Scumbag bait and switch
These people are masters of bait and switch. My wife and I are having a child so we needed a house. Drh said a certain was available so we went to go look. When we got back to sign papers, they said the house was sold, but then another house was being built that was available. We went to look at the lot and what was built so far and then went to sign papers and give earnest money. As soon as earnest money was taken, these scammers said the house was taken but another agent had held the money so it wasn’t registered yet. But a third house was available. This third house was nothing at all like the previous 2 houses we looked at and wouldn’t be built until much later. We decided not to go with the third house and wanted our earnest money back. Of course drh kept our money forever and then said there would be a 250$ processing fee. We were just glad to get away from this cockroach company. We wound up going with another company that was very pleasant and painless and who gave us what we wanted
Recommendation: Avoid dr Horton like the plague!!!

I was subject to fraud while buying a house from DR Horton in Magnolia Spring, Charles Town, WV, the sales agent and her team intentionally sold the house 20,000 to 30,000 higher than the average price for all the houses in the same community of similar model and size. The issue an appraisal price that is unrealistic and deceiving. The appraisal report showed the fair house price is 443,000$ and the sold me the house for 441,000 $ however after finalizing the closing I discovered that they sold all similar house of similar model size and level of finish in same time frame with price less than mine by 20,000-30,000$. At the walkthrough before closing I had many requests for items to be addressed before closing non of my requests were appreciated and on the day of closing I was given the house in as is condition without appreciation of my pre move inspections. The level of finding of the house is very poor and after sale customer care is bad.

Siding
I bought a new home in Milton DE 2 yrs ago. In May we noticed our siding fading and turning white> As of now 12 strips of siding are affected. I have notified DR Horton with no results. I notified the siding company and they said they didn't do the siding but were listed as doing it. DR Horton was been emailed and a ticket established. with no results. At one point they wanted my 72 yr old husband to remove some siding and send it to the manufacturing company. Is this my job when you have a warrantee? Lawn in front of my home
Moved in sept 2022 I complained about to chris rebio he said that it will comeback in the spring well spring came and the lawn never came back tried to fertilzer I then tried to talk to john lutz he asked me did I put anything on the lawn and isaid yes he tgen said that it was a chemical burn I talked to a few landsapers they lppkef at the lawn and said that it looked like a fungus I called the company who installed the sod before the year was up and they said that it was under warranty but needed a work order from dr horton, dr would not give them one ive talked to tim savage also to no avail ive asked for a letter from drhorton stating that they were not going to do anything for this problem but hacent got one yet mr lutz stated if I was getting a lawyer involved that he could not help me (he wasnt helping any way) please help ive got est of $3,500 to install new sod and why is the sod in the rear ok if it was a chemica; burn any help would be appreciated

We bought our home being told the amenities would open June 1st. Seems like everyone has different answers and excuses as to inspections. Some residents have been here close to two years with no amenities and we all are paying for them! I have only been here since June and have had to file multiple warranty issues. Cabinets broke, tile broke, electrical issues, plumbing issues, no air filter in the A.C. my tile is crooked, I have crooked blinds, had a rusty lock system. I will be having a home inspection done. This is the stuff we have noticed since buying the property.
Desired outcome: For them to honor their words and give us answers for the amenities we were promised!
House not graded flooding do not buy
My house was not graded when I moved in. They said "we are not responsible for that". I had a home inspection. Now my yard is a mud pit and they are building around my house and my house is still under warranty and they are refusing to fix the situation. It is absurd. Do not buy a house from this company you will regret it. It is rificulous because they made the lot there are AC equiptment sinking two doors down from me.

A new construct
This company is GARBAGE, my 80 year old grandmother bought a new home about a year ago and has had NOTHING BUT PROBLEMS. Her door knobs have fallen off, the dirt and debris they left are washing out from under the driveway, they didn’t even finish installing the clean-out and just left 4 inch pipe stubbed out open to the sewer line in her yard, the bricks literally fell off the side of the porch cause her to fall, the water lines are backwards, and many other issues. The warranty department sits there and makes excuses and does NOTHING. I own my own company and luckily have been there to fix their LAZY AND CONSTANT screw ups. Now her drive way is eroding from beneath and their response is “oh well it’s out of warranty”. This is of course after we have been trying for months to get it corrected while under warranty. DR HORTON also came and REMOVED my grandmothers shutters because “she wasn’t supposed to have them” and left several large holes in the brick. We are reaching out to the local news station who have set up an appointment with us. My father is also a very big realtor in escambia and Santa Rosa counties and we will be urging any clients and other realtors to steer clear of any new construction with a DR HORTON name…and just to clarify several members in mine and my wife’s family have purchased DR HORTON homes and they have been trash. Not to mention the MANY MANY other customers who call me to fix DR HORTON CRAP. I honestly have no idea how you are still in business but I hope you aren’t much longer. I will be on here and every other page I can find EVERY DAY to give them a 1 star rating until this is fixed. DR HORTON YOU ARE ABSOLUTE TRASH! YOU SUCK!

Drainage in yard
we are having issues with drainage in the front yard. our drive way is seeping . water is coming up between the sections and is always wet as well as sand washing up threw cracks. nieghbors on both sides have thier gutters facing our yard as thats how the builder installed them, Contacted warranty company. they stated they will come but noone has. other owners on our street are having same issues as well as the sidewalks are crumbling. these homes have such poor craftsmenship all they WANT IS TO GET PEOPLE IN THESE HOMES AND THEN ITS SEE YA! Garage flooding
We moved to the house in a 55+ community, JB Horton in Ocala, back in February 2023 and due to improper terrain grading the garage floods during heavy rain which happens almost daily here in Florida. The terrain was re-graded but the sloppy work done didn’t fix the problem. The water keeps reaching the garage. Titon and DR Horton wanted to place a drain box in the middle of the yard which is totally unacceptable solution for various reasons. They keep dragging their feet just waiting for the warranty to expire. Many emails have been sent to the local warranty office and VPs but they keep ignoring my distress calls.
I’m 62 years with chronic conditions and DR Horton expect me to spent money and time fixing the issues. This is the way that DR Horton treats senior citizens.
We just need to contact a good lawyer because we fill abused and discriminated… or life and money have been stolen.

Electric plugs & breakers
It is pretty bad when you buy a brand new house that was built in 2021 and spend over $300K for this home and you can't even use a hair dryer in the master bedroom without it tripping the breaker. And when turning in the warranty request, being denied to even have it reviewed. Jordan Williams is unprofessional and can't tell what is wrong with the plugs or the breaker if he can't even bother looking at them.
I have been informed that the Electrical Forman was caught cutting wires on houses during the time my house was being built. How do I know that mine wasn't one of those houses. I am requesting that the outlets be checked and the breaker be replaced since it has tripped several times. I haven't been in my house for less than 2 years.
Your person over the warranty is so unprofessional Jordan Williams he can determine the issue with my electrical without even sitting foot in my house. That is amazing that he can actually figure it out without even looking at any wires or the fuze box.
I just want them to do what is right and make it right.

Improper repairs performed to newly purchased home.
I recently purchased a DR Horton home about a month ago. During the initial walkthrough, my assigned representative, Juan, was very thorough and felt it pertinent to spend some time on how the AC units were wired on isolated circuits, and that is why they are coming through individual metal housings on the wall. A 3rd party inspection was performed and found that one of the AC units was too close to the rear garage door, not allowing safe exit in the event of an emergency and required relocation. The relocation of the physical unit was performed, but not connected to the home on the day of our final walkthrough - including the morning of our closing. I reached out to Juan, and he got an electrician to come out to the house, the problem is the electrician failed to utilize the built-in design to run the conduit through the metal housing - he chose to run it across the ground and into a lower hole in the wall. I now have one housing with a cable running through, and one just sitting on my wall with a 2" hole in it, because now nothing is taking up that space. I reached out to Juan, who reached out to the electrician, who came to the house and stated that he did not have the necessary materials at the time but would return. He did not return. Several calls and texts were made, and then Juan proceeded to tell me that the way the wiring was done was 'fine', and the process/procedures necessary to orient the system as it was originally constructed would be excessive and inconvenient. This is not my problem, and an insult to something who just gave you over $400k for a house. The fact that an attempt was made to dissuade me from wanting my home's systems simply returned to how they were demonstrated previously only solidifies my concerns that the current installation was a half-hearted attempt because the electrician had already been paid for the job and saw no incentive to correct the issue. I completed a recently completed a survey regarding the process and was kind with the stars as I know how these surveys work - I did not want anyone negatively affected for shoddy electrician work. I mentioned in the comment that I was having issues that seemed to have lost momentum towards a resolution, I was then contacted by Levi Bradshaw. He seemed empathetic and understanding, then said he would reach out to me on the following day regarding the next steps in the resolution. Today, he called me to tell me that the wiring done, although incorrect and not as originally installed, is technically to code, and will not be addressed. This is incredibly frustrating and unacceptable; I simply want my home to be returned to the way it was. I now have a hole in my wall that is allowing insects and spiders to enter my home without a barrier. This is a health and safety concern; I have an elderly mother-in-law in the home that may not survive a bite from the brown recluse spiders that populate the area. Please reach out to me regarding your planned resolution, thank you.
Desired outcome: Just wire my A/C units as they were originally installed.
Sprinkler system
Our house was built in 2007. We bought it in 2013. Over the last 8 (2015 to 2023) years we have encountered 5 sprinkler system leaks that were the result of no glue being applied to the joints, just the primer. As a result the water pressure eventually pushed the pvc apart and a major leak developed. Both of my next door neighbors have also experienced similar issues.
Additionally the inspection port for the main sewer line was never glued. Eventually a tree root grew down past the threads and blocked the line. We had to have the line cleaned out several times until finally it couldn't be cleaned out. When the repairman dug down he discovered the unglued opening. My next door neighbor had a similar issue with his drain line.
Desired outcome: I realize that DR Horton wont do anything. Just wanted to vent in the hopes that it will help someone.
The regrading of my yard
I have had my yard regraded twice, once in August 2022 and again in March 2023. I refused to close on the house until it was done last August. It has not been done properly and holds water when it rains, even 8 minutes of the sprinkler. I have been working with Julia Howell and Billy (VGMichaelopoulos). They are equally non responsive.
It is now hurricane season and my yard will not properly shed the water as it is running up towards my house. I have requested a civil engineer come out and assess my yard, write a report and complete the necessary repairs as my situation is beyond the capabilities of your landscape company.
I can supply photos of my yard after a Saturday afternoon rain in April. My house will flood if a storm comes. I am an insurance adjuster for the State of Florida and am aware of my yard and the overall situation. My HOA representative for Spanish Cove has contacted your Regional Manager Justin Thompson for assistance but so far I have heard nothing. Can someone please assist?
Desired outcome: To have my yard fixed properly, which is under my warranty AND your warranty department has acknowledged the issue and attempted to fix it, unsuccessfully.

Breach of contract-deceptive practices/bait & switch
D.R. Horton advertised the Home would be built with a gas range. When I visited the site there were 3 homes being built with gas ranges in the kitchen that were listed on the current sales sheet provided by the realtor at the show home.
When I signed the contract on March 17th, 2023 for the property listed at 502 Solstice Circle, Madison AL 35756, there was a document I signed that allowed them to substitute materials with something other than what's listed (i.e. paint color, trim, carpet, floor tile, windows). Things you use to build a house.
However, a gas range is not a material, it is a finished product. Natural gas is also not a material in this context, it is a utility used by the gas range to produce heat and cook food.
Over the past 3 weeks since my daughter and I noticed that the builder was installing an electric range instead, the realtor has been making promises to resolve the problem. But I feel like he is stonewalling because he told me that I would have to wait until after closing to get the gas range put in the kitchen.
In the meantime, the title company is nagging me to accept the closing date of June 27th and requiring that I inspect the property by June 20th or a designated person will conduct the inspection if I fail to appear. I have informed the title agent that there is an issue with the build and closing will be delayed until we have an acceptable solution.
As a senior and veteran's widow, I feel that I am being abused and forced to accept the changes the builder made after the contract was signed and that they are unwilling fix when I complained to them.
I know that if I go to closing without fixing the appliance swap they made, from a gas range to an electric one, I will have no recourse but live with it. This took my first independent home-buying experience and turned it into a nightmare, leaving me grieving my husband's death even more since he isn't here to protect me.
Desired outcome: I would like D.R. Horton to install a gas line in the kitchen and replace the electric range they switched with the gas range.
FrontYard Lanscape
We purchased the house in March 2023 and the front yard landscape was not done because it was still snowing in Parker, Colorado. So we waited and now it seems like D R Horton Builder is prioritizing the landscape of the houses which are in market and getting the landscape done but neglecting the owners of the houses who already purchased the house. When I reached out to the supervisor and the Warranty department, their excuse is supply chain issue. And everyone knows that is a BIG FAT LIE.

Hot water heater

Cheap materials used throughout the house. One year inspection was done at 11 months leading me to believe they were on it. I’m going over a year and nothing noted on the warranty inspection has been done. John, their warranty guy is awful. Makes promises such as he will have someone out there this week and then ghosts you. He’s a liar and not dependable. Don’t fall for his crap. Paint peeling off house within first year. Bubbling up in other areas. Doors stick and paint comes off frames. Garage doors stick. Build wasn’t finished. House missing paint. Etc. Awful people, awful company.

Repairs
We have been in our home since october. Our kitchen cabinets are a mess. We had brach cabinets here after our 30 day. They fixed cabinet the door s that were falling off and was to replace a cabinet door was told it would need replaced. Never happened. Now move forward to febuaury. Our kitchen drawer stopped sliding in and out and the slider fell and drawer came apart there was hand towels and pot holders in it filed with warranty they sent the man that works in local office warranty off to try to fix it by gluing the drawer and slider back in and togother. Of course that didnt work and brach cabinets returned and rehung the doors on cabinets again with larger screwed said they would order new drawer door and sliders. Never heard a thing back. So I called warranty company last weeks and today sent to voicemail.. No return emails. Called brach cabinets they said they cant order just parts it has to be the whole cabinet and they are waiting for warranty to comply. 340 k for a home thats falling apart the water leak in ceiling was repaired asap but one thing we were told by the man in this office was we only repair things that are urgent right away we have a yr to fix other things, this is not the answer.

Corrupt management
DRHorton NJ-PA unit is the most pathetic group to deal with. Their warranty process has zero guardrails. I have raised so many requests and they had never reached out until I followed up several times. A lot of issues I have reported remain pending from December 2022 and VPs of NJ/PA region have been trying to excuse of of it. DRHorton must fix the driveway, uneven tiles in both bathrooms, uneven flooring issues on the living floor, stairs and landing squeaks, uneven walls, and major of all - HVAC return noise, missing air vent (boot) in Bedroom - WIC, and temperature difference in all 3 floors which is almost 10 degree. They over-prices my house to find me as a bait and later lowered the price for all other buyers in the community. They must fix all issues with optimum quality of construction material and workmanship, or must refund $100,000 if the cannot. People should neve buy DRHorton homes. This builder is so shameless that they literally forced me to accept what I have got by asking their attorney to send a letter to harass me. All false claims for things under tolerance are on the attorney's notice and I have responded back with facts and pictures. HVAC plan submitted to county to get the approval was fake, when I complained, they revised the plan with county. Now the plan with county still doesn't match the actual in my home. DRHorton must be sued for malpractice and for playing with buyer's hard-earned money. DRHorton's whole top management was unable to answer even a single email I sent. They would commit to return back in timely manner but would never do so.
Desired outcome: Refund $100,000 and I'll fix the issues on my own or fix them within next two weeks to desired quality and satisfaction level.
Warranty
I bought a new home with this company back in February of this year. Since I bought the home I have found many issues and horrible construction measures. They say you have a year to get the items repaired, but no one answers the warranty emails and no one contacts you about the the problems fixed. You have to pay other people to fix the problems. Total waste of money!
