Wells Fargo poor customer service

i was dealing with Well fargo mortage consultant of knoxville TN, for refinancing of my home for over 3 months awaiting anxiously and providing all necessary information to get my loan approved, last month i received letter of approval with all the details of my loan, last week i was told that they cannot proceed further and disapproval my loan. Instead of asking more information they just totally denied my loan.
This is terrible, i have wasted three months and suddenly they disapproval my loan after approving it. makes no sense, poor service. I have left several messages to this loan consultant but no reply what so ever..

Mortage rates have gone up recently and i think that's the main reason they don't want to do it at the rate they have offered me earlier.

Wells Fargo continued over charge

I to believe we should have a class action lawsuit filed against ASC/Wells fargo. I have been in a trapped in a mortgage loan with Asc for three years. I have never missed a payment now that I am expeincing hardship Asc has not lifted a finger to help or modify my loan in spite of the law put fouth by Obama. I have been trying to get a modification since February of 2009. They are making a forture of my payments and dont want to let go. My mortgage rate is a 9.1 My payment is $ 3543.26 and only $125.00 is apply to my 460, 000 principal balance. Here it is july I"m sorry to report all my payments are current though my property is upside down despite my income is hanging by a string due to budget cuts no relief in sight. Asc has only offered short sale and months of more payment before they respond to calls for HELP

WELLS FARGO basically told my friends -- tough luck -- do a short sale and good luck! They armstronged people into ARM and now don't give a crap about making them homeless. If you aren't a single parent and still have a job, regardless of your financial situation, you are screwed. The answer is a simple NO to refinancing or any modification -- they got you to pay the interest for years, but no equity and then throw you out to the street. It's the New Wells Fargo American Way! Where are all those American Lawyers who can stand up and help the real middle class that work and try to stay in the picture? Why aren't they coming to the aid of those that are being bullied out of there homes by WELLS FARGO?

i have alot of issues with asc/wells fargo with a loan modification that has been going on for over a year, they put mortage rate at 10.67% then through a modification drop it to 5% but want to add $21, 000.00 interest and pentalties to the end of my loan(which to me is interest on top of interest)plus a large payment. i am trying to find an attorny to file suit against them.

Wells Fargo overdraft fees

Wells Fargo should be investigated by the US government, They are ripping us off.
Here's how they rip people off every day and make millions off of us.

Let's say you go out and use your bank card and make purchases at 15 locations in 2 days. Okay now you having pending charges for 15 purchases. That money has now been set aside for for those 15 purchases. You can no longer touch that money. But the bank can use for what they want.

Here's where they are ripping us all off! If you have a electronic check go through your account, They bump it to the front of the line. They take back that pending money and use it on the check, Then they charge you a bounce charge for all the 15 items that were pending. Instead of charging you for the 1 check they get shady and use that pending money you can't touch. That can add up to $525 in fees. That's a car payment, food, bills...
So how do they get away with taking that money from the Pending charges that you can't use for anything else and use it themselves for something other then what it's already pending for?

So they are making Hundreds of Millions of Dollars off of us and what is our government doing about it? Nothing. And in today's times with money being tight, It sucks to be ripped off by our own banks.
These banks should be forced to pay back all the money they have been stealing for years.

Well my credit union has never done this to me. Let me make it easier for you to understand..

You spent money on 5 items, They take that money and set it a side. You can't touch it. Those are paid. And electronic check goes through a day later. They take back all that money and reuse it on the check.

So tell me how can it be fair that they don't bounce that item, But the take back the other money and clear the check and bounce the rest... I can deal with the one mistake, but when the move it to the front of the line and you end up paying 5 times what it should be, they are robbing us

I never said you shouldn't pay for a mistake, I just want to be clear and how they get away with ripping people off.

Your not getting the point.. that money was already set a side for the pending charges, they shouldn't be allowed to take it back and reuse it so they can cause so many charges. I never said I shouldn't be charged for that 1 item, I'm saying they shouldn't take money back that's being used for already pending charges. And that's how they get you.

Me and my husband are planning to buy Condo/Townhouse in Milpitas. We applied for loan from wellsfargo and put a loan contingency on our house deal. Wellsfargo Gave us loan approval letter and we removed the Loan contingency after verifying from them 2 times via E-mail and 2 times on call. After removal of Loan Contingency
Wellsfargo comes and says the whole Community requires flood insurance for 69, xxx, xxx $. We got a Certificate from City of Milpitas stating the community is not in a Flood Zone. FEMA map says it is not in the flood zone. HOA documents says it is not in Flood Zone
However Wellsfargo has chosen to refuse all these documents.
We are now stuck with our approx 21000$ in Escrow Account and also removed all contingencies .
What bothers me the most is that if this was an issue why did the wellsfargo not do investigation before giving us the LOAN COMMITMENT LETTER. Due to their negligence .I am under such a mental stress . I cannot afford to loose 21000$. Sellers are being un-cooperative with us too.
Wellsfargo is refusing to take any responsibility for this. They do not receive calls and we are being treated so badly.
Can someone please help us. Is there anything we can do.
This is the worst bank and request all my friends to not bother to apply mortgage from here ever.

I usually try to look at the positive and see what good is people. Wellsfargo, however, just made me loose it. THEY SUCK. their customer service is non existent... Save yourself and bank with another institution...

Wells Fargo unauthorized withdrawal

I will agree that the account is overdue, but Wells Fargo took a payment from my checking account without my permission and it set me back about $800.00. I am without any money this week because once my check was deposited in the bank, the overdraft fees ate it all. Then I had to go get money from somewhere else to deposit so funds would be there to cover transactions that were already scheduled to come out. They wouldn't even try to expediate the return so I wouldn't incur anymore overdrafts. I am literally broke this week and there is no food in my house and I will have to borrow money to get to work next week. Wells Fargo is full of it.

wells [censored]o can do that once you hit 30 days past due but they can only do that if you have a checking account with them. they cant from any other bank and if you have a wells fargo credit card with them then they cant do that. so if you do have a credit card attached then you should be able to get your money back because they cant pull it out if you do.

Wells Fargo invasion of privacy

For all the people that have accounts with Wachovia, and you have a credit card debit taken out every month (going to Wachovia) you might want to pay attention to this. I have 3 credit cards that I have done this way. I have it setup to pay a certain amount every month, Wachovia pays them, I don't have to mess with it. THIS is what I want you to PAY ATTENTION TO. I checked out one of my credit cards and there was a problem. I went back to the top of the page and clicked on HISTORICAL statements. Guess what came up? My Wachovia BANK STATEMENT. I was in shock. I could not believe what I was seeing. My credit card company had NO BUSINESS looking at my bank statement. It looked just like the one I pull up any time I want to including whom I have paid and who has paid me. I called Wachovia and they said they had no control over that. I would have to contact the credit card company.
I had never seen a page or site or whatever it's referred to as that my bank statements were on. All around the page were sites you could go into. It looked like they were selling peoples (my) information. I really don't know. I had to look many hours to find that information. Has anyone else seen this? If anyone know's

Wells Fargo overdraft

wells fargo is a over draft excuse bank. if your account is in the negative, they will let a charge go through thuss incurring a additional 35.00 charge. do not bank with them. i will be switching to bank of america.

Here's one for everyone! I was told by a Wells Fargo manager that if you deposit cash on the same day you notice your account is overdrawn, your deposit will be the first entry prior to any other charges for that same day. I looked up my account the next day I deposited $400 to cover about $200 of the online overdraw and what I saw shocked me more than anyone can imagine. Wells Fargo charged me over $350 of non-sufficient funds ($35 x 10) for 10 little items such as Jack in the Box charge of $6, $5 for Pogo game, etc. Wasn't there a law that was just passed that a bank cannot charge $35 NSF for items less than $10 or something like that? $350 bank fee is robbery. No wonder everyone is having it tough and we can no longer afford to live in this Country. Our banks are ripping us off. Maybe we are better off putting our money under mattresses. At least, our money will still be there the next day. I know they'll say if you don't like banking here, go elsewhere! I will...

Wells Fargo wrong car make and model listed on loan

I bought an Isuzu Trooper for my daughter and financed it thought Wells Fargo. Near the first of the '09 I refinanced the vehicle for her financial convenience. This adjustment was with the branch in Cookeville, TN.

During this procedure I asked the manager about financing my Honda which was paid for with a ARM. Because of a disputed account on my Credit Report I requested this process be put on hold until I could complete the removal process. I never contacted Wells Fargo again due to the change since management had changed hands.

The account on the Isuzu has my Honda listed as the financed vehicle ... My Honda cost $16, 000 so it is not included in the single account of $5000 financed on the Isuzu. I am eager to have this corrected. I talked with someone about this problem last month and they avowed to have it corrected by this month. . . It is not and I am not comfortable with making a payment on a loan that is incorrect on many levels. I am confident the late fees will be removed and a correction will made.

Wells Fargo refinance rip off

We called Wells Fargo for a Refinace .Was told right off before we got into anything else that they could lower our bill 40 a month without the closing of [protected] bucks .free
sounded good for paying noting but it would of started our mortgage all over again all them years lost .Was Going from 6.3 to 6.2 .WTF .The cost to us would of been $26, 000 for the $40 a month savings of $2, 400 .I can't belive this is going on after all that is happing in this country from this type of stuff we learn noting. It is why this hard republican looks and say to them dem do what what ever you like to these people .I will not stop you I'm to mad.

Wells Fargo incompetent

Wells Fargo is the worst bank. Depending on who you get on the phone - you get a different answer from every person. My father banked at Wells Fargo for over 20 years and I am named after him - Jr. and the III. They couldn't keep us straight EVER. I was added to his accounts when he got sick so that could handle the estate when he passed. After he passed, Wells Fargo made life as difficult as possible. There was a line of credit associated with the house that they insisted be paid off but the estate was in probate. I arranged to make monthly payments on it and they agreed but then they sent the payments to collections and charged me late fees that were 3x the amount owed (Ex: I had three payments of $68 to pay it off in 1 month and they charged me an $80 late fee for it - AFTER I had arranged to pay it off with one of their customer representatives). I probably spoke to 20 customer reps about the estate and the probate issues and I swear I got a different answer depending on the person I spoke to. They sent a bunch of correspondence which said this was taken care of and closed but then came back 2 mos later and said we owed money on it. They are the worst - I'm never banking with them ever again and I can only advise others to not do so as well. They are completely incompetent.

Wells Fargo lack of customer protection / inappropriate banking practices

On Tuesday June 9, 2009 in the morning I had a call from my daughter asking me if I have withdrawn money from her account. She explained that her checks have been returned by Wells Fargo Bank due to insufficient funds. I assured her that I have not withdrawn any money from her accounts and will call the Bank to find out what is going-on. However, before calling Bank I check my accounts on the website and was shocked to find out all my accounts have been frozen and showing zero balance while I had several thousands of dollars in them. I called Wells Fargo Bank and requested an explanation. They told me this is a court order and there is really nothing they can do. Bank told me that in addition to your accounts all your family accounts with the same last names have also been frozen. I told her, as a courtesy to your PMA and long term customer you should have informed me of the situation and ask for an explanation prior to freezing my accounts. Again, she repeated there is nothing she could do. The only thing she did was giving me name of the plaintiff’s attorney who obtained the court order against my accounts.

I called the plaintiff’s attorney and asked him why I have been sued, telling him that I do not know anything about the case and I am not the person you are looking for. Also mentioned that my social security number does not match with the person who has been sued. He was then convinced, called Wells Fargo Bank and released my accounts.

Sine then, I have called Wells Fargo Bank’s Complain Department, Executive Office and even talked to the Branch Manager and requested a good explanation as why Bank blocked my family and my accounts without even bothering to check the social security number and date of birth prior to taking any actions against a loyal customer. They have given no good explanation or sincere apology since then.

Let me tell you another story. This happened to me several years ago. One day I check my accounts on the Bank website and realized that $10, 000 has been withdrawn from my checking account. When I called the Bank they told me that you have written two $5, 000 checks a few days ago. I requested copies of checks be sent to me. After receiving the checks I realized that neither checks, nor the signatures are mine. Interestingly, I still had those two checks with the numbers in my check book. Money was refunded, but no apology again.

This clearly indicates Wells Fargo lack of attention to details and sufficient customer care. I was lucky did not lost any money but each time I had to prove to the Bank that I am not guilty rather than being assumed innocent. I was also emotionally devastated each time until the issues were resolved.

Well, I will be taking my business somewhere else. Enough is enough. However, I like to take an action against reckless Wells Fargo Bank for emotional damage. Anybody knows where to start? Is there any government organization that can look in to these issues?

Wells Fargo awful company

I was a Credit Manager for Wells Fargo Financial for almost 2 1/2 years, and I cannot believe I stayed that long. In the time I was there, I had gone through 2 managers, 2 DM's, 2 RM's, and maybe 15 other Credit Managers whom which either were fired, quit, or made-to-quit.

I should have known I was stepping into a bad career when within the first 2 months, I had already seen 3 employees quit, one in which started after I begun working, only to leave about a month later.

My first manager was dishonest about everything from money to be made, job satisfaction, and even to the customers. He told me I would be making $60k a year, loving life, enjoying a fun work place. After the fact, my starting salary was $30k, and my bonuses couldn't ever be more than $2500, and that was if you ended up closing 4 or more mortgages, which we all know, in that place, is nearly impossible to do on a consistent basis. Some people did it, but just found out they were fired for manipulation of data and forging signatures!

I was working far more than the 40 hours I was told I would work, and never got paid overtime. I confronted my manager after 2 months and asked about overtime in front of the other employees (they had told me we won't ever be paid OT), and he pulled me in the booth (I'm sure we've all been in there at some point), and screamed at for bringing up that subject with everyone around. And it never got resolved.

A few months later, he was fired because so many employees had resigned and complained about him, only to be replaced by someone with a bigger ego that him.

At first, we all were excited to have someone fresh to the office who would give us some good direction. However, he belittled everyone who was working there, not only in front of the whole office, but outside of work too. We would get harassed for not going out to drink with him after work or the weekends (he just got a DUI a few months ago). My best friend just got laid off there by him, right as he was leaving for vacation. Taking PTO was like pulling teeth. I felt like I could never take a vacation because it was too nerve-racking to hear what his response would be.

Onto the products and loans. I have never seen so many high-rate credit cards in my life, with annual fees on top of that! We were made to sell so many of them, all to people with enough credit card debt to force them into bankruptcy. I felt sick everyday because I would have to sell people things I knew wouldn't benefit them. Granted, some loans were the only thing they would have left, but come on, 4 points on every mortgage sold to customers. And auto loans that would leave these people stuck in their cars they thought they could get rid of. And the rates on the mortgages were outrageous! I would never refi my house will Wells, even if it were the last place I could go.

Now that I have a new job, in a completely different field, I have been so much happier, and everyone can tell. I hope whoever works at Wells never has the experience I had, and the majority of the other people who are still working there too.

You raise a lot of points in your complaint. I will address only one. While all situations are different, you may be entitled to overtime pay if you worked over 40 hours a week. Wells Fargo fraudsters and cheaters

I had refinanced my house with Wells Fargo about 4 years ago. There were red flags that I should have seen when I went through their loan center in Nashville. A 'loan officer' there was always pushing us to go with a 30 year mortgage when we wanted a 15. My husband and I went with them anyway and signed the paperwork for a 15. When interest rates went down, we asked the same 'loan center' about getting a better rate than 8% and that Bank of America could give us 7%. The loan officer said he could do better than that but said he couldn't discuss details over the phone and to come to Nashville. We live about 60 miles away and had to leave work early to make the trip. After a lot of beating around the bush, the 'loan officer' (some young guy fresh out of college) said the best they could do was 10%. Our jaws dropped and we left out of there in quite a huff. Unfortunately, we had credit cards with them, which they decided to raise the interest rate from 12% to 17 %.

Late last year we finally refinanced our house with Bank of America at a rate of 5.5% and they gave us a 12% non-collateralized loan of nearly $50, 000 to pay down some other debts. When we asked Wells Fargo for a non-collateralized loan, they pretty much laughed at us and said we'd never get even $20, 000 from anyone unless we put up our house as collateral. Wells Fargo is full of it and I will never ever use any of their products again.

Wells Fargo wachovia allowed my girlfriend's roommate to clean out her account

my girlfriend got $27, 000 from social security back pay. the money was set up in a checking and savings account. she was issued a bank check card(atm). the pin was sent seperately. my girlfriend's roommate retrieved the pin # from the mail. she never knew it came. when she checked her statements over $7000 was withdrawn from her accounts. my girlfriend immediately called the police and the bank. she changed her pin and was issued a new card. she got the new card and memorized the pin # then two weeks later she changed it. when she received another statement she had $1800 remaining. she called the police and the bank again. the police said thet wachovia was not cooperating with their investigation and they couldn't arrest her roommate. apparently he goes into her wallet while she was sleeping and hit the atm between 1-4am. she wanted to know how he knew the new pin #. he called the bank and said he was her husband and without any id or verification they gave him the new pin #. he stole over $24, 000 and is still walking the streets, because wachovia would not release statements or cooperate with the police department. it should have been an open and shut case, because all atm machines have video cameras. even though the money is fdic insured. she was not received a penny of the money back and it has been well over a year now. this happened in austin texas and her roommate was a fat ### named david reynolds. if the cops don't find you, i will...

Reasons for this rating include:

Its hard to believe that I am the first one to complain about Wachovia to BBB!

Wachovia might listen to you to keep their name clean so if you are having problem with them you should start complaining with BBB

Wells Fargo loan error

Hello my name is rodney miller, I got a 07 van from a dealer in ga and was finance with wells fargo at closing I sign for gap ins. Now that that dealer is out of business wells fargo never paid the gap contract. My van was total out and not they are ask me to pay the 9, 000left I dont think they are doing there customer right I have went to the bbb and they told me to try to file a complaint

Wells Fargo mortgage fraud

I just read from another person complaining about Jonathan Mancuso from Wells Fargo Financial and remember he was the same guy who helped me with my mortgage issue back in 2007. He was helping me because I had fallen behind on my mortgage payments and was very helpful at first. He demanded that I pay at least $5K to get my paper work started He told me that he would send me paper work so I could quickly return it to him as I only had two days to do this - he never sent me the paperwork. I called him up and claimed he sent them through DHL. A week later the paper work arrived and the date on the DHL was dated two days before. A day later I submitted all my information to him and faxed it to his office per his instruction. I called him right after it was all faxed; I did receive a fax confirmation from my machine. Two days later I called him and he claimed he never received it. So again I re-faxed my paper work, it was about 20 pages worth of faxing. I also kept the fax receipt from my machine as proof it was faxed a second time. A week later I called him and he claimed he never received my fax. Each time I talked to him he asked about the $5K and if I still had it. I did, but he never told me where to send it. He never explained to me the process to me - I thought all I need to do is submit my paper work and if my paperwork was approved, then I could submit the $5K. It didn't work that way, apparently.

I faxed the paper work again for the third time and he said he received it. Two weeks later, I had to call Jonathan back to find out the status. He never called me back. I left three messages for him with in two weeks. A month later I finally got a hold of him and asked him what was going on. He said he never got my paper work. I was so angry by this time and asked to speak to his manager. He said he was out on medical leave and would not give me his name or phone number. Can you believe this? This was over a course of three months. By the time I had this last conversation with Jonathan, my house was being foreclosed. This could have been all avoided if this idiot did his job properly. I had to file for bancruptcy to save my house.

I'm curious to find out what practices they use us to scam consumers. It seems like they like to use scare tactics. I also wonder if the $5K he wanted me to pay was a commission for himself. And since he never received my money, he had no interest in helping me. I read and article from a mortgage insider that lenders will try to have consumers pay extra fees because this is how they make their commission.

It's scary to think a company is allowed to do this to their customers.

This company is crap. In my opinion, they need to be sued. A relative of mine started a loan in April, they were approved by the middle of May. Their loan officer quit and some person took over their loan. He had never done a loan. By June there was still no closing date on the loan. The credit was approved, home equity loan(their house is completely paid for). Apprasial was good, they signed papers and then signed their three day waiting period paper to get their monies. Three days came and went and the people at the "Texas" branch screwed up one more time.Here it is September and they have signed six times and their three day period twice. They even have the joker from the El Paso office working on it. She and I have both asked for the boss, boss and higher boss's name and phone number, and were turned down. Their policy is they are not allowed to give out boss's names or phone numbers. It is against WFF polices. They have ran their credit now 6 times and it has lowered their score. They are now stuck and today was the three day signing day again, they just signed their last set of papers three days ago, and they were told all figures were all wrong again, this time the branch manager messed up. Their boss in "Texas" just had a baby and is not at work, even though he personnally guaranteed she would have her money on Aug 24th, 27th, Sept 4th, 7th. and etc. No one will help because we can not get a phone number to a big boss. All needs to be fired, we believe there is someone covering up something. I believe the money is just sitting there and they now are so mad they are not going to give it to her. Plus they have been on her insurance since June 1st and will not release it, so now the insurance is upset because WFF has had their house insurance since June and never had permission. I have had Wells Fargo for years and they are connected to each other, because of what they have done, I will not be using them and I have every intention of telling athe president at my branch why. I will help my relative file with the Texas Attorney Generals office, by the way we ask who governs them and they said they(WFF) does not have to answer to any agency at all. Is this true?

Wells Fargo fees

Went into 901 Gessner, Houston, TX 77024, on May 29, 2009, at approximately 9:00 am. I work for Jack in the Box, and Wells Fargo is supposedly a place I can cash a Comdata check at, without a fee. I presented my check, and the teller says I can't cash it without a authorization code, which I explained is given to teller when they call into 1800 number. The teller proceeded to tell me I was incorrect, and needed a code before he would proceed. I explained again, I authorized the draft out of my comdata account, and he was required to call and receive the code from them. He almost refused again, but his boss told him to try calling and so grudgingly he did. Then he proceeded to tell me there is a $10.00 fee. I tried to show him paperwork I had from comdata and jack in the box, having an agreement between comdata and wells fargo bank, that had no fee on comdata checks cashed at wells fargo. He said it wasn't the case and charged me the fee. And then proceeded to act like he was doing me a favor by cashing the check.

Wells Fargo has been my bank only because my original bank was bought out by them. I was skeptical at first but thought I would try them. I had met every criteria to keep a free fee checking and savings account for years with Wells Fargo. The criteria kept growing to different mandates. Now they have taken this mandate to a higher level. Unless I keep a minimum of $7500 they will start charging fees on my checking and savings. I have a debit card, automatic deposit, a biweekly transfer to savings and still not good enough. And because my house is paid for and DO NOT need a mortgage (which by the way would waive the fee) I'm being penalized. I can see why consumers are leaving big banks and going to the local friendly non-profit credit unions. I will leave Wells Fargo. It's sad to see a stigma in the banking world.

We were charged a $100 inactivity fee on a business credit card account. When I offered to use their card if they would waive the penalty, I was told it was not a penalty but a legitimate fee that was less than the annual fee charged by other banks. No one had authorization to waive or reduce the fee, I was told. Some banks voluntarily extend CARD Act protections to small business cardholders since the CARD Act bans issuers from charging inactivity fees on personal accounts, but not business accounts. But not Wells Fargo, who bills itself as THE bank for small business, but will not give an inch to keep its customers who don't play by their rules. Bottom line: trying to keep my credit card debts down just cost me $100 and resulted in talking to two "brick walls" who would not acknowledge that keeping a customer was more important than the $100. Closing an account never felt so good.

Wells Fargo mortgage refinance

I made the mistake of going with Wells Fargo since they already held my mortgage. I thought it would make it easier. I thought I could trust them. I thought wrong.
I gave them $341 out of pocket to do the appraisal. After being confirmed that the loan refi would be no problem, all my numbers were excellent, great credit, LTV ratio was perfect, income was good, everything was in order. I was approved and awaited the closing date. Then I got a denial letter. Something about "not being a benefit to borrower". I asked numerous banking professionals what that meant and not a single one could come up with an explanation. And of course it was impossible to get anyone at Wells to talk to me. To add insulet to injury, they weren't going to refund my money. Luckily one of my customers is a real estate lawyer and talked to someone at WF and got me at least my appraisal fee back ($325).
But the joke ended up being on them in the end. I got a better deal elsewhere and just gave WfF the official boot!
I hope they go bankrupt !

OH. I forgot to mention...

One of my customers is a big real estate lawyer. They deal with WF daily, and even they could not explain why WF denied my loan. But they talk daily to the closing agent (or whatever her title was) that screwed me at WF ! They acted as an intermediary and actually got me most of my money back. In the end I was out about $15 for the credit check.

SO I would also suggest that if you got screwed and can back it up with documentation, talk to a lawyer. Even if they could just send WF something on their official legal letterhead stationery...it might help.

I am almost sad that my original complaint had so many similar stories. I guess I'm not surprised though. When you are dealing with such a large impersonal company, it seems to go without saying. Not that its excusable though. There is no excuse for the treatment I (and you all) got. We are the ones paying for their bonuses, their bail-outs, their yachts and Beemers.

I did report them to BBB, all appropriate gov't agencies I could google, my state banking dept, and even considered a class action law suit (who has the time for that?) I posted on here and I tell absolutely everyone I know about my experience with WFHM.

Best advice I can give is be patient, do some research and then go local. Do not go with a big bank or lender (like Ditech). Trust your instincts, if it smells fishy, its a fish. I went to a small local (brick and mortar, do not go to online sites) lender. I got a great rate and am very happy.

The same thing is happening to me in Phoenix Arizona. The big waiting game. One offer to short sale my home, I explained I wanted to stay in my home, and would like to work out a loan Mod. My down payment was $40, 000 with payments of $1200.00+ per month on a balance of $180, 000, and now the payments have gone up to $1600.00 . I have missed one payment, when I got laid off. They have multiple people talking with you and neither one knows what the other one is doing. Talk about robbers

My husband and I went through a rough time due to his job loss. We were never late on a payment. We bought the house in March of 2007 and in October of 2008 we could no longer stay alfloat. We called them they didnt want to help beacuse we were never behind on our payments. Finally at the end of November they agreed to let us do a short sale. We had an offer for 135, 000.00 and the house was appraised at 145, 000.00 it took them a month to tell the realtor they wouldn't accept the offer. In March they sent us a letter about a deed in lieu of foreclosure. I filed the paperwork immediately it took until April for someone to even contact us. They said it was approved at the first of May. Towards the end of the month we received a phone call saying everything had went through and we would have to be out within 30 days from the date of the letter. May 29, 2009 we received a letter saying the deed was denied. My husband was on the phone with them for an hour and a half . They said it was denied because the paperwork wasnt turned in enough time. We got a letter in the mail saying to foreclosure date was set for June 2, 2009. We had to gert out immediately we moved everything we had in one weekend. On top of that my husbands credit is ruined and they have put the house on the market for 137, 500.00. This company should be shut down completely.

My situation is simlar to the other posts. I thought refinancing through Wells Fargo would be easier since they held the original loan. I started this process in April 2009 - it is now approaching mid-August 2009. I have received four rate extensions. I have had very limited contact from my mortgage refinance contact. When I do receive e-mails from my contact, there are misspellings and poor grammar. It's impossible to reach WF representatives by phone and when I do, there is a series of mixed messages and confusion on their part. If I didn't have a low rate locked in, I would stop the process with WF and try refinancing through another bank/credit union. In all honesty, I wouldn't be terribly unhappy if Wells Fargo denied by refinance. I'd prefer not to do business with them ever again.

I went through the "exact" same thing as edie in ny...our stories are identical...my loan was orginally with another lender who sold it to Wells Fargo...so I didn't have a choice at that point on who was going to hold my mortgage...I hate WFHM and would NEVER finance anything with WFHM ...can anyone offer any other alternatives? I really want to take advantage of the lower interest rates...that is the only reason I am willing to refinance...

I too and going thru almost the same issue. WF has my current loan..after they contacted me about refinacing . At least i have not had the rug pulled out from me yet.
I've been out $673. 6 months later this appears no closer to closing .We've seen given a couple different closing dates, that have came and went.Along with numerous loan employees..that all of a sudden you no longer hear anything from..only to find out they are no longer with the company. And getting a return phone call..is pretty much out of the question. I feel your pain. Have you tried calling the [protected] complaint number? I feel your pain!

Wells Fargo Home Mortgage are all theives. Our story was almost identical with some twists. Our mortgage, sadly, is also with WF and we also thought it would be prudent to refinance with them. Big mistake. We were strung along for 3 long and grueling months by our loan officer (initials: M.R.) in the WF branch office Concord, MA. He told us right until the last minute that everything was fine and that we were, in his words, "all set". At the very last minute he pulled the rug out from under us and told us that WF had changed the requirements and that 86% LTV was being modified to 75%. Worse, he kept us waiting for weeks, never returned our calls, and made numerous promised he could not keep. We're out a whopping $575 for the appraisal, that we can only hope to get a refund for. I would strongly recommend staying away from these bandits.

Wells Fargo overdraft fees are profitable banking

After many overdraft fees($2000+) in the past, I began to watch my account closely and notice when it fell to a low balance
point, Wachovia ALWAYS found a fee to charge to cause an overdraft. So, on May 8, 2009, I went to the branch mgr. and discussed the problems that ocurred while I was out of town April 27-30, 2009, she agreed with me that the fees charged were NOT valid and refunded all $210 of fees that had posted to my account. In doing this she recomended that I open another checking account just for overdraft protection, place $50 in it and forget about it for back up. SO I DID. I already had a savings account for protection, but this would be extra insurance. Well it was NOT enough. On May 21, 2009 I went online to find my account $36 negative, with Wachovia taking $35 OVERDRAFT FEE and $10 OVERDRAFT PROTECTION TRANFER FEE ! Are you kidding me, Wacovia is now going to charge me $10 to tranfer my money from one account to another ? THE ANSWER IS NOT ANYMORE, NOT TO ME ANYWAY ! I deposited $60 to cover all outstanding debits informed the branch mgr. that when the account was cleared I would be closing it, she asked what she could do to make me happy, I said, they had over 4 years to do that but, just kept taking my moneyand if she wanted to make this time right she could refund my money to me, her reply was " WHY SHOULD I? YOU WILL JUST CLOSE YOUR ACCOUNT ANYWAY" my reply was " YES, BUT IT IS THE RIGHT THING TO DO AND YOU HAVE TO LIVE WITH THAT"!

"overdraft fees are profitable business".

If I make a mistake then I should pay for it, but the way it is structured in the policies of the bank you pay for it mutiple times thus making it profitable business. I even gave Wachovia one more chance...HaHaHa. Right now I have the 2 accounts established for overdraft protection that are both at $0 and my checking account has been ($175.00)negative for over 60 days. Now, I contacted them about the problems they agreed to refund $70.00 of the OD fees. I incured 5 OD fees based on one transaction. I reveiwed my account history from beginning March 05, I had no problems until Jan 07, Wachovia changed somthing in their policies /procedures for OD fees because the fees also increased from $30.00 to $35.00 in that same month Jan 07.
Counting the most recent happenings I have had 106 OVERDRAFT FEES withdrawn from my account...thats over $3700.00 (THREE THOUSAND SEVEN HUNDRED DOLLARS) with less than $500.00 refunded. So, Maggie you can get in line behind Wachovia and kiss my ###... I plan to see how long it takes them to try to collect the OD fees on my account and when that begins I will take them to court for all of the fees not just the last ones. I ask for the account to be credited to zero balance and closed and they said NO. I made sure to deposit the $10.86 for the good I purchased which caused the last episode. I sure don't want anything for free...

Wachovia over drafted my accounts on numerous occasions! When I called the Bank and went in to see the Branch Manager he assured me they had "taken care of it". Now it is on my credit report with the payment being owed to RJM Acq. This bank steals your money and lies to you! We should all get together and take action!

I have been a customer of Wachovia for years and I'm sick and tired of their theivery and conniving ways in robbing hard-working people with NSF/Overdraft fees. Before I went on holidays oversees 2 weeks ago, I called & spoke to a CSR to inquire about how much they charge for withdrawing money oversees. He told me only 3% will be added from them. When I looked at my statement they took out all fees associated with my transactions the same time I used the ATMs. Now last week, I got a WHAMMY! They took out additional fees stating that they are for fees AGAIN, from using ATMs oversees, saying that VISA has to get a cut for fees also. WHAT THE ... Now I"m in overdraft AGAIN because the exact money I had in my bank account was to pay bills but now I'm in the NEGATIVE. Their CSRs are sooo unhelpful, RUDE & DISRESPECTFUL when you call them. Wachovia, you just lost ANOTHER CUSTOMER!

This organization Wachovia pretends to be a bank and is nothing more than A Corrupt Financial Cartel pretending to manage the principals assets they have sworn to protect.. You must be an advocate for the banks or ignorant of the truth if your going to defend the banks and their manipulations of their client' commerce transactions. Maggie totally agree. I am guilty of not keeping a perfect log of my balance at all times, and not so much because I'm lazy, but because I'm busy. I work 2 jobs and go to school, which makes it hard. I seldom overdraft, but have a few times and accept full responsibility for it when it happens. I know that if I have kept a better log it wouldn't have happened, and I'm not so sure about what these "fees" everyone is talking about includes. Most banks have a set fee for overdraft. For example if it's $30 you will get charged $30 every time you overdraw, so even if you only overdraw by 20 bucks, if that's on 5 different purchases you owe the bank $150. I'm not sure how one gets charges hundreds of dollars in overdraft fees, as anytime I have been charged overdraft fee it's been once or twice most and thus $60... and like I said I don't keep a great log. Sure I agree the banks are dirty and make insane amounts of money, but that's all the more reason to keep a better eye on your money. If you don't to keep a tedious log... at least check and make sure that all transactions have been processed before you spend more. With online banking you can get all transactions in the past month, and more if you want. Because I'm so busy this is usually my method, and outside of a couple time when I've forgotten this or that it has prevented me from over drafting. No point in changing banks because all pretty much have the same overdraft fees.

I had some small debits clear my account, with an ending balance of $169.00 The next day, a debit that I was aware of cleared, but caused NSF fees of $315! How you ask? Simple, they took the smaller debits that had already cleared, I saw them, and took the $93.00. Then started applying the smaller debits (again) which threw the account in arrears. My payroll went in at midnite, and we made a deposit at a location before 2pm. The next day folks, I signed on and had another $105 in fees. Then they applied my payroll. It is 2 days later and the smaller deposit is yet to be seen! What they told me is that we take the larger debits first because those are usually more improtant. That is all well and good. And as I have tried to explain to at least 5 rejects so far, is that is not what I am complaing about. My complaint is that they manipulated my funds to their advantage, to generate revenue for the bank. To me, and I told everyone I spoke to this, that is outright THEFT and FRAUD! How dare they manipulate my hard earned money and throw my life into a tailspin. I was actually told by one clown that instead of blaming the bank, mayeb I should mange my finances better. If we had been in person, they would have been calling the police, because he would have been laid out for a nap! I am contacting the Federal Reserve, FDIC, BBB, (which acording to them have been affiliated since 1961, but have no BBB rating?), how does that happen? I am also contacting the local news, State Attorney, and my Congressman! This is not going to happen, especially when they have access to billions in bail out $. Who the hell is bailing me out? If someone has started on wants to start an action reply to this post. I will advise what happens with the above named agencies.

Some people figure it out after one or two overdraft fees. Some apparently never do. And the Eileen/Pissa multiple just sits around talking to herselves.
The reason they spot others who say things that "aren't useful" is that they see so much of it in the mirror.

Wells Fargo escrow refund late

I have not received Escrow refund as of today 5/19/2009. Wells fargo seemed to have this happen with other customers too.
Wells Fargo support(not customer support LOL) people I talked to, Katrina and Britney, succeeded in explaining why I should wait for 30 days truly served their purpose of being there(supporting Wells Fargo).

this reasoning given by wellsFargo Service of "check was processed on 05/01/2009 and takes 3 to four days to gets picked up by USPS; and for USPS it takes anywhere from 7 to 10 business days" is simply absurd.

BTW Saturday is working day for USPS. In any case this is more than 10 business days for USPS even if it left their sorting facility on 6th of May 2009.
More surprising is I was told that I have to wait for 30 days from release of check date(end of the month) for wells fargo to cancel and reissue new one. which seem to happen anyway and is no excuse, total absurd, shows extreme greediness of Wellsfargo, and lack of respect for customers(past) and smells something rotten here.
These kind of stinky things only happen 3rd or 4th world countries or I guess wherever wells Fargo is.

I have very high respect for USPS which always delivered for me in last 15 years without a single problem. They seemed to deliver my mails and biller's statements within 3 to 5 business days. And they probably introduced hand delivery by horse buggy only for wells fargo refunds.

I have no hope but vet my frustration this way. From seeing other complains online, wells Fargo don't seem to give rats ### about these.

I am way too glad to FORGO WellsFargo by not refinancing with them.
