Time share
My father bought time share in 2002 as a his legacy for his children. The sales person told him it's a great investment as it is deeded title. They take advantage of the elderly. The sales reps act like they are his best friend, offer free shows in Branson, tell him all the additional BENEFITS he'd get if he bought more shares. Every year he'd sit through the owner meetings and end buying more units because of some lie. We had tried to transfer points to use at another location & were told there was no availability. They told him he could rent out his unit and that would cover his maintenance fees and that they could manage that for him... Supposedly there was no rental. So the next owners meeting he was at he talked about these issues and of course the reason he couldn't get a stay elsewhere or his unit rented is that they had members with more points which gives them priority. So they convinced him to buy more and he'd have more points and he'd be much happier as an elite member. He received no additional services just higher maintenance fees. My dad is now 79 years old and has not been able to travel to his time share for 4 years. There is no clause in the contract to terminate the agreement and they want us to pay thousands of dollars for a deed buy back. He spoke to a representative that quoted him approximately $640 to do the deed buy back and he asked for that in writing. What he received in writing was that they incorrectly calculated the figure and it should have been over $6000 to do the deed buy back. He wrote them back disputing their way of doing business and not honoring their word with no success. I think doing a quit claim deed back to them would be a very inexpensive option but they won't hear of it. The company has been sold many times and each time the customer service is less and less customer friendly. You get voice mails with no return calls, you sit on hold for 15 minutes frequently and then get to a voice mail. It's all very frustrating. The maintenance fees are a huge expense for a disabled, senior citizen on Social Security who can no longer use their services. He has not paid his 2020 maintenance to try to have some leverage.

I selected the dates of 10/12, 13, 14/ 2021 as the visitation dates to the resort. The charges appeared on my credit card as — fun vacations by SC.

Richard couldn't close the deal with us, so he proceeded to dress down his sales rep in front of us. We told him it was unprofessional and his reply was I have done 50m in sales and he's on 100% commission. Richard was unprofessional, sarcastic, and condescending. He was unapologetic to us and his co-worker. I'm not sure what type of management oversight there is at Capital Vacations, but my opinion, Richard is a cancer and is the type of guy that gives the industry a bad name

Conned into a 90 minute sales presentation in May/2018 in Pigeon Forge, TN @ The Lodges-well they shot us with their lies about how they will buy it back if we didn't like it and when all was said and done-5 hrs later I not knowing what we really had just done, and nobody has capability of the knowledge of a contract that has a 5 day cancellation period, while being on vacation at the time.
They never held to any of their promises about vacation reservation availability and none of their resorts are closer than 600 miles from us-very disappointing that we can hardly ever use this and all we get is invitations with perks to go to another upsell
And we are constantly harassed when we do go to check in!This is worthless and thievery .It behooves me to see that this practice is allowed in the USA.
At some point in time there's got to be justice on this!

Stormy point
This is the 2nd time in 2 years (with Capital taking ownership) i have vacationed at stormy point in branson mo. With problems that have just escalated. In summer of 2019 vacationed there and it was the first time i had heard that capital had taken over the timeshare. I decided to schedule a meeting the next day. Brought friends that had vacationed with me in the past and were interested. Sat at table and captal rep sat down and we found that this was a sales meeting. We informed the gentlemen that we were not going to buy additionally and never got to tell him the reason we were there. He started hollering at us and within minutes we left-embarrassed and humiliated. Made various complaints including his manager with no results. Even talked with manager of resort-he advised that since he was still employed by stormy point there was nothing he could do. When i returned home made numerous calls to capital with no results and no return calls. After several months i quit calling since i was getting nowhere.
Fast forward to my recent visit. Tried for another meeting which again only resulting wirh trying to sell sonething to me. The rep was nice but insistent on the sale. When i asked for copies of the paperwork he wanted me to sign he said he could not give me copies. I coyldnt even take a picture of the documents he wanted me to sign. They listed that i would pay capital $13000.00 in additional fees. I was also told that i could only have this option during this meeting and if i did not immediately sign my maintenace fees would sky rocket. I told him that i would do research and get back with my decision. When i told him i was done with the meeting he had his manager come to the table and he left. He also told me i could not have copies of paperwork. When leaving he reiterated that my maintenance fees will get increased. When i told him that i was going to think about it he told me that the sales agent was processing that i declined. What kind of business practice is this.
The accomodatins were atrocious-ants continually on patio and the pool was filthy. I have pictures taken of the pool that had not been cleaned in 4 days. Spoke to the manager and nothing was done. Because of the hot weather and not being able to either sit onpatio or swim we checked out 3 days early. The resort has really gone downhill and capital employees do not return phone calls either especially with the tactics that your sales people practice. I finally received a phone call from resort manager guaranteeing me i would get a return call (ocurred 8/18 which i recorded). Thus i have not heard another word or phone call
Not only do i have these complaints but i would not have known capital took over had i initially not gone to branson in 2019. Your business practices leave a lit to be desired.

I wouldn't even give it one star! I tried for 3 years to get vacations planned! I'm sorry ma'am we are book solid. Really!? For three years at every resort? I quit paying my maintenance dues for this reason. Why pay for something that nobidy can use? My children even tried at various times throughout the years, but nothing. They suggested to make the appointments three years in advance.

There was material misrepresentaion of information in regards to the "new" time share "points" system.
The decision to complete the contract was based on the information provided by your sales seminar and we would not have completed the contract had all the information been presented. There used deceptive practices and mislead during there oral presentation the facts for the time share.

We have been owners at the same location since 2000 and we find the new management group very unscrupulous. We were invited by Josh, an employee of Capitol, to attend a meeting on updates of Grand Crown. We get there on June 6, 2021 and we meet with Bill Manky. This guy within the first minute of our meeting made my wife and I feel as if we were trying to scam their company out of $200.00 by being there. As I mentioned earlier, we were invited and this was after saying NO to Josh 3 different times. This Manky should be fired he was a very unprofessional person.
After talking with their manager (maybe a manager), Jason Holdman, I took from the meeting they are trying to dilute the ownership of Grand Crown and switch them over to a more expensive program for their benefit. It's my understanding there are about 15, 000 0wners in Grand Crown and they have converted 33%. Once they hit the 51% they will have complete control and than watch out, higher annual fees and a special assessment.
Timeshare Management
I have owned my timeshare for over 10 years. They just bought Calypso Cay Vacation Villas in Orlando/Kissimmee. They have had me on hold for over 2 hours just waiting to speak to people. I did get thru 1 day after a 29 minute hold and one after 46 minutes. They never sent me anything in the mail or email to let me know they cancelled my RCI member account and set up a new one. I learned this when I attempted to book a trip in June and it no longer worked. Then after multiple holds, being hung up they sent me to RCI for my new account number. RCI bounced me back to them and another long hold. Finally after 4 1/2 hrs. I got my new account number. Called RCI and set it up online, only to find out I have 0 points and 0 future points! I should have about 180, 000 points. We had stock piled points for 2 years for my 50th birthday trip to Italy. (thank you Covid for giving us an extra year to stock up on points). No one can find my points, travel history, nothing. To boot, they jacked up our annual maintenance fees. 820 to $1000/yr. They are completely incompetent and ready...they only work 9 to 5pm! Seriously, this is why there are so many ads for Attorneys to help you cancel your timeshare! I loved our timeshare and have worked it perfectly with many perks and incredible vacations. THIS IS THE WORST CUSTOMER SERVICE I HAVE EXPERIENCED WITH ANY COMPANY. I AM NOW 50 YEARS OLD AND HAVE MANY TO COMPARE THEM TO AND THEY ARE THE WORST!
Desired outcome: Restore my points, provide my old history and either take our fees back to a small price increase AND do not think that more than 10 minutes on hold to wait for a call is satisfactory.

Each time I have only been told she is actively working on it but is failing to get emails back from the appropriate department. We are aware of the $1600.00 fee she says we will have to pay. We were not looking to purchase a time-share but were convinced to buy into it with lies and deceit. We were told we could rent the unused time out, sell unused points, and buy "vacation specials" to resell on ebay and pay for our timeshare. Lies. Then they told us there was an "owners meeting" where they would teach us how to make the timeshare pay for itself. Another lie. It was just a sales pitch to "upgrade" our timeshare and increased our payments to $450/month, plus $800/year maint, plus $600 club dues. Then the sales rep starting calling and asking for personal loans. Yes — personal loans to him! And he would show us how to make extra money. I just wanted out. When they were contact, no response. We sent certified letters asking to get out. No response. We finally just stopped paying. Now our credit is tanking but still no response. When called, we are told, they received our letters and filed them and someone would contact us. Still nothing. Stay away. Do not do business with them!
Purchasing a vacation a package
I purchased a vacations package on February 14, 2020. Due to COVID, I have not been able to receive my training or travel. I met with Capital Reps for dinner on July 29. They tried to get me to change to a Trust but I did not understand the differences or benefits. I had a phone call today with Chad, set up ahead of time. They mailed me a new contract and I wanted to go over the financials. He could not explain it in my language. He finally said, "I think you should stay with the original." He was rude and acted angry during the call. I asked about my training. He said I'll have Capital call you and HE HUNG UP ON ME! I wish I never signed up with this company. I've had bad experiences from day one. So I'm left with a deeded property and don't understand how to use it. I am mortified.

Unprofessional behavior
I got involved with this company 4 years ago and I can't believe that they are able to continue conducting business. I have been laughed at, lied to my face, and now there going so far as to not answer my calls. I called from another number someone answers and says everyone is busy sorry. What kind of place is this. On July 19th, 2020 I arrived at 222 Whistling Wind Way, Pigeon Forge, TN where I was asked to listen to a sales presentations. Due to corona virus they set my time up for 9 am the next morning to come out to the condo. I well told the woman that my husband was not with me. A man with a suit on came in the office and she told him my husband was not with me. He let her schedule it anyways. 9:15 am came the next morning no call, no one came. I finally called they said they rescheduled for 12. 12 came no call no one came. We had waited again. I called they referred me to some man named Micah Bowden claiming to be a supervisor. He said he was coming out that he had babysitter problems. He would come that evening. Again no show. When I got him on the phone he acted like he still had problems with his child's sitter. He also threw in how the woman that signed me into my condo was new and should not have told me they'd give me $100 gift card for listening to there sales pitch. He said it was plan to see that I was not purchasing anymore. I asked him if he thought that it was my problem that they lied, they ended up ruining 2 days of my trip, not being honest. Kept me on a wild goose chase. He said he was going to have there girl get my gift card and he was going to bring it down. 4 PM rolled around still nothing. I went down to the office and asked for him. He came to the front and walked me out. I was very angry at this point what kind of company does this. When we got outside he started acting like he was mad saying how do I think he feels that there receptionist quit went down the road for more pay. I couldn't believe he was telling me all of this. He said he was going to be mailing the gift card and that he was going to be banking my points I had him on speaker phone He said "You have 5 years to use them". I called the next day because I saw he never banked any points. When I got him on the phone he had an attitude asking me what did I think I could do with only 50, 000 points. Little punk never even looked at my account. I get renewed every year 127, 000 points. No one acted like that wasn't enough when they were selling me this crap. I was even lied to told I could rent them out. Lie! now I know that I have to have at least 300, 000 points to do that. Micah at the beginning said that I was going to get the $100 gift card with the 90 min presentation waved. He said that before I would get back to Louisiana it would be mailed to me. He said I didn't have to use as much points as I did for my trip. He said He would set up a zoom visit with my husband and I to teach us how to use the program. When returning home I called as he asked me to he said someone did mail the gift card and that someone would call me back to set up the zoom visit. By the next morning when I still hadn't received a call or any gift card I called asking him to stop messing around. I explained that this was not my problem and that I shouldn't be being treated this way because Capital Vacations doesn't have there business together. He said some dump crap then hung up on me, called me back claiming that I had screamed at him. This is pathetic. It's now August 5th. He will still not answer the phone, no gift card ever arrived, no zoom visit appointment was ever scheduled. The person that sometimes answers the phone always makes excuses for him. She went so far as to say I don't know if he's a supervisor. This company needs to be audited. I contacted them on facebook. There claiming that there still after a week looking for someone that will speak to me about this problem. This is being published in as many papers there that I could possibly get it in. I spoke to someone before I left that said they were treated nice until the company realized that they was not purchasing. This problem needs to be addressed.
Little did I know when I signed the dotted line in September of 2021 that I had 5 days to cancel if I wanted to and I should have. I knew when I left their office that I made a mistake. The sales manager told me that if there was ever a "hardship" I could call and if it could be proven, I wouldn't have any problem getting out of it due to the fact it is points and not property. They can sell to the next person in line for the same price as what I paid. YES, I have FOOL written on my forehead! My dad has come down from heaven and kicked my butt HARD for this one! I want to go back with a recorder and record them telling me this info so I can have it and take them to court.

Phone lines always busy or was disconnected. I left messages with no return calls. An agent said I needed to talk to Owner Services [protected]. With no satisfaction, I spoke to a Jenna Dortorst and Cassandra Martin. Cassandra said I need to speak with the Finance Dept. I spoke to Stef [protected] Apr 10th. He said he would look into the issue and call back. I have left several messages with no return calls! I also am requesting refund of cleaning charges resulting from COVID-19. Planning to vacation in Florida early September. This is a final opportunity to address problem.

Since August when I joined in Branson, I have received no contract from an expert or manager as I have requested a least a dozen times. Managers do not call me to address questions I have about the programs. I get an email from Ashley Merritt stating that she passed my questions on and connected me to a concierge instead. At the presentation, I grilled the salesmen and contract person for 5 hours to make sure I understood the rules. When I actually tried to use the site and programs I got a concierge who could only answer questions about the website which I cannot get regular access to.
Generally, none of this corresponds to what I was told. I originally talked to David Elder and Richard ? at 417-593-7683
Here are my questions:
1. I have the regular booking vacations, the Lifestyle access, Aspire program, and Market Place
a. In spite of all the documentation I received none of it is understandable about actual procedures
b. What I was shown about making Lifestyle reservations among the 1 million sites, I can't seem to access, or it is hidden under something else.
2. I was told that I could contact Capital and state that I had made a reservation where I currently own a timeshare and that would be "grabbed" so that Capital would rent it out and I might get some amount in cash approximate to my maintenance fee there through Aspire and/or Marketplace
3. I was told I could "rent" my rights to unit reservations.
a. I as led to believe I could do this but not exactly told how
b. Then I find that that requires Capital and Resource credits that have nothing to do with points, and I don't know

switch from stormy point resort to capital vacations
I have been owner of timeshare at Stormy Point at Branson MO. I make a monthly payment and have a week every other year for 4 bedroom. Recently Stormy Point was acquired by Capital Vacations and we attended a meeting to learn more about the new Capital Vacations benefits etc. we met on 11/2/19 with a representative of Capital Vacations who gave us information on how CV uses "points" and it all sounded great as the flexibility sounded like something that suited us better. Told the rep that I didn't want a larger payment than what I currently had. She even asked me how much it was and I told her. She said she could get it down to less than that. She left the table and went and talked to her "boss" who came to the table. They showed us differences between what the cost of points at different levels would be if we weren't an owner at Stormy point and costs because we were a stormy point owner. We opted for one that was not the lowest level (price) but next lowest level. That payment was over $100 month less then current payment. So when we went to sign papers we learned that this new payment was going to be in. ADDITION to our existing payment. That was NOT explained to us by the rep. I am really disappointed in. The sales tactics that was used by the lady who said she had been doing this for 13 years. Very bad experience and I would never recommend this company to anyone
