have read state that only 3 in 100 people in similar situations are actually getting any help through modifications or short sales. It is too late for me, losing my buyer and an excellent offer, but perhaps something can be accomplished to help prevent others from going through my horrible experience with Wells Fargo.

I feel the general public needs to know that this type thing is going on.

Sincerely,

Myra Greene

I know exactly what you are talking about I am on the other end, I am the buyer waiting since April with no reply from Wells Fargo. You sound like the seller of the property I am trying to purchase, because he is being told the EXACT same thing. I am so fed up with waiting and looking for house I may just continue to rent. I can still take advantage of the first time homebuyer credit if I can close by the end of the month. Which doesn't look like it's going to happen. For anyone looking to purchase a short sale from Wells Fargo don't waste your time it will probably never happen.

Wells Fargo unfair charges

Wells Fargo is the WORST bank open for business. My husband and I are military and moving around the country often. We are currently in KY and do not have a Wells Fargo location/ATM for three states. My husband has a Wells Fargo account from MT, before he joined the military. We rarely used his account, primarily for my husbands "fun moey." Due to his error, he put the account into the negatives $6.00. Well, a few days later the overdrafts fees turned that $6.00 into over $130.00! During those few days we tried every method possible to transfer money into that account, nothing worked because of Wells Fargo's CRAP system that wouldn't allow us to. Not by transfer to/from, not by PayPal...nothing. I called and they refused to talk to me, even with my husband in the room. So we wired money from our GOOD bank, Armed Forces Bank. This action did cost us $35.00 on our end. We sent just the amount to get the Wells Fargo account to zero, like the Wells Fargo rep. told my husband to do! Well, apparently to wire into a Wells Fargo account WF also charges a fee! $10.00! So now, that account was negative $10.00. And tomorrow I guess it will be negaitve $35.00 since WF will not even allow us to freeze the account. So our little $6.00 mistake has cost us over $200.00 due to Wells Fargo. They do not care about military personnel or customers in gerneral. WELLS FARGO IS THE WORST BANK, NEVER NEVER NEVER USE WELLS FARGO!

I am also in the military and have been a Wells customer for over 16 years. I went to talk to the branch manager IN UNIFORM, in a small midwestern military town and was treated like total crap. Wells Fargo doesn't care about servicemembers or long time customers. All they care about is stealing as much of our hard earned money as they can.

The same thing happened to me, except worse. Wells Fargo took all of the money out of my active checking account to cover the negative balance in another account. They call this "right of set of." They took every penny of my checking account while there were checks pending, and deposited it into an account that was more negative than my checking was posiive. As a result, I ended up with 2 negative accounts, and my rent and utilities all bouncing. This makes Wells Fargo very happy since they get to charge me 35 bucks for every NSF and returned check. I talked to the branch manager and he pretty much told me Wells Fargo had the right to reach into my account and take whatever money they wanted due to the contract I signed when I opened the account. Then he basically told me to F off and go away.

Wells Fargo phone calls

Wells Fargo Mortgage bought our home loan from another company. We had a situation a few months back where we knew we were going to have to pay our mortgage about 5 days late. We contacted WF a month in advance to let them know. We typically go into a WF branch to pay our mortgage and have a very professional and positive relationship with the bank. We were advised it was no problem and because of our good record and communication, we would not even be charged a late fee. We paid as promised. Ever since this incident, WF Mortgage calls us on a regular basis about "collecting a past due debt". One of the callers even inquried if I "was having personal problems" while asking me about our unpaid mortgage. I insisted we were/are up to date and every time the callers are relentless. I learned the mortgage side of WF and the banking side of WF don't seem to have anything to do with one another. I received a call last night and I very politely told the guy - we had one late payment, which was ok'd by your organization many months ago and so I think you need to update your records. His reply, "my records are accurate and I'm attempting to collect a past due debt." This organization is unbelievable. I am appalled at the nerve and outright unprofessional approach WF takes to handle these matters. I don't have the time to run this up the WF food chain and I'm sure they are counting on that when then teach their workers these types of tactics.

We too are bombarded by their relentless, rude calls, beginning on the 5th of the month. They want their money on the 1st of the month. The 15 day grace period, required by LAW, means nothing to them. If you have not paid them by the 5th you will be called at home beginning at 8:30 am on Saturdays and Sundays, up to 3 or 4 times a day, up to 9:30 at night. They will also call you at your workplace. We have NEVER been late past the grace period. They asked us if we were having "personal problems" too. How rude of them to harrass and disrespect their good customers like this. I'm sure they don't get much repeat business. I will never deal with them again. We have had a mortgage with them for only 5 years, I don't think I can stand another 5 years with them. We have had a mortgage with GMAC for 25 years and they have NEVER called us! Stay away from this company! They will harrass and hound you to death for no reason.

Wells Fargo missing money

I have never been so mad at a bank as I am right now. I made a deposit at a Wells Fargo Branch in CA yesterday and the money is not in my account. I actually had a supervisor tell me he has no idea where my money is. I have a receipt of the deposit. I cannot believe the dis-respectfulness of customer service at this bank, both at the Wells Fargo branch at the Wachovia customer service line. I would like to know where my money is and why after 24 hours it still has not posted to my account. This was mostly a cash deposit (90% cash and 10% in checks)

I would like some answers immediately and don't try to tell me that it takes a few days to post, that is ridiculous, withdrawals at the same branch posted immediately

I had $300 turn up missing from my checking acct. When I called W. Fargo they said that someone had charged my Check Card . They told me I would have to file a theft report, which I did, and they said the $300 would be returned. About 30 days later W Fargo took the 300 back and told me they thought I was lying! I filed an appeal and they gave me back the 300, again, a second time! About 2 months later I received a letter which said that they had decided in my favor and I would be able to keep the money. 15 days later 400 disappeared out of my account ! I am going to get another bank next month. I swear that this is a true story. I am 60 yrs old on a military disability retirement . I saw the above letters about Fargo and I wanted you all who read this to know my story.

I agree...contact the OCC. Wells Fargo is the worst bank I have ever banked at. The literally allowed fraud on my account. When I reported my card lost/stollen they never cancelled it, it was a business account so it took me several months to realize the card was still being charged. When I called to report it they saif it was my fault for not realizing it sooner. I cancelled the card...isn't that enough? BAD COMPANY... they steal they cheat and if someone steals your money they do not protect it.

Wells Fargo unethical practices

During the past year and a half; Wells Fargo Home Mortgage have been charging for services they've instituted through a private company that they've said visits our property each month to check and review whether ot not we are still living at our residence. The amount which is added to our monthly payment is an extra $40.00 added to our mortgage payment. We do not know who this company is or why Wells Fargo has added this amount to our mortgage payment. We feel threatened and do not know where to turn or who may be able to help us or stop these unethical practices that Wells Fargo Home Mortgage is allowed to do.

Titanium Solutions is a company comprised of five exiled Vice Presidents & General Managers of Wells Fargo, Bank of America/Chase/JP Morgan, Wachovia Mortgage and Lending Tree. It is strictly out of politics that Titanium Solutions exists, pressing colleagues of former employment to keep them in the loop of profitability and is at the expense of borrowers, those applying for home loan modifications.
After submitting all documentation to your lender for a home loan modification, your lender sends Titanium Solutions to your home, threatening if you do not sign your home over to Titanium Solutions, your home will foreclose immediately.
When Titanium Solutions, Wells Fargo Financial contacted us, we were given instructions not to contact an attorney and not to communicate any further with our lender, if we wanted to have our home loan modified. Titanium Solutions then came to our home & threatened, if we do not sign our home over to Titanium Solutions our home will foreclose immediately.
Titanium Solutions states on their website that they only recruit licensed realtors and this is not true. Realtors presumably licensed & desperate to obtain listings, will sign on with Titanium Solutions and pay their online course for $150 to get referrals of borrowers attempting to modify their home loans. Titanium Solutions then sends a rep to contact the borrower with instructions to the homeowners, to sign their home over to Titanium Solutions with the threat that if this is not done right then; the borrowers home will foreclose immediately. If you do not do this, the rep will take a snap shot of the front of your home that Titanium Solutions pays $25 to the rep to do and $50 if the rep can bluff their way into your home to take interior photo's of your home and $100 to the rep if the homeowner signs an agreement surrendering titile of their home to Titanium Solutions, making you no longer the homeowner. All of this is at the expense of the homeowner/borrower/modification applicant, tacked onto the loan amount.
After we qualified for our home loan modification and fought off Titanium Solutions, we received several calls from Wachovia Mortgage/Wells Fargo newly formed "Liquidation Dept." (our caller ID also showed: World Savings) instructing that we send $100K to our lender for them to proceed with our home loan modification. Going to Mike Heid's Office, co-president of Wells Fargo, this was of course denied of any such doing on their part. Even though we recorded the phone calls, dates, times and the names of the individual/s making the demand.

This is not part of President Obama's Home Recovery Act, to help homeowners keep their homes.

While it is not permitted for the lender to post a "sale date" on the borrowers home while applying for a home loan modification, our lender did post a "sale date" to foreclose. They "postponed" the "sale date" when we brought this to their attention and found that they had us continually re-apply for our home loan modification first with HAMP, then their in-house MAP1 and more recently MAP2 each with different specifications. As we were continually put off, we asked why and never were told. This is while the lender continued to add late fees & attorney fees to our loan that now precludes us from obtaining a home loan modification as our principal balance is now higher than what our home is worth. Questioning the "attorney fees" our lender said those fees accrue from the reconveyance company. Inquiring with the reconveyance company, they have no attorneys and do not tack on additional amounts of the loans as they are only the process servers.
It is safe to surmise that federally funded lenders have their own agenda separate from making home loan modifications and that equate to their making windfall profits at the expense of borrowers. It is fortunately, President Obama is now aware of this and has stopped incentives for these lenders; making an effort to control unscrupulous loans not intended to help homeowners keep their homes.
Suggested is to go to a membership owned lender such as a credit union, where you will not find they are far more ethical and not federally funded. Those few that obtain home loan modifications are required to agree to automatic monthly mortgage payment withdrawals from borrowers' checking accounts and then a balloon payment. Bank of America is notorious for arbitrarily stripping its borrowers checking accounts and asking questions later.

Wells Fargo bad customer service / failed to close loan on time

In early June 2010, my husband and I were pre-approved through Wells Fargo for a home loan and we contracted with a builder to build a house for us in Texas, where we are relocating due to a job promotion/transfer. Mid June, we sent the info that our mortgage consultant, Beau Taylor, requested. Beau tended to be very hard to reach. One email stated that his girlfriend's grandfather was in the hospital and that his assistant might be contacting us, but she never did and we couldn't reach her at the number Beau gave us. Toward the end of July, we were asked to submit another series of information to our lender, which we did. The loan was set to close Aug. 20, our family was set to move from Oregon to Texas the week before. In early August, my husband started trying to contact our mortgage consultant so that we could better coordinate our move. He emailed, left messages, even went to a branch to try to get ahold of someone. Even the employees at the branch were unable to reach anyone at his particular office. Red flags started going up. We didn't hear from him until Aug. 11, when he replied that he was waiting to hear from underwriting and that there was a bit of a 'cluster' (whatever that means). We were relieved to hear back and that the loan was in underwriting. But then we didn't hear from him again until Aug. 19 (the day BEFORE we were supposed to close) that he needed several more items and that some of what we submitted in July needed to be resubmitted. It is now August 31 and they continue to string us along and tell us it 'might' happen at the end of the week 'if' underwriting doesn't need anything else. They offered us a month's mortgage payment to our favorite charity and $1000 off closing costs, but they have been so hard to get ahold of and impossible to get a straight answer out of, that my husband has decided to go with our realtor's independent mortgage guy, who says he can get us 1/2 percent lower interest rate and lower fees, and close in 7 days! We will NEVER use Wels Fargo for a mortgage again!

I completely agree. Wells Fargo home mortgage is the worst company I have ever worked with. I am a realtor in CT and one of my clients used them. We dealt with a guy by the name of Roberto Carleo. Worst loan officer I have every worked with. He could care less about the closing the loan, never returned calls and when I would call him more than once a day to get an update he would send me an email saying stop calling me. HORRIBLE. Don't ever use this company especially this guy!

Wells Fargo deceptive company/scammers

In 2009 I saw we were going to have some difficulty paying the mortgage so I called wells fargo to ask for "help". We had always been current. I had lost pay for 2 weeks so me, "doing the right thing" thought I would "reach out" for help. Yeah right! First the idiots told me I may qualify for a modificiation and I was said I was interested in the hamp; they told me they were not doing that yet but would work with me. I had heard about obama's plan earlier and thought everyone was doing it then. So I put together all of my paperwork, faxed it in as they asked and they had said that I could hold off on payments while they reviewed my file; it would take 30-45 days. So we waited and I called in every 2 days to check the progress. They always told me the same thing... It's being reviewed. Then one day I called in and they told me that my file was "inactive" because it was not currently dated! No one called me and told me this! So here we go again! I submitted new paperwork and waited and waited again... Then we received a notice from an attorney pierce & associates that we had to pay up $9, 000.00 or we were going into foreclosure and not to deal with wells fargo anymore. I was floored! So we took a hardship withdrawal out of my husband's 401k and had the funds directly sent overnight to them.In the process of this happening (It was a weekend) that next day on a saturday we were served with foreclosure documents at home. My husband told the guy to "get the & ^&^ & out of here!" I then called wells fargo on monday and they said they received the funds. I told them I wanted it in writing that they received the funds, and our loan was current now. I also stated that I still wanted a loan mod. I wanted to go for the hamp. Now they were doing it the cust. Rep. Said and we qualified. Lo and behold I was happy and thought "now we are getting somewhere! I received the modification paperwork and we looked at it and sent it back and were on the program for the 3 month trial period; all was well and then the next month I wanted to know why we didn't get the new permanent mod. Papers; they told me to wait that they should be coming fedex. Well they never came! I called a few days later and they told me the investor does not participate in the program and we were turned down! Again, I could not believe my ears! So here we are at square one! They are saying we owe 12, 000.00 in "back payments" which are, even though we were in a modification plan with them, we still owe the difference between what the "real" payment would have been and what the modified one is and then all the fees, late fees, attorney fees, etc. ! We submitted our paperwork via fax again and now are waiting for a response. I called yesterday for a status and this idiot told me that we had to be prequalified before the papers will be submitted to the underwriter people; what? I already prequalified! I told her! That's why we faxed over the papers last week. Then I tried to go over where that 12, 000.00 is coming from and she didn't know what she was talking about so all we did was go round and round in circles. We had gone through bankruptcy last year and was discharged from all debts. We could easily walk away from this house and that would be it. We want to do the right thing however and don't want to have to move because that's a pain in itself. We are stuck and god only knows our outcome. So we sit and wait...
I am writing my story to the president mr. Mark c. Oman who is now ceo as well of the mortgage co. And who is the "leading originator and servicer of residential mortgages, servicing one in every seven mortgage loans in the u. S. And leads the integration of wachovia's mortgages as well (They merged earlier this year).

I am in the same boat. My husband has small cell lung cancer and is on permanet disablity, which is less than $1500. a month. Our mortgage was $672. a month. I asked for a loan modification in May of this year. I too checked frequently to be told it was being processed. In August, I get a phone call saying "Why have you not made a payment towards the temporary forebearance agreement"?. I said "what agreement". It seems that in June we were granted a temp. forebearance agreement, but the paperwork was not sent out. We recieved paperwork on August 12th. I made the first payment at the new amount (or what I thought was the first payment) on September 3, when the social security disability hits bank. On September 9th we get a call saying you owe $2687.79. If it is not paid by October 5, they will start foreclosure. I said what about the temp. forebearance? She said oh, you defaulted by not paying June, July and August. I said how can I pay something when I didn't know about it until August 9th? She said resubmit paperwork as it is out of date now. I did that on September 9th. From what I have read, this is going to be an on going fight. Her last comment was cut back on expenses, when we had just gone over the fact that we can't pay our utilities and mortgage. What would I cut back? She said well, just try. We get food stamps, have an autistic adult child, and custody of two young grand children. Of course we get not a dime from either parent. When we do get some child support, the state of Texas gets their cut first because we get a whopping $128.00 a month in TANF What a mess. If anyone can tell me anything good about this situation with Wells Fargo, feel free. My email is kittykatkay62@yahoo.com God Bless all of us.

Wells Fargo insurance

Received a letter in the mail on 8/30/10 telling me that I have to prove I have car insurance or they would buy Collateral Protection Insurance. They give you a website of www.ihaveinsurance that does not work. I showed Wells Fargo my insurance when I got my loan. So, I am going to call USAA and have them call so there is a record. What kind of company is this? Well Fargo needs to be investigated for shady practices.

Listen - after several unfortunate years of dealing with these crooks, I have to say that you are one of the lucky ones. They have for years attached insurance to my loan when I had repeatedly sent proof of insurance to Balboa and Wells Fargo Auto Finance. They insist I don't have insurance, have zeroed out multiple payments that I have made and went as far as illegally reposessing the car. Not to mention attaching a number of late fees when the loan has been paid on time for over four years. Luckily, the car is now totaled so INSURANCE is paying off the loan and they are out of my life. This doesn't mean that there isn't action that can be taken via their corporate offices. Someone needs to alert the higher ups what the varoius collectors are doing because they get brownie points for collecting obscene fees and attaching this Balboa to loans even when proper insurance exists. They're in bed with Balboa and the US Government and have an obligation to continue to be theives. This will stop once they have to truly compete in a free market but in the meantime, several class action suits have been launched.

Wells Fargo fraudulent charges

After nine years with Wachovia Bank, I have had about four separate incidents where an unknown company withdrew money from my checking account. I contacted the Card Services/Fraud Department and I reported that I did not know anything about this company and did not authorize the debit from my account. They would refund my money, but after the fourth incident the csr in card services threatened me that my account would probably be closed because I reported this fraudulent activity. Yes, it happened, I was contacted by a nasty member of the Wachovia "Fraud " team and told me that she had closed my account and she would re-open the account briefly for me to get my money out or I would lose it. This very pleasant team member is Kimberly Roach and boy is she a "JOY" to converse with. She informed me that since 2004 that my account has been compromised four times and therefore it would be closed. People, these incidents were never over $50 and I was totally shocked. Since then, I have learned that WACHOVIA BANK is a very fraudulent company and will do anything to overcharge you in overdraft fees, even withholding your direct deposits to throw a few overdrafts in to make some money. This is robbery and
I will tell everyone I meet how they operate. The more I think about this, I think the "unknown" company was a division of Wachovia. PEOPLE BEWARE!

To Whom It May Concern:<

We respectfully request the opportunity to do a Deed in lieu of foreclosure on our property due to hardship suffered from job loss on April 10, 2009. We notified you on April 10, 2009 lost her job and that we would be able to make our payment for. In October 2009 we placed the residence located at 923 SW 98th St., Gainesville, Fl 32607 up for sale, hoping to accomplish a short sale in order to salvage whatever we can of this situation, our credit and a 10 year relationship with Wells Fargo. However, given recent market and economic conditions, the house had at this point received no offers.
My wife was notified on March 27, 2009 that her job was being eliminated effective April 10, 2009. We called Wells Fargo immediately to see about the Making Home Affordable re-modification/ refinance as our loan is Fanny Mae backed and we were losing one full. They told us we qualified for re-modification, that we would go right to However, when I called in to get clarification on a few things to complete the paperwork on time, we were told that Wells Fargo recalculated some numbers and we no longer qualified for re-modification anymore but could attempt refinancing. That blew 5 months for nothing and it was getting harder to make the payments. So in mid-end of August we began the refinancing process only to hit several bumps. The first was that our debt to income ratio was 6% higher, so we had to crunch some numbers, figure in any extraneous funds to get it into underwriting. This was a given since we are now down one income. Underwriting passed it on to a second underwriter because it was tricky. Finally we moved on in the process until the FEMA map showed us in a flood zone.
We debated it because we bought the house in March of 2006. At that time we were not in a flood zone and have not carried flood insurance for the 3 years we have owned this property. However, the maps were rezoned in June 2006. We were never notified by the county or by our homeowners insurance company. We could not afford an elevation survey to determine where in the premium spectrum we would fall. Allstate told us that our monthly insurance premiums would be anywhere from $200.00 to $400.00 additionally per month So now our mortgage payment was going up not down, defeating the entire purpose.
Then, Wells Fargo came back saying: 1) to continue the process of refinancing, we had to purchase flood insurance for 1 year in advance and show proof. The insurance will be $1599-$4000 annually. Which means instead of now saving $160.00 a month on our mortgage payments by refinancing that our payment will now increase anywhere from $200 - $400 monthly. How can we pay that much when we can't make our current payments now? 2) Now that Wells Fargo has been notified of the map changes regarding flood zones, we received a letter saying Wells Fargo wants flood insurance on our current mortgage giving 45 days to obtain it. So we are realized we were done. We have tried in very good faith to make this work. We called our lender as soon as we the suffered a job loss. We maintained weekly contact with them for 5 months only to learn that re-modification was no longer on the table but refinance was an option. We made a healthy attempt at refinancing until our payments were going up, not down. We struggled to make our payments on time and remain current from the date of job loss until the due date of the second mortgage payment on September, 15, 2009, for six months. In October, we moved out placing the property on the market opting for a short sale. It saddened and devastated us to have to lost our home but being the responsible homeowners we have been for more than 8 years with Wells Fargo both here and in Dallas, TX we did everything we could to salvage whatever we can and get as much money to pay off as much of our debts with Wells Fargo as possible. These two mortgages do not have PPI. However, the short sale did not come to fruition initially. We have lost our credit which in March 2009 was in the high 700s to almost 800 for both my wife and me. My wife's father died of Cancer Thanksgiving Day 2009 and my Mother -in-law came to live with us in January 2010. In February 2010 the house went into Foreclosure officially, . In march 2010 we were contacted by Scott R. Lin, Esquire
Florida Default Law Group, P.L. 9119 Corporate Lake Drive, Suite 300, Tampa, Florida [protected]
Because on March 23, 2010 I wrote to him and the Alachua County 8th Circuit Court requesting Deed in Lieu because my wife was was still unemployed when Yet, Wells Fargo said they has no idea who he or his firm was nor that we had requested a Deed in Lieu.
Here it is March 2010 and my wife is still unemployed collecting unemployment compensation. Please just accept the property in exchange for any debts owed. There is nothing more we can do short of filing bankruptcy. If we have to, we will fill bankruptcy but there is enough damage to our credit histories as it stands right now. All this because of a job loss and a mortgage company who did not act fast enough, seriously enough or care enough about us. We did the right thing from the moment of job loss and while in the end, Wells Fargo feels let down, so do we. Our lengthy relationship, excellent payment history and reliability meant nothing when we needed help the most in order to maintain our monthly payments and continue to be reliable customers. In April there will cease to be any home owners insurance covering the premises through Allstate. We are no longer responsible for property taxes. If you decide to pursue foreclosure please furnish us with a paper copy of the deed held by Wells Fargo. No deed was ever provided. The Deed in Lieu was Denied.
Damage Resulting : Then in April 2010, foreclosure continued. We also had a buyer for the property which was listed for "Short Sale" at this sale time, however while the buyer provided a" Letter of Pre-Qualification", they were applying for a mortgage with Wells Fargo. During the 30-60 day period of negotiations, Wells Fargo did not "Suspend"" the foreclosure process, it continued. In May 2010, we were notified that Wells Fargo DENIED the prospective buyer a mortgaged so the prospective sale fell through. On August 2, 2010, we received notification that the property would be placed up for PUBLIC AUCTION on August 27, 2010 at 10 by Wells Fargo. On Thursday, August 20th our Realtor Mariella Varella and myself contacted Wells Fargo and re faxed all currently dated paperwork because we had two current offers on the property. We were told a HOLD ON THE CURRENT AUCTION WOULD BE PLACED ON THE PROPERTY. On Thursday, 8/26/10 we were signing on offer for $125, 000 CASH from a BUYER (50% of the current mortgage value) and the legal representative from the mitigation department of Wells Fargo had assured our Realtor that t|THAT THE AUCTION WOULD NOT TAKE PLACE at 10 am the next morning because a reasonable cash offer was on the table. Then on Friday, 8/27/10 the seller called Wells Fargo to find out how the offer was going when he was told that "We're sorry, that property was sold at auction at 10 am this morning." We have done everything within our power to try to work with this mortgage company and they have sabotaged us at every turn. Lost paperwork, paperwork never received, authorizations never received, listings missing, That house was listed on the market since October 1st 2009. Now we are going to have to declare bankruptcy. I lost my job March 2009. We called Wells Fargo the day I lost my job to alert them to the situation like good customers do. I am still unemployed, my father died on Thanksgiving Day 2009 of Cancer, my mother has since moved in with me and I have
lost every thing, every thing. They have done nothing, nothing to help us and we were customers of there for over 10 years who were in excellent standing. All they did was delay, and waste precious time, time we did not have. They should not be allowed to get away with this We started out trying to do payment reduction then 5 months later were told "oh no we made a mistake, you don't qualify for that, try applying for mortgage re-modification, " It be came one big giant game until we were out of money. All the while my father was dying and I was losing my house! From reduced monthly payments to mortgage re-modification to trying for deed in lieu to short sale until there was nothing left but we never, never walked away. In fact, Wells Fargo Walked away from two short sale opportunities, one of them a cash option worth $125, 000 dollars. There has to be someone somewhere who can do something about this.

My father purchased a home in 2010, a mother/daughter home so they had a place to go to when they came up from Fla. The mortgage was & still is with Wells Fargo. Unfortunately my father very unexpectedly passed away in 2012 and my mother, who was diagnosed with Alzheimer's/Dementia, came to live in the home my father purchased and we have been living at and paying the mortgage from day 1. We were told to go through the assumption department to assume the mortgage which Wells Fargo said it wouldn't be a problem since it's nothing like going through the purchasing process. We were then told, after being switched to a new loan assumption person TWICE, that even though my husband makes 6 digits a year and the only credit we had, and I repeat HAD, was our oldest sons school loan, "WE DID NOT HAVE ENOUGH CREDIT BUT THE CREDIT SCORE IS REALLY GREAT" that we needed to get 1 or 2 credit cards, make the payment on them for 6 months to a year then reapply again, we did... and got told "we have to much credit out now". We've done everything we could to try & have the home we have been paying for, even with the monthly payment going up every year since my father passed, my mom who needed 24/7 care, myself being disabled but not collecting any money, not receiving a penny from my sister who was taking care of my mothers expenses, and she passed here at home, with us. Wells Fargo also told us that since it's an FHA loan, that makes it easier, and the fair market value of the home now is almost $30, 000 less than what's owed on mortgage. Stuck between a rock & a hard place. We've put a new heater & a new central air condenser in along with a completely redone with everything new bathroom, so it's not like we're just sitting around. Wells Fargo is just a lousy bank & even worse mortgage company. We were told to just walk away, but I can't do that knowing it would not only tarnish his name even though he's passed away, but they would also come after us for the amount owed after it was sold and also go after my parents estate even though my name isn't even mentioned in their wills & neither is this home, my father meant to but didn't change the will and passed away unexpected. If someone can help with advice PLEASE LET ME KNOW.

I am currently being foreclosed on by Wells Fargo Home Mortgage. My husband died unexpectly and they went right to my jugular! I have my Congressman, Trey Gowdy assisting me in getting an investigation started in their unreasonable demands and under handed ways. I was asked to provide Wells Fargo Home Mortgage with a deed in my name withing 7 days. My late husbands estate is still in Probate. I did get the deed transferred and sent the paperwork I received from the county, notorized of course along with a page where it showed me as owner of the property.
After waiting more than 6 weeks for them to approve my paperwork as I was told they were "behind", I contacted the CFPB with my complaints which are many against Wells Fargo Home Mortgage. I recevied a letter from a Senior Vice President stating that they would have an answer to my complaint within 7 days. I heard nothing. I contacted the CFPB and was informed that Wells Fargo had asked for an additional 60 days to reply. I was mailed formal foreclosure papers and received them a few days ago. They can't answer my complaints but yet they pulled the trigger to foreclose? Seems strange. I have been charged large fees, had payments returned and can't get any answers. Be careful! This bank likes to string you along while the fees add up. I guess they are waiting until Christmas to give me a sale date on my property. I am living a nightmare.

What a horrible experience! I am not quite ready to write my story, yet, but I expect an official notice of foreclosure any day now. Wells Fargo is, indeed, guilty of unethical, fraudulent and nefarious business practices. I am in touch with an attorney who is a specialist in this area of law. I will be sending her some preliminary info, today, 04/29/2012.
Thank you for telling your story. It is sad and frightening to realize there are precious few corporations who are not out to sc__w us, so they can continue to buy our (?) government.

Wells Fargo delays

Late June we started to refinance our home mortgage with WF and our "home mortgage Consultant" Beth Patterson has been difficult to deal with to say the least. Usually will not return calls, doesn't know answer's and now our lock is past, but should be good for us as the rate went down. But I can't get her to return our calls. Because they are not helping us, is there any recourse for us to get our appraisal fee back from WF due to their negligence? We had paid $400.00 for it but I think we will be better off going thru a mortgage broker who has said it would be done in 30 days.

On April 21st and May 9th I posted comments on this site regarding problems with Wells Fargo. Since then I have written a number of letters to Wells Fargo and the Comptroller of the Currency and spoke with several, higher-level people with Wells Fargo. I have the names and addresses of the bank vice presidents if anyone wants to write letters. Wells Fargo's bank president is John G. Stumpf. His work address is: Wells Fargo Corporate Offices, 420 Montgomery St., San Francisco, CA 94104. His home address is 1090 Chestnut Ave., Apt.12, San Francisco, CA [protected].

For Wells Fargo it all comes down to taking your money and not honoring the interest rate that they promised. They refuse to refinance my mortgage that is already with them and they will not give me a refund of the $609 they took from me. Michael Salmon and Michael Dullea received their commisions as well as the title company and appraiser. Believe me, these people are liars and cheats and will wear you down. Wells Fargo does not have to answer to anyone. The Comptroller is a total joke and will just refer you back to the bank to resolve the issues. I am continuing to fight and may have a large number warning posters printed up and put on cars in their parking lot. For me, it's now a matter of principal, not money.

Have a similar situation with a 203K loan. I echo your sentiments. Poor communication, either incompetent or worse, unscrupulous. Have fronted 900+ and will leave it unless they close this quickly and immediately. My only consolation is that after nearly four months they've put that many man-hours into something that won't come to fruition

Wells Fargo bill pay

Wells fargo has gone down hill. I've been a customer for 19 years and i'm fed up! Run as fast as you can from this bank! Do not open an account.

1. I used their "bill pay" to transfer $3, 000 to another checking account in another bank. I was told bill pay can be used for this, and I did it once before and it worked fine. This time, it didn't work. The money left my account, and never arrived at the other bank. No transfer and the money is gone from my account. They aren't looking into it immediately, or even after 24 hours. They're giving themselves up to 10 business days to resolve it! Meanwhile, i'm out the money and am bouncing checks.

2. Their customer service is horrid. Arrogant and smug. No help at all. Many menus and eventually you get a low level person who sends you to the next higher low level person. You never get to talk to the upper management even if there is a crisis. They treat all problems without urgency or care.

3. I went into a branch. The employees there (Hired under "affirmative action") were yucking it up in the back office. Then, they yucked it up at the teller window and insulted a customer. And the joker-teller handling the drive up window was openly complaining about his customers, and at the same time singing out loud. Sooooooo unprofessional.

4. Another branch had mostly somalians working whom couldn't speak clear english.

Run as fast as you can from this bank!

I used bill pay to pay my health insurance. To my surprise 45 days later I received a letter of termination from my insurance due to non payment. I have a serious disability and have COBRA. It's crucial I keep my insurance current. I was also in need of medical attention. When I looked at my statement I noticed Wells Fargo deducted the payment from account even thought the check was never cashed. I have emailed them and called them for 3 days now. I had to send my insurance company another check as well. Wells Fargo will not credit me back the money even though the check was never cashed. Now I am out that and the payment I just sent and this months payment. In other words, Wells Fargo stole money from me. I told them to stop payment and credit me the money. My insurance company said they never received the check. They say it's a process. I will be switching banks. I just changed to this bank a month ago. Wells Fargo is horrible and thieves!

If you get your money back, close the account and move towards a credit union :) their bank accounts have less fees and won't mess about.

Wells Fargo refinancing nightmare

My mother and I have a Wells Fargo mortgage on a house we bought over 4 years ago. Since all of our bank accounts have been at Wells Fargo for almost 10 years, as well as having excellent credit and sufficient income, we had no problem securing a mortgage back then. I decided it would be prudent to refinance when rates plummeted earlier this year. So, I initiated the process in February with the same person we used before. That's when the nightmare began. After paying them a $500 application fee, they kept asking for the same documents (tax returns, proof of passive income, utility bills, etc.) on a near monthly basis. Sometimes they'd ask for a new document or two and have another excuse for the delay. Rate locks came and went. After six months of being jerked around and driven crazy, I put an end to it. Wells Fargo isn't interested in lending -- only looking busy and trying to give the appearance of being a lender. I can't imagine how I'd feel if we'd really needed to refinance. The following is the final email exchange with Wells Fargo.

Subject: Your loan
Date: July 21, 2010 10:27:45 AM PDT

Ramona, I know this loan has been conditioned to death. I just received the newest condition list. Please let me know how you want to proceed.

The following are conditions:
Need asset verifications. Bank statements all pages.
Most recent one month paystub for Ramona.
2008 & 2009 tax return for Yun all pages. We cannot get any response from the CPA at all.
Need the pension letter for Yun. I have the SSI but not the pension one.

These are the remaining conditions. Please let me know as soon as possible if you want to proceed. I know this process has been so long. I am so sorry I don't control what the underwriters keep asking for.

Dear Sheryl,

Wells Fargo has demonstrated that it is obviously not interested in offering us a refinance. Like a broken record, I'll say if this loan hadn't taken so long, we wouldn't have had to keep submitting the same documentation, although occasionally there'd be a new roadblock thrown in just to liven things up. To throw even more gas on the fire, yesterday I got a sales call from Donna Dalton of WFHM offering a 30yr, no closing cost loan @ 4.875.

Unfortunately I can see now that this process will never end. While I thought I was beyond frustrated before, this last request is truly the nail in the coffin. So Wells Fargo, you win. We give up. Here's how I want to proceed: my mother and I hereby cancel this refinance application and will be on the lookout for opportunities to sever ties with your bank. On the bright side, I'm glad Wells Fargo's arrogance and disgust at helping customers has been revealed to me. This was no way to treat your customers (who are also essentially investors).

I'm sorry it didn't work out. I know it isn't yours or My's fault at all. If by some miracle the application fee can be refunded, please credit the WF PMA account we have.

Sincerely,
Yun Moi & Ramona Okamoto

I knew that would be your reaction and I am so sorry, truly. I have tried to get this one done without having any thing more needed but I can't beat the system in place. I will have the money refunded back to the credit card we processed it with less the credit report fees we have been charged. Again I am sorry. This is not how I want the company I work for perceived. It is very disappointing. Thank you Ramona!

Hey there I'm experiencing the same problem. I decided to refinance my mortgage with Wells Fargo in August 2010 and it is now April 2011 and I'm still stuck with their craps. It is a nightmare, they kept offering an agreement for a loan then at the end they say they can't do this type of loan and offer us something else. This trick keeps repeating. I'm still not giving up because they are fooling with me and trying to keep jack up the rates. I also gave them $500 and the manager is now offering a full refund. I'm looking to suit them. So you canceled your loan? You may contact me at i4hana@yahoo if you like. I know how you feel because I'm in the same situation. It is ridiculous !

Wells Fargo wife given statements of husbands personal account

My wife and I were legally separated. She walks into a Wells Fargo branch give her drivers license, and asks for the last 2 years of statements of my personal account. They immediately start printing them out for her. We have a a joint checking, a joint savings, a couple of credit cards, along with a second on our house. But my personal
Checking is authorized by me and me only. Yet they gladly hand them over without seeing who is authorized on the account. She then uses them in divorce court and submits them to the judge. Wells Fargo was never supeonaed. Do I have grounds for a law suit?

We purchased a car with WELL FARGO in 2017 and have had no problem until about a month ago. They are claiming to have not received a payment from us but we had a bank statement that saids WELL FARGO clear as day. The also added there insurance on our payment because we twitched and they claim they never received verification. My husband has been hung up on and every time I call and speak with someone they can not do anything for me. What can I do?

Last year my husband decided to purchase a new car. Wells Fargo offered us the best rate with the least amount of hoops to jump through due to "state of the economy". So, it was a done deal. Here it is 8 months later, never late on a payment until last week when my husband forgot to make the payment. When he did make the payment, it was two days after the due date. No problem so we thought! Well by the 3rd day, they were calling my husband and I, what seem to be none stop, for the next 2 days "where is our payment?". My husband explained that he had made the payment online 2 days after due date gave the woman the confirmation number. Again we thought, "wow, don't be late anymore and what happened to "grace periods"?"! The following day, they began calling again asking "where is our payment?". Again my husband gave the confirmation number in a unusally calm manner. Next, he began arguing with the woman. Ten seconds later, he put her on speaker phone. She was verbally abusing my husband, who later explained he started aguing when she began saying we didn't make our payments, we were lying in an abusive tone. Twently minutes later my husband was continuing to ask for a supervisor. The woman stated "You have no reason to speak with a supervisor. You should pay your bills and they wouldn't need to call". Never I have endured such abusive behavior from a business perspective. I am ashamed to have given 3 years of my professional banking career to these people. Amazing how people change in just 10 years.

We have to stop this banking madness!

We have a mortgage through Wells Fargo for our rental home. I started receiving phone calls on the 3rd of the month stating this was an attempt to collect a debt. In our contract it states you have till the 15th to make payment. I always pay before that date. Sometimes we do not have the money right away so we have choice but to wait a week to make payments. Now this company will start calling on the 3rd and will call daily if not a few times a day untill you answer the phone. I am tired of these harassing phone calls. I wish they would stop this!

I was making payments on the car. I was trying to keep up payments and get caught up on them. I was about to pay everything down and be fully caught up when they sent me a letter about suing me for "$258.66" They then came and repossessed the car over this trivial amount, and demanded payment in full of the entire loan to get it back, a total somewhere around $4200. Their representatives called both me and my mother a liar and told me on the phone that I "apparently was not worthy of having the car." I have lodged formal complaints within the company it's self as well. But I am still unable to get my car over this, and am probably going to have to file bankruptcy over something this trivial.

I would document all phone transactions. I would not stop maintaining a complaint with customer service or collections. I would ask for an audit. I would call their Tracking insurance co Balboa for an audit as well. If you had your own insurance on the car and the insurance co did not list well fargo as the lien holder. Have them notify Balboa insurance of the insurance and adjust well fargo as the lien holder. They probably already placed a collateral protective insurance premium on you. This will increase your monthly payment. You have the right to have the adjustment amount question. Certainly if your paying private insurance too. Thy are real aggressive with phone calls. Try not to hide from the phone calls demand your rights under fair credit law . Take your documents to your State senator office, lodge a complaint. You have a battle on your hands, more people object the better the chances.

Wells Fargo delaying the mortgage and charging extension fees

I am currently in the middle of obtaining a home mortgage through Wells Fargo. I had signed and lockedthe mortgage rate on June 28th and was told that the closing date should be on or before July 15th. Today is August 23rd and I have not yet closed on the house. My rate expired on August 13 and was told that I had to extend the rate. I refused to do it and requested to for a new loan to be processed and was told that I have to wait 100 days before applying for a new loan. They finally said that they would split the extension with me since the rate was to be extended for two more weeks. Here I am on the second week and it does not look like I will close with the second extension. All sorts of excuses are given. The loan officer wants me to do the leg work of calling the processing department and pushing them to push the deal. I am sick of this. I cannot even pull out of the deal at this point, if I do I will lose my closing costs. Does anyone else have this problem with Wells Fargo? I will never ever recommend Wells Fargo to anyone. This is a nightmare that I am going through with them. Is there a class action against them to recoupe the fees that I am paying for the extension and other fees involved. Please advise. Thank you, Celine [protected].

I am a first time home buyer and Wells Fargo has made it the worst experience ever! Ever! I opened escrow 3 months ago and WF has made every mistake possible. They take no responsibility and couldn't care less. I have done all the leg work and have been fighting every day to keep this deal together. I might lose my dream of being a homeowner next week Friday and WF won't even get back to me.
My rate lock expired in August and they suggested to "put it to float" which of course comes with a fee but seemed like the right choice since an extension sounded expensive. The fees they charge are ridiculous since it is not the Consumers fault the prcoess takes so long. Something really needs to be done about this.
Where do consumers go with these types of problems without having to spend more money by going to an attorney?

Celine, sorry to say I only have worse news for you. After applying for a refinance with Wells Fargo in February, I finally pulled the plug on it earlier this month (August). This is for a house my mother and I own. All WF did was offer frustration, excuses and delays once they got their application fee. After the umpteenth time of asking for the same tax returns, utility bills, proof of passive income, etc. I couldn't take it any more. Several rate locks came and went. I distinctly got the feeling WF had no intention whatsoever of ever processing our refinance. I'm not sure why they have a need to jerk people around like this. We have excellent credit and have never been late in four years with our current WF mortgage. I'm still so angry about what happened that I've told them I plan on exploring other options for this mortgage and all of our bank accounts.

BTW, I initiated a refinance on my own home with Bank of America in December and it closed the end of January (1.5 months), so I was not expecting Wells Fargo to be so utterly balky and incompetent.
